Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected Mondays & Thursdays. (Except on bank holidays). The bin room is accessed via the ground floor, next to the lifts. If you have larger items that cannot be disposed of in the bins please contact Birmingham City Council on 0121 303 1111 to arrange collection.

Cleaning and Caretaker

Cleaners are on-site Monday-Friday 12pm-2:30pm.

Water issue

Update: following our comments below due to the good work of both our on site concierge and our water tank contractor we believe the water to be back up and running throughout. this was caused by Severn Trent switching off the water at the mains by mistake.

The issue with water has been reported to Severn Trent Water at 12:56 who advised that 2 engineers were being sent out.

Flooring

WALTONANDALLEN’S maintenance operative will be on site this week laying a new vinal floor fitted this week to the ground floor, lower floor floor and adjoining staircases

RHS lift – Out of order. Approx. 9:00am

We are aware that this lift is grounded with the doors open. We have contacted the lift engineers who will attend as soon as possible.

Pro active police response to anti social behaviour

The West Midlands Police attended site and met the concierge. They have now got access to the building and have agreed to do walk arounds at all hours to help prevent anti social behavior around the building.

Lift Inspection

Walton&Allen Lift inspection – INL have attended site and completed an inspection to both lifts for insurance purposes.

 

Intercom

A quote for a new intercom has been approved and the parts have been ordered by the contractor. A notice has been sent to all residents with information regarding how the new intercom will work.

10th Floor Lights

Our electrician has attended site today and resolved the issue with the lights on the 20th floor.

We are aware that there is a fault with this lift and the doors are not opening on the 1st and 2nd floor. It has been reported to our lift engineers who will attend as soon as possible.

Concierge Cover

Ammar the Concierge is currently on annual leave until 20th March 2017, cover today is being provided by a Walton&Allen Maintenance Operative. Cover for the duration of Ammar’s leave will be covered by Guardian Protection Services.

We are aware that the roller shutter is currently not operational, we have contacted the Service Contractors and requested that they attend as soon as possible.

LHS Lift – Working. approx. 3:00pm

Following our comment below the lift engineers have attended site, the lift was found to be working on arrival but a routine service visit was also carried out to both lifts on this visit.

Fire System Contracts

Walton&Allen’s Property and Estate Director has been in correspondence with a fire contractor today in regards to the fire system contract for the building.

Engineering Insurance

Walton&Allen’s Property Manager has instructed our insurance brokers to go ahead with the renewal of the engineering insurance for the building.

Waste removal

Brass Facilities have attended site and cleared the bin area of any excess waste, unfortunately due to the amount of waste on the floor Birmingham City Council was unable to empty the bins. The concierge has arranged for a re-collection tomorrow 24.01.17

Communal Lights 1st, 2nd & 3rd Floor

On the concierges arrival this morning it was found that the communal lights on the 1st, 2nd and 3rd floor were out. The lights appear to have tripped out and have now been turned back on.

Fire Exit Door

Following a report that the rear exit door was catching when in use, a Walton&Allen Maintenance operative has attended site today and plained down this door.

Emergency Light Test & Sweep

A WALTON&ALLEN Maintenance operative has attended site today and carried out an emergency light test and sweep of the communal areas.

Lift Inspection

INL will be attending site today to inspect the lifts for insurance purposes.

Waste

The on site cleaners have arranged for any excess waste to be removed from the stairs to the bin area.

Can residents please ensure that they put their rubbish in the bins provided.

Any dumped rubbish not within the bins, will be investigated and traced back to the offending apartment.

If we find any evidence of where the rubbish has come from, we will issue fines to tenants and their landlord for the cost of the removal.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Concierge Off-Site

Ammar the concierge will be leaving site at 2:00pm today and there will be no caretaker service on the bank holidays. Usual caretaker service will resume on 28th December 2016.

Roller Shutter Service

HCS Automation are on site today to carry out the bi-annual service visit to the roller shutter.

