Lower Block Lift Repair

Following our comment on 05.02.16, the Management Companies Directors have approved the required major repair of the drive unit, therefore we have instructed Kone to go ahead with replacing and upgrading the lift drive unit. The ETA for this part is approx. 5 days so depending on delivery, realistically we are looking at next week for the repair to be carried out as an lift technician is required for this repair, rather than an engineer.

Lower Block Lift Repair

Unfortunately the main drive unit has failed in this lift. The drive unit is basically the motor that drives the whole lift. Without this replacement, the lift cannot run. Unfortunately the current sealed drive unit is obsolete therefore the only option is to fit the new upgraded modification drive unit. Due to the extensive cost of this repair, we have had to send the quote to the Directors of Lexington Place Management Company Ltd (who are our clients) for their approval.

Lower Lift – Out of Order

Following our comment below, Kone Lifts have sent us the repair quote for the lift. Due to the cost of the quote, we will have to send this to the Directors of Lexington Place Management Company Ltd (our Clients) for approval. Before we do this, we are currently in conversations with Kone to confirm details (such as the warranty etc.)  before all of the information is sent to the Directors.

16th April 2014 The following letter has been put on each notice board and hand delivered to all residents today:

Lexington Place Management Letter – Please do not ignore

    Housekeeping

Please can all residents use the bins for disposing of waste items, this means placing the waste in the bins and not just dumping the waste items in the bin area as refuse collectors often refuse to dispose of any waste that is not in the actual bins. Large items like cardboard boxes need to be broken down. We recommend that electrical items are not thrown away in the bins but taken away to a waste site.

The cleaners believe that due to the type of rubbish, items not being flattened down and items being left in the bin area rather than the actual bins, that it is attracting vagrants to attack the bin store. We may consider putting a combination lock on the bin area but at this moment in time we are wary of doing this due to a minority of residents who do not dispose of their rubbish responsible and correctly and we are concerned that rubbish will be left in front of the bin area if the code is lost etc.

If over the next month or so we see an improvement of rubbish being disposed of and can trust all residents to throw it within the bins, we will look at a combination lock on the bin store.

By carrying out these actions you are adding to the problem. Please take pride in the place you live and place rubbish correctly in the bins.

    Security

We have a tailgating problem at the building. Please be vigilant of who you allow access to the building. Do not allow people to tailgate you as if a visitor is legit they will know the contact number for the resident they are visiting or their flat number in order to contact them and gain access via the intercom.

Please make sure that the door is closed when entering and leaving the building as we have found evidence of the doors being tampered with so that they remain open. Please stop this type of behaviour as it is severely reducing security to the building.

We are currently carrying out a full review of security of the building which includes CCTV being installed throughout the building within the next few months. This will help deter potential crime but the building also needs an improvement in the security awareness of the residents. If you do see any suspicious characters please report these to the local police number of 101 unless it is an emergency then call 999.

Residents must stop using the fire exit in the car park as a way of entering and exiting the building. This is only to be used in the event of a fire.

    Parking

A minority of residents are abusing the car parking at the building. Please make sure you park in your allocated space. To find out if you have an allocated space, please check your tenancy/lease agreement or check with your letting agent and if you do have a parking space your number should correlate with your flat number. We do not want to bring in more restrictive parking measures but ourselves and the Directors are under increasing pressure due to some resident’s lack of respect for people’s parking spaces.

If you have an individual problem with someone parking incorrectly please inform Walton & Allen on 0115 9243304.

    Noise & Antisocial Behaviour

We have recently had an increase in noise complaints. We always recommend that Residents call 101 at the time of the incident and email the details over to Walton & Allen so that they can investigate. In some of our other buildings that we manage in Nottingham these incidents have even lead to the police being involved due to being able to trace the whereabouts of the noise after the event.

May we please ask that you respect your neighbours and keep the noise down during unsociable hours.

    23rd May 2013 Lift in Upper Block/Block A

Following our comment below, this was a false alarm and all is well. When the resident reported that the lift was down, it was because the engineers were on-site changing the lighting in the lift so they had to temporary turn the equipment off while they carried out this out. We can confirm that the lift is in full working order.

    22nd May 2013 Lift in Upper Block/Block A

Following our below comment, although the lift was up and running, a resident has reported that the lift is unfortunately down again so the lift repairs have not lasted. We will update you with further updates once we have spoken to the lift engineers.

    22nd May 2013 Lift in Upper Block/Block A

We are happy to announce that the lift engineers have confirmed that they have completed the final works, the lift is back in working order and has been running for the last couple of hours.

20th May 2013 Out of Order Lift in Upper Block/Block A

Following our below comments you will know that over the last few weeks, the lift engineers – Kone, have experienced a number of problems in obtaining both correct and complete parts in order to finish the lift repair. This has been extremely frustrating to all and Kone are aware that their service has been incredibly unsatisfactory.

Following a number of negotiations with Kone, they have committed to re-attending with the correctly programmed drive unit today and tomorrow.

Understandably this has and continues to be a very difficult situation for residents to endure and I assure you that we continue to work hard through these problems in order to bring the lift back into working order for residents. We thank you for your continued support in helping us do this.

13th May 2013 Out of Order Lift in Upper Block/Block A – Following the site attendance throughout last week, the lift engineers have advised that the drive unit is incorrectly programmed.  This means that the final stage of the work to the lift cannot be completed until this week when they resolve the issue.  Walton & Allen may find the instruction in need of review should the matter not be resolved within this week.

10th May 2013 A member of Walton and Allen maintenance team is due on-site today to carry out a fire panel test.

8th May 2013 Out of Order Lift in Upper Block/Block A – A lift engineer had been on site today and the work will be continued tomorrow. The lift is expected to be back in working order by tomorrow (9th May)

3rd May 2013 Out of Order Lift in Upper Block/Block A – The lift contractor was on-site Wednesday and Thursday of this week. They have carried out part of the works required in order to fit the upgraded element however due to an incomplete parts package delivered by the supplier, the upgrade could not be fully completed. Once the electrification board and lift brake connection arrives with the contractor early next week, they will attend site immediately to fit these remaining parts.

26th April 2013 – upper block/block A Lift – following our comment below, we have received approval from the directors to go ahead with the works required to fix the lift. we have today instructed our lift company to go ahead with these works. They have ordered the required upgrade parts today and confirmed the delivery lead time of approx 2-3 days. The lift should be fixed by the end of next week subject to delivery of parts. we would like to thank you for your patience and cooperation on this matter.

22nd April 2013 Out of Order Lift in Upper Block/Block A – Following our below comment, unfortunately the lift company have been forced to withdraw the original quote that we sent out to directors for approval. This is because they wrongly identified the equipment which their original quote was based on and following a site visit by their engineer have found that the equipment in place is a much earlier version of the unit than first thought, therefore requiring different parts to be ordered and fitted. They have provided us with a new revised quote which has been sent out to all of the directors asking for their approval.

8th April 2013 Out of Order Lift in Upper Block/Block A – We received the quote from our lift company late today. The main driver unit has failed and requires replacement. The drive is a major component and the current unit is becoming obsolete. Due to the cost, we have had to email all of the directors, attaching the quote, and asking them for their approval.

8th April 2013 Sterilizing Services are due on-site today to carry out the routine checks on the water tank and water booster pumps.
