Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins are collected Mondays, Wednesdays & Fridays. (Except on bank holidays) These are located in the basement car park. If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Fire Alarm Testing

The fire alarm is tested every Wednesday from 4:15pm. The testing should last approx. 30 minutes.

Other information

  • Cleaning: Cleaners are on site Monday – Friday between 8am-11am.
  • Anti-social behaviour/Noise: If you notice any anti-social behaviour please report to Nottingham City Council 0115 915 2020. Please send any noise complaints to Walton & Allen via email – info@waltonandallen.co.uk.
  • Car Parking Control: Ticketing is in force and is the sole responsibility of SIP. ALL enquiries should be directed to SIP on 0871 288 4577.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the call out is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the call out.

Block 2 Stairwell Lights and Block 4 Internal Lights

Please be aware that the internal lights to Block 4 and the stairwell lights in Block 2 are currently off (working off emergency lights) whilst MWE carry out their 3 hour drain down test to the emergency lights. The lights will be returned once this test has been completed.

Corner protection works

Our contractor Harvey Banks will be on site today and Monday fitting corner protectors to the external corners of the walls in the lower ground / ground floor to all blocks.

Lift

Block 1 (Nearest the Gate) Lift – We are aware that this lift is unfortunately out of order. A reset has been attempted but unsuccessful therefore this breakdown has been reported to our contracted lift company who shall attend ASAP.

Emergency lighting

MWE are continuing to carry out the bi-annual drain down of emergency lights

Smoke vents

Walton&Allen  met MWE on site to monitor the smoke vent repair works that are being carried out.

Block 3 Lift – Nearest the Gate – Out of Order – approx. 9:00am

Following our comment on June 19th, a quote has been received and instructed. We are currently awaiting an attendance date from the contractors.

Fire System Works

Following our earlier comments, Walton&Allen’s Property and Estate Director has attended site today and met with the contractors from MWE who are carrying out the fire system works to the car park area and also check Western power provided entry to MWE to replace fire sensors in the electrical cupboards they own on site.

Block 3 Lift – Nearest the Gate – Out of Order – approx. 3:00pm

Following our earlier comment, the lift engineers have attended site to investigate the issue with the lift, however unfortunately a new part is required to repair the lift. This part is currently on order and the lift has been left out of order.

We are aware that the Block 2 lift nearest the gate is currently out of order. This has been reported to our lift engineers who will attend as soon as possible.

Please note the car park fire alarm zone is switched off for replacement from 16.6.2017. Please be vigilant when in this area and if you see any fires please call 999 immediately.

Vegetation Clearance

Following our comment dated 14.06.17, a contractor will be attending site today to carry out the annual vegetation clearance on Tinkers Leen.

Block 3’s fire panel replacement will commence w/c 5th June 2017. The following notice has been hand delivered to all Residents within Block 3:

Due to the replacement of the fire system that covers the communal areas, the automatic fire alarm that is linked to the fire brigade will not provide cover for Block 3 for the week commencing 5th June 2017.

 Please be extra vigilant during this period. Check that your internal hardwire smoke alarm has working batteries in it and that any fires are reported directly to 999 especially if you notice any within the communal areas. The fire brigade have also been informed. We apologise for any inconvenience however the old communal fire system has reached its end of life and requires replacing.

 Please note the building has a no smoking policy so please adhere to this.

Following our below comment, Walton&Allen’s Trainee Property Manager has attended site this afternoon and signed off the Block 2 right hand side replacement fire panel today. MWE showed the replacement panel working and that it is monitored. Both Panels in Block 2 have now been replaced and are monitored.

Following our earlier comments, Walton&Allen’s Property and Estate Director has attended site today and signed off the Block 2 (Panel 4) replacement fire panel today. all of the panels are back up and monitored for this weekend but from Tuesday 30.05.17 both Block 2 panels will be down again while the second panel in Block 2 is replaced. We would like to request that all residents are extra vigilant during this period.

Caretaker Off-Site

Richard the caretaker will not be on site from today and will be returning to site on Tuesday 30.05.17. Caretaker cover is being provided by the Walton&Allen Maintenance team and if you wish to report any issues in Richard’s absence then please contact the Walton&Allen office on 0115 9243304.

Following our comment on 19.05.17, Drain Doctor will be on site this morning to quote for the drain clearance of all drains on site.

Following our earlier comments, the fire alarm replacement for Block 1 has now been completed and is up and running and Walton&Allen’s Property and Estate Director has attended site this afternoon to check this. The fire system replacement for Block 2 will commence next Monday.

Painting

A member of the Walton&Allen Maintenance team has attended site today and carried out some painting to parts of the communal areas in block 1 which have recently been affected by a leak.

