Top Floor Fire Door

 

As budgeted for, a replacement fire door for the top floor has been ordered. As this has to be made to order, glazing etc, the door will take approx. 2-3 weeks to be manufactured and delivered.

A member of the Walton&Allen Maintenance team has attended site today and carried out the following issues that were noted on the recent site inspection and approved by the Director:

  • Block 27 – Replaced the door closers to both entrance doors due the previous closers failing resulting in the doors slamming shut
  • Block 25 – Replaced the door closer to the entrance door due to the previous closer failing resulting in the door slamming shut
  • Block 27 – Made repairs to the beading on the external main entrance door as required

The second service charge demand for the quarter period of 01.04.17-30.06.17 has been sent out in the post to all Leaseholders today.

Walton&Allen’s Maintenance and Contracts Director has attended site today and met with a Leaseholder on site to look at a damp issue which is possibly related to the recent stop tap leak. The rear gate was also checked on this visit.

Rear Pathway Gate

Following a recent site inspection, it was noted that the pathway gate could do with some repairs and re-staining to make improvements aesthetically. Walton&Allen’s Maintenance Manager attended site today to quote for this and the Director agreed to carry out this work himself, which is in his capability. They plan to attend site within the next couple of weeks to repair the rotten timber on the gate and paint it with preservative wood stain.

Water Disruption

Following our comment on 09.02.17, Whilst Estate Maintenance Services were on site carrying out works to an external stop tap, they found they needed to dig out an area to expose the stop tap. This area was dug out and the stop tap was found to be badly corroded and leaking. The water had to be turned off in several apartments in order to remove the old stop tap and replace with a new plastic one. The hole was then filled in and EMS returned to site the following day to concrete the area and make good.

Water Disruption – approx. 10:00am

EMS are on site carrying out works to an external leaking stop tap. Please note that your property may be without water whilst their works are carried out. Please ensure that all taps/outlets are off during the day to prevent flooding when the water is reconnected.

Following our comment dated 30.01.17, unfortunately Roger Needle are unable to attend site today due to unforeseen circumstances. They have confirmed they will be attending site tomorrow to carry out the gutter clearance.

Following our below comments, Roger Needle have been instructed on the gutter clearance of the whole building using their camera vacuum system and will be attending site tomorrow afternoon to carry this out.

Following our comment on 23.01.17, Harvey Banks has attended site and quoted for a gutter clearance of the building, although would not be able to reach the far top section on the system they use due to health and safety reasons.

Gutter Clearance

Following reports from the resident that the rear gutters appear to be blocked with vegetation, a company called Roger Needle have attended site today in order to quote for a gutter clearance of the whole building. Roger Needle use a camera vacuum clean system where their equipment can move up to half a brick out of a gutter. This system also saves on any at height related costs. Another company will be attending site this week in order to quote so we can compare prices.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

2017 Budget

Following our comment on October 28.10.16,  the 2017 budget has been finalised, approved and sent out to all leaseholders today. Along with the 2017 budget, the final stage of the section 20 consultation process (Schedule 4 Part 2 Appendix 6 – Award of Contract for Major Fire Repairs) has been sent out along with the fire repairs charge demand invoice.

Fallen Branches. Approx. 9:00am

Following our comment below, Silverdale have attended site and removed the fallen branches across the parking spaces. They did not have enough room on their van for the stump and will return at their earliest convenience to remove this, it has been stored behind the wall.

Service charge

Basement Clearance

Following our comment below our contractors have attended site and cleared the basement areas. All items that have been removed have been disposed of.

It has come to our attention that the basement is being used for the storage of personal and unwanted items.

The basement should be kept sterile and empty at all times. Any personal items should be stored within your flat as they are causing a health and safety risk.

This basement will be cleared of ALL items on Tuesday 22nd September 2015 

If you are storing any personal items in the basement, please remove these before Tuesday 22nd September 2015 otherwise they will be removed from site and disposed of immediately. These items will not be stored.

IMPORTANT NOTICE TO ALLIn order to clear the basement, there will be a skip on-site. The skip will be placed on the entrance to the front driveway (off Musters Road) restricting access to and from the car park via this driveway.

May we kindly ask that all residents only use the side driveway (off Millicent Rd) to access the car park on the day of Tuesday 22nd September 2015. We apologise for any inconvenience that this causes and thank you for your cooperation in advance.

