Painting works

Walton&Allen and the Directors signed off the central painting works to the rear of the tower and have advised the scaffolding company to start removing the equipment. Dainty painting have two remaining areas to paint.

Walton&Allen’s  Property & Estate Director and Property Manager attended a meeting with the Directors of the Management Company Limited. Discussed was a Fire safety review following the Grenfell tower fire, future decorating works, finances and a clamp down on resident behavior.

Walton&Allen’s Property Manager has attended site and met with ‘J Dainty Painter and Decorator’  for their first day painting on the North Side Render.

Site Inspection

Walton&Allen’s Property and Estate Director and Property Manager have attended site today and carried out a walk around inspection of the communal areas. They also met with a scaffolder on site to quote for the render painting of the North Tower and met with an electrician on site who carried out the emergency light testing and smoke alarm testing and carried out a repair to some faulty lights.

Allan Christian Electrical Services have attended site today and carried out the monthly emergency light test and replaced any bulbs as required.

Repair Works

HDB Building Services have attended site and carried out the following:

  • Fixed main door frame back to wall
  • Fixed door stop to floor
  • Repaired splintered hand rail
  • Repaired bin store gate
  • Re-fixed stair tread edging strip

Monthly Electrical Maintenance Check

Allan Christian Electrical Services have attended site today and completed the monthly maintenance check. Faulty lamps in the tower and faulty wall lights were replaced and are now working.

WALTON&ALLEN’s Property and Estate Director has attended site today and carried out the monthly walk around inspection of the communal areas and carried out the following:

  • Random emergency light test
  • Taken the landlord supply meter readings
  • Reviewed the bin areas and sorted contaminated bins where necessary

A security contractor will be attending site today to investigate reports of an issue with an intercom individual to an apartment.

Rear Tower Door

Following the comment on 01.03.17, a contractor has attended site to investigate the issue with the rear tower door.

The rear tower door has been reported to a contractor due to an issue with the sealing on the door.

Monthly Electrical Maintenance Check

Allan Christian Electrical Services have attended site today and completed the monthly maintenance check. 1 faulty column light was replaced and is now working. A timer module for part of the communal area was replaced and another timer module for a different part of the communal area was found to be on the same timer device and this has now been separated to work separately.

Electrician Visit

An electrician has attended site today to investigate an issue with the lighting in block 24-41. They have confirmed they will return to site in a couple of days to resolve this issue.

Monthly Site Inspection

WALTON&ALLEN’s Property and Estate Director and Block Management Administrative Assistant have attended site today and carried out the monthly walk around inspection of the communal areas. The landlord supply meter readings were also taken on this visit.

Service Charges

Walton&Allen’s Credit Controller has sent the 1st Reminders to all Leaseholders today.

The cleaning contractors WR Ltd have attended site today to carry out the contracted communal cleaning duties.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Electrical Maintenance Check

Allan Christian Electrical Services have attended site today and carried out a maintenance check. All of the lights and smoke detectors were found to be working normally. Two lamps were replaced, one on the garages wall lights and one in the tower on a wall light.

Residents Reminder

A residents reminder letter in relation to moving items within the communal areas, bin collections and items being stored in the communal areas have been sent to all Leaseholders and residents of the apartments at Duesbury Court.

WALTON&ALLEN’s Property and Estate Director has attended site today and carried out the monthly walk around inspection of the communal areas. The landlord supply meter readings were also taken on this visit.

Loft Works

Harvey Banks will be on site today to carry out loft space repairs which are due to be completed tomorrow. They are currently awaiting another delivery of gutter unions and once these have been received (which has been estimated as early next week) the gutter works will be completed.

Fire Safety

Whilst on site today, Walton&Allen’s Property and Estate Director has met with a contractor from Harvey Banks on site to start work on the internal fire safety improvement works.

Gardeners/Landscapers

The gardeners have attended site today as part of their contracted visits. Walton&Allen’s Property Manager has met with the gardening contractors on site whilst carrying out the monthly walk around inspection and explained to them that an extra cut of the grass was required (due to the mild weather this autumn). Once this has been completed, the cutting back of the plants and the maintaining of the flowerbeds will be carried out over the winter.

WALTON&ALLEN’s Property and Estate Director has attended site today and carried out the monthly walk around inspection of the communal areas. The landlord supply meter readings were also taken on this visit as well as an audit on behalf of the council to see if a new system for the communal waste and recycling areas can be adopted by the council.

Waste Removal

Following reports of the bins not being emptied due to cross contamination, the cleaning contractors have attended site today to empty the bins and remove all of the waste from in the bin sheds.

May we take this opportunity to remind residents to please place the correct waste in the relevant bins so the bins are collected by the refuse collectors. If waste is cross contaminated, the refuse collectors will not empty the bins.

