Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note if the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout. 

Cleaning: The cleaning contractors attend fortnightly for the communal cleaning and bi-annual for the High level cleaning.

Roaming Caretaker Visit

Monthly Site Visit

WALTON AND ALLEN’S Trainee Property Manager has attended site this morning and carried out the monthly walk around inspection of the communal areas. The emergency light, smoke detector and RCD tests were carried out on this visit and the Landlord Supply meter readings were taken and submitted at the office to the current supplier.

The contracted Cleaners, Brass Facilities, have attended site today to clean the internal communal areas of the apartment blocks

External Decoration

The external decoration was originally due to start on 7th August. Due to intermittent bad weather, the works did not start on time and the contractors had to move onto internal projects they had in the pipeline. A new start date of 11st September has been set. At the moment the weather looks good for this time but is obviously subject to change.

We will provide further updates if the date changes for any reason.

Block 2-4 Entrance Door

Following our previous comment, parts have arrived for this door repair and a member of Walton&Allen Maintenance team are due on-site today

Following our comment on 24.08.17 and authorisation from the Directors of Coppice Park (Draycott) Management Company Ltd, the replacement external LED Light is on order, awaiting delivery.

Block 2-4 Entrance Door

Quotes have been sent to the Directors of Coppice Park (Draycott) Management Company Ltd to replace the door closers within Block 2-4’s main entrance door due to the current issue.

External Archway Light

A resident kindly made us aware on 22.08.17 that unfortunately one of the external lights under the archway had been damaged. As one of Walton&Allen’s Maintenance Engineers were on-site addressing the bin store, they took a look at the issue and confirmed the light is unfortunately beyond repair due to the damage. They tried to tape the light back in place for the mean time but unfortunately to no avail. A quote for a replacement external LED light has been sent to the Directors of Coppice Park (Draycott) Management Company Ltd for their approval/consideration.

Bin Store

Following our comment on 18.08.17, a member of W&A Maintenance team has attended site today to carry out the necessary repairs to the bin store doors. Quotes will now be arranged for the redecoration of the bin store area for the Directors of Coppice Park (Draycott) Management Company Ltd consideration

Block 23-25

We have received instruction from the Directors of Coppice Park (Draycott) Management Company Ltd to replace the Emergency Light EM03 on the stairwell in Block 23-25 as required. We are currently awaiting parts.

Bin Store

Following our comment below, W&A have received approval from the Directors to proceed with the bin store repair. Parts are on order and once received a member of W&A Maintenance team will be on-site to complete

Soffit & Fascias

 

Following our comment on 09.08.17, we have received authorisation from the Directors of Coppice Park (Draycott) Management Company Ltd to proceed with the soffit and fascias clean which will commence on an annual frequency going forward. We are currently in correspondence with the contractors, clean slate, regarding a suitable time.

Bin Store

A quote to make some repairs to the bin store doors has been sent to the Directors of Coppice Park (Draycott) Management Company Ltd for their consideration. A quote has also been requested from RS Decorating for redecoration to the Bin Store, following the recent EGM. Once this quote has been received, it will be forwarded onto the Directors for their consideration/approval.

Soffit & Fascias

A quote for cleaning the Soffit and Fascias to the Apartment Blocks has been sent to the Directors of Coppice Park (Draycott) Management Company Ltd for their consideration, following residents feedback/comments.

Following our comment on 03.08.17, an electrician has attended site and reset the system, returning the trade button to working order.

Following our previous comment and delivery of emergency LED Light fittings; A member of W&A’s Maintenance team has attended site today and replaced the failed fitting on the stairwell of Block 2-4 with a new LED emergency light fitting

Window Cleaning

The external windows to the apartment blocks have been cleaned today by the contracted window cleaning company, Clean Slate.

Caretaker Visit

Walton&Allen’s Roaming Caretaker has attended site today as part of their routine monthly visit. Alongside their usual duties, they also started cleaning the external small bollard lights across the estate and the bottom of the apartment block drain pipes as shown on the below photos.