Going forward, for health & safety reasons, we will be replacing the lock to the basement door to restrict access. The gardeners will be attending site in the week commencing 27.07.15 to attend to the car park grounds, and carry out a litter pick.

    1st May 2015 – A member of the W&A Maintenance team has attended site today and replaced the main entrance lock to block 25 following reports from the residents that it was too stiff to open.

    28th April 2015 A member of W&A Maintenance team has attended site today and fixed the broken plug socket in the communal area in block 27 which had been unfortunately damaged.

    17th April 2015 PLP are due on-site today to carry out a FRA.

    7th April 2015 – A W&A operative has attended site today and carried out a litter pick and swept the car park.

    24th February 2015 – 25-27 Musters Road Tree Removal 24th February 2015

    Following our comment below, Silverdale Gardens and Trees are on-site today removing the trees to the rear of the property which align a neighbouring property.

    PLEASE NOTE– In order for them to complete the tree removal, the car park MUST be empty on this day. Therefore ALL cars will need to be out of the car park by 8.00am and will not be able to return until after 5.00pm so that this work can be carried out successfully.

    If any residents do not move their car from the car park on this day, the work will not be able to go ahead therefore delaying this required work.

    5th February 2015 – 25-27 Musters Road Tree Removal 24th February 2015

    The following notice has been hand delivered to all residents today:

    Dear Resident(s),

    On Tuesday 24th February 2015 Silverdale Gardens and Trees will be on-site removing the trees to the rear of the property which align a neighbouring property.

    This was agreed at the recent directors meeting due to the number of complaints received from neighbours along with resident’s concerns of branches falling off into the car park.

    PLEASE NOTE– In order for them to complete the tree removal, the car park MUST be empty on this day. Therefore on Tuesday 24th February 2015 ALL cars will need to be out of the car park by 8.00am and will not be able to return until after 5.00pm so that this work can be carried out successfully.

    If any residents do not move their car from the car park on this day, the work will not be able to go ahead therefore delaying this required work.

    If you have any visitors visiting you on Tuesday 24th February 2015, may we ask that you also relay this message onto them. This also applies if you know of any contractors attending your property on this day.

    If you have to source alternative parking, during these hours, in a car park within ½ mile radius of Musters Road then please provide a receipt after the day and the cost of parking during these times will be refunded.

    Please note – we will only refund this cost if proof is provided that you are a current resident of 25-27 Musters road.

     

    3rd February 2015 A letter has been sent to all Leaseholders today regarding the confirmation of action to be taken following Musters Road Management Company Limited Shareholders’ Meeting – Wednesday 14/01/2015.

     

    7th January 2015 – A member of W&A maintenance team is due on site today with Tower scaffolding to replace the dusk till dawn light at the back of block 27.

    6th January 2015 – W&A’s Block Manager is on-site today carrying out a walk around inspection of the building

    19th December 2014 – W&A Block Manager has attended site this morning and met Silverdale Trees to look at the 2nd phase of tree felling at the site.

    Our Gardening Contractors Supervisor has attended site today to inspect the site. There is a build-up of leaves around the edges of the site which will be dealt with by the Gardeners on their January visit.

     

    5th December – Notice of disposal

    Following our comment below a member of the Walton & Allen maintenance team is due on site today to change the lock to basement to stop personal items being stored.

    20th November 2014 – Notice of disposal

    The following letter was sent to all leaseholders today:

    It has come to our attention that the basement is being used for the storage of personal items.

    The basement should be kept sterile and empty at all times. Any personal items should be stored within your flat as they are causing a health and safety risk.

    Going forward to improve your health and safety we are writing to all owners informing them that on the 5th December 2014 all items stored in the basement will be removed. These items will not be stored and will be disposed of so we recommend you remove any personal items before the above date and store them within your apartment.

    Hopefully you will understand that the reason behind this decision is to increase the safety for all residents living in the complex.

    10th October 2014 Following our comment on 22nd July 2014, Silverdale Gardening are on-site this morning trimming the overgrown Silver Birch tree that is affecting another property and removing the Ivy.

    10th October 2014 W&A’s Block Manager has attended site first thing this morning and carried out a walk around inspection.

    1st October 2014 The second half year (1st October 2014 – 31st March 2015) Service Charge is due today.

    18th August 2014 – Grounds/Gardening

    Our contracted gardening contractors have attended site today and reported that the site is looking in good order. The poison ivy has been removed but it is voracious and will grow back. Any regrowth will be pulled off on the next visit.

