Rental Assessment:

Viewings:

After an initial enquiry, we organise and carry out viewings at a time convenient to the prospective tenant. Our sales team work between 8am and 6pm during the week to maximise the number of viewings to your property.

Tenants:

Each tenant is taken through a strict referencing procedure and detailed application before we proceed with the tenancy agreement. For your peace of mind, we insist on bank and professional references for each tenant. Our main priorities are to minimise rental voids and find the ideal tenant for your property. With this in mind we focus highly on customer care and so that we can keep your properties rented for longer.

Financial Management:

Deposit

As standard, the deposit is made up of one months rent plus £100. It is held as security for the properties up-keep and to compensate the Landlord for any breach of the Tenancy agreement. By law, the deposit is protected by The Deposit Protection Service in accordance with their Terms and Conditions of DPS. Monthly payments & Rental collection:

Each month rent is collected by standing order. After fees are deducted, we send you a monthly statement detailing management fees and rental income.

Missed Payments

On the rare occasion of missed payments we pursue rental arrears vigorously via telephone and letter.

Inventory:

We carry out a detailed inventory of your property, its contents and state of repair prior to renting. Once the tenant vacates the property, we do another inventory and if there is anything missing or damaged, we deduct any costs owed from their deposit.

Transfer of Utilities:

As standard, we manage all aspects of transferring the utilities over to the new tenants. Meter readings are taken on the day of hand over, transfer of names are organised and if applicable, standing orders set up.

Emergency Repairs & Maintenance:

When something goes wrong with a property, its good to know that there is someone there to put it right, fast! We have dedicated maintenance staff on hand who can be relied upon to provide timely and cost effective repairs, as required.

We pride ourselves on being extremely competitively priced. FEES: 10% +VAT per month (payable on rent collection)
