Don’t get caught out by out-of-hours emergency calls

Did you know that when it comes to emergency repairs, it is actually an ‘opt-out’ scenario for letting agents? This means that unless a letting agent makes it clear in writing at the start of each tenancy, that it does not provide an out-of-hours emergency service, landlords and tenants will assume that you provide emergency cover outside of office hours and at weekends.

If you’re not absolutely clear on this point, some tenants might hold you to your vague tenancy agreement and leave you exposed to hefty emergency repair costs you haven’t budgeted for. What’s more, it can even be said that for some tenants knowing their rights and causing problems for landlords are the same thing.