Electricity Renewal

Due to the anticipated increases in the Electricity Market, a tender for the Electricity Renewal for the Landlord Supplies has been carried out by W&A’s Energy Broker and submitted to the Directors of Coppice Park (Draycott) Management Company Ltd for their consideration. W&A’s Energy Broker has been instructed to proceed with their decision.

 

 

Wasp Nest

The contracted Gardeners have reported a Wasp Nest within the Ground Floor Hedges outside Block 5-13, along the driveway. A Pest Control Company has been instructed to attend site and shall be attending tomorrow late morning.

Walton&Allen’s Trainee Property Manager has attended site this morning and carried out the monthly walk around inspection of the communal areas. Internal Touch up Painting

Following our comment on 28.06.17, a member of R S Decorating Ltd are on-site today approximately 9:00am to 5:00pm to carry out touch up painting to the internal communal areas of the apartment blocks. Although they will address wherever is needed, they have been asked to address the block entrance door frames and the large marked area at the top of the first stairwell in Block 5-13. Following our letter that was sent out, although R S Decorating will erect wet paint signage, please be extra vigilant when travelling through the communal areas of the apartment blocks.

Internal Touch Up Painting

R S Decorating Ltd will be on-site Wednesday 5th July 2017 approximately 8.00am to 5.00pm to carry out touch up painting to the internal communal areas of the apartment blocks. A letter has been sent out to all Apartment Residents forewarning them of this and advising them to be extra vigilant on this day when travelling through the internal communal areas of the apartment blocks due to wet paint etc.

Gate Service

– TSS are due on-site today to carry out their contracted service visit to the vehicle and pedestrian gates.

Internal Lighting

We are aware that the stairwell light in Block 2-4 is out of order. Unfortunately this fitting has failed and the Directors of Coppice Park (Draycott) Management Company Ltd have authorised a replacement fitting which is on order. Once delivered, it will be installed by a member of Walton and Allen maintenance team.

Block 23-25 Smoke Detectors – approx. 3:30pm

Following our comment below, Walton&Allen’s Roaming Caretaker has attended site and replaced the batteries in all three communal smoke detectors within Block 23-25.

A resident kindly reported that the communal smoke detector near the mailboxes was beeping causing a disturbance. To prevent further disturbances, especially over-night, Walton&Allen’s Roaming caretaker will be attending site today to address this issue.

Severn Trent

Severn Trent will be attending site w/c 19.06.2017 to carry out a survey of the communal drains to review the responsibilities for the drains.

Service Charges

The Service charge demands for 2017/18 have been sent to all Leaseholders today.

Block 2-4 Main Entrance Door

We are aware that the door closers need looking at with regards to this door. We have asked a contractor to do so and await to hear back from them. We have also asked them to look at a few other entrance doors at the same time.

Following Walton&Allen’s Trainee Property Managers site visit yesterday, they have emailed the contracted Gardeners to request that a few items noted will be addressed on their next visit which include; cutting the grass, clearing the broken branches etc off the main drive, tidying/trimming the main lawns boundary hedges and trimming of the hedges in front of Block 2-4 which are starting to reach apartment windows. All of these items will be addressed on Horizon’s next visit tomorrow morning.

Fixed Wire Test

Block 14-22 Light

Following our comment below, the Directors have approved this replacement fitting and the job has been instructed awaiting parts.

Building Re-valuation

A building re-valuation has been instructed by Walton&Allen’s Property and Estate Director today and we are currently awaiting the attendance dates from the surveyor who will be carrying out the survey.

Fixed Wire Test

The five year fixed wire test for the building has been instructed by Walton&Allen’s Property and Estate Director today. The testing is due to be carried out in June 2017 and we are currently awaiting the exact dates that this will be carried out from Steve Sheldon Electricals.

Block 14-22 Light

We are aware of a failed internal stairwell light on the Ground-1st Stairwell by apartment 19. A quote to replace this with an LED fitting has been sent to the Directors of Coppice Park (Draycott) Management Company Ltd for their approval/consideration.