Following our previous comments, MWE are back on site today for day 3 of the replacement fire alarm system for Block 1. The sensors are being replaced today and Walton&Allen’s Property and Estate Director has attended site to meet with the contractors in relation to this.

Following our comment on 11.05.17, MWE will be on site from today to start the 8 week programme to replace the fire system. Walton&Allen’s Property and Estate Director has attended site this morning and met with the engineers from MWE to go through the works.

Please note; the engineers will be working on site from 8am until 4:30pm on each working day.

 

Fire System Works

IMPORTANT NOTICE

Due to the replacement of the fire system that covers the communal areas, engineers will be on site from Monday 15th May 2017 to work on the fire system block by block for the next 8 weeks. Notices will be placed on each apartment door in the relevant block that the works are being carried out in for that week, so all residents of the block will be informed there will be fire panel cover in their block for that week.

We would like to request that all residents are extra vigilant during this period. Following reports of an issue with the button to the gate, a contractor has attended site today and fitted a new infrared switch.

General Building Work

Following our comment on 13.04.17, the re-boarding of the car park ceiling has now started following the general building works to the car park.

Walton&Allen’s Property & Estate Director met the Fire Brigade on-site this afternoon for a bi-annual walk around visit.

Water Tank Checks

Sterilizing Services have attended site today and carried out the 6 monthly water tank checks.

Lift Service

The lift engineers have attended site today and carried out a service to the Block 3 lift furthest from the gate.

Block 4 Lift – approx. 4:00pm

Following our comment dated 25.04.17, the lift engineers have attended site today and replaced a part to the lift, the lift has been returned to normal working service.

Block 3 Lift – Nearest the Gate – approx. 3pm

Following our comment dated 24.04.17, the lift engineers have attended site to investigate the issue with the lift. A part was replaced and the lift was returned to normal working service.

Watch Found

A watch has been found on site. If you have lost a watch then please contact the office with a description and we can arrange to get this back to you.

Lift Service

The lift engineers have attended site today and carried out a service visit to the Block 4 lift.

Block 4 Lift – approx. 12:50pm

Following our earlier comments, the required repair for the Block 4 lift has been instructed and we are currently awaiting a date from the lift engineers that the repair will be carried out. We will update this page once this information has been received.

Block 3 Lift – Nearest the Gate – approx. 12pm

We are aware that the Block 3 lift nearest the gate is currently out of order, this has been reported to our lift engineers who will attend as soon as possible.

Block 4 Lift – approx. 11am

Following our comment dated 21.04.17, we have received a quote from the lift company for the repair to the lift to be carried out, this has been forwarded to Walton&Allen’s Property and Estate Director.

Block 4 Lift – approx. 12pm

Following our comment dated 20.04.17, the lift engineers have attended site to investigate the issue with the lift and have confirmed a part is required to carry out the repair. We are currently awaiting a quote for this to be carried out.

Block 4 Lift – approx. 4:20pm

We are aware that the Block 4 lift is making a noise when the doors close, this has been reported to the lift engineers who will attend as soon as possible.

General Building Work

Booster Pump Service

Following our comment on 03.04.17, Sterlizing Services will be attending Hicking today to carry out the booster pump servicing.

Walton&Allen’s Maintenance and Contracts Director has attended site today and met with a loss adjuster in regards to an insurance claim.

Door Closer Repair

Richard the caretaker has replaced two faulty door closers today.

Following our comment on 27.03.17, Walton&Allen’s Maintenance & Contracts Director has been attending site everyday to check the general building works which are currently being carried out in the car park.

Booster Pump Service

Sterilizing Services will be attending site on Wednesday 19.04.17 to carry out the 6 monthly booster pump servicing.

Window Cleaning

Jordan’s Cleaning Services are attending site this week to carry out the communal window cleaning. We will update this page with their attendance date once this has been received.

Broadband

Following earlier comments, BT Openreach are on site today to fit fibre broadband to the building.

WALTON&ALLEN’s Property and Estate Director has attended site this morning and met with the caretaker to carry out an inspection of the communal areas.

Lift Service

The lift contractors have attended site today and carried out a service to the Block 2 Right Hand Side lift.

Block 2 – Right Hand Side Lift – Working – approx. 1pm

Following our earlier comment, the lift engineers have returned to site today and carried out a repair to the lift. The lift has been returned to normal working service.

Item Removal

Following our comment on 24.03.17, Spotlight will be attending site today to carry out an item removal.

Lightning Protection

Following our comment on 24.03.17, Omega attended site and completed the lightning protection test for the building and all equipment pass without requirement for repair.

Block 2 – Right Hand Side Lift – Out of Order -approx. 4:40pm

Following our earlier comment today, the lift engineers have returned to site to investigate reports of an intermittent issue with the lift. Testing was carried out on the lift and an issue was found, therefore an engineer will return to site tomorrow to investigate further.

