Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

The bins are emptied on Mondays (except Bank Holidays). There are 3 bin stores on-site. If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Gardening/Landscaping

Our Gardening contractors are on-site fortnightly.

Other information

  • Cleaning – Cleaning of the communal areas is carried out fortnightly on Tuesdays, along with a litter pick of the outside areas. The Bin stores are cleaned and tidied weekly.
  • Fire Alarm Testing – A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.
  • Anti-social behaviour – If notice any anti-social behaviour please report to Nottingham City Council 0115 915 20 20
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note if the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

Following our comment on the 17th May, the quote received has been instructed. The gutters will be cleared from the ground using a vacuum pole system on a wet day. We are awaiting an attendance date from the contractors.

Following our comment on January 10th, Walton&Allen’s Maintenance Director has attended site and met with the contractors who completed the work to the wall.  Any snagging works will be completed within the next two days.

Block 1-17 Intercom repair

Walton&Allen’s Property Manager has obtained and approved a quote for the failed intercom to Block 1-17 to be reprogrammed.

We are currently awaiting an attendance date from our contractors.

Total Security Systems have attended site and carried out a routine service visit to the vehicle gate.

Block 66-81 Communal Lights

We are aware that there is currently minimum light in this block. A member of the Walton&Allen Maintenance Team has attended site and has replaced 4 lights so far.

Wall damage Block 18-33

City & Country will be commencing works on Saturday morning (14.01.17) to Block 18-33 following an insurance claim.  It appears that a vehicle had hit the building. The works will include the majority of brick removal and reinstatement.

  • They will have a small generator on site on the Saturday but this will not be in use on Sunday as it would be too noisy for the residents and they do not want to cause any unnecessary disruption.
  • They will need to leave the Acro supports in place just for added strengthening of the wall overnight whilst the mortar sets. This will be enclosed using Heras style fencing to ensure no members of the public can tamper with it.
  • City & Country will return on Sunday 15th to remove the supports, point up the holes and remove the Heras fencing from site on Monday 16th January 2017. .

Please can we ask that you refrain from parking adjacent to this block whilst the works are carried out.

Fire Alarm System

They were also trained on how to use the new fire alarm system. The manager from the ‘out of hours’ company was also present.

Any Leaseholders that have not made any payments towards Service Charges or Ground Rent, or have not contacted the office, have been sent to Solicitors today in relation to debt collection.

Following our comment below Walton&Allen’s Block Management Administrator and Maintenance Administrator have attended site and met with an emergency electrician who assessed the communal areas in both blocks. Dehumidifiers have also been placed in the communal areas to help dry the affected areas.

Following the unfortunate event Tuesday (19.07.16) evening where residents experienced leaks with their water tanks Walton&Allen’s Property & Estate Director and Maintenance & Contractors Director have attended site this morning to carry out an initial assessment of the damage. They also instructed a cleaning company to clean the communal carpets of any excess water today.

    We have been informed that the council have returned and emptied the 5 bins they previously missed. We have not been supplied a reason to why they have been missed.

    We are aware that 5 of the communal bins have not been emptied today. There is evidence they have been on site and moved the bins but for some reason not emptied them. This has been reported to Nottingham City Council.

    A letter has been sent to all the Residents at Brook Court reminding tme to dispose of their rubbish correctly.

    We have 13 bins over three bin stores spread across the site. There is NO EXCUSE for notputting rubbish into the bins and throwing it on the floor of the communal areas and/or bin areas.

    Residents are not permitted to leave pushchairs, bikes etc. in the communal areas. These items are a potential fire risk to the building and will be removed immediately and not stored.

    If residents have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents. Nottingham City Council offers a FREE weekly bulk waste collection. Please call them on 0115 915 5555 to arrange a collection or visit.

    20th April 2015 – Our contractors will be relaying the access to the front bin area this week therefore you will not be able to access this bin area during this time.

    We are aware that the 4 of the bins in the far bins store near block 66-81 have not been emptied today. We have contacted Nottingham City Council who will return on Wednesday 18th March to empty the bins.

    The bins was not emptied today due to the amount of over flow rubbish dumped in front of the bins restricting access. If a bin is full please place your rubbish in an alternative bin in another bin store and not on the floor.

    4th December 2014 – Fire alarm repaired

    The following notice has been hand delivered to all residents with a copy of a ‘Fire action notice’ and ‘Fire saftey advice for residents’:

    Following our fire contractors PLP attendance to Brook Court on 1st, 2nd and 3rd of December 2014 to carry out necessary repairs to the fire system we have already received call outs for false alarms.