Light Repair

Following a report of a light not working outside the communal entrance to flats 6, 5, 30 and 31, an electrician has attended site today to carry out a repair and return the light to normal working order.

Letters to Leaseholders

The Demands for the 2017 budget, which is due on 01.01.17, has been sent to all Leaseholders today. A copy of the residents regulations and a copy of the minutes from last AGM were also included.

Roof Leak Repairs

Following our comment on 11.10.16, the issue with the leak is now resolved following the recent roof repair.

Walk Around Inspection

WALTON&ALLEN’s Property and Estate Director has attended site today and carried out the monthly walk around inspection of the communal areas. The landlord supply meter readings were also taken on this visit along with the checking of the repair of the roof above no. 15.

Following our comment on 26.09.16, a contractor has attended site today to carry out the repair to the roof of the house which was causing a leak.

Bin Collections

The following information is being delivered to all residents this week:

‘We are writing to politely remind all residents to place the correct waste in the relevant bins as explained in the information enclosed. If the incorrect waste is placed within the recycling bins, the council will refuse to collect them. This could lead to extra costs for the emptying of the bins to be carried out by the Management Company and uncollected bins could also potentially attract vermin.

Please find enclosed some information from South Derbyshire District Council about refuse collections and recycling. Also included within this information is the schedule for the bin collections until the end of October 2016. If you require any further information, please visit the South Derbyshire District Council website.’

North Side Render Painting

The Directors of the Duesbury Court Management Co Ltd have made a decision to put on hold the north side render painting until Spring 2017. This is due to the inability to carry out the painting until September due to nesting House Martins and the unavailability of the specialist cherry picker (Which is only 6.5 tonne) so that the gardens and new paving were not damaged. Due to the unpredictability of bad weather in October and the expensive hire costs of the specialist equipment, if the duration of the work went over the allocated 3 weeks of hire, it was too much of a risk to use the leaseholders money to fund the repair now, therefore the decision was made to wait until spring 2017.

Roof Leak Repairs

Following a report of a leak from the roof into a house, a contractor has attended site today to investigate this. The leak was found to be caused by damage from a falling object and damaged slates. Within an hour The Directors of Duesbury Court Management Co Ltd have instructed full repair and the scaffolding has been ordered and will be erected early next week commencing Monday 03/10/2016. The repair has been estimated to be starting week commencing Monday 03/10/2016.

Light Repair

Following reports that an external light above the door of block 7/32 had stopped working, an electrician has now attended site and repaired the light which is now working.

Walton&Allen’s Property and Estate Director has attended site today and carried out the monthly walk around inspection of the communal areas. The landlord supply meter readings and a spot check of the emergency lighting were also carried out on this visit.

The gardeners have attended site today as part of their contracted visits.

Communal Carpet Cleaning

Following our comment on 27.07.16, the communal carpet cleaning company A&G Chemdry will be attending site today to carry out the cleaning of the communal carpets on the ground floor and the carpet on the stairs.

Gutter Repairs

Following our comment on 09.08.16, the scaffolding will be coming down today.

Gardening

The gardening contractors George Elliott have attended site today and cut back the areas around bin store. The lights on the garage doors will be cleaned next visit.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Communal Aerial System – approx. 9:55am

Following our comment on 28.07.16, we have been informed that an engineer has attended site this morning and carried out the repair to the communal aerial system and it is now back up and running.

Following our earlier comment, The Directors of the Duesbury Court Management Co Ltd have approved the quote from Crystal Electronics to carry out the repair and this has been instructed to proceed. An engineer will be attending site tomorrow morning at 8am thanks to a resident who has kindly agreed to provide access into the apartment which is required to gain access on to the roof in order to carry out the repair.

Communal Aerial System – approx. 10:40am

Following our comment below, the quote has been received and has been sent to the Directors of the Duesbury Court Management Co Ltd for approval.

Communal Aerial System – approx. 9:15am

Following our comment below, Crystal Electronics have replied to our email chasing them for an update. They have advised us that the engineer has faulty a faulty PSU & ODU unit which needs to be replaced. The director of the company is currently finalising our quote which will be sent to us shortly. We have expressed the urgency of receiving this quote as soon as possible.

Communal Aerial System – approx. 5:05pm

Following our comment earlier today, we have not yet received an update from Crystal Electronics. Walton&Allen’s Trainee Property Manager has tried calling the engineer, however there was no answer so a voicemail has been left for them to call us with an update. An email has also been sent to Crystal Electronics requesting they respond with an update as soon as possible. We will update this page as soon as we receive an update.

Communal Carpet Cleaning

Following our comment on 26.07.16, the communal carpet cleaning company will be attending site on 18.08.2016 to clean the communal carpets on the ground floor and the carpet on the stairs.

