Keeping Your Car & Valuables Safe

We manage a number of buildings in city centres with car parks. City Centre living can be so exciting with bars, clubs, shops and easy access to transport links on your doorstep.

One downfall with city centre living is the risk of car crime. The worst part of mine and my teams day is talking to our residents who have been the victim of this type of crime.

There are lots of deterrents Block Management companies can do to try and deter crime at a building, for example CCTV, fob access, electronic gates.

Block Management companies can do all of the above and more but from our experience, the main reason someone’s valuables from a car becomes a target to criminals is one of the following:

  • Leaving keys, wallets, Sat Nav’s, mobile phones on view in the car
  • Leaving the car unlocked
  • Phone charger cables left in cigarette chargers
  • Leaving the car park access system fob on show in the car
  • Leaving coins and change on show in the car
  • Leaving anything on the back seat. Even a sheet covering a back seat can lead criminals to think there is something worth stealing that is being covered
  • Leaving items in the foot well
  • Not wiping the marks on the window screen from where the Sat nav has been affixed to the window screen
  • Not putting your parcel shelf down especially when any items are in the back (Especially sheets or clothes)
  • Leaving items in the glove compartments
  • Do not leave bags especially laptop bags anywhere in view. Not even pushed under the seat

Most car thieves who operate in city centre car parks want quick sale items like mobile phones and sat navs. They are not usually looking to steal your car. Therefore please be smart. Stealing items from car has a low punishment in relation to the quick sale value that thieves can make. We have seen examples of CCTV footage where thieves have not even covered their faces and stolen items from cars directly under CCTV cameras.

Therefore the best way of making sure you do not have your car broken into in any city centre car park (Private or public) is making it less of a target. If you have nothing on show and its clean and tidy, the thief will think there is nothing of value and move onto the next target.

Also, we cannot further highlight the need to make sure you have the correct insurances in place.

Walton&Allen Secure £2k Refund for Property Owners

Directors of Forman House have this week received a £2,005 refund from Nottingham City Council thanks to the efforts of Walton&Allen’s block management team.

 

Forman-HouseSince 2007 the owners of Forman House have been charged for the collection of three bins at the building, although they have only ever had two bins to be collected. They informed their previous property management company who were unable to resolve the issue.
When Walton&Allen took over the property in May 2015 we set to work putting this issue right. Initially the council agreed to repay the overcharged amount dating back to when Walton&Allen first took over. After further correspondence the council have now agreed to backdate the full amount dating back to 24/08/2007 – a total refund of £2005.00.
All told it took Walton&Allen’s block management team just three months to resolve an issue that had stumped previous block management companies for nearly eight years.

Walton&Allen to begin £1.2m redevelopment of Crusader House and George Street

As further testament to our solid reputation with property development and maintenance Walton& Allen’s maintenance team have been instructed to take on a 38 week project for major improvements to Crusader house and George St.
The work, which will be split into 8 phases will comprise of:

  • The replacement of various balconies, handrails and balustrades
  • Replacing lead flashings and laying down watertight terraces to prevent leaks in the apartments and car parks
  • Repairs to the roofs of both Crusader House and George Street
  • Replacing some internal communal flooring

We will also be replacing some of the UPVC windows and doors that the owners require to be replaced.
Work is due to commence on the 20th of July and is due to be complete within  38 weeks subject to weather conditions.

New Block Management of Forman House

Last month we took over management of the Forman House block on Hucknall Road.

Sadly a group of the flat owners had been in reciept of poor service from their existing agent and felt they weren’t getting value for money when it came to their service charge.

One of the owners got in touch with one of our directors, Mark Batty. Mark came to the rescue using legislation from the Companies Act 2006 to give back control to the flat owners. This meant the owner were free to choose a new block management service. Walton & Allen were then brought on board as the new block management agents.

Working with the owners we were able to control the service charge budgets, as well as vet any contractors and deal with any other building issues. Unlike a lot of block management service providers in Nottingham, we don’t charge for this service but were rewarded with the block management instruction.

We are proud to say we have given back complete control and transparency over the building and its financial matters to the owners. Savings are already being made and over the next 12 months cosmetic improvements have been planned.

Walton & Allen are taking over at Coppice Park, Derbyshire

Coppice Park is a fabulous development of houses and apartments in Draycott, Derbyshire. It’s the site of the former Tudor Court Hotel, developed by Miller Homes about 10 years ago.

We were instructed to manage the common parts of this development of 40 units, through a recommendation and won the ‘beauty parade’ against other agents. We are pleased that the owners are very well organised and proud of their surroundings, and so are we.

Having taken over on 1st July this year, we have already had a general meeting to decide how we can improve the development to the meet the high expectations of the owners.

Two new buildings under the management of Walton & Allen

Walton & Allen are pleased to announce that we have been asked to add two new buildings to the portfolio of developments that we block manage.

We already provide a full range of block management services to over 20 apartment blocks in Nottingham and across the East Midlands. Indeed, we have wide ranging experience of managing large and small developments, including some of our own personally owned apartments. Our block management services include:

  • Collecting ground rents and service charges
  • Preparing service charge budgets and financial forecasts
  • Arranging all flat management functions and negotiating associated contracts
  • Supervising building works and contracts covering gardening, cleaning and day-to-day management
  • Organising building insurance, including valuations and claims handling
  • Arranging site visits
  • Liaising with residents on all matters
  • Dealing with assignments and notices
  • Arranging and attending annual/six monthly meetings
  • Preparing year-end accounts and returns
  • Providing regular reports to freeholders

Now we are going to be providing these same services to the owners and residents at Gardiners Court in Mansfield Woodhouse, and at Enfield House in the centre of Nottingham.

At Gardiners Court, we were asked to carry out the right to manage process for the apartment owners as they were dissatisfied with the previous managing agent. We acquired the right to manage and the owners then instructed us to manage the building.

At the beautiful Grade 2 listed Enfield House, we took over responsibility for block management with the blessing of the freeholder and apartment owners.

Naturally, we will be managing these buildings and providing services to the same high standard we bring to all of the other developments in our portfolio.