General Building Work

Omega will be attending site today to carry out the lightning protection test.

Electrical Installation Condition Report

Following our comment on 14.03.17, SREC will be on site today and tomorrow to carry out the electrical installation condition report for the building. We have been informed that this will take approx. 1 month to complete.

We are aware that the block 3 lift nearest the gate is currently out of order. This has been reported to the lift engineers who will attend as soon as possible.

We are aware of the issue with the Block 1 lift nearest the gate. This has been reported to our lift engineers who will attend as soon as possible.

Electrical Installation Condition Report

SREC Ltd have been instructed to attend site and carry out the electrical installation condition report for the building. We have requested this is carried out as soon as possible and are currently awaiting an attendance date from SREC Ltd.

Touch Up Painting

Richard the caretaker has carried out touch up painting on various floors within block 2 this afternoon.

Item Removal

The Arches project have attended site today and removed a large amount of discarded furniture for recycling.

Richard the caretaker has continued the touch-up painting works today in the corridors of Block 3.

Cigarette Bins

Richard the caretaker has emptied each cigarette bin at the entrance of each block today.

Block 1 Lift – Furthest from the Gate – Working – approx. 10:35am

Following our comment dated 06.03.17, a lift engineer has returned to site today and carried out a repair to the lift which has now been returned to normal working service.

Block 1 Lift – Furthest from the Gate – Out of Order – approx. 4pm

Following our earlier comment today, the lift engineers have attended site and found a fault with the drive unit relay. The lift has been left isolated whilst awaiting repair and we are currently awaiting a job date that this will be carried out.

We are aware that the Block 1 lift furthest from the gate is currently out of order. This has been reported to our lift engineers who will attend as soon as possible.

Block 4 Lift – Working – approx. 4pm

Following our earlier comment, the lift engineers have attended site and returned the lift to normal working service.

Following our earlier comment today, the issue with the lift has been reported to the lift engineers who will attend as soon as possible.

Block 4 Door – approx. 1:20pm

Following our comment on 23.02.17, an engineer has returned to site today and resolved the issue with the Block 4 door.

Block 4 Lift

We are aware there is a temporary issue with the Block 4 lift. This is currently being investigated.

Emergency Light Test

A member of the Walton&Allen Maintenance team has attended site today and carried out an emergency light test and sweep of the communal areas.

Jet Washing

Richard the caretaker has jet washed the paving in the courtyard and cleaned the centre gulley outside of Block 3 to remove the white marks.

Hicking Updates Letter

Letters reagarding various matters at the Hicking Building have been sent to all Leaseholders and residents today.

Broadband

Following our comment on 22.02.17, a Director of The Hicking Building RTM Co Ltd has attended site today to check the BT Openreach works which are being carried out.

Item Removal

The scrap men have attended site today and cleared all metal items that have been discarded by residents.

Mansafe System Test

Following our earlier comment today, we have received a quote from Omega Red Group for the mansafe test to be carried out, this has now been authorised and instructed and we are currently awaiting an attendance date. We will update this page once this has been received.

Fire Panel Testing

The fire contractors MWE are on site today carrying out fire panel testing. Please note; the lifts may be temporarily out of use whilst the testing is being carried out.

Mansafe System Test

Walton&Allen’s Block Management Administrative Assistant has contacted Omega Red Group this morning to request a quote for the Mansafe System to be tested.

Front Door Handle

Following our comment earlier today, an engineer has attended site today and adjusted the door handle to the main entrance front door to resolve the issue.

Repairs

Richard the caretaker has carried out numerous repairs around the building as follows:

  • Repaired a broken fire exit sign
  • Reattached a chain to a window on the 1st floor in Block 2 so this now closes properly
  • Repaired a window on the 4th floor in Block 3
  • Repaired a light near in the communal area in Block 3
  • Replaced light bulbs within the communal areas in Block 2 and Block 4

Richard the caretaker has started touch-up painting works today in the corridors of Block 3.

Following our earlier comment today, the security engineer is currently on site to investigate the issue with the Block 4 door from the lift to the car park.

We are aware of the issue with the Block 4 door from the lift to the car park. This has been reported to a security engineer who will be attending site this morning to investigate the issue.

Following our earlier comment today, the lift engineers have attended site and resolved the issue with the Block 1 lift nearest the gate which has been returned to normal working service.

Site Inspection

WALTON&ALLEN’s Property and Estate Director has attended site this morning and met with the caretaker to carry out an inspection of the communal areas. The caretaker one-to-one meeting was also carried out on this visit.

Broadband

Following our comment dated 21.02.17, BT Openreach are continuing the installation works on site. We have been informed the works are due to be completed by Monday 27.02.17.

Following our earlier comments, the lift engineers are currently on site attending to the issue with the lift Block 1 lift nearest the gate.