     

    One of the main reasons this is being caused is from food being burnt (for example) and flats not being ventilated whilst cooking. We recommend residents open a window whilst cooking to allow excess smoke to escape. This also refers to anyone smoking within their apartment. May we remind you that this building is a non-smoking building and there is a designated smoking area outside each block.

     

    When activated the Fire Alarm sets off a sounder within the flat, and residents are unclipping their detector and tampering with the system to stop this. These actions leave all other residents within the building at risk.

     

    From this date forward if any Residents are tampering with the devices we are enforcing a£1000 fine. If we get called out to flat multiple times because of continual misuse and false alarms from cooking/smoking we are enforcing a £300 fine.

     

    The fire system allows us to locate which individual flats have tampered with the device. The fine will initially be sent to the leaseholder of the property and they hold the right to pass this on to their tenant to pay.

     

    Please note that breaking the ‘Break glass’ does not clear the history of interference on the system. Therefore we can still trace which flat has tampered with their system and fine them accordingly.

    2nd December 2014 W&A’s Block Manager & Maintenance Manager met a gate contractor on-site this morning to look at the final design for the upcoming gate installation.

    30th June 2014 – Gardening/Landscaping

    Our Gardening contractors have attended site today and confirmed that gardening points are in good order. The bushes facing Player Street have been cut back and will be cut again on the next visit.
    The car park weeds were sprayed on 25th June 2014 and will be pulled and scraped on forthcoming visits. All grassy areas are being strimmed as they are very uneven due to the stones and rocks which would damage the mowers blades. Litter is being collected on every visit.

    Litter/Disposing of Rubbish – Our contractors have mentioned that they have witnessed residents not disposing of their rubbish correctly and dumping rubbish bags around the site. May we remind residents to always dispose of their rubbish correctly. This means putting your rubbish bags in the actual bins and not on the bin area floor or around the site and refuse collectors will refuse to dispose of any waste that is not in the actual bins.

     

    27th June 2014 W&A’s fire contractors PLP will be carrying out their contracted maintenance visit on the morning of Saturday 28th June 2014 to test the fire system.

    PLP may carry out random tests within apartments, so we would appreciate it if you would allow them the access they require if they knock on your door.

    9th June 2014 – Bulky Items/Waste Disposal

    Our disposal contractor has today removed all abandoned furniture items like mattresses from site. They also tidied up the bin areas due to residents not being able to dispose of their waste correctly.

    May we take this opportunity to again remind residents to dispose of their waste correctly which means placing your rubbish/waste in the actual bins provided. Please do not leave bin bags on the bin area floor as refuse collectors will often refuse to dispose of waste that is not in the actual bins.

    Please do not throw away large items in the bin store as these cause a fire and safety risk. They should be disposed of correctly by taking them to a private waste disposal site or contact Nottingham City Council bulky waste collection service on 0115 915 5555. They will remove some items for FREE. They will only remove these items Free of charge if a resident phones and arranges it. They will not do this for managing agents like ourselves, W&A.

    W&A do not want to keep having to remove these items for residents as it is charging the building money.

    7th May 2014 Bin Area clean

    W&A have carried out a clean in the bin area and contacted Nottingham City council in regards to several bins which were not collected.

    6th May 2014 – New Gardeners contract agreed

    On Monday 12th May 2014 Brass Facilities will be carrying out a one off landscaping of the site which includes the hiring of a skip. Once this has been completed continuous gardening visits once a fortnight will be carried out to improve the landscape over the next few months including removal of vegetation and litter.

    2nd May 2014 – New Cleaners

    On Monday 12th May, new cleaning contractors will start at the building.

    They will be carrying out the following:

    – Weekly cleans of the bin area

    – Fortnightly cleans of the block

    – Fortnightly litter picks of the car park and outside the blocks

    PLEASE remember cleaners are employed to keep the communal areas clean and not pick up rubbish after residents who cannot remove of items and rubbish appropriately.

    Please note – We the contractors have been instructed to remove any items in the communal area in line with the zero tolerance policy put in place.

    IMPORTANT NOTICE

    Due to the disregard by a minority of residents today, just a few hours after we cleared the communal areas for your health and safety, Items were again being stored in the communal areas. This is putting the health and safety of all residents at high risk.

    Therefore, this has left Walton and Allen with no other option than to serve every resident with an immediate removal items notice for items being stored anywhere in the communal area including bikes, prams, clothes and rubbish.

    From MONDAY 7TH APRIL 2014 any items found in the communal areas will be:

    IMMEDIATELY REMOVED AND DISPOSED OF. THEY WILL NOT BE STORED.