Fibre Optic Broadband

MapGroup who work on behalf of BT OpenReach will be on site Thursday 24th November to carry out a free survey around the building in order to provide a plan install Fibre Optic Broadband.

2017 Budget and Advance Demands

The 2017 budget and advance demands have been sent to all leaseholders today.

Following our comment on October 19th our electrician contractors have attended site and resolved a fault with the external lights.

Bin Area

Following our comment below whilst Walton&Allen’s Roaming caretaker has been on-site they have cleared and cleaned the bin store floor.

Damaged Glass in Fire Door

Following our comment on 19.08.16, we have received a quote from Edwards Metal Windows to replace the glass in the door which has been reviewed and instructed. We are currently awaiting an attendance date from them and will update this page once this has been received.

Cleaning Re-tender

Following our comment on 11.08.16, the current cleaners 2Clean have accepted our notice to terminate their contract and their last day on-site will be Friday 09.09.16. The new cleaning company, Brass Facilities has been instructed and their first day on-site will be Monday 12.09.16. We have used Brass Facilities before on other sites so have no reason to worry in regards to them taking over the site. Once on-site they will provide a full cleaning schedule which they will work together with both ourselves and the concierge to produce.

Damaged Glass in Fire Door

We are aware that the glass within the fire door on the 11th floor is damaged. We have contacted Edwards Metal Windows to provide a quote to replace this glass.

Monthly Temperature Checks

Sterilizing Services will be attending site today to carry out the monthly temperature checks.

Following our comment on 05.08.16, a building contractor has attended site today carrying out changes to the car park fire exit to improve security of the building.

Cleaning Re-tender

Following our comment on 12.05.16 and each contractors attendance to site and submitted cleaning quote, Walton&Allen’s Trainee property Manager has reviewed all quotations and found another company could provide better value for money. One months’ notice has been served to the current cleaners, 2Clean, and once notice has been accepted we will instruct the new cleaners. We have thanked 2Clean for their services but look forward to a more pro-active company taking over and also making slight savings to the building.

Fire Exit

Following our comment on 02.08.16, the building contractor has been let down by the brick supplier who is struggling to find a brick to match the existing bricks, so unfortunately the works will not be carried out on Monday and we will update this page as soon as we receive some more information.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Following our comment below, as of 4:30pm today the new front entrance doors have been fitted. Our security and door entry contractor has connected the door to the door entry system and the door has been left secure and in full working order.

Fire Alarm

Our fire contractors PLP Fire have been on site today and fitted a new sounder.

New Front Entrance Doors

Following our comment on 10th November 2015, Edwards Metal Windows are due on-site on Monday 29th February 2016 to fit the new front entrance doors.

Parking Control

A third party parking control company has been instructed following people parking outside the roller shutter and restricting access in and out of the car park.

Light Test

A member of the WALTON&ALLEN Maintenance team will be attending site on 31.12.15 and will carry out an emergency light test of the communal areas.

Window Cleaning

Following our comment on the 7th December, 2CleanPlus have attended site and completed the window cleaning to the front of the building.

Roller Shutter

HCS Automation have attended site today and carried out a major repair to the roller shutter. They have left the shutter in full working order.

Following our comment on the 2nd December 2015 2CleanPlus will re-attend on the 14th December to complete the window cleaning to the front of the building.

Following our comment on November 23rd 2CleanPlus have attended site to clean the windows to the side and back of the building. Unfortunately due to the high winds they will have to re-attend to clean the windows on the front of the building.

Fire Panel Test approx. 1:30pm

Unfortunately the fire alarm test has been completed at a later time due to monitoring station line being engaged.

Site visit and new concierge

Walton&Allen’s Trainee Property Manager has attended site and carried out an induction for the new Concierge, Ammar. Ammar has been working on-site for three months through the contracted cover with Guardian Security.

The following residents reminder has also been hand delivered to residents.

‘Rubbish & Bin Area

Can residents please ensure that they put their rubbish in the bins provided on site and not on the floor or the stairs. Any dumped rubbish not within the bins, will be investigated and traced back to the offending apartment. If we find any evidence of where the rubbish has come from, we will issue fines to tenants and their landlord. The bins will not be emptied if there is rubbish blocking the area.