Exit Button

Following reports of an issue with the exit button for the side gate, Walton&Allen have received a quote for an infrared, touch free exit sensor to be supplied & installed. This has been instructed by Walton&Allen’s Property and Estate Director who has requested this is carried out as soon as possible.

Broadband

BT Openreach will be working on site over the next few weeks to install an infrastructure to allow other superfast broadband providers (if they believe the demand is there) to start providing internet. Please note BT Openreach only provide a framework, they do not provide the broadband service.

BT have started working on Block 1 from today.

Please note; to see which providers can offer their services to the building, we advise residents continue to check with broadband providers online or over the phone.

Maintenance – Leaks

The Walton&Allen Maintenance team have been on site today and identified a stack leak in Block 2. Access is required into an apartment via a tenant which has been scheduled to be repaired tomorrow.

Walton&Allen’s Maintenance and Contracts Director has also surveyed leak damage in the communal areas which is a result of a leak from an apartment in Block 1.

Following our comment on 17.02.17, Walton&Allen have contacted the lift company today for a job date that a lift engineer will be attending to resolve the issue with the lift. We will update this page once this has been received.

Lighting

Following a report of a light out on the 4th floor in Block 1, Richard the caretaker has changed the light bulb and the light is now working as normal.

Fire Alarm System

A fire alarm monitoring system has been successfully renewed for the fire system for the building.

Block 1 Lift – Nearest the Gate

Following our comment on 03.02.17, Walton&Allen have contacted the lift company to request they attend to resolve the issue with the lift under the warranty from works which were carried out in October 2016. We have been informed that the job has been logged with the lift company and we are currently awaiting an attendance date. We will update this page once this has been received.

Insurance Inspection

Walton&Allen’s Property and Estate Director has attended site today and carried out an insurance inspection with Allianz. No concerns were found on this inspection.

Crocus Street Construction Works

Following our comment on 02.12.17, Jager Associates Ltd have contacted us today to provide us with some more information in regards to the construction works currently taking place on Crocus Street, please see the information below:

  • The hours of work are 7.30am – 5.00pm on Mondays to Fridays  –(the hydraulic hammer will not be used until after 8.00am).
  •  The construction workers hope to have removed the ground obstructions by Friday 17.02.17. At which point they would mobilise a concrete crusher to further process the concrete and other suitable materials to provide a suitable material for re-use within the further development. These works will take approximately 1 week so allowing them to demobilise by Friday 24.02.17, the site will be left tidy for subsequent contractors to carry on the next phase of the development.

Following our earlier comment today in relation to the lift inspection, a fault has been found with the lift in Block 1 nearest the gate. The lift has been switched off whilst we await a report from Zurich in regards to the issue and how this can be resolved. We will update this page once we have received some more information.

Lift Inspection

Zurich are attending site today to carry out the lift inspections.

Block 1 Stairwell Repair

Following our comment on 31.01.17, Harvey Banks will be attending site today to carry out a repair to lower staircase in Block 1 following a leak.

Crocus Street Construction Works

Walton&Allen’s Property and Estate Director and Maintenance and Contracts Director have attended site this afternoon and met with the construction company Jager to discuss the construction works which are currently being carried out on Crocus Street. Walton&Allen have been provided with the following information:

  • Jager advised that as long as there were no further major foundations below, they have been asked to dig to 2 metres by their principle contractor and client, then they should not need to use the drill again.
  • When they carry out this type of drilling normally they dig a trench near the depth of the Leen which separates the land and The Hicking Building.
  • Jager apologised for any inconvenience the work caused and if there are any further matters reported they will come out and see what options they have. They advised they’re hoping to keep the drilling to a minimal from now one.
  • The whole job is expected to take 4 weeks. Once the concrete foundations have been pulled up the next work will be to break up this concrete that has been dug up.
  • The contractors are granted to work from 8am to 6pm (however they have been packing up approx. 4:00pm to 4:30pm due to the light).
  • Currently the contractors are not going to be working weekends.
  • Jager confirmed they are going to provide a full works programme so residents are aware of what they have been instructed to carry out.

Site Visit

Walton&Allen’s Property and Estate Director has attended site today and had a meeting with the fire contractors for the site.

Block 2 Right Hand Side Lift – approx. 1:05pm

Following our earlier comment today, the lift engineers have attended site and returned the lift to normal working service.

We are aware that the right hand side lift in Block 2 is currently out of order. This has been reported to our lift engineers who will attend as soon as possible.

Emergency Light Test & Sweep

A member of the Walton&Allen Maintenance team has attended site today and carried out an emergency light test and sweep.

Block 1 Stairwell Repair

Following a recent leak in Block 1 which has affected the lower stairwell, Walton&Allen have received a quote for the re-painting and damp boarding of the affected area. This quote has been instructed by Walton&Allen’s Property and Estate Director and the contractors have confirmed they will be attending site on Friday 03.02.17 to carry out the works.

