Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected on Tuesdays. These are located in the ground and basement car parks. If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Cleaners

Cleaners are on site Monday - Friday.

  • Fire Alarm Testing: A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.
  • Anti-social behaviour: If notice any anti-social behaviour please report to Nottingham City Council 0115 915 2020.
  • Out of Hours Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or the fault of the tenant then you may incur a charge for the callout.

Following our comment below the lift engineers have advised that they will be able to attend site tomorrow to further investigate the fault with this lift.

Stack Leak

Further to the below comments regarding the stack leak in Cigar Factory contractors have been on site today and completely flushed the stack so it is all flowing correctly and there are no more blockages.

Blocked drains – The Cigar Factory

A member of the Walton&Allen Maintenance Team has attended site to investigate a blocked stack pipe that is affecting apartments in Cigar Factory. It appears that the blockage is towards the Main Drain. Drain Doctor have been instructed to clear the system.

Core 3 Painting

Please be aware that M scaffolding will be on site tomorrow 20th July at 10:30am to erect scaffolding for access to the wooden cladding on Core 3, this is estimated to take 2 days. Once in place a member of the Walton&Allen Maintenance Team will be on site to re-paint the cladding, this is estimated to take 5 days.

Core 1 – Communal door

Our security contractor has attended site and completed a repair to the communal door of Core 1. The door was left secure.

Roaming Caretaker Service

Core 2 Lift – Trap in

We are aware that a resident has unfortunately been trapped in the lift this morning for a short period of time, luckily another resident on site called the lift from an alternate floor and this returned the lift to working order. It has been reported to the lift engineers who will be attending today to investigate why this fault happened.

Core 1 Lift

Following our comment on the 25th April a quote has been received from the lift engineers. This has been instructed and we are currently awaiting an attendance date. We have been advised that parts may take up to 15 days for delivery.

Fire Safety

MWE are on site today to complete the fire safety service visit in Park West and The Cigar Factory.

Following our comment below Omega, who have been instructed, have informed Walton&Allen that they have had a previously booked appointment cancel today and will attend Park West this afternoon.

Light Replacements

A member of the Walton&Allen Maintenance team has attended site today and replaced numerous emergency lights throughout the building.

Stair Tread – Cigar Factory

A member of the Walton&Allen Maintenance Team has attended site and carried out a repair to the broken stone stair tred.

Insurance Inspection

Walton&Allen’s Block Management Administrator has attended site  and carried out an insurance inspection with Axa.

Core 3 Lift. Approx 9:30am

We are aware that there is a fault with this after a resident contacted the ‘Out of Hours’ number. Our out of hours team reported the lift to our engineers at the time of the call.

The lift engineers have attended site this morning and returned the lift to full working order.

2017-2018 Service Charge Budget

The advance demands and budget have been sent to all Leaseholders today for the next Service Charge period 01.04.17-30.09.17

Following our comment below, the lift engineers have attended site and found a fault with a closer. This has been adjusted. The lift was tested and left in working order.

Fibreoptic Broadband

Following our comment on the 13st October 2016, the survey for Fibreoptic Broadband has been approved and MapGroup who work on behalf of BT Openreach who will be on W/c 6th March.

We are aware that the doors are not opening on the 5th floor. We would advise that residents do not use the lift at this time. It has been reported to our lift engineers who will attend as soon as possible.

Following our comments below the lift contractors have attended site and carried out the required repair to the lift. The lift was left in working order. Whilst on site they also carried out a routine service visit to this lift and the lift in Core 1.

Following our comment yesterday (26.01.17) our lift engineers have confirmed that they are still waiting for parts to be delivered to them from Italy and have confirmed that they will be fitted on receipt.

External Painting & Cleaning

Following our comment on January 16th 2017, Building Transformations are on site this week to complete any snagging works.  Representatives will be attending site twice a day to monitor the works and progress.

External Cleaning & Painting

Our contractors, Building Transformations, need to carry out snagging works for the cleaning & painting of the external render that was carried out last year.

The snagging work will be carried out by using powered access equipment and abseils between Monday January 23rd and Friday January 27th.

Please e aware when entering and exiting the building and if you have any valuable or breakable items on your balcony, please remove them for the duration of the works.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Pedestrian Gate

A new keypad has been fitted to the pedestrian gate. A replacement was fitted on 9th March 2016 and this is a replacement covered by the warranty.

Upper Entry Shutter – Working

Our security contractor is on site today fitting a new motor to the upper entry shutter.

We apologise for the delay in completing this repair and thank the residents for their patience.

Amptron Electrical Services have attended site today and fitted external wall mounted lights in the courtyard area.

Changes to Christmas and New Year Bin Collections

Repair Visit

Water Disruption – Park West

We are aware that there is currently residents without water at Park West.

There is currently a repair being carried out by our contractors, unfortunately there has been a delay with the repair and the water will be re-connected as soon as possible.

Service Charges – Arrears

Any Leaseholders whose service charge accounts that are in arrears have been sent to Solicitors today by Walton&Allen’s Credit Controller.

Service Charges – 1st Reminders

Missed bin collection

We aware the bins located in the Upper Car Park have not been emptied this morning. NCC have advised that a re-collection will be arranged for this week.

Fibre Optic Broadband

MapGroup who work on behalf of BT Openreach have attended site and carried out a survey of the building to see if Fibreoptic broadband can be installed.

Sterilizing Services

Sterilizing Services will be on-site today to carry out the water tank checks and the booster pump servicing.

External cleaning and Painting

Water Issue to Cigar Factory Residents. Approx. 11:00am

Following our comments below our water services engineer have advised that a fault has been found with the booster pumps on the water tanks. A temporary repair has been carried out a full repair will be completed Monday 10th October along with the service visit.

Following our comment below, our water services engineer has collected the required access keys/fobs from our office and is on their way to site. They will provide us with an update once they know more.

Unfortunately yesterday (Sunday 02.10.16) approx. midday there was a loss of water to cigar factory residents due to an issue with the water pumps. Our out of hours contractors attended site approx. 2pm and resolved the issue returning water to Cigar Factory. We are aware by kind reports from Residents that unfortunately from approx. 8:00am this morning, the issue has re-occurred. Walton&Allen’s Trainee Property Manager has contacted our contracted water services contractors to report and someone will be in attendance this morning.