Gardening

Following a conversation between a Director of the Coppice Park (Draycott) Management Company Ltd and the gardening contractors, it has been agreed that in the future, all grass cuttings will be cleared from Coppice Park by the gardening contractors, instead of being placed in the brown recycling bins, so the brown bins can be used to recycle the hedge and shrub trimmings. This has been agreed as when the grass cuttings have been placed in the bins previously, the bins can sometimes become so heavy that the refuse collectors are not able to empty the brown bins. This will therefore benefit both the gardeners and the residents of Coppice Park as the grass cuttings can be easily transferred from the sit on mower into their trailer, meaning the brown bins will be a lot lighter to handle for the residents.

  • Adjusted the external light timers to suit British Summer time
  • Block 14-22 – Replaced the bulb to light EM05 by apartment 15 to resolve the intermittent flashing issue as kindly reported by a Resident this morning.

Block 5-13 Rear Door

Following reports from Residents re entrance to the rear door of Block 5-13 becoming temperamental and sometimes difficult, whilst Walton&Allen’s Property & Estate Director and Trainee Property Manager were on-site they applied some WD40 to the lock and the keys they were testing this door with which resolved the issue.

Walton&Allen’s Roaming Caretaker has attended site today and carried out some repairs noted on the site inspection carried out yesterday:

  • Replaced two bulbs to lights in Block 2-4 returning these lights to working order
  • Refitted and secured a fallen light fitting/cover to a light on the stairwell of Block 2-4
  • Re-secured the lock fitting to the ground floor cupboard in Block 23-25 to enable this door to be unlocked/locked as appropriate
  • Cleaned a sample area window sill to see if there was any improvement or if a specialist treatment is required. Due to this sill being wet thereafter, an improvement could not be determined as it must dry first. Therefore, the roaming caretaker will check if any improvement has been made on their next monthly visit.

Bin Store Door

Following our comment dated 24.02.17, a member of the Walton&Allen Maintenance team has attended site today and repaired the bin store door that had broken during the storm last week.

It was also noted that a post in the bin store had snapped due to the high winds. Walton&Allen are currently in the process of arranging for this to be repaired.

Please note; the visit that was scheduled for week commencing 10.04.17 had been brought forward to today. The next visit for the gardening contractors to attend site is week commencing 20.03.17.

Following our comment dated 23.02.17, Horizon will be attending site today to remove any debris on the grounds of Coppice Park following the recent storm.

Walton&Allen’s Property and Estate Director has been in correspondence with Horizon in regards to the debris which is now on the grounds of Coppice Park due to the recent storm. It has been agreed for a visit from Horizon which has been scheduled for April 2017  to be substituted and a visit to site will be carried out tomorrow instead in order for the gardening contractors to clear up any debris which is on the grounds. Please note that the visit that has been scheduled for March 2017 will now be carried out week commencing 20.03.17.

Tree Felling

The gardening contractors have attended site today and felled a couple of the dead trees which were identified during the recent site visit within the woodland. The leaning tree covered in ivy at the rear of number 31 was removed and crown lifted along the rear of the complex border. Some Hawthorn was also planted to bridge the gaps in the hedge near the entrance free of charge.

Mole Hills

Following our comment below, the gardening contractors are unable to carry out mole removal. Walton&Allen have contacted a pest control company today to request a quote.

Following Walton&Allen’s Property and Estate Directors monthly walk around inspection yesterday, it was noted that there are a few mole hills in the grass. Walton&Allen have contacted the gardening contractors today to enquire whether they can provide a quote for mole removal as soon as possible.

A Walton&Allen operative is attending site today to carry out a repair to 4 emergency lights.

WALTON&ALLEN’s Property and Estate Director has attended site this morning and  carried out the monthly walk around inspection of the communal areas. The emergency light test, smoke alarm tests and RCD tests were carried out on this visit. The landlord supply meter readings were also taken on this visit. They also arrived on site early enough in order to check the timers on the outside lights and carried out a reset to the timers at the front gate and driveway.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

No Smoking Signs

Following our comment on 08.12.16, the Directors of the Coppice Park (Draycott) Management Company Ltd have approved the ‘no smoking’ sign. These have been ordered and will be fitted tomorrow, Friday 16.12.16.

Carpet Nosing

Following our comment on 22.11.16, the like for like replacement carpet nosing for the stairs in in Block 5-13 has been ordered and is due to be fitted tomorrow, Friday 16.12.16.

