Bin Store Door Repair

Communal Painting

Following our comment on April 5th, Woodward Decorators have confirmed that they will be attending site 15th May to start the decoration works.

Bin Store Cleaning

Walton&Allen’s Block Management Administrator has instructed Jordan’s Cleaning Services to clean and disinfect the bin store areas. This visit will not include the bins.

Caretaker Visit

Walton&Allen’s Roaming Caretaker has attended site and carried out their monthly visit, the duties include testing the Emergency lights and communal smoke alarms.

Communal Painting

Following our comment on February 21st, Woodward Decorators have been instructed to complete the redecoration to the communal areas of blocks 5-10, 11-17 and 18-24. We are currently awaiting their schedule and attendance dates.

Walton&Allen’s Credit Controller has sent the advanced demands to all Leaseholders today.

Communal Decorating

Walton&Allen’s Block Management Administrator has attended site and met with a potential contractor to obtain a quote for the communal areas to be redecorated.

We would like to make residents aware that HDB Building Services Ltd will be attending site W/C 30th January 2017 to carry out various works across the site. Please see the works below that will be completed.

  • Secure and clip flashings where needed.
  • Repair the cracked plaster on the stairwell in block 11-17
  • Re-point where required around the air bricks on all blocks.
  • Repair/unblock a leaking downpipe on block 5-10.

Carpet Cleaning

Following our comment on December 12th, ChemDry will be attending site on Monday 6th March to carry out the carpet cleaning in the communal areas.

Hedge surrounding bin store – Main Road

Walton&Allen’s Block Management Administrator has contacted the gardeners regarding the overgrown hedge surrounding this bin area. The gardeners have agreed out of goodwill to trim this hedge FOC and will be scheduled in within their next 3 visits.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

External Lights

Our lighting contractor has attended site today and adjusted the sensitivity to external light outside of Block 1-17 so passing cars will not activate this.

Carpet Cleaning

Walton&Allen will be instructing for the communal carpets to be cleaned in March 2016.

Fixed Wire Test

SREC Ltd will be on site today and tomorrow (30.11.16) to carry out an electrical condition report.

Fibre Optic Broadband

BT have been instructed to carry out a FREE survey of the site to see if they can propose a way of getting BT’s ultra-fast broadband to individual apartments up to speeds of 300MB. Map Group UK (who work on behalf of BT) will be attending site today to carry out their survey.

Sky Q Enhancement

AVUK will be attending site today to carry out the free Sky Q enhancement to the building.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Smoke Alarms

Walton&Allen’s Roaming Caretaker has attended site today as part of the monthly visit. The smoke alarms were also tested on this visit.

Following our comment on 04.07.16, building surveyors have attended site today to carry out a building survey.

A building survey has been instructed in order to produce a 5 year forward maintenance plan for the building. We are currently awaiting a date that this will be carried out by the building surveyors.

Light Sensors

Following our comment on 19.05.16, our security contractor is attending site today to investigate and replace a light sensor in block 1-4. This was not a sensor that was included within the contractors last visit on 19.05.16.

FRA & Emergency Evacuation Plans

Following our comment on 06.06.16, PLP will be attending site today to carry out a Fire Risk Assessment & Emergency Evacuation Plans.

Window Cleaning

Our cleaning contractors Brass Facilities are attending site this morning to clean the communal external & internal windows.

Following our comment on 12.05.16, our lighting contractor has attended site today and rectified and adjusted the lights as needed.

Following our comment on 13.05.16, Brass Facilities are due on site on 18.05.16 to carry out the communal window cleaning.

Following our comment on the 12th May 2016 we have instructed Brass Facilities who already carry out the cleaning at this site to clean the communal windows.

Light Sensors

Following our comment on April 5th 2016, our contractor has provided a detail report and quote to rectify any issues with the light sensors throughout the blocks. The quote has been instructed today and once the parts have arrived they will attend site.

Window Cleaning

Walton&Allen’s Block Management Administrator has contacted the current cleaners on site and asked that they provide a quote for window cleaning at the site.

New Roaming Caretaker

A member of the Walton&Allen Block Management team has attended site today with the new roaming caretaker to carry out a walk around inspection and to familiarise the caretaker with the building. The daily duties to be carried out at the building were also explained on this visit.