External Cleaning and Painting

Following our comment on the 19th September, we have received an update from Building Transformation who are carrying out the works.

By the end of play today all painting will be complete on Hermon Street and Elliott Street.  This afternoon they will have moved onto Ilkeston Road elevation and the rope team plus one team will continue in the Courtyard.

Can we please advise residents to remove any items stored on their balcony in order for these works to progress.

New Property Manager

Walton&Allen’s Property & Estate Director has attended site with Walton&Allen’s new property manager to familiarise them with the building.

External Cleaning and Painting

Following our comment on 08.09.16, the contractors have confirmed that all of the cleaning that can be reached from the towers and MEWPs has been completed. The remaining cleaning will be carried out by the rope access operatives.

The painting on the Elliott Street elevation and Hermon Street has now commenced and we have been informed that the paint is applying well and the first coat is producing a great impact.

Next week the contractors will continue with the painting across all elevations, when the rope access operatives arrive on Tuesday they will clean down their areas and start painting too.

The works are currently being completed to schedule and advancing smoothly without disruption.

External Cleaning and Painting

Following our comment on 07.09.16, we would like to make residents aware that there there is likely to be water on the floor of the car park whilst the cleaning and painting of the external areas is being carried out. The contractors are working hard to try and sweep away as much water as possible, therefore please take care when walking on the wet floor. Warning signs have been put up around the affected areas.

Lift Service

An engineer from Express Lifts have attended site today and carried out a service to all 3 of the lifts on site.

External Cleaning and Painting

Following our comment on 25.08.16, the external cleaning has now started on-site and many areas have been completed – Hermon Street, Elliot Street and most of Ilkeston Road. The scaffold towers are now being set up in the courtyard and the cleaning on Ilkeston Road and the courtyard will continue for the rest of the week. The contractors are scheduled to start painting in some areas towards the end of this week (Thursday/Friday) and will probably commence on Hermon Street. Please note the contractors will commence at approx. 9:00am on each day.

Sky Q

Following our comment on 01.09.16, AVUK will be returning to site today and tomorrow, Tuesday 06.09.16, to continue the free enhancement of Sky Q to the Cigar Factory building.

A security contractor has attended site today to carry out a repair to the Core 2 courtyard door to improve the security of the door.

Following our comment dated 31.08.16, AVUK will be on site today to carry out the free Sky Q enhancement to the Cigar Factory building.

Following our comment on 25.08.16, the date for the free Sky Q enhancement for the building has been bought forward, meaning AVUK will be on site from Thursday 01.09.16 to carry out the free Sky Q enhancement to the building.

External Cleaning and Painting

Following our comment on 24.08.16, Walton&Allen’s Construction and Maintenance Team have met with the paint manufacturer’s representative today at 10am to colour match the existing render to get as nearest match as possible to the colour the original render would have been. We have received a sample of the paint today and have been on site painting three areas.  The areas chosen were one which was in the shade, one which was semi-exposed and one in sunlight. The paint system used is manufactured by a German company and is to the latest technology. The paint is a pigmented silicone resin emulsion paint, the coating contains a film preservative to protect the surface at risk of infestation with alga or fungi. The characteristics of the paint is that it is used as a water repelling, highly water vapour permeable protective coating for cementitious building materials. The building will be pressured washed down prior to the application of the 2 coats of the paint.

Sky Q

AVUK will be on-site from Monday 12.09.16 until Wednesday 14.09.16 to carry out the free Sky Q enhancement to the building.

Meeting with Landscape Gardener

Walton&Allen’s Property and Estate Director has attended site today and met with a landscape gardener on site to look at ways of improving the plantations in courtyard.

External Cleaning and Painting

Following our comment on 19.08.16, the Section 20 painting of the render on site will commence on Thursday 01.09.16 with the site setup, and the works will commence on Friday 02.09.16.  These works will be carried out by Building Transformations and are expected to last for approx. 8 weeks depending on the weather. There was also a letter drop yesterday to all the apartments regarding the painting and cleaning works, advising the dates the works will be carried out and that the dates are subject to change, however we will notify residents of any changes via this page.

External Cleaning and Painting

The following letter has been sent to all leaseholders and residents today:

To maintain the standard of Park West it has been highlighted that external decorative works are required to the buildings. These works are intended so that the overall aesthetics and future maintenance costs are reduced in the long term.

Therefore we intended to carry out cleaning & painting of the external render and washing down of balconies and balcony doors by our contractors Building Transformations.   The work will be carried out by using powered access equipment and abseilers between Thursday 1st September and Monday 24th October. 

The following dates are scheduled for each elevation, please can you ensure all balconies are cleared to allow the abseilers to carry out their works.  There is a copy of the programme in the link below and as with any project and particularly large projects like this, it is possible that this will change.  Any changes that we do make will always be communicated to you in advance via the Walton & Allen website.

Redecoration of Externals

Walton&Allen’s Construction Director and Planner has met Contractors on site to carry out preparation work for the painting of the externals of the building planned for September.

Water Tank Clean & Disinfection

Following our comment below, a new keypad is required for the pedestrian gate. Our gate and security engineer has attended site today and fitted a temporary keypad to be used while we await quotes for a new keypad and until this has been fitted. Residents can now use this gate as normal.

Upper Car Park Exit Car Park shutter – WORKING

Following our comment below the major repair has been successfully carried out and the roller shutter has been left in full working order.

Following our comment on the 8th July, our contractor has received the required parts for the repair on the upper car park exit shutter. They will be attending site on Wednesday 29th July, Thursday 30th July and Friday 31st July 2015. Vehicles parked in spaces 1, 2 & 3 in the upper car park will need to find alternative parking during 9:00am and 5:00pm on these days.

We apologise for any inconvenience this may cause but would like to thank you for your patience whilst this major repair is carried out.

    Fire Alarm

    On the 13th October 2014 a new fire system is being installed at Park West.

    In the meantime, can residents please STOP silencing the fire panel when the fire alarm sounds. If the fire alarm sounds, please follow the fire instructions outlined around the building.

    If we catch or can prove who is silencing the fire panel, we will Fine them £2,500.

    Reducing Crime

    May we ask that residents STOP dumping expensive items in the bins and car park areas. Please dispose of these items another way as these items are luring undesirables into the car park.

