Meter Readings

Refuse Collection

Bins are emptied on Thursdays (alternative collection of the Blue Recycling bin one week and the Green Household Waste bin the next week etc.)

Our Gardening Company visits site x20 times in the year.

Other information

  • Cleaning: Our Cleaning Company attends site fortnightly to clean the communal areas, bin stores & car park.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

Landlord Supply Upgrade

One of the Landlord Supply’s on site is due to be upgraded to a smart meter on the 8th September 2017. Please be aware that whilst this is upgraded the power to the communal areas will need to be turned off for approx. 40 mins.

Meter Cupboard

A member of the Walton&Allen Maintenance Team attended site today and made repairs to the lock on the meter cupboard.

Gutter Clearance

Two Members of the Walton&Allen Maintenance Team have attended site and cleared the gutters around the building.

Parking

The following notices have been delivered to all residents.

‘The parking bays at Gardiners Court are for the sole use of the Apartment the space is allocated to. Please park in the space provided with your apartment.

If you have more than one vehicle, you will need to find alternative parking off-site for the secondary vehicle.

Please do not block other residents in their car park spaces.’

Electricity contract

Walton&Allen have carried out a tender for the renewal of the communal electricity contract and renewed on significantly lower prices.

Fire Contractors Maintenance Visit

Our fire contractors PLP are due today to carry out a maintenance visit to the smoke vents, smoke detectors, and the emergency lighting.

Directors meeting

A directors meeting will be taking place on 1st October 2015 to discuss improvements for the building and look at budget for the next Service Charge.

Communal Doors

Following our comment below on the 8th September 2015, our contractor has attended site and fitted the new doors to Block 1-4 and 6-9.

Caretaker visit

A Walton&Allen operative has attended site today and decontaminated the general waste and recycling bins to allow them to be emptied. He also carried out a litter pick of the communal areas.

    18th December 2014 – A Walton & Allen maintenance operative has attended site today and carried out a litter pick and removed the over flowing waste caused by Residents.

    18th December 2014 – Refuse Collection

    We have spoken with Mansfield District Council this morning and they explained that the bins was not collected last week as Residents put the wrong bins out for collection. Last Thursday 11th December 2014 it was the blue bin collection, today is the Green bin collection. Please note due to the Christmas period, next week they will collect the Blue bin on Wednesday 24th December 2014.

    11th December 2014- Refuse collection

    Following our comment below Mansfield District Council have been back in contact and informed us that unfortunately this site was missed and they are currently arranging for the refuse team to return and empty the bins as soon as possible.

    A resident has made us aware that the bins have not been emptied today. We have contact Mansfield District Council and are awaiting for the reports from the refuse collectors explaining why.

    4th November 2014 A member of W&A Maintenance team has attended site today to check a possible guttering problem between apartments 3 & 4.

    10th October 2014 A member of W&A maintenance team is due on-site today to re-fit the lose slabs to the car park wall.

    6th October 2014 A member of W&A maintenance team has attended site today and completed an emergency light test and light sweep of the communal areas.

    3rd October 2014 A member of W&A Maintenance team has been on-site today and fixed the Light switch in Block 4 and a leak from an external waste pipe.

     

    29th September 2014 – Waste Collection/Disposing of waste correctly

    We have written to ALL residents today reminding them that it is theirresponsibility to put their OWN bin out for the refuse collectors on THURSDAYS, which is the collection day for this building.

    This means that Residents must physically move their bin on Thursdays so that it is in front of the gates for refuse collectors to empty. Any bins that are not moved will NOT be emptied.

    The blue recycling bin and green household waste bins are collected on an alternate weekly basis.

    We also reminded residents on this letter the importance of disposing of items in the correct bin and asked that they do not abuse the recycling facility. If an item is placed in the wrong bin, the Council will refuse to empty that bin until the incorrect item is removed.

    Included in this letter was a list of what items you can and can’t put in each bin. If residents are still unsure on any items, we urge them to contact Mansfield’s District Council Customer Contact Centre on 01623 463 463.

    Recently, the Council refused to empty some of the Blue recycling bins due to them being contaminated with incorrect items. Walton & Allen had to pay for these bins to be de-contaminated in order for the Council to collect them again.

    Unfortunately if this situation happens again, we will be left with no other option than to start fining people as Walton & Allen have to pay 3rd parties to remove these items.

     

     

    22nd September 2014 A member of W&A Maintenance team is due on-site today to carry out an emergency light test & light sweep of the communal areas.