The following notice in regards to recycling at Coppice Park has been placed on the notice boards by Walton&Allen’s Property and Estate Director today:

 Plastic bottles and tubs including milk bottles, pop bottles, water bottles, cleaning and beauty product bottles, plastic tops from bottles, margarine tubs, butter tubs, soft cheese tubs, yoghurt pots, cream pots, ready meal food trays, empty carrier bags (please tie in a knot). Please carry out the following when recycling the above items:
 Ensure that all plastic, food cans, and glass bottles/jars are empty and clean by rinsing
 Ensure that carrier bags are empty and tied in a knot
 Wash all food cans and food dishes
Please DO NOT put the following items into your green recycling bags or blue recycling bin:-
 Textiles, shoes or clothes (may be recycled at one of our recycling sites around the Borough or taken to a charity shop)
 Food waste (this can go in ether the black bin or placed in a composter)

We would like to take this opportunity to politely remind residents to be mindful when disposing waste.

Monthly Site Inspection

WALTON&ALLEN’s Property and Estate Director has attended site this morning and met with the Directors of the Coppice Park (Draycott) Management Company Ltd and carried out the monthly walk around inspection of the communal areas. They also met with the gate contractors TSS on site to review the forward plan for the gate.

The emergency light test, smoke alarm tests and RCD tests were carried out on this visit. The landlord supply meter readings were also taken on this visit.

Service Charges

The 2nd half year demands, along with other information and notices in regards to Coppice Park, have been sent to all Leaseholders today.

Gardening

The gardening contractors have been on site today and carried out the following:-

  • Sweeping/blowing of the footpaths/kerb edges
  • Litter picking
  • Cut grass to collect leaves (no strim)

The ivy on the trees was also cut back on this visit.

Gardening Contract for 2017

A new gardening contract for Coppice Park has been signed for 2017 for Horizon Landscaping. The details agreed are below:

  • Total 36 regular Grounds maintenance visits per annum plus 3 tree team days per annum, please see schedule of works. 

 

  • Mow grass, strim around edges and obstacles (formal areas grass cuttings to be collected and removed from site , amenity grass areas also now collected and grass cuttings left in bins provided on site).
  • Prune seasonal growth from shrubs (with regard to flowering).  Particular attention paid to ensure shrubs pruned back from footpaths, parking areas, windows, around low pole lamps etc. 
  • Hedges (including Leylandii hedge to be maintained at 3m).  To be trimmed at least twice per season using either mechanical hand held hedge cutters or tractor mounted flail cutters.  Hedges trimmed to maintain regular line and shape.

 

  • Control weeds in shrub beds and hard standing areas through combination of hand-weeding, hoeing and herbicide spray application.  Spray/remove/chop off close to ground level any small self set saplings, basal sucker growth. 

 

  • Edge-off borders where applicable. 
  • Blow debris from driveway, footpaths, kerb edges, drying areas and bin stores etc. 

 

  • Litter pick site and dispose in suitable containers on site.
  • Remove basal sucker growth from trees and tip prune any branches obstructing footpaths or parking areas above head height.    Chop a strip out of any ivy growing up trees and allow to die off.
  • Clear leaves from grassed and hard standing areas in Autumn.

 

  • Moss brush/scrape/herbicide treatment to any moss/algae growth on footpaths and roadways, whichever method or methods are deemed most practicable. 
  • Generally ensure site maintained and presented to a thoroughly professional standard. 

 

  • Contract includes three days for a qualified (2 man) tree team per year, specific works to be agreed with the management company.

 

  • Quarterley review meeting of the service provided, dates to be arranged to suit both parties.

Please note that the regular specification excludes the removal of fly-tipping, snow clearance, gritting, shrub reduction work, re-stocking of plants, watering and turf treatment applications.

Additional works that were carried out on this visit by the gardening contractors are as follows:

  • Replaced the dead plants with alternative shrubs (Elaeagnus, Laurel, Euonymus)

  • Cleared 2 metres around edge of driveway
  • Strimmed/ chain-sawed mid level stumps in woodland

 

Emergency Light Testing

PLP Fire have attended site today to carry out the bi-annual emergency light tests.