    Please DO NOT leave any valuables on show in your car. This includes in the front, rear and boot of your car. If you use a satnav, we also recommend that you wipe your windscreen to remove any signs that this type of equipment is stored in your car. This recommendation has come directly from the Police.

    Security

    If we see or find evidence of people tampering with door or gate systems, we will Fine them £1,000. We are currently studying the CCTV to find any evidence of this. This behaviour is directly leading to undesirables entering the building.

    Using items as door stops on security doors is directly undermining any security improvements we have made to the building so please STOP. Any information we have that can identify the individuals doing this, we will Fine them £200.

    We all have to work together to reduce the risk of crime. Residents are also responsible for the security to the building and car park.

    If you see any suspicious behaviour, please report this to the Police on the number 101.

    Following our comment below, our lift engineer has attended site to fit the required rollers. While testing and running the lift our engineer heard a noise emanating from the motor. On closer inspection they found a bracket has sheared and for health & safety reasons had no other choice than to isolate the lift while we await further recommendations.

    Following our comment below, we have today instructed a quote for our lift engineers to replace the top floor landing door kicking rollers and realign the door.

    The required parts have been ordered and the estimated time for delivery is 2 days.

    This lift has been isolated for health & safety reasons until the parts have been received and work complete.

    Sadly this was caused by vandalism.

    We have been informed by our cleaners that the stairwell lights on the 2nd floor in Core 3 are not working. We have arranged for a member of our maintenance team to attend today to investigate this fault.

    A member of Walton & Allen maintenance team is due on-site today to clear the Cigar Factory courtyard (at the top of the Derby Road stairs) of any rubbish or items that do not belong to residents.

    Following our comment below, our lift engineer has attended site and resolved the lift issue. The issue was that the roller to the doors had collapsed and the runners were bent which has now been straightened up. The lift was left in full working order.

    A member of Walton & Allen maintenance team has been on-site this morning and replaced the light fittings to LED fittings which will help reduce the wattage on the circuit and the chance of them blowing. We intend to upgrade the other 2 lifts in the near future.

     

    19th February 2014 Following our comment below, our maintenance engineer replaced all of the required lighting in the communal areas however unfortunately could not complete the Core 1 lift lights as we were sent incorrect parts from our supplier. As soon as we receive the new delivery we will return to site.

    17th February 2014 Following our comment below, our maintenance team has completed the light sweep to see what bulbs/parts are required. They have replaced some bulbs in Core 3 however did not have enough bulbs to replace the remaining. We have ordered more bulbs and once delivered they will return to site.

The problem found was that the fittings were temperamental/failing so we have ordered not only new fittings but LED fittings which will help reduce the wattage on the circuit and reduce the chance of them blowing, like they were doing.

    We are currently waiting for delivery of these fittings and dependant on delivery we hope to return to site by Thursday.

    Rubbish is being dumped on the Park Hill Street near Park West & The Cigar Factory. We have reported this to Nottingham City Council who are investigating this as potential fly tipping.

    Please place your rubbish in the correct bin areas at Park West, which are located in the car park. Do not place it near the rubbish which has already been dumped as it will only make the matter worse and you may put yourself at risk from being investigated for fly tipping.

    At approx. 10:30am we phoned the Nottingham City Council, as we have not received a call back, and were advised again that a manager would phone us back.

    Shortly after this phone call we received a call back from Alvin the new manager of the Waste Department who is starting his official job role on the 1st September. He wanted to personally phone us back so this problem could be resolved before he starts his job role. We were advised that the bins were emptied last night. We are currently trying to arrange a meeting with Alvin to discuss the problems we have experienced.

    As we have still not received a call back, we phoned the Nottingham City Council again at approx. 3:15pm. We spoke to Tony who said that he would get his line manager of the Contact Centre to phone us back within 20-30 minutes.

    At approx. 4:00pm we received a call back from Ian the manager of the Contact Centre. He unfortunately couldn’t help us as he is not the manager of the Waste Collection. All the managers are in a meeting but he will ask them to call us back first thing tomorrow.

    17th July 2013REFUSE COLLECTION

    As we have not received a call back this afternoon, we have phoned the Nottingham City Council at approx. 1:30pm. We were on hold for approx. 10 minutes while Paul was trying to connect us through to the manager Jason but Jason REFUSED to take our call. Paul advised us to keep calling back and he will inform his manager as this is not good enough.

    We then phoned the Environmental Health to express our concerns but we were advised that there is nothing they can do as they are a different department to waste collection and we would need to speak to waste collection about this. We informed them that they were refusing to take our calls and have not emptied the bins for weeks but they would not help.

    Following our comments below, we would like to urge residents to also phone the Nottingham City Council on 0115 915 5555 quoting the latest reference number 855857 to complain.

    Walton and Allen are not happy with this service. We pay over £3,000.00 per year on top of the proportion of residents council tax, so in effect the council are being paid twice to do a poor job.

    17th July 2013 REFUSE COLLECTION

    Following our comment below, as we have not received a call back from the manager Jason, we have phoned the Nottingham City Council at approx. 11:20am and stressed the urgency again on this situation to which the gentleman understood and produced a report for our call. He said he would print two copies of the report, put one on the manager Jason’s desk and put another on the other manager Paul’s desk. He did try to phone both of them but both lines went to answer phone. We are to expect a phone call back this afternoon; if we don’t then we will phone them again.

     

    17th July 2013 REFUSE COLLECTION

    Our cleaners informed us yesterday, Tuesday 16th July 2013, that the bins have still not been emptied. We have phoned Nottingham City Council at approx 9:50am and asked to speak to the manager Jason. We could only request a call back so we have stressed the urgency of receiving the managers call back this morning as this situation is getting ridiculous. We also mentioned that we would like to arrange a meeting with the manager to discuss this. We were provided the reference number 855857 for our call.

     

    17th July 2013 – Water Pumps

    Following our recent walk around inspection it was noted that one the water tank pumps seem to be leaking. An engineer attended site to look at this but due to the low lighting they could not investigate fully where the leak was coming from. Therefore they have removed the pump from site to investigate further in the workshop. This will have no impact on the working order of the other pumps.

