Emergency Lighting Repairs

Following our comment on 04.05.17, an engineer has recently attended site and carried out some LED replacements to a number of lights on site. These new lights are on sensors and go on and off in relation to movement. The lights are being phased in, therefore not all of the lights are on sensors at the moment. The replacements will be phased over the coming years based on funding.

Following our comment on 03.05.17, Procheck Electrical will be attending attending Baileys Mill from 9am to carry out the fire alarm and emergency lighting routine servicing and to also replace any faulty fittings.

Emergency Lighting Repairs

Repairs required to the emergency lighting have been instructed today. We are currently awaiting a date that an engineer will be attending to carry this out and this page will be updated once this information has been received. The lights will be replaced for self dimming LED’s which will reduce the energy usage by almost 2/3rds.

Step Repair

Following a report of an urgent repair required to the step at the front of the apartments, Walton&Allen’s Property and Estate Director has requested a quote for this to be repaired. This quote has now been instructed and EMS will be attending site tomorrow to carry out the repair.

Lift

Following our comment on 01.02.17, Walton&Allen have been informed by the lift company today that a current battery for the autodialler for the lift is running low. Walton&Allen’s Block Management Administrative Assistant has requested a quote for a new autodialler battery.

Communal Lighting

Following our comment on 08.11.16, Walton&Allen’s Property and Estate Director has contacted the electrical company again to clarify the option and prices for the quote previously received for the replacement of the communal lighting.

The Service Charge demand for 31st March 2017 to 30th March 2018 has been sent to all Leaseholders today.

Walton&Allen’s Roaming caretaker has attended site today and cleared the items being stored in the basement.

Lift

Following our comments dated 31.01.17, an engineer from Morris Vermaport will be attending site this to investigate the intermittent issue with the lift.

Following our comment below, Morris Vermaport have contacted us to confirm that a lift engineer will be attending site tomorrow morning to investigate the issue with the lift.

Following a recent report of the lift alarm intermittently sounding, Walton&Allen have reported the issue to the lift engineers who will attend as soon as possible.

Window Cleaning

Site Inspection

Walton&Allen’s Property & Estate Director has attended site this afternoon and carried out a walk around site inspection. They noticed an issue with a blocked drain on Lumsdale Road and have reported this issue to Derbyshire County Council, reference number 245250. Site Visit & Meeting

Whilst on site this afternoon carrying out a site inspection of the communal areas, Walton&Allen’s Property and Estate Director has carried out an emergency light test. A meeting was also held with a Director of the Baileys Mill Management Company Ltd.

 

Light Repairs

Following our comment on 11.01.17, an electrician has attended site today and replaced both lamps and the lights are now working. The rest of the external lighting was also checked and is working fine.

Insurance Visit

Walton&Allen’s Property and Estate Director has attended site this morning and met with NIG Insurance to carry out an insurance inspection on site today. An access point fire wall check was also carried out on this visit. The Insurance company suggested that the fixed wire testing for the building is carried out every 5 years, rather than every 10 years, and this will be due in 2019.

Fire Alarm & Emergency Lighting

Walton&Allen’s Property and Estate Director has instructed a fire alarm and emergency lighting maintenance contract for the building today.

Water Pumps

As of Saturday 1st October 2016, the water pumps now become the responsibility of Severn Trent water and not the responsibility of the Baileys Mill Management Company Ltd.

Gardening Contractor

Walton&Allen’s Property and Estate Director has attended site today and met the gardening contractors Really Green Smart on-site for a quarterly review. They have agreed to clean the bin areas and will spray the paths with mould killer on future visits. They are also providing a quote for the repair of a fallen fence from a neighbouring property.

1st Floor Communal Lights

Walton&Allen’s roaming caretaker has attended site and rectified a fault with the lights the on first floor which caused them all to turn off.

Sewage Pumps

Walton&Allen’s Property and Estate Director has attended a meeting with Severn Trent in relation to the change in ownership of the sewage pumps.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Monthly Performance Reports

The Baileys Mill monthly performance reports have been sent to the Directors of the Baileys Mill Management Company Ltd today.

Following our comment on 25.07.16, Really Green Smart have been instructed to carry out the gardening at Baileys Mill. They will attending site within the next 7 working days to carry out recovery works. A schedule will then be provided for the rest of the year.

Emergency Light Test

Replacement Lights & Redecorating

A member of the Walton&Allen Maintenance Team have attended site today and replaced 1 failed light in the corridor and replaced a light fitting in the stairwell. The walls around the fire exit emergency bulk heads have also been redecorated on this visit.

Walton&Allen’s Property and Estate Director has attended site this morning and met with a prospective gardening contractor.

Site Visit

Walton&Allen’s Property & Estate Director has attended site this morning for approx. 1 and a half hours and carried out a walk around inspection. Two lights have been reported as requiring repair which has been reported to a maintenance contractor who will carry out the repair on 26.07.16.

Window Cleaning

The window cleaning contractors Clean Slate have attended site today and cleaned the external windows.

Lighting

Your directors, working with Walton&Allen, are currently actively exploring ways to reduce the operating costs of the Baileys Mill site and investigating viable alternatives. A detailed report on this subject will be presented at the AGM in October when shareholders will be asked to vote on some possible options.

Meanwhile as an experiment, the garden lights at the rear of the Mill have been turned off. The cost of using these powerful lights is quite high and we questioned who benefited from this illumination since no-one is likely to be using the rear garden after dusk. Some residents have said they preferred not to have their bedrooms lit up all night by the lights. There is also the environment argument which says we do our bit to avoid wasting scarce natural resources required to produce electricity. We are also exploring the options of installing a timer so that the lights would go off after midnight or alternatively using solar powered lights which should cost nothing to run.

Basement Item Removal – 1st September 2016

A letter has been sent to all leaseholders and residents requesting that all unauthorised items being stored in the basement are removed before the 1st September 2016.

SignIt will be attending site on the 14.07.16 to replace two signs in the car park and the foyer area of the apartment block with ‘like for like’ replacements that will not include the old management agents details.

Communal Landlord Supply

Walton&Allen’s Block Management Administrator has contacted our energy broker and enquired if savings can be made to the communal landlord supply.

A member of the Walton&Allen Maintenance team has attended site today to investigate the issue with the light outside apartment 9. Unfortunately we did not have the correct part and will return on Monday 13.06.16 with the correct parts to repair. Other various lights were also repaired on this visit.

As we are the management agent of Baileys Mill from today, Walton&Allen’s Property and Estate Director has carried out his first visit to the site today to find out more information about the building and to survey the condition of the building.