Parcels/signed for deliveries

As of Tuesday 1st December 2015 if any resident receives a parcel or a signed for delivery, the concierge Ammar will place a note in your postbox notifying you it has been received and is being stored. Parcels can be collected from the concierge during his working hours 8:00am – 4:00pm, Monday – Friday. Any items collected from the concierge will need to be signed for to acknowledge receipt.

If the concierges working hours are not suitable for you to collect your items, we would recommend that deliveries are re-directed to alternative address i.e work address.

Window Cleaning

The window cleaners are due on site Tuesday 1st December 2015 and Wednesday 2nd December 2015. In order for this to be carried out, please ensure that during this time your windows remain closed and locked.

Fire Alarm

The weekly fire alarm test will be carried out every Tuesday between 11:00am and 12:00pm. The test will last for approximately 30 minutes’

Window Cleaning

Following our comment below on the 18th November, we have been informed that the window cleaners 2Clean Plus will be on site Tuesday 1st December 2015 and Wednesday 2nd December 2015.

2016 Budget

The 2016 budget and 1st half year tenant demand (1st January 2016 to 30th June 2016) due 1st January 2016 has been sent to all leaseholders today.

Following our comment on the 11th our contractors have attended site to supply a quote for the repair to the intercom.

Now that we have received the PASS certificates for both the mansafe and abseil systems at Westside 2, we have been able to instruct the window cleaners. For health & Safety reasons they would not carry this out without the pass certificates.

Maintenance Visit

A member of the Walton&Allen Maintenance team has attended site and carried out the following:

  • Fitted a new cylinder smoking station.
  • Changed any bulbs out in the lifts.
  • Adjusted the closer on the front door.
  • Emergency Light Test and Light bulb Sweep of the communal areas.
Intercom System

Our contractor has attended site today to investigate any faults with the intercom following recent reports from the residents. Unfortunately the works required is not within their remit and has recommended a company in the area. This second company will be attending on Thursday 19th November 2015 to provide a quote.

Ground Floor RHS Lift

Following our comment below on the 29th October, our lift engineers have attended site and fitted a new push station on the ground floor.

New Front Door

We have instructed a quote from Edwards Metal Windows to replace the front door to the building. They will fit a new aluminum door & frame with concealed door closers and maglock. It will also include toughened glass sealed units. We are currently awaiting a date when they can attend as this door will be made to measure.

Emergency Light and Fire Panel training

Our fire contractors PLP are due on site today to train the current concierge cover on the weekly fire panel test and the monthly emergency light testing.

Mansafe Test

Omega are due back on-site the 12th November to complete top floor man safe test.

RHS Lift – Beeping

Following our comment on the 2nd November our lift engineers have attended site they could not resolve the fault on this visit and and a technician has been booked in to attend.

Pest control

A letter has been sent to all the leaseholders reminding them that any pest’s found within the apartments are their responsibility. Walton&Allen have taken all the precautions we can throughout the communal areas.

There are some simple actions that can be taken within your apartment as a precaution to prevent mice being attracted.

  • Seal any gaps in the property, specifically in the kitchen or under the kitchen boards.
  • Store food, especially grains, pet food and birdseed, in rodent-proof metal or heavy plastic containers.
  • Put away any uneaten food.
  • Rodent-proof your rubbish bins, make sure lids are fit tight; use rubber cords to fasten them down if necessary. Replace garbage cans that have cracks or holes.

Following our comment below the lift engineers have attended site and resolved the alarm beeping and changed light bulbs required.

We are aware that someone has activated the alarm button inside the lift and unfortunately in order to reset this, the lift engineers must attend. This has been reported to our lift engineers. We also reported to them that more bulbs are required in the lift. They will be attending site as soon as possible.

  • Replaced ceiling tiles where necessary.
  • Replaced the lights outside the lobby area.