 

Communal Aerial System – approx. 9:40am

Following our comments below, Crystal Electronics attended site at 8:00am today as planned. Unfortunately in order to access the roof as required, the engineers need access through certain apartments. Walton&Allen’s Trainee Property Manager has managed to arrange access into one of these apartments which has been booked in with both the engineer and the resident for today at 12:00pm. We will update this page once we have received further information from the engineer.

The gardeners have attended site today as part of their contracted visits. On this visit a tree was also planted outside House number 4.

Following our comment below, Crystal Electronics have confirmed that an engineer will be attending site tomorrow, Wednesday 27.07.16, at 8:00am as their first call of the day to investigate the issue.

Walton&Allen’s Property and Estate Director has attended site this morning and met two tenders about repainting the north elevation of Duesbury Court. Please note there are potential House martins nesting in these areas so will not be able to start this work until these have left in September time.

Guttering Clearing

Walton&Allen’s Block Management Administrator has attended site this morning and met with contractors Roger Needle who are carrying out the clearing of the gutters today, which is due to be completed tomorrow.

Replacement of Domestic Pathways

C Tankard will be on site today to carry out the replacement of the domestic pathways.  The work is expected to take a maximum of 10 days to complete and will be carried out between the hours of 8am until 5pm. No machinery will be used outside of these times. There should be minimal disruption during the works and temporary boarding will be placed down over any paths which are out of temporary use while the paving is being replaced.

Walton&Allen’s Property and Estate Director has attended site this morning and met with our security contractor on site who is replacing the communal intercom systems.

Maintenance Contractor

Walton&Allen’s Property and Estate Director has attended site this morning and met with a maintenance contractor on site to  quote for improving the tower block doors, repairing the gutter mastic around the building and for the repair in the roof void.

Paving Contractor

Walton&Allen’s Property and Estate Director has attended site this morning and met with a paving contractor who is starting tomorrow as agreed by the board of directors.

Communal Outside Taps

On Tuesday 12th April 2016, the outside communal taps will be turned back on. This is on the basis that there are no issues with the pipes. If there are any urgent repairs then these will be carried out first.

Paving Stones

Following our comment below in the 18th October, a member of the Walton&Allen Block Management team has attended site to meet with Craig Tankard. Unfortunately due to the recent bad weather the work was rained off on Monday. In order to make up for lost time the contractors are aiming to relay 49 metres of pavement today. The edge of the paving along the grass areas will be lined with steel mesh and then filled with concrete to create a edge restraint

Advance Service Charge Demands

The advance service charge demands have been sent in the post to leaseholders today. This is for the service charge due 1st January 2015.

Site Visit

Walton&Allen’s Property and Estate Director has attended site today and carried out a walk around inspection.

Paving

Craig Tankard will be on site Monday 16th November 2015 to replace the slabs to the pedestrian path and to relay the paving around the tree by the side pedestrian gate.

Paving stones

The Director of the RTM has met with a contractor and agreed for the paving around a tree to be re-bedded. The work will commence week commencing 2nd November 2015.

For this years period of Service Charges (1st January – 31st December 2015) we have collected 100% of Service Charge monies.

Walton&Allen’s Property Manager has attended site and had a meeting with one of the owners at Duesbury Court.

Communal landscaping

Following our comment below the Landscaper George Elliot will be returning to site the week commencing 29th June 2015 to remove the fallen tree.

George Elliot will be attending site tomorrow to investigate the fallen branch and carry out a walk around of the communal gardens.

Communal bins

A resident at Duesbury Court has kindly reported to us that the bin closest to Sanderling Heath entrance hasn’t been emptied. This bin also has a crack down the side of it and is in need of replacing.

We have contacted the local council to report a missed collection and a request for a replacement bin.

    7th May 2015 – W&A’s property and estates manager has attended site today to carry out a walk around inspection and meet with the director.

    20th April 2015 Pro-active Pest Management Services Ltd have attended site today and replaced the final missing/damaged brown ventilation cover.

    8th April 2015 – W&A’s property and estates manager has attended site today and carried out a walk around inspection. He has also met with the directors and a couple of Residents.

    5th March 2015 Pro-active Pest Management Services Ltd have attended site today and carried out a service inspection and replaced more of missing/damaged brown ventilation covers.

    23rd January 2015 Pro-active Pest Management Services Ltd have attended site today to carry out their service Inspection. They replaced some of the missing/damaged brown ventilation covers and will replace more on their next visit.

    9th January 2015 – W&A’s Block Manager is on-site today carrying out a walk around inspection of the building and to meet with the Director.

    14th November 2014 We are pleased to announce that as of today Walton & Allen are the newly appointed block managing agent.

    A Walton & Allen operative has attended site today and put up notices that provide residents with information which includes our contact numbers.

    29th October 2014 We are pleased to announce that Walton and Allen have been appointed as the new block managing agent from 14th November 2014. CP Bigwood will be handing over to us over the coming weeks. Should you have any questions in the meantime then please do not hesitate to contact us.