Crocus Street Construction Works

In regards to the recent construction works on Crocus Street, Walton&Allen have been informed of the following agreement with the Council today:

  • The construction workers are on site at 7:00am
  • The workers start using machines at 7:30am – which they are allowed to do until 6:00pm
  • Noisier works start at 8:00am
  • No works are being carried out on weekends

We have been informed that the works are being carried out by Jager Associates. If you have any concerns or issues, please contact Jager Associates.

The Hicking RTM or Walton&Allen have no control over this work.

Service Charges

Walton&Allen’s Credit Controller has started the 1st reminders for the service charges for Leaseholders today.

 

Site Inspection

Walton&Allen’s Property and Estate Director and Block Management Administrative Assistant have attended site this morning and met with the caretaker to carry out an inspection of the communal areas. A meeting was also held with a fire safety company on site.

Lightning Protection Test

Omega Red Group have been instructed by Walton&Allen today to carry out the lightning protection test to the building. We will update this page with an attendance date once this has been received.

Site Visit

Walton&Allen’s Maintenance and Contracts Director has attended site today to inspect maintenance repairs that have recently been carried out by the Walton&Allen Maintenance team.

Courtyard Gate & Roller Shutter Service Visits

Following our previous comments, TSS will be attending site today to carry out a service visit to the courtyard gate and the roller shutter.

Roller Shutter Service Visits

The roller shutter service contract with TSS has been renewed for 2017. This includes 4 service visits per year to be carried out in January, April, July and October.

Service Charge Collection

The collection rate of service charges raised in 2016 was 97.29% of £353k raised. This is the lowest amount of arrears ever at the building, with 50% less than the amount outstanding at the end of 2014.

Communal Window Cleaning

Jordans Cleaning Services are due on site this week to carry out the external communal window cleaning. They aim to attend site tomorrow, Tuesday 10.01.17, depending on the weather. If the window cleaning is not able to be carried out tomorrow due to the weather, Jordans aim to attend on Wednesday 11.01.17.

Courtyard Gate Service Visit

Following our earlier comment today, TSS will be attending site on Thursday 12.01.17 to carry out the service visit to the courtyard gate.

Caretaker Off-Site

Fire System

Following our comment on 15.12.16, the Directors of the Hicking Building RTM Co Ltd have approved the quote for the replacement of the fire system and this has now been ordered.

Block 3 Stairway Repair

Following our earlier comment on 16.12.16, the repair to the Block 3 stairwell has been authorised and is likely to be carried in the new year, we are currently awaiting a job date and will update this page once this has been received. The details of the repair that will be carried out are as follows:

  • To remove damp damaged wall board
  • Remove any loose debris from the wall and repoint any affected areas if required
  • Tank the wall with damp proofing tanking slurry
  • Fit new fire resistant boarding to match existing

Walton&Allen’s Property and Estate Director has contacted a contractor and requested and quote for the repair to the Block 3 stairway.

Roller Shutter

Following a report of an issue with the roller shutter, the caretaker has managed to resolve this issue therefore saving the cost of a call out for an engineer to attend.

Block 2 Right Hand Side Lift – WORKING

Following our previous comments, the lift engineers have attended site today and fitted the required part that needed replacing on the lift. The lift has been returned to normal working order.

Pest Control

Walton&Allen’s Property & Estate Director has met with the pest control contractor on site today to carry out a routine walk around of the communal areas.

Water Tank Check and Clean

Following our comment on November 8th 2016 Sterilizing Services are on site today to carry out the 6 monthly water tank checks and the annual water tank cleaning.

We have been advised that as there are two tanks in each plant room there should not be any loss of water during the cleaning as one tank can be worked on at a time and at worst, there should only be a very short loss of water when they swap from one tank to the other.

Following reports of the lift making a loud noise when in use, a lift engineer has attended site to investigate the lift. The engineer reported that there is a part that is worn and needs to be replaced and we are currently awaiting a quote for this to be carried out.

Lift Repairs

Following our comment on 28.09.16, lift engineers will be attending site on 10.10.16 to carry out the insurance repair works to two of the lifts within the building.

Lift Repairs

Following tendering of two major repairs on lifts in the building, the required repairs have been instructed by Walton&Allen’s Property and Estate Director to be carried on two of the lifts with the target date of 10.10.16 at a total saving of around £2000. We are currently awaiting job dates and will update this page once this has been received.

Block 3 & Block 4 Leak

Walton&Allen’s Property and Estate Director has attended site this morning and met with a contractor on site to investigate a leaking issue from balcony on Block 3 and Block 4. The potential source of leaking issue was found using Dye Testing.

Building Insurance

Walton&Allen’s Property and Estate Director has organsied for new building insurance to be put in place at a saving of around £7k on last year’s premium.