External Light Timers

The lights near the houses, along the roadway to Coppice Park from the main entrance and the bin store side of car park are now set to come on at 15:30pm and turn off at 8:00am.

The lights on the private road leading to the house at Coppice Park is on a timer set from 15:45pm to 9:00am

The lights under the archway and Block 22 to 25 side of the car park are on night/day sensors and switch on depending on lighting during the day.

The lights on the gates to the complex are currently on at all times due to a timer repair which has been reported to the electrician. The light out on the left of the gate as you leave the complex has been reported to the electrician due to a special LED replacement being required.

 

Fire Alarm & Smoke Vent Tests

PLP Fire have attended site today to carry out the bi-annual fire alarm and smoke vent tests.

Lights & Timers

Walton&Allen’s Property and Estate Director has contacted an electrician today to request a quote to resolve some issues with the external lighting and timers.

Carpet Nosing

Following a report that the carpet nosing on the stairs of block 5-13 has been broken off and gone missing, Walton&Allen’s Property and Estate Director has contacted contractors today to request a quote for a like for like replacement and repair of this piece of carpet nosing.

Paving Works

The following information is being delivered to all residents of Coppice Park today:

‘H A Briddon Ltd will be attending Coppice Park on Saturday 17th September 2016 at 8:00am to carry out some pavement works on the estate.

The contractors will be concreting and relaying slabs around the sunken drain cover and we have been informed that all of the works will be completed in one day.  Please note the affected areas will be sectioned off whilst the works are being carried out. H A Briddon Ltd have informed our office that disruption will be kept to a minimum.’

Communal Carpet Cleaning

Following our comment on 26.08.16, A&G Chemdry are on-site today from 8:30am to carry out the communal cleaning of the carpets and they plan to clean all blocks today. Please note that the carpets will take around 2 hours to dry.

Following our comment on 05.09.16, a new receiver has been fitted to the complex gate. Any residents with issue with their fob are advised to contact the office during office opening hours.

Following our comment on 25.08.16, Walton&Allen’s Property and Estate Director has attended site this morning and met with the Directors of the Coppice Park (Draycott) Management Company Ltd (our clients) and Horizon the landscapers and carried out the annual walk around inspection to review the service provided and the contract.

Following our comment on 04.08.16, the Directors of the Coppice Park (Draycott) Management Company Ltd has chosen A&G Chemdry to carry out the communal carpet cleaning at Coppice Park. A&G Chemdry will be attending site on Tuesday 13.09.16 at 8:30am and plan to clean all of the blocks on this day. Please note that the carpets will take around 2 hours to dry.

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Lighting Maintenance Review

The Coppice Park lighting maintenance review has been sent to the Directors of the Coppice Park (Draycott) Management Company Ltd to review the current process and service and to see what cost saving efficiencies can be made and and whether there can be any improvements to the process.

Communal Carpet Cleaning

Following our comment on 08.06.16, the quotes for the deep clean of the communal carpets has been sent to the Directors of the Coppice Park (Draycott) Management Company Ltd.

Overgrown Plantations

Following Walton&Allen’s Property and Estate Directors walk around site inspection which was carried out this morning, we have contacted the gardening contractors today and we have requested that the overgrown plantation is trimmed back on their next visit to site to improve driver visibility around complex.

Pedestrian Gate Exit Keypad

A resident has kindly reported that there seems to be an intermittent fault with the number 3 button on the pedestrian exit keypad. After seeking advice from TSS (Specialised gate contractors) they confirmed a resident did mention this to them on their recent visit and they applied WD-40 to the keypad in the hope to improve this intermittent fault, however advised if the issue continues a replacement keypad would be required. A quote was obtained from TSS and sent to the Directors of the Management Company for their decision. Unfortunately you cannot replace the buttons individually as it is a sealed unit.

A new gate intercom system has recently been installed at Coppice Park. If you haven’t provided us with your contact number to program to the new intercom, can you please email info@waltonandallen.co.uk providing your apartment/house number, your name and your contact number you wish to be programmed. Please note, you can choose to have a secondary number programmed to the intercom and if you wish to do so, the voice mail must be turned off on the primary number in order for it to dial the secondary number.

