Welcome to the Establishment bulletin board for landlords, tenants and agents providing up to date information on building issues.

Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected weekly on a Monday. (Except on bank holidays) These are located in the courtyard.

Large Item Collection

If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange collection.

Other information

  • Cleaning & Care taker: Cleaners are on site Monday-Friday between 8am-11am.
  • Fire Alarm Testing: A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.
  • Anti-social behaviour: If notice any anti-social behaviour please report to Nottingham City Council 0115 915 20 20.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

Building Survey

Following our comment on April 13th, Cloud have attended site to complete a building survey.

This survey will highlight the condition of all the elements that make up the building such as the roof etc.

Block Doors

Edwards Metal Windows are attending site today to quote for new block door from the courtyard into the blocks.

We are aware that the light in the light is currently not working, this has been reported and Walton&Allen have arranged for the light to be replaced as soon as possible. We recommend not using the lift during this time.

Fire Safety

Following our comment on 25.01.17, Amptron are not able to attend today due to an emergency job. They have re-scheduled the visit for Friday 31st March 2017.

Landlord Supply Upgarde

Following our comment on 10.03.17, Walton&Allen’s Roaming caretaker has attended site today and met with Western Power to repair the board that the landlord supply meter is fitted to.

Landlord Supply Upgarde

Following our comment on March 9th, when the Landlord Supply was upgraded it was noted that the board the meter is fitted to is in need of repair, the board belongs to Western Power who will be attending site on Thursday 23rd March.

Landlord Supply Upgrade

Walton&Allen’s Roaming Caretaker has attended site this morning and met an Engineer from Siemens in order for the Landlord Supply meter to be upgraded to a Smart Meter.

This upgrade is free of charge and will provide The Establishment with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as The Establishment will only be billed for the energy actually used.

2017-2018 Service Charge budget

The advance demands and budget have been sent to all Leaseholders today for the next Service Charge period 01.04.17-30.09.17

Our contracted lift engineers have attended site and carried out a routine service visit to the lift.

INL are due on site today to carry out a lift inspection for insurance purposes.

We are aware that the lift was out of order due to a trap in on Sunday. The lift engineers attended to release the residents on Sunday. They have also re-attended today and returned the lift to full working order.

Walton&Allen’s Property Manager has instructed our insurance brokers to go ahead with the renewal of the engineering insurance for the building.

Fire Safety

Walton&Allen have instructed Amptron Electrical Services to now carry out the bi-annual service visit to the Fire Alarm Panels and Emergency Lights. We will update this page when their first visit it due.

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Exit Sensor

A contact-less infrared exit sensor has been fitted to replace the door exit switch. You simply have to hover you hand over/past this sensor for the door to open.

Broadband Survey

Map Ground on behalf of BT Open Reach have attended site today to carry out a survey to see if fibre optic broadband can be installed at the building. Walton&Allen’s Property and Estate Director and Block Management Administrator also met with the Map Ground engineers on site while this was being carried out.

Shotbolt Fitted

A security contractor has attended site today and fitted a secondary shot bolt to the top of the door to replace the mag lock, making the door more secure.

Following our comments dated 25.08.16, a technician has attended site this morning to investigate the suspected faults on the main processor. The lift has been repaired and returned to normal working service.

Following our earlier comment today, we have received a call from the lift company who have informed us that the earliest a technician (rather than an engineer) will be able to attend to investigate the faults on the main processor is tomorrow.

We aware that the lift is currently out of order. This has been reported to the lift company who will attend as soon as possible. Following our comment dated 24.08.16, as recommended by the engineers when they attended to the lift yesterday, we have requested for a technician (rather than an engineer) to attend to investigate the suspected intermittent faults on the main processor.

Following our earlier comment today, an engineer has attended site to investigate the issue with the lift and suspect there may be intermittent faults on the main processor. The lift was reset, ran and tested and returned to normal working service, however the engineer mentioned that if the problem persists, then they recommend for a technician (rather than an engineer) to attend again to investigate the suspected faults further.

Smart Meter Upgrade

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Main Entrance Door

Following reports of the main entrance not opening correctly, a member of Walton&Allen Maintenance team has investigated this issue and found the exit button faulting. A new exit button has been fitted and the door left in full working order.

Following our comment on 12.05.16, Walton&Allen’s roaming caretaker has attended site today and along with carrying out their usual duties, has applied the third brass treatment to the buildings sign. As you can see by the below picture, this is a vast improvement.

Fire Brigade – False Alarm

The fire brigade attended site at 4:00am in relation to an incident with a resident and the lift. It was a false alarm but the lift was left isolated by the fire brigade.

Walton&Allen have carried out a tender for the renewal of the communal electricity contract and have renewed on significantly lower prices.

    Following our comment below, our lift engineer has attended site and resolved the lift issue. They found a bad connection on the PCB floor reader wiring, which they reconnected. They also repositioned some floor flags so that the reader can pick up better signals for when the lift needs to stop travelling.

    The lift was left in working order.