Following our comment below our engineers have attended but unfortunately due to the lights not being a standard size bulb the engineers did have the correct stock in their van. They have contacted their suppliers and ordered the bulbs required. The lift will remain isolated.

Please draw enough water to supply your needs during this period and refrain from flushing the toilets and drainage. We would recommend tenants to fill up kettles as necessary and avoid taking baths.

    WATER WILL BE SHUT-OFF on Friday 30th January 2015, at 10:00am with the water main closed for approximately 1.5 hours [no more than 2 hours] .

    Occasionally, some problems may occur after the water supply is reinstated. If water shows discoloration, run the water until it clears.

    11th October 2013 Action Shutters have been on-site today and fixed the car park roller shutter door which had unfortunately derailed. We apologise for the delay in fixing this shutter which was caused by the original company who quoted to fix this shutter. Due to the importance and security risk to the building we instructed Action Shutters who could attend to the problem sooner with no hassle.

    16th September 2013 We plan to re-decorate the lift lobbies and reception area along with touching up the corridors soon. No date has been set as of yet but we will update you once we have.

    2nd September 2013 Colt carried out a recent service visit on the Smoke Vents to which they noted work required. The parts required were already replaced less than one year ago so the replacements are under warranty. Colt have provisionally booked in to complete the work on 1st October 2013, unless the parts arrive sooner then they will attend site sooner.

    13th August 2013 Following a recent service visit on the water pumps, Sterilizing Services have noted that the panels fan needs replacing to aid cooling. Today we have instructed the quote for Sterilizing Services to supply and fit the new fan. They will order the fan and return to site once they receive the new fan.

    13th June 2013 – LHS Lift – We are aware that the lift is out of order again. When our lift engineers attended site on the 10th June 2013 they noted that a car pencil switch is required. This part is a proximity switch that signals the controller with position information, with it malfunctioning the lift position & door functions are affected.

    Today we have instructed our lift engineers to go ahead with ordering this part. We are currently waiting on them to inform us of a estimated delivery time.

    12th June 2013 Water Pumps – We have been informed that 2 of the water pumps are leaking. We have today instructed a quote to repair these. We are currently waiting on a day that our Water pump engineers can attend.

    24th May 2013 A booster pump engineer is due on-site Tuesday morning 28th May 2013 to investigate a leaky pump which is affecting the car park.

    8th May 2013 Sterilizing Services Pump Engineer is due on-site this morning to fit new valves to the pumps. On the last pump service recommendations report they noted that the pumps have discharge NRV/isolating valves and they are letting some water back. The combined isolating and non-return valves fitted to each of the three pump discharges have been found by us to have a limited service life and these valves are showing signs of eventual failure. As this is causing the pumps to run more often than necessary, we had no other option than to instruct Sterilizing Services to go ahead with fitting the a more robust non-return element so that no further damage is caused to the pumps.

    12th December 2012 As MDS Industries could not get an engineer on-site yesterday, we immediately sent a Walton and Allen engineer to repair the fault. The door was left in full working order.

    11th December 2012 Following our comment below, the door was fixed and working yesterday however it failed overnight. We have told MDS Industries that they must get an engineer on-site today to resolve this problem to which they are currently trying to arrange.

    4th December 2012 Following our below comment, the door company have confirmed that they should be expecting the door hinges to be delivered on Friday 7th December 2012 to which they can complete the job on Monday 10th December 2012. This is on the basis that the hinges do arrive on Friday. If they receive the specialist hinges sooner then they may be able to bring the date forward to complete the job.

    3rd December 2012 Following our comment on the 16th November 2012, the door company provided us with a new quote to fix the door on 21st November 2012 for £1200+VAT. We immediately instructed this as we are aware how urgent this matter is however this was delayed due to the door company demanding the full payment up front. We managed to get the funds together to do this and are currently waiting on the date this job can be completed as the door requires specialist hinges from Germany. We have been chasing the door company daily for a delivery date and a date that this work can be completed.

    It also appears that someone had locked the door from the inside last night. This is obviously not constructive as there were a number of people who found it difficult to get in.