    Unfortunately a minority of resident’s actions have left us with no other option than to put this procedure in place.

     

    Disposing of litter

    We have witnessed many residents disposing of rubbish incorrectly, throwing rubbish out of windows and dropping cigarette butts on the floor.

    There is more than enough bins at Brook Court. We have 13 bins over three bin stores spread across the site. There is NO EXCUSE for not putting rubbish into the bins and throwing it on the floor of the communal areas and/or bin areas. It is costing the building vital money to carry out repairs and maintenance to continually clean and litter pick the site.

    By carrying out these actions you are adding to the problem. Please take pride in the place you live and place rubbish correctly in the bins.

    Following our recent Fire Risk Assessment and in response to actions outlined by Nottinghamshire Fire & Rescue Service, we MUST have all communal areas clear of items such as pushchairs, prams, bikes, plant pots, furniture and rubbish. Residents must find an alternative place for these items to be stored.

    We are doing this for Residents wellbeing as these items are putting their lives at risk. This has been highlighted by the fire brigade. We have had no other option than to use this strategy as previous polite attempts for Residents to store them somewhere else have been ignored.

    If after this date any further items are found in these areas, we will tag them with a 7days notice and if not removed they will disposed of. We will not store the items and they will be thrown away.

    Following our recent Fire Risk Assessment and in response to actions outlined by Nottinghamshire Fire & Rescue Service, we MUST have all communal areas clear of items such as pushchairs, prams, bikes, plant pots, furniture and rubbish. You must find an alternative place for these items to be stored.

    Please remove any items you have stored in the communal areas including under the stairs, on window sills and corridors by 10.00am on Thursday 3rd April 2014.

    At 10.00am – We will be removing all items that remain in the communal areas and place them in a rubbish skip which will be located in the car park.

    At 3.00pm – ANY ITEMS STILL IN THE SKIP AT THIS TIME WILL BE DISPOSED OF AND WILL NOT BE STORED.

    Walton & Allen staff will be on-site if any items need to be recovered from the skip between the hours of 10.00am to 3.00pm.

    19th February 2014 – Western Power

    Yesterday 18/02/2014, the underground cable which supplies the electrics to apartment 3, 7, 11 & 16 was damaged. Western Power has confirmed that it is their responsibility to repair this.

    Western Power carried out a temporary repair at 9:20pm last night which was within 2 hours of the report.

    To get peoples electricity back on, they have had to temporally disconnect the storage heaters in these 4 flats. To complete the repair they need to dig up part of the car park but unfortunately some residents cars are in the way. Western Power have put notices on these cars and if they are not removed by the end of today they will be informing the police to remove them.

    Please move your car to another area in the car park if you have a notice from Western Power on your car.

    Once the cars have been removed, they will dig a hole to carry out the repair which will mean all storage heaters will be able to be turned back on and within a couple of days, once they know the issue is fully rectified, they will make good the hole.

    If your car parking space is affected, please use one of the 3 spaces directly in front of the warehouse.  Please be patient while Western Power rectify this issue.

    A member of Walton & Allen maintenance team has been on-site this afternoon fitting wire mesh to the bottom of the metal fence along Player Street.

    This will reduce the amount of litter that is being blown through from Player Street onto Brook Court.

    We will return to site to complete this job once we have more wire mesh and once this this job has been fully completed we will return to site to carry out a complete litter pick of the site.

    25th September 2013 approx. 3:50pm – Refuse Collection

    Following our comments below, Nottingham City Council have advised that they plan to empty the bins in the other two bin areas (located at the far end facing the gate & to the RHS of the gate) later this afternoon.

    24th September 2013 approx. 2:50pm – Refuse Collection

    The bins have been emptied in the bin area located to the LHS next to the gate. Unfortunately they did not empty the other bin areas which are now overflowing. We have contacted Nottingham City Council to request if they can also empty these bins so that ALL bins are empty and we can ‘start from scratch’.

    24th September 2013 approx. 12:45pm – Refuse Collection

    We are aware that the refuse collectors have been refusing to empty the bins (located on the LHS next to the gate) as apparently they cannot access to the bin area due to the amount of rubbish bags on the floor. A member of Walton & Allen maintenance team is on-site today to clear the bags from the bin area floor and distribute them into the bins in the other two bin areas (located at the far end facing the gate & to the RHS of the gate) as those are being emptied. We have contacted Nottingham City Council and requested for these bins to be emptied now the floor is clear.