Bin Store Area

A member of the Walton&Allen Maintenance Team has attended site and cleared the bin area and washed the floor surrounding the bins

Severn Trent Water

Severn Trent Water will be on site Tuesday 19th January 2016 to repair a main pipe water leak which falls under the curt-ledge of Cutlers Court.

Communal Gardening

Brass Facilities have attended site and cut back any plants overgrown around the light bollard and also completed a full maintenance visit of the site including cutting of  the grass.

They have also removed an overgrown plant that was reaching over into residents parking space. This bare area will be planted in the new year.

    15th August 2013 Landscaping/Gardening – Following our comment below, EMS are due on-site today to carry out their landscaping visit. They will also be attending to the overgrown hedge located outside apartment 12’s window, removing the scrub/hedge covering the gas meters at Block C and advising solutions on the scorched grass.

    7th August 2013 Landscaping/Gardening – EMS are due on-site Thursday 15th August 2013 to carry out their landscaping visit. While they are on-site we have also asked them to attend to the comment below along with:

    • Remove the shrub/hedge covering the gas meters at block C
    • Look at the scorched grass and advise solutions

     

    7th August 2013 Following our comment below regarding the hedge blocking apartments 12’s window, Our landscaping contractors EMS arrived on-site yesterday at approx. 3:15pm. They have trimmed down hedges which are located by windows on the front of the building however unfortunately missed apartment 12’s due to its location.

    They are due on-site on Thursday 15th August 2013 to attend to this hedge. We have supplied them with a detailed description of this windows location.

     

    26th July 2013 We are aware that there is a hedge blocking apartment 12’s window. Although this hedge is well maintained due to the size of it, it is obstructing the window. This will be trimmed down on the next landscaping visit.

    We are also looking into having the paved car park area power washed.

    15th March 2013 We write to ask that bicycles are not wheeled up the stairs to apartments as the carpeting and walls are becoming soiled and marked, to the extent that cleaning/replacement and redecoration is being considered.We appreciate that alternative storage facilities are limited and so we would be looking to work with bicycle owners to find a solution. Perhaps you could make contact with us to discuss your circumstances, allowing us to understand your needs a little better.

    18th October 2012 Our contractor has been on-site today to fix the missing stair tread. He has also attended to all other issues reported apart from the Block 11-17 external light which has been taken away while we wait for a replacement lamp.

    11th October 2012 We are aware that a stair tread is missing from the first level stairs (from ground to first floor) nearest apartment 8. We have instructed our contractors to fix this as soon as possible but until this is fixed, please be aware for health and safety reasons that the carpet is slightly raised on this area so please be careful when using these stairs.

    14th September 2012 We have recently had a parking complaint regarding a green Fiat Punto. May we ask that this person park more considerately and bear in mind that each property only has one allocated parking space.     7th September 2012 Unfortunately when the gardeners were cutting the grass outside Cutlers Court, a stone flicked up and caused slight damage to a window.

    If it is your window that has received this damage, please contact head office on 0115 924 3304 so that arrangements can be made for it to be repaired.

    30th August 2012 It appears that due to a bad design, the bin men of Rushcliffe Borough Council are having trouble accessing your waste. According to a gentleman at the Council, the issue is that the car park spaces (and the cars parked in them) block the bin store opening.

    We are working with the council to find a happy resolution but we must also ask for your help on this matter. If your space is near the bin stores then please try and park in a manner (if possible and safe) that would allow the bin men to access the area. May we also ask that residents use a bit of common sense and do not just dump bags on top or around the containers.

    Our first scheduled works is for the gardening and ground works to be carried out. We will be working on the garden areas for a few days to bring them back to a good standard and visually pleasing state.

    26th June 2012 The Right to Manage process has been a success at Cutlers Court. We hope to take over the site on the 5th August 2012.

    7th June 2012 We are pleased to announce that the right to manage has been acquired, with the hand over date being 5th August 2012.

    5th April 2012 We are pleased to confirm that the required number of signatures have been collected, in order to make a ‘claim’ for the right to manage. The ‘claim’ has been submitted to day and the freeholder  has until 5th May 2012 to respond

    19th March 2012 We have had an excellent response to our initial mailing to leaseholders and membership of the RTM company is already approaching the required 50%.