Fibre Optic Broadband

A survey for fibre optic broadband carried out my MapGroup on behalf of BT Openreach has been approved by Walton&Allens’s Property and Estate Director. We are awaiting an attendance date from MapGroup for the installation.

Fly Tipping

The following notice has been received from the police in relation to fly tipping into the canal next to The Hicking Building:

‘Following recent reports of fly tipping into the canal next to The Hicking Building, we would like to investigate this matter further. We would like to appeal any possible witnesses of this offence within the last 2 weeks.

Have you witnessed anyone committing a fly tipping offence into the canal?

Have you witnessed anyone acting suspiciously around the building/canal area?

We are looking to devise an enforcement operation in the coming weeks to tackle this behaviour.

Fibreoptic Survey

MapGroup on behalf of BT Openreach have attended site today to carry out a survey to see if fibre optic broadband can be installed at the building.

Meeting with Landscape Gardener

WALTON&ALLEN’s Property and Estate Director has attended site this afternoon and met with a landscape gardener on site to look at ways of improving the plantations in courtyard.

Block 3 Fire Panel

There is currently a fault with the fire system in Block 3. The system automatically opens the windows on fire activation and is currently out of order. We please advise that residents be extra vigilant during this period of time and check that your own independent smoke detector within your apartment is operational by pushing the test button. Replace any batteries if necessary.

We contacted the fire risk assessors and they suggested the following:

  • Informing our out of hours team – Completed
  • We would advise additional patrols of block 3 – Walton&Allen have put this in place
  • Cover all red break glasses in block 3 as out of order – Walton&Allen’s Block Management Administrator has been to site and this has completed.

The fire brigade have been made aware of this issue.

Entrance Door

Following reports that the building entrance door near Block 3 and Hooters is making a loud noise when opened or closed, Richard the caretaker has resolved the issue with WD40 and the door is no longer making a loud noise.

A contractor will be attending site today to inspect the roof repair to the building.

A new gate switch has been fitted and tested by the caretaker today.

We are currently awaiting a the estimated delivery date that the required parts will be delivered to the lift company and an estimated job date. Following our earlier comment today, a technician (rather than an engineer) will be attending to the lift tomorrow morning to investigate the fault with the main brake.

Vegetation

Following our earlier comment today, the contractor has attended site and cleared the vegetation on Tinkers Leen. An area of vegetation was not removed near block 2 due to a nesting duck with 3 young ducklings. Litter in the water was also cleared on this visit.

Leak – Block 2

Following our earlier comment on 05.08.16, the cleaning contractors have attended site today and used a wet vacuum cleaner to remove excess water from the affected area. The carpets will take a couple of days to fully dry out.

Following our comment on 14.07.16, AVUK have contacted the office to confirm that they will still be attending on 08.08.16 to carry out the free Sky Q enhancement.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Leak – Block 2

We are aware of a leak in block 2 by apartments 20 and 21. A member of the Walton&Allen Maintenance team has found the source of the leak and it has been resolved. Unfortunately this has affected the communal area carpets which have been left water logged. Our cleaning contractors will be attending this afternoon.

 

Service Charges/Ground Rent

Any Leaseholders that have not made any payments towards Service Charges or Ground Rent, or have not contacted the office, have been sent to Solicitors today in relation to debt collection.

Pest Control

The contracted pest controllers have attended site today as part of a routine visit.

A lift engineer has attended site today due to a fault with the lift doors. The lift has been isolated and is awaiting additional support in order to resolve.

Following our comment on 21.07.16, we have received a quote for the annual clearance of vegetation growth at Tinker’s Leen and this has been instructed. We are currently awaiting dates that this will be carried out.

Following our comment on 20.07.16, the required parts for the lift have been delivered and the repair has been carried out by the engineer today.

Roller Shutter & Courtyard Gate

TSS are due on-site today to carry out the service visits to roller shutter and courtyard gate. When the engineer arrived at the underground roller shutter, unfortunately the shutter was working outside of its guide. In order for them to successfully resolve they had to remove the guides and put the shutter back into place. This was successfully carried out in the service and left fully working.

Block 4 Roof Repairs

Following our comment on 23.07.16, the roof repairs to the rear elevation continue. The replacement of lead flashing to 3 areas and 20 broken slates has been carried out.

Walton&Allen’s Property and Estate Director has attended site today with the police to help them with their investigations into a residents well-being. After carrying out the investigations, the matter was resolved as a false alarm.

Courtyard Gate – approx 9:00am

Unfortunately the courtyard gate has failed in the closed position. An operative attended out of hours via the emergency call out number but unfortunately the work required was out of their remit and required more than one person to get the gate back onto its tracks. We have contacted our gate engineers who are currently on a separate job that was already booked in for them but they will leave to attend The Hicking Building as soon as possible.