Following our comment on 11.01.2016, now the scaffolding has been removed Clean Slate are due on-site today to complete the windows that they had restricted access to on their last visit.

Following our comment on 25.02.16, Sheldon Electrical have attended site today to carry out the majority of the quoted works to resolve the lighting issues within the blocks and the external complex. Sheldon Electrical will need to return to site in order to complete all of the works.

Following authorisation from the Directors of the Management Company, Sheldon Electrical have been instructed on their recent quote to resolve various lighting issues within the blocks and external complex following Walton&Allen’s most recent monthly visit. Once all required parts have been delivered, Sheldon Electrical will advise us of when they will be attending site.

Following our comment on 08.02.2016, Sheldon Electrical have attended site this morning to attend to some urgent issues regarding Block 23-25. They have resolved the issue with the door entry trade button which was fully tested and left in full working order. They also replaced a light within that block due to health & safety reasons.

A member of Walton&Allen’s Block Management Team has attended site this morning to meet TSS to learn how to programme new contact numbers into the intercom.

Following Walton&Allen’s Property & Estate Directors visit to site on Wednesday 3rd February 2016, a list of faulty lights was passed to the sites electrician in order to quote for resolving them. Unfortunately they have just informed us that they are on annual leave until Friday 12th February 2016, so they will contact us on their return.

Walton&Allen’s Property & Estate Director has attended site today and met the roofing contractors on-site to sign off the works. B&S seemed satisfied that the issue is resolved and we are awaiting a date for the scaffolding to be removed.

Our gate contractors have attended site and resolved the issue with the gap in the gate. The gate was left shutting fully.

Gutter Clean

A letter has been sent to all the residents informing them that the cleaning of the gutters will be taking place on Monday 21st December 2015. The work is due to start at 8:00am and is expected to finish at approx. mid-day. There should be minimal disturbance as each van is equipped with its own generator.

Fire Action Notices

A member of the Walton&Allen Block Management Team has attended site and hand delivered an Evacuation Plan to all residents in the apartments. A copy will also be sent to non-resident leaseholders in the post.

Coppicing

Following our comment on the 1st December, Horizon have been on site the 7th and 8th of December completing the coppicing. Walton&Allen’s Property and Estate Director has attended site and carried out a visual inspection of the works.

Coppicing and Gardening

Following our comment on the 26th November 2015, unfortunately the works could not be completed on Friday due to the amount of work needed. Horizon have agreed to return on the 7th and 8th December to complete this.

It has been agreed that the Leylandii hedge will be trimmed bi-annually in March and September.

Horizon have also been instructed to plant in bare areas before the Christmas period.

Walton&Allen’s Property & Estate Director has attended site today to meet Horizon on site to survey the status of the last part of the Coppicing they are carrying out. Three men have been working on the job and Horizon have stated it will be completed by Friday end of play.

Perimeter Painting

RS Decorating will be on site from the 7th September 2015 for approximately 3 days (weather permitting) painting the perimeter fencing and front gates to Coppice Park. This is including the pedestrian gate and the vehicle gate.

They will be working between the hours of 8:00am and 5:00pm each day.

Due to the nature of the area’s being painted, the gates will be open for a period of time whilst they are painted and whilst the paint dries. RS Decorating have been advised to keep any disturbance to a minimum. We apologise for any inconvenience caused whilst the works are carried out.

Pedestrian Gate

Walton&Allen’s Block Manager has attended site today to check the pedestrian gate following a report from a resident that it was not working. The gate was found in full working order and was tested several times.

    22nd April 2015 – Landlord Supply.

    A W&A Operative met an engineer on site from Siemens who fitted a new smart meter for the Landlord Supply.

    This service is free of charge and will provide us with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as we will only be billed for the energy actually used.

    10th April 2015 – Window Cleaning

    They have been advised that they are only to clean the apartments and if anyone approaches them from the houses then they are to agree direct with them to carry this out another time and at the house owners cost.

