The weekly fire panel test is completed on a Wednesday.

SWES are on site and will be replacing all the lights for LED’s. Once completed a electrical condition report will be carried out.
An order has been placed with SWES for the communal lights to be upgraded to LED. SWES are due to be on site w/c 21st August 2017 to start the works.
Walton&Allen’s Property & Estate Director and Block Management Administrator has attended site and met with a potential candidate for the administrator role. A site inspection was completed on this visit.
Pomona Gardens will be on site on the 8th August to complete a ‘one off’ tidy up to the gardens.

LG have attended site today to ensure that the doors on the lift are set to the correct timings. There was no charge for this call-out as it was covered under the maintenance contract.
Following our comment on may 30th RF Digital have attended site today and rectified the fault that was affecting individuals Sky Signal.
Please note that Westbury Court have hired the use of the residents lounge at Healey Court in order to hold their AGM at 2:30pm on the 8th June. During this time the lounge will not be available to residents.

We are aware that there is a fault on the communal aerial that is affecting a small number of apartments. The on-site administrator has contacted RF Digital who are the contractors that installed the suspected faulty part in 2015, for their quote. Their costs have been forwarded to the Board of Directors for approval.
Please note that Lorraine the on site administrator is on annual leave today and will return after the Bank holiday on Tuesday 30th May.
The 2017-2018 service charge demands were posted to all Leaseholders today.
Applied Broadcasting will be attending site next Tuesday to enhance the communal aerial system for SkyQ.
A member of the Walton&Allen Maintenance Team are on site today to remove and replace the sink in the laundry room.
LG have attended site and completed their routine service visit to the lift.
Following our comment on the 9th May a new water heater has been fitted in this guest suite and has been available to guests.
Following our comment on the 9th May, Pest Busters have attended site today to fit the pheromone traps in the communal areas. They will re-visit on the 15th June.
Following our comment on the 5th May Walton&Allen’s Property & Estate Director and Block Management Administrator has attended site today and presented the next budget to the Leaseholders and completed a walk around inspection of the communal areas.
The site administrator has contacted Age UK who have previously re-laid the slabs in the car park, they are going to re-attend FOC to re-bed any slabs that have movement.
Pest Busters who complete the routine pest control maintenance visits have been instructed to attend site to fit Common Clothes Moths pheromone traps around the communal areas of the building. They will attend every month for 6 months to monitor. In order to help reduce the numbers of any Common Clothes Moths in the communal areas the Board of Directors have also approved for the on-site administrator to hoover any moths found daily.
Following our comment on the 5th May, Age UK’s recommended plumber has attended site this morning and will provide their quote shortly. The on-site Administrator will also be obtaining a 2nd quote for approval from the Board of Directors.
The on-site Administrator has completed the monthly emergency light test and has contacted two electricians in order to obtain their quotes for any failed lights.
Following our comment on the 5th May, JLA have attended site and their engineer has confirmed that the issue is with the socket and not the washing machine. The on-site Administrator has contacted South Warwickshire Electrics who will hopefully be able to attend tomorrow afternoon.
Walton&Allen’s Maintenance Director has attended site and met with the Directors of the RTM and completed a walk around and discussed potential lighting schemes.
Unfortunately Guest Suite 2 is currently out of use until a repair to the water heater is completed. We are currently awaiting a quote for the works.
We are aware that washing machine 2 is not currently working. This machine is rented from JLA who have been contacted. They have advised that they will be able to attend on Monday 8th May.
An invite has been sent to all Leaseholder today inviting them to the next estimated service charge budget presentation.
The barrel for the front door has now been removed to further improve security to the building. Access is now via an entry fob.
Western Power have a substation on site near the bin store, they are currently on site sound proofing this substation. They will hopefully be finished by Thursday 4th May and are only working between the hours of 9:00am and 5:00pm.

Following our comment on the 30th March, Signs Express are on site to fit the instructed signs.
Following our comment on 21st April Age UK have completed the works today and will not need to re-attend.
Age UK have been instructed to attend site and fit cream colored key safes next to each apartment door at an agreed height and location. Any existing key safes will be removed. Age UK are due to attend site on Monday 24th April and Tuesday 25th April. They anticipate to change around 20 keys safe in a day. If they are unable to complete the works over these two days they will re-attend W/c 01.05.17.
Signs Express have been instructed to replace various signs on site, including ‘SLOW – pedestrians’ by the private parking sign and an updated sign by the intercom including managing agent details.
Walton&Allen’s Property and Estate Director and Administrative Assistant have met with the Directors on site today. The monthly meeting was held and a walk around of the building was carried out.
Walton&Allen’s Property Manager has attended site and carried out a walk around inspection of the communal areas.
We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.
The concierge is on annual leave today and will return to work on 28th December 2016.
Walton&Allen’s Credit Controller has been reviewing arrears within the takeover of the building & sending letters to the relevant Leaseholders.
Walton&Allen’s Property Manager and Director have attended site today and met with the Directors of the Building and the residents of the building to discuss the preparation prior to the handover of management December.
