Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected on Tuesdays. These are located in the car park. If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Fire Alarm Testing

A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.

Other information

  • Cleaning: Cleaners are on site Tuesdays to clean Plumptree Street & Thursdays to clean Bellar Gate. They attend site every day in between to check for any emergency cleaning issues.
  • Anti-social behaviour: If notice any anti-social behaviour please report to Nottingham City Council 0115 915 20 20.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or the fault of the tenant then you may incur a charge for the callout.

The next Service Charge Estimated Budget for 2017-2018 and advance demands due 1st September 2017 has been sent to all Leaseholders today.

Emergency lighting

A member of the WALTON&ALLEN Maintenance team has attended site today and carried out an emergency light test and sweep of the communal areas.

Bin Collection

Unfortunately due to roadworks at the top of Plumptre Street the bins on site have not yet been emptied. Walton&Allen’s Block Management Administrator has contacted the local council who have confirmed that they will try and attend today. If access is restricted they will continue to try and empty the bins before the next collection due Tuesday 27th June.

Water disruption

We are aware that residents may be experiencing issues with their water. Severn Trent have confirmed that there is a supply issue in the area.

Plumptre Street – Intercom

Our security contractor has attended site today to investigate reports of the intercom to Plumptre Street side of the building not working. Unfortunately a new keypad is required and a quote for these works will be provided.

Following our comment on 16th February, our contractor has confirmed that the key required has been delivered and the repair will be carried out today.

TV Signal. approx 1:00pm

Following our earlier comment today, AVUK have attended site to investigate the issue with the TV signal. The engineer has confirmed the power supply had failed, fortunately the engineers had the required part in stock, therefore this part was replaced there and then.

CCTV

A contractor has attended site today to provide a quote for the installation of CCTV in the car park areas.

Plumptre Street – Intercom

Following our comment on 16.02.17, unfortunately the contractor has not been able to replace the intercom. A special key is required to do this which will need to be ordered. The contractor is going to order the required key and once this has been received, they will return to replace the intercom. We will update this page with a job date once this has been received.

Walton&Allen’s Property Manager has approved a quote provided by the Maintenance Division for the carpet outside of the motor room to be replaced. We are currently awaiting an attendance date.

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Terrace Works

Walton&Allen’s Maintenance & Contracts Director has attended site and met with Raynor Roofing who are carrying out works to the terrace areas of Apartments 17 & 18.

Insulation and the roofing system are currently by the bins in the lower car park and will be correctly disposed of once the rest of the debris off the terrace area has been removed.

The corridors have been hoovered following their visit today.

Following our comment below the lift has been returned to full working order. The lift engineers have reported that there was an issue with the car door limit switch and the safety edge. Both have been repaired and the lift has been left in working order.

Following our comment on 30.06.16, Walton&Allen’s Block Management Administrator has instructed a cleaning company to safely remove hydraulic fluid from the gas meter room.

Vehicle Gate

The security contractor has attended site this morning to meet with an operative from the gate manufacturer. They took a new unit and ran tests on separate parts on the gate. Through process of elimination they have fitted a new motor this morning under the warranty.

Plumptre Street Lift – Working

Following our comment on the 22nd June the lift engineers have attended site and returned the lift to full working order, they have assured the office that this hydraulic fluid leak is not related to the repair carried out in May 2016.

There is a large amount of oil that has escaped the motor room and we would advise that anyone that enters the car park from the Plumptre Street foyer does so by using the vehicle gate and also enters the building via the main front door and not the car park door to avoid walking on this area.

We apologise for any inconvenience caused.

 

Gas Meter Readings

Unfortunately due to the hydraulic leak from the Plumtre Street lift, we are unable to obtain gas meter readings for apartments 20-39 at this time due to health and safety reasons. The gas meter readings for apartments 1-19 and the electric meter readings for all apartments are not affected.

Following our comment on 17.06.16, we have contacted the lift company regarding the repair to this lift and have been informed that an engineer will be attending today to determine where the hydraulic leak has come from. Unfortunately due to the location of the leak we are unable to provide gas meter readings for flats 20-39. Electric meter readings are not affected.

We apologize for the inconvenience, until the lift company can safely clear the hydraulic fluid the area leading to the car park will remain taped off for health and safety reasons.

Following our comment on 18.04.16, we have contacted the lift company who have informed us that a new pump for the lift has been ordered as the old unit was welded and could not be removed without causing further damage. They have been given an estimated delivery date of 03.05.16, but the engineers are trying to get the parts delivered sooner.

AV UK will be attending site today to carry out a Sky Q survey to establish if the building qualifies for Sky Q services.

