Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected on Tuesdays and are located in the courtyard (at the back of the building). If you have larger items that cannot be disposed of, please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Fire Alarm Testing

A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.

  • Cleaning – The Building is cleaned on Tuesdays & Thursdays.
  • Anti-social behaviour – If you notice any anti-social behaviour please report to Nottingham City Council 0115 915 20 20
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note if the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

We are aware that the drain outside of the entrance to Bloomsbury Court is over flowing. This has been reported to Severn Trent.

Paving

Walton&Allen’s Maintenance and Contractor has attended site today and met with a Highway Officer in relation to licences for lifting the pavement so a repair can be carried out to the lightning protection system and so a repair to a leak can also be carried out.

Lightning Protection

Following the Lightning Protection Test works are required to the system under the pavement on Beck Street which will require a license for the works. Walton&Allen’s Maintenance Director has attended site today and met with a Highways Officer and a representative from Omega to complete a scope of works. An application will be made for the works to be completed w/c 12th June.

Window Repair

Following our comment below, the repair to the window affected has been completed. The scaffold will remain on site until the 22nd May in order to monitor the repair after any rainfall.

Window Repair

Scaffolding has been erected on the side of the building in order to investigate a water ingress issue into an apartment. The permit for this work expires on the 22nd May and the scaffolding will be removed by this date.

The second half year tenant demands have been sent to all Leaseholders today.

Front Door

Following our comment on 9th January a second contractor has attended site today and replaced the door relay which was preventing the door from locking. The door was left locking.

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Water Disruption

Sterilizing Services are on site carrying out works to the water tank. Whilst these works are carried out the water to the building will be turned off at 9:00am.

Sterilizing Services will reconnect the water and re-fill the water tank at approx. 4:00pm.

Please ensure that all taps/outlets are off during the day to prevent flooding when the water is reconnected.

Following our comment on the 22nd, EMS have attended site to investigate further into the leak, the inspection hatch currently remains and a leak divert is being reviewed. The cause of the leak is likely due to the large amount of rainfall that we have recently experienced.

Following an emergency call out, the the engineer found on arrival there was water dripping from an emergency bulkhead, on the 5th floor. An inspection hatch was cut in the ceiling to investigate further and ensure that the light fitting was safe.

    We have received a complaint from The Salvation Army that people in the area are disposing of their rubbish within the Salvation Army’s allocated bin.

    We must remind residents that there is 4 allocated bins for all the residents at Bloomsbury Court located in the courtyard at the back of the building. All rubbish must be disposed of in the correct bins and not dumped on the floor.

    Following our comment below, our lift engineers fitted the repaired motor on Friday 14th March. When this motor was fitted it was found that the contactors (which tells the lift whether to go up or down) had blown when the motor originally faulted and tripped the electrics. New contractors have been ordered as the current contactors have become obsolete.

    Please be aware that this lift is out of order.

    Our contracted lift engineers attended site on 2nd January 2014 and isolated the lift as the Hydraulic Motor was found to be faulty and tripping the electrics.

    Due to the extent of the repair we are reviewing all possible repair options.

    In the meantime, this lift will have to remain switched off until further notice due to Health & Safety reasons.

    Following our comment below, a lift engineer and technician have attended site. They have had to isolate the lift as the Hydraulic motor is faulty and tripping the electrics.

    The Hydraulic motor requires a repair or replacement which we are currently awaiting a quote from our lift engineers.

    For health & safety reasons this lift will have to remain switched off.

    31st May 2013 We are aware that the lift unfortunately went down again shortly after the engineers visited on Friday 24th May 2013. We have contacted the lift engineers to request the engineers attendance sheet to see if he noted any repairs that need to be carried out.

    25th May 2013 Following our comment below, the lift engineer has returned the keys from when he attended site yesterday and confirmed that the lift was left in working order.

    24th May 2013 OUT OF ORDER LIFT – A lift engineer is due on-site today.

    21st May 2013 OUT OF ORDER LIFTThe lift engineers attended to the out of order lift on Friday 17.05.13. They found an issue with a hydraulic cylinder but the lift was left working when the engineer left site. We have now been informed by a resident that unfortunately the lift went down again during the weekend. We have contacted the lift engineers who have advised us that the ram seals need replacing and there is air in the hydraulic system. We are awaiting this urgent quote from the lift engineers.

    15th April 2013 Following our comment on 04.04.13, we are still awaiting the new electric strike part. We have chased the suppliers and we should be expecting the part early this week.

    12th April 2013 A member of Walton and Allen maintenance team is on-site fitting a notice board in the reception lobby.

    4th April 2013 We are aware that the main door is damaged and unable to lock at present. A new electric strike was ordered which arrived today but was unfortunately faulty. A replacement should be with us Monday 08.04.13 or Tuesday 09.04.13, but until then please be extra vigilant and monitor who enters the building. If someone enters the building who you believe shouldn’t be there then please contact the police and our out of hours contact number.

    3rd April 2013 Walton and Allen’s Block Manager and Maintenance Manager are on-site today.

    2nd April 2013 Representatives of Walton and Allen are on-site today carrying out a walk around inspection.

    26th March 2013 Following our comment below, a member of Walton and Allen maintenance team is on-site today completing decoration to the damaged ceiling in the communal area.

    13th March 2013 A member of Walton and Allen maintenance team is on-site today re-plastering a damaged ceiling in the communal area.

    12th March 2013 We are aware that the drain in the pavement is blocked which is causing large scale puddling. We have reported this to Nottingham City Council which they have logged a report to the highways department and provided us with our report reference of 816347. They informed us that the time scale for attending to blocked gullies is 28 days.

    25th February 2013 Following the lift technicians visit today, the lift is now up and running.

    21st February 2013 A technician is due on-site Monday 25th February 2013 to survey the lift.

    20th February 2013 PLP will be on-site this evening to attend to the fire panel and investigate the faults.

    20th February 2013 The Main door has been reported broken. A Contractor will be on site today to investigate the issue.

    19th February 2013 We have been made aware that the lift is broken. We are currently trying to arrange for an external lift contractor to come and visit the site. Further updates to follow.

    13th February 2013 We are pleased to confirm that as of today’s date, we are now the managing agents for this block, replacing Blue Property Management.

    We are aware that there are a host of matters that need attending to and these shall be tackled in turn, subject to priority and your service charge funds being received from Blue.

    20th December 2012 Walton and Allen have now acquired the right to manage, handover of the building management function is set for 13 February 2013.