    10th July 2013 REFUSE COLLECTION

    Jason the manager at Nottingham City Council phoned us to report that the bins have been emptied. We informed him that our cleaners have told us that the top end car park was but NOT the bottom end car park off Ilkeston Road. Jason mentioned that the bin crew said their fobs work intermittently, sometimes they work, sometimes they don’t. We explained to him that the bin crew were sent new fobs a few months ago so if there is a problem with them they need to tell us and they need to come into our office for us to re-programme them or provide them with new fobs as they need to access the bins to empty them. Jason will speak to the drivers to see if they can come to the office.

     

    9th July 2013 REFUSE COLLECTION

    Our cleaners have informed us that the bins in the top car park have been emptied as a member of our maintenance team was on-site at the time and let them in. However as he did not have a fob to the bottom end car park off Ilkeston Road, they did not empty these.

    Following our comment below, we received a call back at approx. 3:45pm from the manager Jason. He doesn’t understand why the bins are not being emptied but the team have gone home now so he cannot question them to find out why. He is confused as it is a new bin team as the old team were unreliable. He will look into this issue and get it sorted by Monday 8th July 2013. He will phone us back on Tuesday to update.

    Following our comment on 3rd July 2013, we have not received a call back from a manager. We phoned Nottingham City Council at approx. 2:30pm and spoke to Jade who tried to put our call through to a manager but informed us that he is just going into a meeting but Jason will call us back in 1 hour.

     

    4th July 2013 Our buildings manager is meeting a member from the recycling department at Nottingham City Council on-site this morning in order for them to fit more hooks so that we can provide more recycling bags. Can residents please make sure that they use this facility to the full potential and do not abuse it.

    3rd July 2013 REFUSE COLLECTION

    Our cleaners have informed us that the bins were not emptied yesterday, Tuesday 2nd July 2013. We have phoned Nottingham City Council who has said the drivers will revisit site to empty them. As they could not provide us with a reason why the bins have not been emptied we requested a call back from a manager. We spoke to Daniel who provided us with the reference number 850925 for our call.

    1st July 2013 Following a recent pump service visit, it was noted that the Cigar Factory pumps are not operating correctly. Current only one pump is operating as lead which will result in this pump being over used and worn. Our pump engineer is due on-site today to fit an impulse relay part which will allow both pumps to operate as lead.

    We have been informed that the bins have not been emptied again. We have had strong words with Nottingham City Council and they have assured us that they will get emptied in the next 3 working days and they have requested for bins to be emptied without fail every Tuesday.     19th June 2013 It has been reported to us that several lights near the entrance to Park West lower car park are out so the area is dark. A member of Walton and Allen maintenance team will be on-site tomorrow to investigate this problem.

    22nd May 2013 Our cleaners have informed us that several large furniture items have been dumped in the Park West car park. A member of Walton and Allen maintenance team is due on-site Friday 24/05/2013 to remove these items.

    20th May 2013 We are aware that the majority of the lights are out in the Park West Core 1 Lift. We have now received the order of bulbs and a member of Walton and Allen maintenance team is on-site today to fit them.

    15th April 2013 We have been informed that the bins are again full. We are still in contact with Nottingham City Council about this problem.

    12th April 2013 Following our comment below, the refuse collectors phoned us and said they could be on-site if someone would meet them to give them access. A member of Walton and Allen maintenance team met them on-site and gave them access to the upper block car park and provided them with that fob. We informed them that they will need to collect a lower block car park fob from our office.

    12th April 2013 Following our comment below, our cleaners have reported that the bins have still not been emptied. We have phoned Nottingham City Council again and have been informed that they are having major problems with their bin wagons. They have apologised for this and the bins should be collected either today or tomorrow. They have provided us with a reference for this log of 824055.

    11th April 2013 We have been informed that the bins have not been collected. We have phoned Nottingham City Council and this issue has been logged.

    14th March 2013PARK WEST CORE 2 LIFT

    Our independant lift engineer attended site yesterday, 13.03.13, and went through the following process:

    1. Check the continuity of the following cable connections between the control panel and the lift car:

    a. ASC, this is the car serial connection cable, i.e. that which allows the processor software to talk directly to the car components such as the indicators, push buttons and door gear.

    b. P, this is the connections to the shaft positioning devices and maintenance controls mounted on the car top, i.e. the switches that cause the lift to decelerate and stop at the floor levels and the engineer maintenance controls.

    c. ALG, this is the car devices connection cable, i.e. car lighting, alarm systems etc. But also carries the very important earthing wiring of the lift car that is critical to this type of system.

    2. Check the connections of the car top Concentrator, this is the car top connection box which contains the connectors and circuitry to allow the systems on the car to connect correctly with and talk to the main control panel and control processor.

    3. Check the continuity of the cable connections between the car door gear, type 2300, and the car top concentrator, this is an extension of the ASC cabling providing the car serial link as detailed above in 1.a.

    4. Check the operation of the car top positioning sensors ZD, ZS, ARS and ARD. These are the switches that tell the control processor the position of the lift car in the lift shaft and also tell the controller that the lift is at floor level and to allow the doors to open.

    5. Using the diagnostics section of the MP5000 manual view the status of the lift and carry out a review of the status.

    6. Test the door motor and connections between the door motor control card and the door motor, Tacho/pulse generator. The Tacho is the system that tells the control card the speed of the doors and was considered the root of the problem being seen.

    7. Verification of the serial signalling between the control processor  and the lift shaft and car equipment via the diagnostic indicators DL1-24V, TXE-shaft serial transmission and TXI-car serial transmission, this is the actual talking between the control panel processor and the shaft and car components.

    8. Carry out various operational tests as described in the MP5000 manual with regard to verification of the actual operation of the lift.

    After carrying out these checks, the current conclusion is that there is a fault with the door gear card. This item controls the opening and closing of the doors. The card is receiving sufficient signal strength from the central processor unit which points to this malfunctioning. The independent engineer will be looking into this further today at his office utilising the manual. We have instructed him to report his findings along with the cost to replace this card (if this is the fault). If the card cannot be replaced due to its age then the engineer has been instructed by us to provide alternative solutions along with the associated costs. We shall keep you updated with any further progress.

     

    11th March 2013 Following our comment below. Unfortunately due to snowy weather conditions, PLP have had to postpone the maintenance visit to Wednesday 20th March 2013.