    16th March 2015 Sheldon Electrical has attended site today and carried out the instructed required light replacements/repairs. Sheldon Electrical noted a few more lights that require replacement/repair in the meantime and we will await their quote for these.

    11th March 2015 – W&A’s Block Manager is on site today to carry out the following:

    • A walk around inspection of the building.
    • An Emergency light test.
    • Smoke Alarm test.

    His next visit will be the 8th April 2015.

    5th March 2015 – Following our comment below and our managers visit Sheldon Electrical has been instructed to replace lights and light fittings noted from our last light test. There is an ETA of 7-10days for the required parts. Once these have been delivered Sheldon Electrical will attend site.

    Following our comment below, Sheldon Electrical attended site today and rectified the items listed below.

    Following our comment below, Sheldon Electrical attended site on 26th January 2015 as planned and reset the time delay to the Block 14 rear light and Block 5-13 light.

    We have also instructed their quote for the below works which the Directors approved:

    lnspect and Rectify the Extemal light time delay to Apartment Block 14 RearAccess Door.

    lnspect and Rectify the External light time delay and replace obsolete lamp to Apartment Block 2-4.

    lnspect and Rectify the lnternal fitting 103 and Replace Obsolete lamp and starter to Apartment Block 2-4.

    lnspect and Rectify the lnternal Store room cupboard light and Replace Obsolete lamp to Apartments 23-25.

    lnspect and Rectify the lntemal Sensors to Apartment Block 5-13

    lnspect and Rectify the External Entrance Gates Light fitting and Replace obsolete lamp.

     

    3rd February 2015 – W&A’s Block Manager will be on site on the 11th February 2015 to carry out a monthly inspection and walk around of the building.

    26th January 2015 Sheldon Electrical is on-site today looking at various lighting and sensor issues.

    14th January 2015 – W&A’s Block Manager has attended site today and carried out a walk around inspection of the building and an emergency light test.

    13th January 2015 – A member of Walton and Allen maintenance team has attended site today and installed aluminium angles to the door reveals.

    5th January 2015 – Intercom Systems

    Following our comment below Sheldon Electrical are due on-site today to service the intercom systems to Blocks 2-4, 5-13, 14-22 (not Block 23-25 as this block was done on 21st November due to the issues this Block were experiencing).

    They will also look at the trade button to Block 2-4 which may be solved after the service is carried out.

    15th December 2014 – Communal bins

    Following our comment on 8th December 2014, Green Wash have attended site today and cleaned the blue communal bins. All communal bins have now been cleaned.

    9th December 2014 – Communal bins

    Green Wash have managed to attend site today to clean the communal brown garden bins. They will return to site on Monday 15th 2014 as planned to clean to the communal blue bins.

    8th December 2014 – Communal Decorating

    Our decorating contractors are on site re-decorating the Walls, Ceilings, Stair Strings and Architrave in the communal areas. They are scheduled to be on site for the next 8 days. W & A maintenance manager is also on site this morning.

    8th December 2014 Communal bins

    Green Wash will be attending site today to clean the communal large bins that were emptied this morning. They will then be attending Coppice Park next Monday 15th December 2014 to clean the communal blue bins. They will also clean the communal brown garden bins on one of these visits.

    21st November 2014 – Intercom to Block 23-25

    Our intercom contractor has attended site today to investigate the problem with this blocks intercom. The issue was found and resolved so this blocks intercom has been returned to full working order.

    19th November 2014 – Gardening/Landscaping

    Following our comment on 17/11/2014, Horizon Landscapes have now informed us of the days that they have attended site and when they are next on-site. They were on-site Monday 17/11/2014, Tuesday 18/11/2014 and today. They will then be returning to site on Monday 24/11/2014 to complete the job.

    19th November 2014 W&A’s Block Manager is on-site this morning.

    18th November 2014 Repairs have been carried out to all of the trade buttons on the blocks intercoms. The timer has also been reset which controls how long the doors stay open for when the trade button is used.

    17th November 2014 – Cleaning

    A supervisor from our newly instructed cleaning company is due on-site around lunch time to supervise their cleaner clean one of the blocks. The cleaner will then return to site tomorrow to complete the clean of the remaining blocks.