    • Repairing the post room door handle

    • Replacing & reposition the light sensor in the main lobby so that the lights switch on when you enter the lobby. They will also be adjusting the time so that the lights stay on longer.

    6th November 2013 – Waste Disposal

    It is evident that Residents are throwing their rubbish bags over their balcony so that they fall into the courtyard area rather than walking down to the bin area and placing their rubbish into the bins located in the courtyard.

    Not only is this extremely dangerous for anybody standing around in the courtyard, as an item may hit them, but this is also causing an unsightly mess as the rubbish is being scattered all over the courtyard. The refuse collectors often refuse to dispose of any waste that is not in the bins.

    Please dispose of your waste correctly.

    31st October 2013 Approx. 12:30pm – Security/Gate Code

    Following our comment below, the Gate code has been changed. All Residents should have been informed of the new code directly by their letting agent or landlord as letters providing the new code were sent to all leaseholders.

    Anyone who does not have the code will need to show Walton & Allen their photo ID and two pieces of residency evidence, e.g. utility bill and/or tenancy agreement, before they are given the code.

    24th October 2013 – Security/Gate Code

    As a result of unauthorised access into the courtyard by undesirables, on Thursday 31st October 2013 we will be changing the gate code.  This gate gives access to the courtyard bin area and rear building.

    We have recently experienced vagrants sleeping in the courtyard and can only assume that they have somehow managed to get hold of the gate code.

    To continue improvements to your security, we have no other choice then to change this code.

    The new code which will go live on Thursday 31st October 2013 has been sent to all Leaseholders to inform their letting agent or tenant(s) of this new code directly due to security reasons.

    We have also seen residents allowing the vagrants into the courtyard by not shutting the gate swiftly behind them. May we remind residents to please be vigilant.

    We would appreciate it if residents would help improve security at the building by shutting the gate to the courtyard when entering and exiting the block. Please do not hold the gates open for any people entering the block as all residents require access codes/ a fob and any guests can contact the person they are visiting via their personal intercom.

    Please do not let anyone suspicious follow you into the building. If you do or you see anyone suspicious in the building, please call the police immediately on 101.

    21st December 2012 Following our comment below, a lift technician attended on-site as planned & found that the machine brake was sluggish which was not lifting correctly or allowing travel. They replaced the machine brake rectifier & found the lift car on the buffers with the safety gear engaged. The lift is unfortunately still out of order and a repair team has been requested to attend site to release the bi directional safety gear. The safety gear is a safety device underneath the car which operates if there is an abrupt halt/over speed. They need to get 2 repair guys to site to disengage the safety gear. A date for this has not been provided yet due to the Christmas period.

    19th December 2012 Following our comment below, a lift engineer attended on 17th December 2012 however could not solve the lift issue so a technician is required. A lift technician is due on-site on Thursday 20th December 2012 to look at this issue.

    17th December 2012 We are aware that the lift is not functioning correctly to each floor. We have reported this to our lift engineers who will attend to this issue as soon as possible.

    11th December 2012 The electricity company have fixed the fault that caused the power cut. The hole that they had to dig to investigate this will be concreted over tomorrow.

    26th November 2012 Following our comment below. The lift technician has attended to the lift, removed the sound proofing that was loose on the side of the lift and was catching the shaft vanes and adjusted the shaft vanes. The lift was left in full working order.

    26th November 2012 Our lift engineers were on-site at the weekend to attend to the lift problem but unfortunately the lift was running when they arrived. They suspect the fault is some sound proofing down the side of the car which sometimes might catch the shaft information causing the lift to not think a floor is there (i.e 4th floor). A technician and engineer are on-site this morning to go down this line of investigations.

    6th November 2012 Anti -Social Behaviour

    Walton and Allen have been receiving a number of complaints about anti -social behaviour in certain apartments within the building.  Any complaint made to our offices will be investigated thoroughly and if a problem is identified and persists, under the terms of the building lease, which over –rules the terms of your tenancy agreement we will have no option but to end the tenancy with immediate effect and without warning to the offenders.

The Shaft signal on the lift is not working and will require a second engineer to come out and repair the faulty part.     16th July 2012 When exiting the building through the black iron gates from the court yard, please DO NOT use the break glass to open the gates. The break glass is for EMERGENCYS ONLY. There is a second button which is clearly signed for everyday use when exiting through the gates. Every time the break glass button is pushed it cost the building money to repair and re-set which means other jobs set for that building need to be pushed back until we have further funding. We ask that you use the correct button and DO NOT use the emergency push button.

    12th July 2012 It has been reported that the break glass to the court yard gate is continually used and the gate left open. This causes the building to be un-secure and therefore will allow non-residents into the building and court yard area.  We ask that you use the main door entrance unless in the case of an emergency when the break glass should be used. if you notice anyone trying to exit through the gate then please inform the office on 0115 924 3304.

    12th July 2012 We are waiting on the lift engineers to update us in regards to the lift repair.

    26th June 2012 IMPORTANT NOTIFICATION

    Gas Boilers – Flues in voids – new legislation

    In November 2010 the Health & Safety Executive issued new compulsory guidelines for property owners to arrange for inspection hatches to be fitted to concealed flues, originating from a gas boiler.