    7th March 2013 PLP are due on-site on Thursday 14th March 2013 to service the Fire alarm, Emergency Lighting and Dry risers.

    7th March 2013 The contractor is on-site today carrying out door code checks. Doing this will check the system for any errors before the full code change takes place. He will also be on-site with the electrician to look at the wiring works for the CCTV and preparing the side entrance gate for the new safety strip to be fitted.

    27th February 2013 – PARK WEST CORE 2 LIFT

    27th February 2013 The cleaners are due on-site today to clear the cigarette ends in the courtyard. May we remind you that this building is a no smoking building. Please dispose of your cigarette ends correctly as it is creating litter.

    25th February 2013 The engineer is due back on-site today to continue the repair to the lower car park roller shutter. He will be fitting the new sensor/ strip and correcting the gate system.

    The Side entrance shutter is still awaiting the correct part to be delivered. Due to the different strip types which were originally fitted on each shutter, the part needed to be sourced from elsewhere and has taken longer to be delivered.

    A Walton and Allen representative is meeting with the CCTV engineer tomorrow to discuss the various options and dates for the works to be carried out.

    21st February 2013 A contractor will be on-site tomorrow to carry out works on the upper gate sensors on the car park gate. Parts for the lower gates are still on order.

    12th February 2013 A technician is due on-site Friday 15th February 2013 to survey the lifts.

    6th February 2013PARK WEST CORE 2 LIFT UPDATE

    We have been informed by Otis Lifts that the way the lift was originally made is so that only the lift branded parts can be fitted to the lift. Therefore they have confirmed that the lift parts cannot be modernised to new universal parts. The only door gear tacho part that will work on the lift is the part that is obsolete and has to be specially made from a company in Italy.

    The only other suggestion is upgrading the whole lift but as this is an expensive procedure we would have to provide 3 quotes for this work and gain authorisation. We have already requested 3 companies to gain these quotes so that we are prepared. We are currently trying to find out if the door gear tacho part that Schindler originally ordered to be made was ever delivered to them. If they do have this part then we will ask them if they can fit it so that the lift can be in working order.

    4th February 2013 A roller shutter engineer from Armourpost Limited is due on-site this week on Wednesday 6th February 2013 or Thursday 7th February 2013 to carry out a survey.

    24th January 2013PARK WEST CORE 2 LIFT UPDATE

    Due to the on-going problems that we have had with getting hold of this required door gear tacho part which has to be specially made from a company in Italy, Walton and Allen have instructed for our new lift company to quote to modernise the lift and parts to the lift. We are currently waiting on our lift company to work out what parts are required and then they will inform us of a price and date that this job can be completed. We can only apologise for the inconvenience that this has caused.

    23rd January 2013 Due to the weather conditions, a representative of Walton and Allen is due on-site today to grit the courtyard and steps.

    23rd January 2013 Following our below comment, Otis Lifts should be due on-site today to investigate the Core 3 lift problem.

    22nd January 2013 We are aware that the Park West Core 3 lift is jolting whilst in motion. Our new lift engineers will need to carry out a full inspection on the lift to investigate the problem. We are currently waiting on them to provide us with a date when a technician can be on-site.

    19th January 2013 – PARK WEST CORE 2 LIFT UPDATE

    We apologise that this lift is still out of service and for the inconvenience that this has caused. We are currently waiting on the required lift parts in order to fix the lift. Our lift engineers have received a few of these parts however our engineers are waiting on the door gear tacho part which is the crucial required part. They have sourced this part but are currently waiting on delivery. We are hoping to have this lift working intermittently by the end of next week. We can confirm that Schindler Lifts are no longer servicing these lifts and we no longer have a contract with them.

    We apologise again for this lift being out of order but would like to assure you that we are taking this matter very seriously and are working very closely with our new lift engineers to resolve this problem as soon as possible.

    15th January 2013 Otis Lifts are due on-site today to carry out a survey visit.

    14th January 2013 – PARK WEST CORE 2 LIFT UPDATE

    Due to the lift being down for a long amount of time and having no success with Schindler Lifts, we got another lift company, Otis Lifts, out Last week W/C 07.01.13. They have confirmed that there is no bypass switch or temporary fix that can be made to the lift and that the door gear tacho part is required which unfortunately this part isn’t readily available and has to be specially made. This part should be received, fitted and the lift in working order by 24th January 2013. Otis lifts are due on-site one day this week to carry out a survey visit to see what can be done to these lifts to stop this problem happening again. We apologise for the inconvenience that this has caused.

    20th December 2012 – Signs have been put up around the core 2 lift today to keep everyone informed:

    PARK WEST CORE 2 LIFT

    The Lift maintenance contractor, Schindler Lifts, have had difficulty in obtaining a vital part called a ‘door gear tacho’.

    We tried to get the lift working temporarily but without the door gear tacho, users could be ‘crushed’ by the doors.

    It has been confirmed today that the part won’t now be with Schindlers until the 23rd January 2013 and fitted shortly thereafter.

    We can only apologise for the delay and inconvenience.

    19th December 2012 With regards to the two faulty main doors, our locksmith contractors have taken away both faulty maglocks. One maglock has a wiring fault which will be rectified. The other maglock has a faulty part and a new part has been ordered. Once both maglocks are fully functioning they will return to site and fit them.

    18th December 2012 Following our comment below, the lift company is still chasing the suppliers daily to find out what the situation is on this required lift part and when it will be delivered.

    11th December 2012 Park West Core 2 Lift

    Following our comment on 12th November 2012, we were expecting the door gear tacho part to be delivered by the end of last week. We have chased our lift engineers who are currently chasing the parts supplier to find out the situation on this. We will update you once we have further information on this.

     

    5th December 2012 – PARKING SPACE TO RENT

    15th November 2012 We have received reports of rats sighted at the Park West development, particularly around dumped rubbish bags near the main gates. Pest Control have been contacted and shall be onsite tomorrow. Please will tenants be considerate with their waste; carelessly dumping rubbish bags on the ground has caused this issue and vermin problems will persist if it continues.     12th November 2012 Signs have been put up around the core 2 lift to keep everyone informed:

    PARK WEST CORE 2 LIFT

    We are fully aware that this lift has not been functioning since 24th September 2012. This is due to a fault with the door print and door gear tacho.