Sterilizing Services attended site to carry out their contracted Monthly Legionella checks to the communal facilities.

Water Services

Following our comment below, Sterilizing Services have attended site today as planned to replace the water tanks ball valves. They have replaced one and will be returning to site next week to complete the other due to some minor complications. Sterilizing Services have said that the water should not be affected due to one tank being completed but if for any reason it is, please contact us by emailing info@waltonandallen.co.uk.

Sterilizing Services

Sterilizing Services will be on-site tomorrow, Thursday 04/02/2016, to fit new parts to the water tanks which should hopefully resolve the temperamental issue with the water service during high usage periods. Sterilizing Services have stated that changing these parts should not affect the water service.

Caretaker

Richard the caretaker will be off site from 3pm today. Due to this, the fire panel test will be carried out at 2:30pm instead of 4:15pm. Water Tank

We are aware that a problem occurred with the water tank again during the weekend. Our out of hours engineer attended and returned the system to working order. Our water service contractors have ordered new parts which have an ETA of approx. 3-4 days. Dependent on delivery, our contractors hope to attend by the end of the week to fit the new parts. The Caretaker is also keeping an eye on the water tank in the meantime.

Vandalism Works

A member of the Walton@Allen Maintenance Team attended site today and replaced some architraves that were damaged by vandalism in December.

Fire Panel Test

A member of the Walton&Allen Maintenance Team attended site today and carried out a fire panel test.

Smoking Stations

A member of the Walton@Allen Maintenance Team attended site today and installed 9 new cigarette bins by all the entrance doors to the building.

Vandalism Works

A member of the Walton@Allen Maintenance Team attended site today to replace apartment doors in Block 4 that were damaged by vandalism in December.

Roller Shutter and Gate Service

TSS are due on site today to carry out a routine service visit on the roller shutter and courtyard gate.

Block 4 Lift OUT OF ORDER

Following our comment on the 7th January we have contacted our lift engineers, Express Lift Alliance, and have tried to obtain a date for delivery on the parts required. The manufacturers of the lift, Schindler Lifts, are not providing a date for delivery for the parts which are coming from Switzerland. Unfortunately Schindler Lifts is the only company we can get the parts from.

Found Key

After a recent visit by our lift engineers to the Block 2 Lift a key was retrieved from the lift shaft. if you have dropped a key down the lift please contact the office with a description and we can arrange to get this back to you.

Block 4 Lift – OUT OF ORDER

We are writing to update you on the repair of the Block 4 lift. Although we understand your frustration; something we also share; we were unfortunately unable to instruct any repair on the lift until we had the police sign off which happened on the 23rd December 2015.

Although the lift company were informed on this date of the order, due to many industries closing down for the Xmas and new year period, the repair was unable to be processed by our lift contractors until the 4th January 2015. As these lifts are specialists pieces of equipment and are not parts off the shelf they do take a number of days to be delivered and fitted.

This was one of the worst incidents of unprovoked vandalism we have unfortunately seen during our companies years of management of properties. There are certain protocols with the police and insurers we must go through before a repair of this type and magnitude can be carried out.

We are aiming to get this matter resolved as soon as possible. We do appreciate your patience and will continue to keep you updated.

Block 4 Vandalism

Following our comment on the 14th December 2015 the alleged perpetrator has been bailed to attend Nottingham Magistrates Court on the 04/02/2016 and during this time they have bail conditions not to enter the Hicking building, should they breach this condition they are liable for arrest and will be put directly before the court.

Walton&Allen’s Property & Estate Director and Walton&Allen’s Maintenance Manager have attended site following an incident over the weekend where this lift was vandalised. The individual has been arrested and is currently on bail. If you have any information on this we recommend that you contact the police on 101.

Sterilzing Services – Water Tank Check & Clean

Walton&Allen’s Property and Estate Director has attended site and met with the Area Manager and Sales Manager of Hyperoptic to sign off of the final works for the 1gb broadband installation. The estimated completion for the first stage of installation at the building is tomorrow 17/09/2015.

They also met a contractor on site who will provide a quote for flooring improvements in the upper ground floors and ground floor foyers in all the blocks.

Following a recent service visit Omega have re-attended site and carried out the necessary repairs for the lightning protection.

Walton&Allen’s property manager has attended site and met with potential contractors and obtained quotes for reassuring the external areas.

Intercom

Following our comment below and Walton & Allen’s Property and Estate Manager attended The Hicking Building on Monday 10th August 2015 with our intercom contractor to investigate reports of faulty intercoms. Together they have tested all the external intercoms and cannot find any common faults.

It was noted that although most of the screens on the units are not working or are coming to the end of their life, the intercoms do work.