Communal Carpets

Following our comment on 13.04.16, Walton&Allen’s Property and Estate Director and Block Management Administrator has met ChemDry on site this afternoon to measure up to provide a quote for the cleaning of the communal carpets.

Following our comment below, unfortunately we have been informed by the lift company today that whist an engineer was on site carrying out the repair, a further part is now faulty. Unfortunately this part needs to be sent to a hydraulic lift specialist to be repaired.  We are currently awaiting more information as to how long it will be before the lift will be repaired and returned to full working order

Once the required parts have been delivered, the engineer will return to site today to continue with the repair that was started on Friday 15.04.16.

A lift technician has attended site today to investigate the current fault where the lift is travelling below ground. They tested the low pressure switch and found the switch activating at too high pressure therefore made the relevant adjustments.

They have also cut back the undergrowth where the cats reside and disposed of the hut.  A letter has been hand delivered to all the residents requesting that they stop feeding the feral cats. The traps can be placed in the week commencing 21/9/2015. The cats will need empty stomachs in order for them to be neutered.

    Following our comment below our engineers attended site on Saturday 4th April approx. 1:45pm and returned the lift to full working order.

    Further works is required to the lift to stop the intermittent fault which has been authorised. Once our engineers have received the relevant parts they will return to site to fit. The lift is working in the meantime.

    As we have not received delivery of the required replacement door unit, our intercom contractor has chased the suppliers. They have informed us that due to the unit becoming obsolete it is coming from abroad which is why there is a delay. They have been provided an estimated delivery period of 9th February-20th February 2015.

    Following our recent comment below on the 8th December 2014 two lift engineers have attended site today. They managed to repair the doors to the lift which were bent to a high extent from the vandalism and realigned them. Unfortunately whilst on there they found a further fault and a lift technician is required. We are awaiting a date they can attend.

    29th October 2014 Approx. 5pm – Upper Car Park Gate REPAIR COMPLETE

    Following our below comments, our gate contractor been on-site today and has finished fitting the replacement motor. This gate is now a lot quieter along with having improved safety modifications.

    As the gate had to be left open last night until the repair was completed today, we had static security on-site 8pm – 8am during the time this gate was open.

    Following our comment on 23rd October, our gate contractor has attended site today and continued with the necessary safety modifications. The new motor is expected to arrive tomorrow, dependant on delivery, our gate contractor intends to attend site tomorrow to fit it.

    23rd October 2014 – Upper Car Park Gate

    Following our comment on 13th October 2014, our gate contractor has been on-site this afternoon carrying out necessary safety modifications  to the gate. They will return Monday 27th October 2014 to continue with these modifications.

    The new Motor is expected to arrive early next week so our gate contractor will return to site next week to fit this.

    Due to recent complaints from residents about the excessive amount of noise coming from the car park gate motor (unfortunately caused by it being driven into), we have obtained quotes from a couple of contractors and presented them to the Directors of the RTM.

    Today we have instructed the chosen contractor and the required parts are on order. We have not been provided an ETA for these parts or estimated job date as of yet.

    9th October 2014 – Bellar Gate Entrance

    Following the unfortunate vandalism to the front entrance fob reader, our security contractor has been on-site today relocating and fitting a new anti-vandal fob reader.

    We are pretty confident that the person causing this damage is a resident within the block.

    This vandalism has not only cost the Building money to repair but has also breached the security of the Building.

    We are currently reviewing CCTV but would appreciate your help providing any information you have on the individual(s) who may have caused this.

    Any information we have may be passed to the Police to see if they can take further action.

    Unfortunately the lift has been left isolated due to a faulty DZE Electronic Hydraulic Pressure Switch which is causing the doors to remain open thinking that the lift is overloaded.

    A new switch is required which we are currently awaiting a quote from our lift company.

    For health & safety reasons, the lift will have to remain switched off.

    The lift engineer has finished on-site and the lift was left in full working order. The problem was with the suspension ropes which have stretched and reached the safety switch. Our lift engineer has moved the location of the safety switch further away to ensure this problem doesn’t happen again as the suspension ropes shouldn’t stretch any further.

    We would appreciate it if residents would help improve security at the building by not letting anyone suspicious follow you or tail gate you into the building. If you do, then call the police immediately on 101.

    Please do not hold the doors open for any people entering the block as all residents require a fob and any guests can contact the person they are visiting via their personal intercom.

    Please do not use the car park roller shutter as a way to enter or exit the building on foot. This increases chances for vagrants to tailgate you.

New ceiling tiles have been placed in both Plumtre and Bellar Gate reception areas. Any other damaged tiles throughout the building have been replaced with good tiles that used to be in the reception areas.