    The lift contractors have been trying to source the part which has proven to be difficult as there has been a disagreement between the lift company and the Italian part supplier.

    However the new door gear tacho part has been sourced and ordered from another company which will arrive in this country early to mid December and will be fitted shortly after.

    We know how inconvenient this is but we want to assure you that we are doing everything possible.

    7th November 2012 Our lift engineers have informed us that they are immediately attending to the lift in Core 3 as it is out of order and a person is trapped inside.

    31st October 2012 The lift engineers have confirmed that the new part supplier can supply the door gear tacho part that is required to fix the lift. This part is on order but please be aware that unfortunately the delivery is between 28 and 35 days.

    29th October 2012 Our lift engineers are still waiting on a response from the possible supplier with regards to the difficult part required to fix the lift.

    19th October 2012 Due to our lift engineers still waiting to get hold of the difficult part required to fix the lift, our engineers have now contacted another company who may be able to supply this part. We apologise for the inconvenience and thank you for your patience.

    19th October 2012 An engineer has been on-site and repaired the Cigar Factory main entrance door. The door is now in full working order and building secure.

    18th October 2012 It has been reported to us that the Cigar Factory main entrance door is not locking. We have instructed our engineer who will attend immediately.

    12th October 2012 Following our comment below, The Core 3 external door is now fixed and back in full working order.

    12th October 2012 We are aware that there is a problem with the Core 3 external door not locking. We have informed our contractors who will attend to this problem as soon as possible.

    10th October 2012 Unfortunately due to vandalism the main gate at the top end of the building is now out of service. We ask that all residents use the other gate to gain access in and out of the building area. We apologise for any inconvenience caused and endeavour to have the situation resolved as soon as possible.

     

    9th October 2012 Unfortunately our comment below still applies. The engineers are still waiting on this difficult part and we will update you once we have further information.

    2nd October 2012 The lift engineers have informed us that the new door print part for the lift in Core 2 has been ordered. Once received, this part will be fitted as soon as possible. We will update you as soon as we have further information and we apologise for the inconvenience.

    28th September 2012 The engineers have confirmed that the full repairs to the upper car park roller shutter were carried out on 26th September 2012 and it is now in full working order.

    26th September 2012 Following our below comment, the engineers attended to the upper car park roller shutter yesterday. The spiral cord/safety edge had been damaged which they temporary fixed so that it was in working order. The engineers have provided us with a quote for the full repairs which we have given the go ahead for this work to be completed. The engineers will be on-site as soon as possible to carry out this work and we will update you when we have further information.

    25th September 2012 We are aware that there is a problem with the upper car park roller shutter not returning to a closed position. We have reported this to the engineers who should be able to attend this afternoon.

    24th September 2012 The lift engineers have informed us that the lift in Core 2 is out of order due to a fault with the door print or encoder. They are currently waiting on parts and we will update you as soon as we have further information on this.

    24th September 2012 We have been informed that the lift in Core 2 is out of order. We contacted our lift engineers immediately who will be on-site as soon as possible.

    21st September 2012 The lift engineers have confirmed that the lift in Core 3 is back in full service.

    19th September 2012 We are aware that the Core 3 lift lights are not working. We have informed the lift engineers who will be on-site as soon as possible.

    19th September 2012 The lift engineers have confirmed that the lift in Core 1 is back in full service.

    18th September 2012 The lift engineers confirmed that the lift in Core 1 was fixed Friday morning. However residents have reported that the lift is now down again. We have informed the lift engineers who will be on-site as soon as possible.

    13th September 2012 Following our update below, the lift engineers have informed us that the safety gear underneath the car needs to be looked at and parts may be required. The repair team will be on-site Friday morning, 14th September 2012. We apologise for the inconvenience and we will keep you updated.

    12th September 2012 Following an engineers lift inspection, the lift in Core 1 has now been shut off due to the break pad contacting the grid which is creating a loud noise which could result in the lift breaks to possibly not work correctly. The lift engineers will resolve this problem as soon as possible and we will update you as soon as we have further information.

    12th September 2012 The engineers have been on-site and repaired the lift in Core 1. The lift is now in full service and no longer makes a noise when in operation.

    11th September 2012 The engineers have confirmed that the lift in Core 2 is back in full service.

    We are aware that the lift in Core 1 is making a noise when in operation. We have reported this to the lift engineers who should resolve this problem as soon as possible.

    26th June 2012 IMPORTANT NOTIFICATION/Gas Boilers – Flues in voids – new legislation

    In November 2010 the Health & Safety Executive issued new compulsory guidelines for property owners to arrange for inspection hatches to be fitted to concealed flues, originating from a gas boiler.

    This situation usually occurs where the boiler is sited on an internal wall. The purpose is to be able to inspect joints that may be leaking carbon monoxide and other noxious gases.

    These works will be required to be completed by 31st December 2012. After 1st January 2013 any gas engineer working on a system where the complete flue is not visible will advise the owner that the system is ‘at risk’ and turn off the gas supply to the boiler so that it cannot be used. This does not mean that your flue system is suddenly unsafe.

    8th June 2012 Again we have had to get a contractor out as tenants have been driving into the lower roller shutter and also resetting the upper roller shutter due to them not having the correct fob access. This is costing the RTM a considerable amount to repair tenant damage on a regular basis. If you see or know anyone that does not have the correct access please contact us immediately.

    1st June 2012 Walton and Allen contacted the lift engineers who have been on-site and repaired the lifts. Both lifts are in services.

    29th May 2012 Our engineer will be on site first thing tomorrow to check the issues that core 2 & 3 lifts are having.

    22nd May 2012 The lift in core 1 is now all up and running. There are a few lights which are out but an engineer will be on site tomorrow to ensure these are replaced.

    18th May 2012 We are currently working closely with both our lift contractors and Morris Vermaport on getting the lifts in core 1 back up and running. A new printed circuit boards within the control system are to be replaced. Please wait for further update. Many thanks for your continued patience.

    18th May 2012 We have again noticed that residents are dumping their rubbish outside the shutter door. This makes the building look untidy. If you see anyone doing this please call the office straight away as this is an on-going issue at the site.

