Meter Readings

Refuse Collection

Refuse collection- Bins are emptied on Mondays (except Bank Holidays) & Thursdays.

Large Item Collection

If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 915 5555 to arrange a FREE collection.

Other information

 

  • Cleaning: Our Cleaners are on-site twice a week, Mondays & Fridays.
  • Fire Alarm Testing: A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.
  • Anti-social behaviour: If notice any anti-social behaviour please report to Nottingham City Council 0115 915 2020.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

Communal Cleaning

Following our comments previously we can confirm that Jordan’s Cleaning Services have now been instructed to clean the communal areas of the apartment blocks. Their first clean will be on Tuesday 19th September 2017 and every Tuesday going forward on a weekly basis.

No Water

Further to our comment below regarding the building having no running water, this has now been resolved and everywhere should be working ok again.

We are aware that there is an issue with no running water in the building, We have no information to say that it is a Seven Trent issue at this time, we have a contractor on the way to check the pumps he will be arriving on site within the next half an hour and we will provide further updates when this has been investigated.

Caretaker on annual leave

Please be aware that the roaming caretaker is on annual for the w/c 11/09/2017. If you notice anything around your building please report this directly to the office.

Following our comment below on the 8th August, Walton&Allen’s Block Management Administrator has attended site and met with a further potential contractor in order to obtain a quote for the communal cleaning.

A member of the Walton&Allen Maintenance team has attended site today and installed two 18 watt LED’s to replace 26 watt emergency lights.

Sterilizing Services are on site today to complete the repair to the pipe in the rear building. The water will be off from approx. 9:30am for approx. 6 Hours.

Hyperoptic are attending Thursday 4th May 2017 to carry out a survey of the building to see if Fibre Optic Broadband can be installed.

Following our comment below Sterilizing Services have attended site and found that the booster pump had tripped out, they have re-set the pump and water has been restored to the building.

Leak affecting the communal areas

Following our comment below, unfortunately a repair could not be carried out and a 2nd quote will be obtained for a section of the pipe to be replaced. This will unfortunately affect the water supply when completed but we will advise residents of any disruption in advance of the works.

Following our comment on 29th March, Sterilizing Services have confirmed that they will be carrying out the repair on Tuesday 4th April.

Following our comment on 17th March, Sterilizing Services have been instructed to carry out a repair to the pipe that is affecting the communal areas. They have provisionally booked their visit for the W/c 3rd April 2017.  We have been advised that the repair will not affect the water supply.

Security Improvements

Walton&Allen’s Maintenance Director has attended site and carried out a survey to find out what security improvements can be made to a fire escape and the shared bin store for the commercial units.

Following our comment on the 6th March, EMS will be on site this afternoon to complete the repair. We have been advised that little if any disruption should be caused to the commercial unit.

Following the Emergency Light Test and Sweep on February 1st, a Walton&Allen Maintenance Operative has attended site and replaced any failed Emergency Lights.

Bin Store Doors

A member of the Walton&Allen Maintenance team has been on site today carrying out works to the bin store doors. Walton&Allen’s Maintenance and Contracts Director has also attended site to check the works which have been carried out.

Following our comment on January 25th, unfortunately the initial repair has not held and a Walton&Allen Maintenance Operative is on site carrying out a further repair. Once we are confident the leak has been repaired the wall will be made good when dry.

Missing Bins

We are aware that there is a number of residents bins missing from the secure bin area. Walton&Allen are currently looking into this issue and requested for the missing bins to be replaced by Nottingham City Council.

Bin Store Gate Lock

Our security contractor is attending site today and replacing the failed lock on the gate to the bin store.

Please note that the code has not changed for this lock. Resident’s have to turn the thumb turn fully.

A member of the Walton&Allen Maintenance team has attended site today and carried out an emergency light test and sweep.

Damp affecting the communal areas

Following our comment on January 20th a member of the Walton&Allen Maintenance Team has attended site and carried out a repair to the pipe work where an inspection hatch has been cut. The area will remain open to ensure that the repair has held and the area can dry out fully before any remedial can be completed.

An operative will re-attend w/c 30th January 2017 to inspect the repair and carry out remedial works if possible.

 

Damp affecting the communal areas

A member from the Walton&Allen Maintenance Team have attended site and carried out investigation works to the possible damp issue in the communal areas by the bottom of the stairs in the rear block.