    8th May 2013 On the last pump service recommendations report it was noted that a new duty pump auto alternate relay is needed. We have instructed Sterilizing Services to go ahead with fitting this part and their Pump engineer will be on-site today to carry out this repair.

    24th April 2013 Following our comment below, a member of Walton and Allen maintenance team attended to the lower car park gate yesterday evening. There was a loose connection to the motor which was rectified and the gate was left in full working order.

We have alerted the local police and community support officers of this access issue so that they can carry out extra patrols of the area.

    4th January 2013 With regards to the Bellar Gate lift, our lift contractors have confirmed that they fitted the new battery for the memory storage on the print yesterday, 3rd January 2013 and the lift was left in working order.
    3rd January 2013 – We are aware that the bins have not been emptied this week. Walton and Allen have contacted Nottingham City Council who have apologised for the delay, caused by Christmas and Bank holidays. A collection has been arranged and refuse will be collected within the next 2 – 3 days’ including Saturdays. We apologise for the inconvenience but ask that you dispose of your rubbish sensible. If the bins are full, please leave all bin bags within the confines of the bin area only, ensuring that they do not obstruct doorways or exits. We would appreciate it if you would try and keep the bin lids shut in the down position as it is a fire hazard if they are left up and open.

     

    2nd January 2013 With regards to the comment below, the lift requires a new battery. This battery has been ordered and should be with our engineers tomorrow which will be fitted shortly after.

    6th July 2012 Due to adverse weather conditions please be aware that there will be excess water in certain areas of the building especially in the car parks. Please take extra care when walking through the car park areas, main entrances and where excess water is forming large puddles.

    26th June 2012 We have received several complaints of late from residents who have been unable to park in their designated car park space because somebody else has used it. This obviously creates a ‘domino effect’ causing disruption to numerous residents.

    26th June 2012 IMPORTANT NOTIFICATION

    Gas Boilers – Flues in voids – new legislation

    In November 2010 the Health & Safety Executive issued new compulsory guidelines for property owners to arrange for inspection hatches to be fitted to concealed flues, originating from a gas boiler.

    This situation usually occurs where the boiler is sited on an internal wall. The purpose is to be able to inspect joints that may be leaking carbon monoxide and other noxious gases.

    These works will be required to be completed by 31st December 2012. After 1st January 2013 any gas engineer working on a system where the complete flue is not visible will advise the owner that the system is ‘at risk’ and turn off the gas supply to the boiler so that it cannot be used. This does not mean that your flue system is suddenly unsafe.

    17th May 2012 Walton and Allen contractors will be on-site Monday 21st May 2012 to rectify the leak presenting in the electrical intake room. We have been in contact with the residents of the apartment above who have allowed us access into their apartment so we can repair the leak.

    14th May 2012 A leak was found in the electrical intake room. A Walton and Allen maintenance engineer has been on-site to investigate the leak; the leak was coming from a stack pipe which leads back to the apartment above. Access is being arranged with the tenant and LL of this apartment. Once access is granted we will be able to go in, take a large section of the wall away to make the repair and stop the leak.

    14th May 2012 The lift is now in full service.

    14th May 2012 The leak in the water tank has been stopped. Regular checks will be carried out to ensure the tank remains sealed.

    10th May 2012 We are still waiting for the engineer to report back on the lift repair.

    10th May 2012 we have received reports that the lift at the Bellar Gate entrance is down.  An engineer will be on site shortly.

    24th February 2012 The leak from the water tank is causing the carpet in the main entrance to be wet. Contractors have been called and will be on-site in due course to clear up the water using a special carpet cleaner.

    23rd February 2012The contracted engineer was on-site yesterday investigating the water tank leak, he has reported back to us on what the issue is and how it can be repaired. Repairs to the water tank will take place early next month; we will keep you updated on the progress and hope to carry out the works with minimal disruption.

    20th February 2012 A contracted maintenance engineer is on-site today carrying out the 5 yearly electrical and wiring test throughout the building. Communal areas may be without lighting and electric supply for small periods of time throughout the day, there will be no disruptions to the individual apartments.

    15th February 2012 The intercom system on the Jubilee Street side of the building is now in service.

    14th February 2012 We are aware that the lighting in the communal areas of the builing is currently down. This has been reported to us and a Walton and Allen maintenance engineer will be on site today to resolve the issue.

    13th February 2012 The Point intercom on the Jubilee Street side is being worked on by BT and will be up and running within the next 48 hours.

    13th February 2012 The Fire risk assessment has now been completed. Any works that have been picked up will need to be verified and will be carried out in due course. We will endeavour to keep you updated on the progress.

    28th November 2011 We had contractors on site on Friday 25th November to rectify a leak coming from a communal pipe. The leak has now been stopped and we have cleaners on site today making sure the area is up to standard.