    10th May 2012 Engineers have been on site throughout the day carrying out tests and repairs to the fire alarm system. They still have not reported whether or not it’s repaired but they will be in contact with us by tomorrow.

    10th May 2012 We are aware that the fire alarm is sounding. An engineer has been called and will be on-site as soon as possible.

    8th May 2012 we currently have no further updates on the lift. We are waiting for the manufacturer to reply to us with a response to resolve the on-going issue.

    3rd May 2012 We are aware that the lift doors are not operating correctly and appear to be sticking.  Contractors have been called and will be on-site in due course to investigate the issue.

    1st May 2012 Further to the ongoing issue with the lift in core 1, please see below for the report that has been provided to us from the engineers. They are working tirelessly to ensure this can be resolved as quickly as possible. The ongoing issue with the lift at Park West is that the unit will not accept calls from the landing push buttons.

    We have had the whole string of push buttons off the lift and checked over every aspect of it trying to find the cause of the fault. Our engineers have had some telephone support from Morris Vermaport as they are the UK agents for the control manufacture.

    In an attempt to pin point the route cause we have exchanged circuit boards between the lifts on site although on all occasions the fault remains with the same unit. This has indicated that the fault is not from the control circuit is so much as a failed printed circuit board.

    It was suggested that the lift has microswitch overload sensors fitted and these can isolate the landing calls if the lift is fully loaded. This was checked and again cleared as not the cause of the fault.

    We have employed Morris Vermaport directly to site themselves at which point they changed a variety of circuit boards in a hope of identifying the cause and clearing the fault but again this proved to be fruitless and in the main a repeat of the actions we had already taken.

    Morris Vermaport have now e-mailed technical support in the control manufacture. This outlines the fault and the codes the control system is displaying so there technical department have a full understanding of the issue we are facing.

    Currently we are waiting on an answers from them to resolve this issue. Please be assured that we are calling daily to progress this as soon as possible.

    20th April 2012 The manufacturer are due on-site Monday morning to investigate the on-going lift issue in Core 1.

    20th April 2012 We are aware that the door to core one is broken. A contractor will be on site this afternoon to take a look at this.

    19th April 2012 The issue with the lift is on-going. The manufacturers are going to attend the site as soon as possible. Please await a further update with a date for the visit.

    17th April 2012 The main pedestrian gates have now been repaired.

    16th April 2012 We are aware that the front pedestrian gate does not appear to be working correctly. An engineer has been called and will be on site shortly.

    13th April 2012 The lift will be out of action for the weekend as the main circuit board has been sent away as there is a major fault with this. We hope it will be back and running by early next week. Many Thanks for your patience.

    12th April 2012 An engineer will be on site today to take a further look at the ongoing issue with the Core 1 Lift. Thank you for your patience in getting the matter resolved.

    11th April 2012 The roller shutter gate has now been fixed. Again it appears there is a resident at Park West who does not have a access fob and is compromising the security of the whole building by leaving the shutter open. If you see anyone doing this please call the office immediately.

    11th April 2012 The lift in Core 1 is still experiencing technical faults even after many visits. The engineers are working hard to get this sorted as soon as possible. Please await for further updates.

     10th April 2012 We are aware that the main gates at Park West are open. A contractor has been called and will be on site tomorrow.

    5th April 2012 Lift engineers have apologized for the delay in getting the lift repaired. After several conversations with the engineer he has advised that the unit has a fault where it cannot take landing calls. The engineer has taken the whole set apart and still the fault remains. He has changed some of the control parts which were ordered. The engineer has advised that he will be back on site today to continue with repairs. The engineer will be contacting us today with schedule of repairs and updates.

    Walton and Allen would like to apologies about the delay and any inconvenience that this may be causing. We thank you for your patience and hope to have the issue resolved as soon as possible.

    4th April 2012 Works on the entrance doors where carried out on the 30th March 2012. This was due to the locking mechanisms being vandalised. The doors have been repaired and the building is secure.

    4th April 2012 The lift in core one is still out of service we are currently waiting on parts to be delivered to the engineers.

    3rd April 2012 It has been reported into us that the lift in core 1 is out of service. An engineer has been out to investigate and they are currently waiting on parts to be delivered.     30th March 2012 It has been reported that damage has been caused to all the entrances. Switches and locking mechanisms have been vandalised and currently the doors are not working correctly. A contractor has been called and will be on-site this morning to secure the building once again

    28th March 2012 We are aware that the lift in Core 1 is out of service. An engineer has been called and will be on-site in due course. We apologise for any inconvenience which may be caused and thank you for your patience and co-operation.

    27th March 2012 Contractors have been out to the broken exit gates on Ilkeston Road side. They have confirmed that the gates have been breaking down due to a resident trying to gain entry by flicking switches in the junction box in order to gain entry into the building. This resident obviously does not have a key fob. If you do not have a key fob to enter the building or know of someone that does not have an access fob and you are a resident please contact the office 0115 924 3304. If you see any resident trying to gain access without a fob or tampering with the gate and entry system, please report them immediately to head office 0115 924 3304. When the gate is continually broken it leaves the building in a breach of security as the gates are open for extended periods of time. Please always stay vigilant and think of other residents, it’s down to one residents negligence that has caused cars to be damaged.

    6th March 2012 Some apartments are still without gas but majority of the apartments where turned back on yesterday. For the apartments without gas, engineers are on-site today further investigating the issue.

    6th March 2012 The water supply issues have been rectified and supply to the building is back on.

    5th March 2012 We are aware that there is an issue with the water supply to the building. Seven Trent have reported to be dealing with the situation and engineers will be on site in due course to investigate the issue. A Walton and Allen maintenance engineer has been on-site and also investigated; however this is problem will have to be dealt with by Seven Trent.

    5th March 2012 The roller shutter gate was reported to not be working, A Walton and Allen maintenance engineer has been on – site and rectified the issue.

    5th March 2012 Over the weekend a gas leak was reported in the Cigar factory half of the complex. British Gas attended site and shut off the main feed to the building.

It is important to us that the building is kept clean, tidy and presentable.

    22nd December 2011 We are aware of an issue regarding the front entrance door to the Cigar factory. A contractor has been on-site and we are looking into cost effective ways of repairing the door.