     

    13th August 2014 W&A’s Block Manager has attended site this morning and carried out a walk around inspection.

    22nd July 2014 Following our comment on 3rd July, we have today had authorisation to instruct the gardening work for trimming the overgrown Silver Birch tree that is affecting another property and the removal of the Ivy. Due to our contractor’s workload, this job cannot be completed until Friday 10th October 2014.

    3rd July 2014 W&A’s Block Manager met a tree surgeon and landscaper on-site first thing this morning to look at removing Ivy and trimming a Silver Birch tree which is affecting another property.

    1st July 2014 The 3rd Quarter (1st July 2014 – 30th September 2014) Service Charge is due today.

     

    28th June 2014 – Gardening/Landscaping

    Our Gardening contractors have attended site today and confirmed that the site is looking in good order and the general season work has been planned in for trimming of small bushes.

    16th April 2014 Walton & Allens Block Manager is on-site this morning meeting ‘Workteam’ so they can carry out a survey on the building.

    25th March 2014 Approx. 1pm – Smart Meter

    Unfortunately due to the type of building, the engineer was unable to gain a signal which meant the current equipment available for smart meters could not be fitted. Eon are currently piloting new equipment for this type of building and hopefully they will be able to use this in the future.

    Following our comment below, Walton & Allens Block Manager is on his way to site to meet the engineer from Eon who will be fitting the smart meter.

    Please note that for approximately 30 minutes during the times stated above, the electricity will be switched off.

    This service is free of charge and will provide us with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as we will only be billed for the energy actually used.

     

    18th March 2014 – Bulky Waste

    May we remind Residents NOT to leave bulky items in the car park and that Residents have a responsibility to remove these items.

    18th December 2013 – Roof

    The roof repair was completed yesterday 17.12.13 and while the scaffolding was affixed they carried out a gutter clearance.

    17th December 2013 – Cleaning over the Christmas Period

    The usual cleaning day is fortnightly on a Thursday. Over the Christmas period, our cleaners have informed us that there will be no clean on Boxing Day (which falls on a Thursday).

    1st November 2013 – Directors Meeting

    Following the Directors meeting that was held yesterday evening, the directors have given go ahead on the roof repair. We have obtained a further quote which falls below the section 20 threshold which means that we will avoid the consultation period. The go ahead has been passed on to the contractors and scaffold is expected to be erected in the next 3 weeks.

    11th September 2013 – Gardening/Landscaping Update

    Following our comment below, Brass Facilities have confirmed that they have been on-site today to carry out the remainder of the work at rear of the property today and the weed spraying. They have advised that the weed killer is absorbed quickly (within a couple of hours), however it rained in the afternoon. Therefore when they visit next on the maintenance programme if the die off is not complete, it will get sprayed again.

    10th September 2013 – Gardening/Landscaping Update

    Brass Facilities were on-site Saturday 7th September as planned. They have confirmed that the hedges have been cut and the car park strimming has been completed. However it was raining so, weed spraying has had to be delayed. This and further work on the site is to continue this week to complete the site before they commence the maintenance programme.

    Following our comments below, we have instructed Brass Facilities to go ahead with their major one of visit and then for them to carry out regular maintenance visits thereafter. We have not been provided with precise dates that the one of visit can be completed or the maintenance thereafter can start but the latest the maintenance visits will start are w/c 16th September and the one of visit will be completed before then.

    We have asked Brass Facilities to attend site to quote for a one off visit to get the site up to a manageable standard and then for a maintenance contract thereafter. They have recently worked on a few of our other sites and there was a noticeable vast improvement.

    3rd April 2013 Following being unfortunately let down by a landscaper which we instructed to go ahead with works on this site, another Landscaping company is due on-site today to produce a quote.

    26th March 2013 We instructed a roofing company to look at the problem with the leaky roof. They have advised us that they will not repair the roof and recommended re-doing the whole roof. Due to the cost of this, we are in the process of getting a second opinion and instructing another roofing company to look at this problem and quote to resolve this.

    12th December 2012 On Monday 17th December a Walton and Allen representative will be carrying out an on-site visit and inspection.

    6th December 2012 We are pleased to announce that the management of the common parts will be carried out by us with affect from the 1st January 2013.

    The service charge and ground rent demands will be sent to all lease holders from this office and not by Innes England. The new bank details will be included on those demands which you will receive during December.