    25th November 2011 A Walton and Allen maintenance engineer is on-site today, he is repairing a leak coming from a pipe in the communal area.     24th November 2011 A Walton and Allen maintenance engineer will be on site in due course to remove sofas and debris left in the car park area. We ask all residents to NOT dispose of any large items in the car park area and if caught doing so will be charged.

    23rd November 2011 A contracted engineer has been on-site today and repaired the lift, the lift is now fully operational. Walton and Allen would like to thank you for your patience and again apologies for the length of time in which it took to get the lift repaired.

    22nd November 2011 Please see the following apology from Paul Nixon/ Services leader from Schindlers lifts regarding the delayed lift repairs:

    Following on from our conversation today please be assured that we are giving our highest priority to the lift issue at The Point.

    The issue we had was that the lift was bouncing as it descended which gave danger to the unit pulling in the safety gears causing any persons using the lift to be trapped. We called in our hydraulics team as we do try to ensure the fix we offer is correct first time rather than an incorrect adjustment which may cause a fault within a short period of time.

    They identified a faulty solenoid for which a replacement was ordered from Switzerland. This was fitted during last week which brought out another fault with the electronic control card. Again a replacement was ordered and we have attended site today with this.

    Again this has highlighted another fault with the pilot valve which is now on order and due to arrive during tomorrow. If this arrives in good time we will be back to site tomorrow although the deliveries from Switzerland do tend to arrive during the afternoon so there is a very real possibility that we won’t get back to fit this until Wednesday morning.

    Although frustrating please be assured that we take the decision to replace faulty parts rather than try to adjust out the problem to prolong the life of the equipment and offer more reliable performance moving forwards. We are of course very sorry for the inconvenience this is causing your tenants at this time but do look towards offering greater availability from the unit as a result.

    It does seem that the hydraulics have been simply adjusted to keep them in service by the previous service provider which has resulted in this sequence of failures.

    21st November 2011 Schindlers lifts engineer is on-site today carrying out repairs to the lift, he will be replacing the specialist part the solenoid. We will keep the board updated on any progress regarding this.

    18th November 2011 Walton and Allen would like apologies on behalf of Schindlars lifts. The lift is currently out of order due to a faulty solenoid which needs to be replaced.

    This is a specialist part and has been ordered. The technician will be on site on Monday 21st November to replace the faulty part.

    16th November 2011 The lift at the Point is still down we have been informed by the contracted engineer that there is a faulty valve in the lift. They have ordered the part and will inform us of when the part will be delivered. The lift has been switched off and will be out of action till further notice.     9th September 2011 – The intercom system should be up and running in the coming weeks. BT has had to reinstall the line. We are sorry for the inconvenience caused.

    3rd September 2011 We took over the management of The Point on 21st August 2011. There are a few issues to go through and will be dealt with on a priority basis. We have had contractors on site for most of last week who are starting to go through these various problems with the building. At the moment, we have yet to receive any information on The Point from OMPM. So, if you do have any queries or problems, please do give us a call on 0115 924 3304 or drop us an email at info@waltonandallen.co.uk.

    The contractors who were on site have been looking at health and safety issues, fire regulations and security problems. We have just received a report highlighting some emergency light issues and other fire alarm issues which we think are relatively easy to deal with. One important issue that has been highlighted is with the under clipping/ disabling of smoke detectors within the properties. This has a knock on effect to the fire panel which reads “Fault on system”. If you have disabled the smoke detector in your apartment please address this issue, if you are unsure how to do this please contact us.

    Your first service charge was due on 1st September if you have not paid; please ensure you do so as soon as possible.

    OM has cancelled a phone line in the building which has had a knock on effect to the intercom system. We are working on this issue and will have it fixed as soon as we can.

    Please note that all works being carried out are at the agents, Walton & Allen’s, expense as no money has been passed on by Peverel/OMPM. Your building is being funded by us until such time that monies are collected from 1st September.

     

    24th August 2011 Just to keep you updated, cleaners will be onsite Tuesdays and Thursdays.

    We have had contractors on site over the last couple of days dealing with the handover process and we will have more on site over the next few days.

    19th August 2011 We noticed that the cleaning for the building finished at the end of July. Walton and Allen have had the communal areas fully cleaned on the 18th August out of courtesy.

    As of the 21st August we will be the managing agents. In the coming months we hope you will be able to see a few changed around the building as we have a number of minor issues to get sorted.

    20th May 2011 Appeal decision of LVT has been received in favour of the RTM company. Management of the building will therefore revert to us on 21st August 2011.

    11th May 2011 The appeal decision of the LVT is awaited and expected to arrive in the next two weeks.