    13th December 2011 The Roller shutter gate has been ordered, the contractor is awaiting delivery. As soon as the part arrives we will receive a date for the repairs to start in due course.

    12th December 2011 The Roller shutter gate is completely out of action. Due to the gate being driven into on more than one occasion, the shutter gates runner and system no longer work and a full unit will need to be looked into and replaced. The gate will be out of action till further notice, we apologise for any inconvenience that this may cause and thank you for your patience and co-operation. Please take care when using the other gate entrance and exit.

    9th December 2011 We are aware that the roller shutter gate which leads on to Ilkeston road has been driven in to, damaged and knocked off its runners. A contracted engineer has been called and will be on-site in due course. We apologise for the inconvenience and thank you for your patience and co-operation.

    8th December 2011 A Walton and Allen maintenance engineer is on-site today carrying out minor repairs and touch up painting throughout the whole building to noticeable cosmetic damage. The Walton and Allen maintenance engineer is also on-site carrying out vital repairs to emergency fire doors.

    6th December 2011Contracted engineers are on-site carrying out maintenance checks to the fire system throughout the building.

    6th December 2011 Leaks have been investigated and located in the car park area. Walton and Allen maintenance engineers have been on-site and repaired a majority of the leaks and a contracted plumber has been called who will be on-site in due course to repair leaks and pipe work which require further investigation. Once all leaks have been resolved and the car park area has dried, we endeavour to re-paint the parking spaces so they can be seen more clearly.

    29th November 2011 A Walton and Allen maintenance engineer is on-site today carrying out a monthly emergency light test, there will be no disruptions to individual apartments, but all communal areas will be without lighting for a short period of time. Leaks are also being investigated and leak damage is being repaired.

    1st November 2011 The lift is still down in the building. A contracted engineer was on-site yesterday and found that the doors have been knocked off there tracks but this time it has damaged the skate on the doors. This is the part that connects the lift doors and landing doors. The contractor will be sourcing the part today, and once found will get the part ordered. We apologise for any inconvenience caused and thank you for your patience and cooperation.

    20th October 2011 A Walton and Allen maintenance engineer was on site on the 19th October 2011 to carry out an emergency light test. An engineer was onsite to repair the lift which is now fully operational.

    18th October 2011 The entrance doors leading from the street to the Cigar factory building 1 and 2 are being repaired. They have been already been sanded and primed; A Walton and Allen engineer will be back on site as soon as possible to finish the painting and to put Kick plates on the doors. We will keep you update of any progress regarding this.

    18th October 2011 A Walton and Allen Engineer will be on site on the 19th October 2011 to carry out emergency light testing throughout the whole building. There should be no electrical disturbances to the apartments but all communal areas will be without lighting for a short period of time.

    26th September 2011 Our contractor has been out today doing work in the communal areas. And will be going back in the next few days.

    19th September 2011 The lift in core 2 has been reported as stuck on floor 3. An engineer has been called and will be out this afternoon.

    17th September 2011 We have had a report that the upper level car park exit door is broken. We will make the contract aware of this and see when they are next available to take a look at this.

    15th September 2011 There is a light in the communal area which is exposed in core 2 on level 3. Our contractor will be out to take a look at this in the next few days.

    10th August 2011 In the light of last night’s events please ensure all doors and gates are closed behind you after entering or exiting the property. An inspection has been carried out this morning to ensure all entrances and exits are in full working order. While carrying out this inspection a tenant was caught over riding the roller shutter. If you see anyone doing this please make them aware that this is the cause of the break ins.

    5th August 2011 All of the car park gates are now up and running. We have recently been having a high volume of reports about doors being left open from the car park area to the apartment block. These were all closed off yesterday. Today an inspection has been done and these are again all wide open. We cannot offer good security if residents do not close the gates behind them.  For the sake of all residents please ensure the gates are closed after use so that security of the block is not compromised.

    4th August 2011 We are aware of the recent break ins and have been liaising with the local police on this matter. They are fully aware of the situation and will be stepping up their patrols in the area. The gates will be fixed in the coming days. However please note if tenants continue to misuse the gates unfortunately we cannot guarantee they will be repaired as a priority in the future.

    23rd June 2011 The gate at Park West has been reported as constantly open. Someone is on site re setting it. If this does not resolve the problem an engineer will be on site this afternoon.

    20th June 2011 We have been made aware of the rubbish situation at Park West. We are going to get this cleared asap. But in the meantime if you are moving out could you please ensure you dispose of your own flat waste/furniture in the appropriate way. Or if you see large items being dumped please call the office.

    19th May 2011 We are aware that the garage door gates have been damaged. We will be getting an engineer to go out to take a look at what can be done.

    2nd May 2011 The water pumps went down at the weekend and a temporary fix was put on the pumps. A contractor will be on site at around 10am to rectify the fault with the pumps.

    13th April 2011 The lift last night in core 3 was reported faulty. This has been shut down and the engineer will be out this morning to carry out maintenance on the lift.

    29th March 2011 We have conducted a site inspection on garage entrances. The contractor has confirmed the garage doors are fully operational. There are a number of tenants on site who are using the manual override button and leaving the gates open. This is unacceptable and is the main cause for recent breaks ins and damage. If you do not have or have lost a fob please call you’re letting agents or us to arrange payment and delivery. The cost is £50 plus VAT. If you see someone using the manual override please inform us immediately.

    23rd March 2011 Had reports of the gates in the car park area being broken today. We have found that the gates are being put on manual over ride. If tenants could ensure gates are closed at all times after being used.

    22nd March 2011 A contractor will be on site tomorrow to take a look at the lifts.

    21st March 2011 The car park gates have now been repaired and tested.

    21st March 2011 Security will be onsite tonight patrolling the building. And contractors are due on site this afternoon to carry out repairs on the shutter in the car park area. We are also liaising with the police on the recent break ins over the weekend. If you leave the property or car park via any exit please ensure the door is closed firmly behind you.

    17th March 2011- Contractors will be on site attending to general maintenance issues. Also the bulb in the lift in core 3 will also be looked at and replaced.

    15th March 2011 15:40pm: The fire alarm had been reported activated. We visited the site and silenced the alarm. Problem was due to damp sensors in the car park. Going forward we are looking into a long term solution to prevent this.