One of Walton&Allen’s Caretakers have attended site and cleared away any excess waste dumped outside of the bin store.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Cleaning

Following our below comments, after carrying out a cleaning tender to ensure the building is getting the best value for money, unfortunately the current cleaners have been provided notice due to a rise in their prices. The new cleaning company, City & Country, have been instructed and we are just awaiting a commencement date due to change of keys etc. The current cleaning companies last day on-site will be Friday 15th July 2016 and we have thanked them for the services they have provided.

Following a recent report of water dripping from a light within the communal area, a member of the Walton&Allen Maintenance team has attended site today to investigate this and to repair and replace the affected light.

Following the unfortunate vandalism to a light in the basement, a member of the Walton&Allen Maintenance team has attended site today and refitted this light and will return tomorrow to replace the tubes.

Water Pump

Our contracted water pump engineer will be replacing the required water pumps on Monday 18th April 2016 at 8:00am.

Replacing these pumps shouldn’t cause major disruption to the water supply however if it does, it will only be for approx. a maximum of 15 minutes.

Therefore, if you notice slight disruption to your water around 8:00am on Monday 18th April 2016, please do not be concerned.

Roof Repair

Following our comment on 23.02.16, Beat-a-quote will be on-site today to repair the roof. They have advised that minimal disturbance will be caused to the residents, they will have access to the courtyard and they will be on site for 1 day.

Refuse Collections

We are aware that the communal bins have not been emptied today. This has been reported to the Nottingham City Council call center and we have been informed they will re-attend tomorrow morning to empty the bins.

Site Inspection

Walton&Allen’s Property and Estate Manager along with a member of the Block Management Team has attended site today to carry out an inspection. The below notice has also been hand delivered to all residents following stains being left in the communal areas. Our cleaners have re-attended and cleaned the front steps and main entrance lobby.

‘You must carry your rubbish to the bin area, please do not drag your rubbish bags across the floor.

Do not allow residue to leak onto the ground and carpets. If your rubbish bag is leaking, please double bag it.

Temporary cameras will be put in place along with the current stationary ones. Any dumped rubbish not within the bins will be investigated and traced back to the offending apartment.

If we find any evidence that this procedure has not been followed, we will issue fines to tenants and their landlord.’

    13th April 2015 – The freeholders of Enfield Chambers have instructed various works on the building. Their contractor will be carrying out the following:

    • Clearing out the gutter and applying a clear waterproof seal to the brickwork on the corner of the wall near the outlet downpipe.
    • They have removed the reported loose ridge tile to the courtyard elevation and this will be repaired over the next 2 weeks when the roofing contractor is on site and they have a scaffold tower erected.
    • The front entrance steps to Enfield house will be replaced with new Portland stone treads & risers once they are delivered to site in about 4 – 6 weeks time.

    7th April 2015 – Smart Meter

    On 15th April 2015, Opus will be upgrading the current Landlord Supply Meter to a Smart Meter approx. 2:00pm.

    Please note that for approximately 30 minutes during the time stated above, the electricity will be switched off.

    This service is free of charge and will provide us with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as we will only be billed for the energy actually used.

    A notice containing the following information has been hand delivered to ALL Residents today:

    NoiseMay we politely ask that residents keep noise down during unsociable hours especially when walking through the communal areas. Please have consideration for your neighbours.

    Refuse CollectionWe have been informed by Nottingham City Council that the bin collection days are: Monday & Thursday (except bank holidays).

    Please can all residents use the bins for disposing of waste items, this means placing the waste in the bins and not just dumping the waste items in the bin area as refuse collectors often refuse to dispose of waste that is not in the actual bins.

    Disposing of Bulky Items – If you have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents. Nottingham City Council offers a FREE weekly bulk waste collection. For more information on the service you can call 0115 915 5555 or visit the website on www.nottinghamcity.gov.uk.

    Access – Access to the bin area is via code. If any Residents do not have these codes, please contact us on 0115 9243304. Please note – for security reasons, you will have to provide proof of residency before we can release the codes.

    As you are aware, access into the building is via fob entry.

    Cleaning From the 1st November 2014, the cleaning will be carried out twice a week, Monday and Friday for 1.5 hours (times are subject to change).

    Window Cleaning – The windows are cleaned quarterly.

    Out of Hour Emergency Line – In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 and the answer phone message will give you the current emergency call out number.

    22nd July 2014 Approx. 2:30pm Following our comment below, our engineer has resolved the issue and the buildings water service has returned to normal. The problem was caused by the water pumps tripping out.

    8th July 2014 Our security contractor has attended site today. After a thorough investigation it is cheaper and more secure to swap to a fob system. There will be more information within the next week on how these fobs will be distributed and the new system implemented at the block.