    This situation usually occurs where the boiler is sited on an internal wall. The purpose is to be able to inspect joints that may be leaking carbon monoxide and other noxious gases.

    These works will be required to be completed by 31st December 2012. After 1st January 2013 any gas engineer working on a system where the complete flue is not visible will advise the owner that the system is ‘at risk’ and turn off the gas supply to the boiler so that it cannot be used. This does not mean that your flue system is suddenly unsafe.

    15th June 2012 we noticed that there have been rubbish bags left outside of the gates. Please ensure that these are deposited correctly in the bins.

    11th June 2012 A contractor has been called to the lift and should be on site within the next 4 hours.

    6th June 2012 Upon inspection this morning, we noticed the debris and rubbish in the courtyard. We will instruct our internal contractor to clean up and put back in the bin area within due course.

     

    6th June 2012 Recently, we increased the security of the building by securing the external gate leading to the courtyard. Unfortunately, security persists to be breached by vagrants, therefore, we will be locking (padlock) one side of the gate to nullify the problem. Please be advised to use the right hand side of the gate (when facing the gate from inside the archway).

    31st May 2012 All tenants and LL should have received a letter from us with the code for the gate lock leading into the court yard. Walton and Allen fitted a key pad onto the gate which has further secured the building.

    6th December 2011 Walton and Allen have received a quote for the window cleaning to be carried out throughout the whole building.     24th November 2011 A Walton and Allen maintenance engineer is on-site today carrying out weather proofing and re-painting to all fire doors. Bulbs have also been replaced throughout the building. A contractor is on-site carrying out a safety assessment on the back half of the building.

    22nd November 2011 A contracted engineer has been on-site and repaired the lift. The lift is now fully operational.

    21st November2011 The lift is down. An engineer has been called and will be on site today to take a look at the lift.

    17th November 2011 Our engineers have been on site today and have repaired the full intercom system. 2 flats have been found to have what may be handset issues, we will be looking to gain access into these flats so that we are able to pin point the problem in full.     18th October 2011 A Walton and Allen engineer was on site on the 17th October 2011 to carry out touch up painting throughout the whole building on noticeable cosmetic damage. Also an engineer was on site carrying out an emergency light test last week.

    18th October 2011 The bin store security currently has a combi lock to keep it secure, we are investigating into better options of security for the bin store and will keep the board updated on any further progress regarding this.

    18th October 2011 The cleaners have been instructed to completely clear the court yard and pressure wash the area. A date will be given for work to be carried out soon. We will keep the board updated with any further progress regarding this.

    11th October 2011 An engineer has been on site for the past few days investigating the long term on going intercom issue. The contractor has now found that the fault is within one of the flats, which is causing half of the intercom system to fail. We will be contacting the tenants of these flats, so work can be done in order to rectify the problem.

    29th September 2011 The bins have not been collected due to a blocked car obstructing collection. We are working with Nottingham City Council to ensure collection as quickly as possible.

    1-      The meter rooms which house the electric and gas meters at both the front and back of the building will shortly be locked. For health and safety reasons we cannot allow tenants, occupiers or agents access to this area without the correct supervision. Should you require meter reading please contact Walton and Allen on 0115 9 243 304 and we will happily post through your door or phone them through to the relevant contact.

     

    2-      The “break glass” at the main entrance of the building is constantly being broken. We believe this is due to a minority of people not having the correct fob access. This issue not only has a detrimental effect on security leaving all flats in the building vulnerable to theft and damage by vagrants and thieves. It also creates a fire hazard causing the fire panel to not work as effectively as it should. If you do not have a fob Walton and Allen will supply you with one so please call 0115 9 243 304. Security is an issue for everyone in the building and should be taken seriously at all times.

    26th September 2011 We are still waiting on the part from the manufacture for the lift. This is taking longer than expected. And are sorry for any inconvenience this may cause.

    16th September 2011 The lifts will be up and running hopefully next week as we are waiting on a part for this. We will keep you updated.

    15th September 2011 We have noticed that the break glass at the entrance of the building is being pushed on a regular basis. If you see anyone doing this please report it to the office or if you are doing this please stop as we have to repair this every few days.

    3rd September 2011 We took over the management of The Establishment on 31st August 2011. There are a few issues to go through and will be dealt with on a priority basis. We will have contractors on site for who are starting to go through these various problems with the building. At the moment, we have yet to receive any information on The Point from OMPM.     The contractors who were on site have been looking at health and safety issues, fire regulations and security problems. We have just received a report highlighting some emergency light issues and other fire alarm issues which we think are relatively easy to deal with. One important issue that has been highlighted is with the security of the post box room.

    31st May 2011 We have been successful in acquiring the Right to Manage. With the takeover date being 31st August 2011. Please await further updates.

    26th April 2011 Revised “claim” notices have been sent out today to Solitaire. They have one month to respond.

    23rd March 2011- The ‘claim’ notice has been sent to Solitaire and the flat owners today