    Horizon Landscapes are on-site as of today starting the works to the trees, lasting 7 working days in total. They will be concentrating on removing dangerous trees that are at risk of falling and causing a Health & Safety risk.

    For your own safety, cones and signs will be placed around the areas of work to warn you of any dangers.

    Please note – A small amount of noise will be caused by the machinery used but the gardeners will try and keep this down to a minimum.

    17th November 2014 – Television Aerial

    Following our comments below, Cable Guys attended site Friday evening (14/11/14) as planned however could not solve the problem on-site as parts were required. They immediately ordered the parts, following authorisation from W&A’s Block Manager, and returned to site Saturday evening (15/11/14) to fit the parts. The issue was resolved and full service returned to the affected blocks.

    Following our comment below, we have managed to arrange our trusted satellite contractors ‘Cable Guys’ to attend this evening around 6pm.

    A new window cleaning company will be carrying out a FREE one off window clean today.

    They will be arriving on-site at approximately 10:00am and the clean will last approximately 2 hours.

    We would appreciate it if residents could kindly provide their opinion/feedback on the standard of the service by emailing info@waltonandallen.co.uk. We will review the feedback with the Directors of the Management Company before making a decision on whether to use them going forward.

    24th September 2014 A member of W&A Maintenance team has been on-site today making repairs to lighting. They have replaced a sensor to Block 14-22 and made repairs to 3 lamp post lights.

    11th September 2014 A member of W&A Maintenance team is due on-site today to carry out a light sweep.

    10th September 2014 W&A’s Block Manager is on-site this morning to meet the Gardening Company to discuss the possible centre piece designs and to plan the required tree management programme to the grounds and wooded area.

    21st August 2014 A contractor is due on site today to quote for internal painting works.

    20th August 2014 W&A’s Block Manager is on-site this morning carrying out a walk around inspection.

    19th August 2014 A member of W&A Maintenance team is due on-site today to:

    • Look at an issue with an external floor tile under the arch
    • Carry out a light sweep in all Blocks
    • Remove the historic wooden cabinet from the meter cupboard due to health & safety risks
    • Investigate the issues with the lights that are out under the arch way and bollard lighting on right hand side of car park. Possible time switch replacement.

     

     

    31st July 2014 W&A’s Director & Block Manager attended an EGM meeting yesterday evening to introduce W&A to the Directors of the Management Company and any residents who attended.

    22nd July 2014 Approx. 11am W&A’s Block Manager and Estimator are on the way to site to measure up internal parts for a potential Section 20 for re-painting and to look through the current Fire Risk Assessment.

    22nd July 2014 A member of W&A maintenance team is due on-site today to:

    • Investigate a leak following the storms during the weekend
    • Check the gullies to the car park area and clean out if necessary

     

    16th July 2014 A member of W&A maintenance team is due on-site today to carry out emergency light repairs & replacements.

    15th July 2014 Invites have been sent out to all parties informing them of the informal meeting on 30th July 2014.

    9th July 2014 W&A’s Block Manager and Maintenance Manager have been on-site this morning to walk around the development with one of the Directors to understand the development better, discuss issues and to form a wish list of further improvements.

    They also discussed the upcoming informal meeting with a couple of the Directors. Once a date and time has been agreed, all parties will be formally invited very shortly.

     

    1st July 2014 We are pleased to announce that as of today, Walton and Allen are now the managing agents for this beautiful development. As of today we are responsible for maintaining/repairing the common parts of the building and all related enquiries should be directed to ourselves.

    Walton & Allen’s Block Manager and Block Management Administrator have attended site mid-afternoon to erect relevant signage and walk around the development.

    2nd June 2014 All owners have been written to by the Directors and ourselves confirming the appointment of Walton and Allen as managing agents. The new service charge demand has been sent out today, with payment due on the 1st July 2014, next month.

     

    15th May 2014 We are pleased to announce that as of 1st July 2014, Walton and Allen have been instructed by the board of Coppice Park (Draycott) Management Company Ltd to manage this fabulous development.

    The board of directors have several ambitions to further improve certain elements of the site and we are committed to fulfil the same.