     

    11th September 2013Block 1 – 17 Flooring

    Following our comment on the 9th September 2013, our contractor is still on-site replacing the flooring in the communal corridors in this block. A member of Walton and Allen maintenance team is also on-site to fix nosing to the stairs.

     

    10th September 2013 – Important Notice

    Please DO NOT hang any items particularly clothes on the pipes leading to your boiler.

    Failure to do so may cause significant leaks in the building.

    9th September 2013 – Block 1 – 17 Flooring

    The flooring in being replaced in the communal corridors in Block 1 – 17 following the leak. A contractor is on-site today. Please do not walk on the concrete screed within an hour of it being done. Then on the 10/09/2013 & 11/09/2013 the flooring can be replaced.

    21st August 2013 Following the leak in Block 1-17, the flooring can now be replaced in the communal corridors. This will commence on 09/09/2013. Please do not walk on the concrete screed within an hour of it being done. Then on the 10/09/2013 & 11/09/2013 the flooring can be replaced.

    22nd July 2013 Gardening will commence on 31st July 2013 and 2nd August 2013. The final day will be w/c 5th August 2013.

    19th July 2013 All gutters and fascias were cleaned of plants, grass and debris. This should reduce overflowing rain water down the brick work of each building causing damp to some apartments.

    17th July 2013 We have instructed a gate specialist to inspect the entrance gates with a view to producing some sustainable solutions. Please watch this space.

    17th July 2013 Landscape gardeners have been instructed to clear the site. We anticipate that the annual contract will be put in place shortly, subject to collection of funds.

    The landscapers will also be clearing all gutters of leaves and plants etc. so that they do not overflow and cause damp issues as has been the case.

    2nd July 2013 – Brook Court Block 1-17 Leak

    As planned, on Tuesday 25th June 2013 our electrician undertook a visual inspection of the fixed electrical installations and did not find any obvious cause for concern. However, he recommends a full test of the electrical installations within each property to fully assess the condition.  Walton & Allen has liaised with the building insurer and they have confirmed that the cost of the report itself and remedial work relating to damage caused by the flood will be covered by the building insurance policy.

    For Lessee’s that have already given Walton & Allen written authority to undertake this work, we will organise access with residents and undertake this work.

    For those who have not, you will need to do one of two things – either:

    1)give Walton & Allen written authority to undertake the work on your behalf, Or;

    2)organise this work yourself and make your own claim against the building insurer.

    The building insurer (Aviva) has been notified and has appointed Cunningham & Lindsey as their chosen loss adjuster. A visual inspectionby the loss adjuster was undertaken on Tuesday 25th June 2013 on flats and communal areas (overseen by Walton & Allen) to assess any qualifying damage for insurance purposes.  No obvious major concerns were noted.

    Following work undertaken on the electrical installations within the Communal Areas, the building itself was deemed to have been put back into a habitable condition from that Tuesday afternoon. However, it still remains the responsibility of individual Lessees to undertake their own assessment on the condition of their property and to satisfy themselves that their flat is now in a habitable condition and complies with all relevant health & safety requirements.

    In terms of how matters will progress with the building insurance claim following the visit by the loss adjuster on 25th June, a schedule of damage is currently being agreed upon with the building insurer.  Once this has been agreed and costing’s provided, the insurer will confirm what works they can approve to be undertaken.   Walton & Allen will be able to update lessees shortly in relation to what damage has been noted and agreed by the insurance company in relation to their individual property.

    Since the Communal areas suffered the most damage, work here will begin shortly.

    Following our comment below, contractors are working hard to bring the building back into a habitable state following the flooding incident in Block 1 – 17 on the evening of the 19th June 2013.

    You may now be aware that there was a flooding incident at Brook Court in Block 1 – 17 on the evening of the 19th June 2013. A large leak had developed within an apartment flooding the apartment itself and causing significant water damage to both other apartments and the communal areas.

    Due to this damage the local authority have deemed the building un-inhabitable at this present time.

    The situation is being managed by Walton and Allen and if you are a tenant, lessee or managing agent and have not yet been in contact with us, we urge you to so as soon as possible by phoning 0115 924 3304.

    In order to resolve the issues quickly and effectively it is important for us to work together.

     

    17th June 2013 AB Fire Protection are due on-site today to carry out their 6 monthly Fire Alarm Test.

     

    1st June 2013 We are pleased to confirm that as of today’s date, we are now the managing agents for this block, replacing Country Wide.

    We are aware that there are a host of matters that need attending to and these shall be tackled in turn, subject to priority and your service charge funds being received from Leaseholders.
