  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note; if the call out is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the call out. 
  • Fire Alarm Testing: A fire alarm test is carried out every week on a Wednesday. The testing should last approx. 30 minutes

Following our comment on 11.07.17 and authorisation from the Directors, a company called Roger Needle have been instructed to carry out a gutter clearance of the entire building, awaiting an attendance date. Roger Needle use a vacuum clean system where their equipment can move up to half a brick from the gutter. This system also saves on any at height related costs.

Following a recent site visit, signs of a blockage within the front gutter was noticed. A quote to carry out a gutter clearance was sent to the Directors of 117-119 Musters Road RTM Company Limited for their consideration/approval

The contracted Window Cleaners, Clean Slate, are due on-site 14/07/2017 to carry out a window clean to all external windows

Following our comment below, FSE will now be attending site on the morning of Friday 14.07.17 to carry out the service visit to the fire alarm and emergency lighting.

Following the recent fixed wire test (EIC) to the communal distribution boards, a company called ARB Electrical has attended site today and carried out some necessary immediate repairs as advised on the reports.

Porch Lights

On the recent site visit, it was noted that the porch light to 117 stays on constantly. We have been advised that the light timer switch is faulty and will be looked at in due course.

Block Entrance Doors

One of the Directors attended site yesterday following reports from Walton&Allen’s last inspection that the external entrance door to Block 119 could not be closed fully. They adjusted the hinges and sanded the edge of the door to ensure it closed fully. They will return to site in due course to touch up the paintwork. They also adjusted both sets of door closes to ensure the doors shut as required.

Fire System

Following our comment on 14.11.16, Walton&Allen’s Trainee Property Manager attended site this morning with an engineer from FSE Fire to replace all smoke detectors within the communal areas and each individual apartment. Walton&Allen managed to arrange and obtain access into all apartments therefore all smoke detectors were replaced successfully.

May we take this opportunity to thank residents for their cooperation and for arranging access as required. FSE also carried out their first service visit to the fire panels and emergency lighting.

2017 Budget

Following our comment on 08.11.16 the 2017 budget has been finalised, approved and sent out to all leaseholders today.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site this afternoon and carried out a walk around inspection of the communal areas. They also met FSE Fire on-site to FSE could check what type of detectors will be replaced to ensure they order the correct replacements.

It was also noted that the front Leylandii Hedge has also been trimmed as required making a vast improvement to the appearance of the building.

Fire System

Following our comment on 07.11.16, FSE have advised us that they will be attending site on Monday 28/11/2016 to carry out their first service visit to the fire panel and emergency lighting. They will also be carrying out the replacement detectors to the communal areas and all apartments (As it is more cost effective to complete this at the same time as the first service visit).

FSE intend to arrive on-site at approx. 9am and require access into each apartment to replace the detector. Each detector replacement will take approx. 15-20minutes to complete and test as required. An email has been sent to each individual leaseholder informing them of this date and asking them to confirm that access has been arranged for this day.

2017 Budget Preparation

Following our comment on 28.10.16, the board of Directors have looked at the draft budget in great detail and instructed Walton&Allen on their amendments/decisions as required. A revised drafted budget has been sent to the Directors for approval as per their comments.

Fire System

Following a detailed tender for the fire alarm servicing contract, along with a one off replacement of all detectors and correspondence with the board of Directors, to ensure the building gets the best value for money, the Directors have agreed on the successful tender and FSE Fire have been instructed. We await a date they can attend to carry out their service visit along with replacement detectors (which requires access into everyone’s apartment on the same day). Once we have been provided a date with sufficient notice, all residents will be informed.

Window Cleaning

The Directors of 117-119 Musters Road RTM Company Limited have reviewed a window cleaning tender and have chosen a successful company. Clean Slate will be cleaning all external windows on a quarterly basis. We are currently awaiting a date of their first clean and will update this page once advised. We have also requested a schedule of week ending dates for the entire year to which Clean Slate will provide us with the exact date within that week nearer the time. Once this schedule has been provided we will post it on this page and then all further updates will also be posted on here.

Smoke Alarm

A resident has kindly reported that there is a beeping sound within block 117. Walton&Allen’s Trainee Property Manager has asked the roaming caretaker to investigate this. It was found to be sounding from within an individual property rather than the communal areas. The Lessee of the relevant apartment has been made aware.

Soil Stack repair

Following our comment below B&S roofing has attended site and carried out a repair to the soil stack. Due to the positioning of the works they required two men. One to climb and carry out the repair and one to stand at the bottom of the ladder.

The below notice has been delivered to all the residents today.

 

‘We write to inform you that the internal communal areas of 119 Musters Road will be painted week commencing 21st September 2015.

The decorators will try to keep all noise and disturbance to a minimum.

Bulky Waste

May we remind residents that Nottingham City Council offers a FREE weekly bulk waste collected.

If you have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents. Please call them on 0115 915 5555 to arrange or visit the website on www.nottinghamcity.gov.uk for more information.

Site inspection

Walton&Allen’s Property Manager and a member of the block management team has attended site today and carried out a walk around inspection.

A member of the Walton&Allen block management team met a potential cleaning company on-site to quote for their services.

Meeting

Walton&Allen’s property and estate manager attended a meeting last night with the leaseholders of 117-119 Musters Road to discuss the building and their concerns.

    21st April 2015 – We have taken over the management of 117-119 Musters Road today. A site inspection is planned for this afternoon with Walton & Allen’s Property and Estate Director together with our Administrator.

    If you have any concerns, queries or suggestions relating to the ongoing management then please contact us.

    27th March 2015 – We shall be taking over management from 21st April 2015. If you have any suggestions or comments in the meantime, then please do not hesitate to contact us.

    We are pleased to announce that the Right to Manage claim was successful and we shall be taking over the development on 21st April 2015.

     

    15th December 2014

    A Right to Manage claim has been lodged with the Freeholder.

    The Freeholder is due to respond by the 19th January 2014.