    17th September 2014 A member of W&A Maintenance team is due on-site today to repair the door panel at the bottom of the Block 3 Door.

    12th September 2014 A member of W&A Maintenance team is due on-site today to:

    • Re-secure loose paving stones
    • Unblock the drains
    • Carry out some weeding
    • Measure up the required replacement drain cover

     

    23rd August 2014 – Cleaning/Grounds

    Our contracted Cleaners have attended site today and reported the following problems caused by Residents:

    ·         Cigarette Ends – There is a large problem with cigarette ends all over the site. May we remind residents to dispose of their cigarette ends correctly and ask that they do not litter the development.

    ·         Litter/Personal Items – There is a problem with residents dumping rubbish in the communal areas and storing personal items under the stairs. May we remind residents to dispose of their rubbish correctly and to not store personal items in the communal area. These items must be stored within your flat otherwise they are causing a potential fire hazard. There is an automatic removal system at this site so W&A can remove any items in the communal areas at any time. These items will not be stored and will be disposed of.

    ·         Recycling – May we remind residents to not abuse the recycling system and to ensure that only recyclable items are put in these bins. If you are unsure, please contact the council direct.

     

    20th August 2014 A member of W&A Maintenance team is due on-site today to look at a damaged manhole cover.

    7th August 2014 A member of W&A maintenance team is due on-site this morning to carry out an emergency light test & light sweep of the communal areas.

    22nd July 2014 A member of W&A maintenance team is due on-site this afternoon to investigate a stack pipe blockage in block 1 – 4.

    21st July 2014 W&A Block Manager & Block Management Administrator have met one of the Directors of the RTM to discuss the building.

    27th June 2014 – Cleaning

    Our cleaners have updated us on their visits and getting the development up to their standard of contract cleaning:

    Block 1 – Has been completely cleaned and is up to Brass Cleaning Standard.

    Block 2 – Is nearly up to Brass Cleaning Standard but there is currently a problem with residents dropping litter and storing personal items under the stairs.

    Block 3 – Is in a good condition and the final work to complete to Brass Standards will be completed on either 7th or 8th July.

    Our cleaners have reported the following problems caused by Residents:

    17th June 2014 Our cleaning contractors have cleared the entire site of all rubbish and abandoned items, instructed by W&A.

    11th June 2014 W&A’s Block Manager is on-site this afternoon carrying out a walk around inspection and programing a new stock of fobs.

    14th May 2014 W&A operative on-site to survey potential works required at the block such as touch up painting, improvement options to letter boxes, replacement barb wire to rear of block, replacement front communal doors and light switch replacements.

    14th May 2014 The Pedestrian gate closure has been repaired and was left secure.

    29th April 2014 W&A Block Manager is on-site this morning replacing all signage around the building. The following letter is also being hand delivered to all Residents:

    We are pleased to announce that as of Friday 25th April 2014 Walton & Allen has taken over Management of Gardiners Court. As of this date we are responsible for maintaining and repairing the common parts of the building and all related enquiries should be directed to ourselves.

    Refuse Collection

    While we review all services at the building, we require Residents to put their own bin out on Thursdays while we find a resolution with the Council. We would appreciate Residents cooperation with this.

    Security

    To improve security, can all Residents please ensure that they shut all external access doors when entering and exiting the building. This includes the external access through the side gate. Please do not let anyone tailgate you into the building.If you do or you see anyone suspicious in the building, please call the police immediately on 101.

    Communal Areas

    We hold a zero tolerance policy to items being left or stored in the communal areas. All personal items should be stored within the flat and should not be stored in communal areas where they would pose as a potential fire or trip hazard.

    Please dispose of your rubbish/waste correctly and do not dump it in communal areas.

    25th April 2014 We are pleased to confirm that as of today’s date, we are now the managing agents for this block, replacing Blue Property Management UK LTD.  As of this date we are responsible for maintaining/repairing the common parts of the building and all related enquiries should be directed to ourselves.

    We wrote to Leaseholders yesterday providing them with the relevant information they need, contact details, standing order details etc. and we will be hand delivering letters to all Residents on Tuesday 29th April 2014.

    27th January 2014The right to manage

    Walton and Allen have now acquired the right to manage.

    Handover of the building management function is set for 25th April 2014.

     

    20th December 2013 – The right to manage

    The claim on the freeholder has been submitted today.

    It has until the 25th January 2014 to respond.

    Should the claim be successful, then we will take over management of the site on the 25th April 2014.