For residents to successfully let people into the building you will need to the press the key button on your handset whilst you are still on the phone to your visitor. The door will not unlock from your flat if you terminate the call and then press the button. The original call will still need to be live when you press the key button.

Please note you can only open the individual door to your block from your apartment. I.e. Block 1 residents can only open the door to block 1.

The visitor calling from the side gate on Queens Road will only gain entry through that part of the building when they ring your apartment from that door access system. You cannot open the courtyard gate if someone calls you from the intercom from the side gate on Queens Road.

All the intercom speakers have been tested and if you are having trouble hearing people who contact your flat it is likely to be the phone receiver/handset in your individual apartment. This will be the responsibility of you as an owner or your landlord if you are currently renting the property.

Recycled Items

Arches who recycle all the furniture and household items that residents donate have forwarded on a massive ‘Thank you’ for the the amazing donations.

The clients in need that access the services of Arhces are so grateful for the quality and quantity of the items that are passed to them to distribute across the city.

London road Railway Bridge Repairs

The following notice has been placed on the notice boards at The Hicking Building after a copy was posted to the caretaker on site.

‘Please note that the City Council will be undertaking essential repair works to both London road Railway Bridge and the adjacent steam main gantry over the railway over a series of Saturday nights, commending Saturday 4th July 2015. 

Access onto the operational railway is required to undertake these works and this is only possible when there ate no scheduled train services. Network Rail will only grant us access on a Saturday night, so this is when the works will be undertaken. The works will commence around midnight on each Saturday, and finish around 7:00am. 

We will make all reasonable efforts to minimize the impact of the noise from our works, but due to the operations being carried out some noise in inevitable.

Block 2 Car Park Door

Following the recent vandalism to the block 2 door to the car park where the fob reader was removed from the wall, our contractor attended and replaced the missing reader. This due is now in full working order.

During the weekend 8th/9th May 2015 police were called to The Hicking Building and arrested a gentleman who had gained entry into Block 2 and 3, although all was secure, and broke into several mail boxes in order to go through mail.

The latest update the police provided us with this morning was that this criminal had been charged with Burglary and is in court today. He is well known to the police.

    Please do not leave any unwanted mail that is addressed for residents that have moved out on top of these letter boxes.

    Please write the postman’s term “GONE AWAY” on the envelope and post it through the Walton & Allen letter box located under the archway by the courtyard gate.

    Any letters left on top of the letter boxes will be thrown away. We have put this procedure in place in order to reduce post crime.

    29th January 2015 A member of W&A Maintenance team has attended site today and replaced one of the Block 1 communal cameras following it being stolen. We also fixed cages to both cameras in this block to stop further tampering/vandalism.

    Following our comments below, our lift engineers have sent us the required door belt quote which we have instructed. Once the part is received, our lift engineers will return to site to fit it and return the lift to working order.

    Following our comment below, our lift engineers have attended site but have been unable to return the lift to working order on-site due to a new door belt being required.

    Our engineer has said that the door belt has been snapped which is caused by residents purposely holding the lift doors open when moving furniture items or forcing the doors.

    As of today, we have employed a full time caretaker for The Hicking Building.

    His name is Richard and he works Monday-Friday, 8:30am-5:00pm.

     

    20th January 2015 A W&A operative found a key on Summerleys Lane today. This key is being held at W&A’s head office.

    If you have recently lost a key and believe this key may be yours, please contact W&A on 0115 9243304 and if you successfully describe the key and keyring that we hold, we will be happy for you to collect this from our office.

    15th January 2015 – Roller Shutter

    The car park roller shutter is back in full working order following it failing Saturday, 10.01.15, due to tampering/vandalism.

    We initially found out the gate had failed at 9am on 10.01.15. We immediately instructed our gate contractors who attended site Monday morning 12.01.15. Unfortunately the issue could not be resolved on-site due to parts being required. We authorised our gate contractors to order the parts that day being next day delivery/collection. Security was arranged for the evening of 10.01.15 and following nights while the gate was out of order. Our gate contractors then returned to site on 15.01.15, fitted the required parts and returned the gate to working order.

    Following our comment below, our lift engineers have attended site and by 3:30pm the lift was back in working order.

    Our lift engineers then remained on-site for approx. 1 hour while they carried out a service on this lift.

    Our lift engineers have attended site this afternoon and returned the lift to full working order after replacing the car door belt. This breakdown was caused by misuse. We know this because furniture and debris was found within the lift and door tracks.

    We must remind tenants to respect these lifts and residents that rely on them. Do not overload the lifts with furniture and hold the doors open longer than necessary.

    Following a report from a resident on the second floor in block 4, Cable Guys have attended site today and found a faulty part caused by the excess water from the leak. The replacement part has been ordered and once delivered Cable Guys will attend site to fit. The ETA for this part is Wednesday 26/11/2014.

    Please note – this problem is only affecting the 2nd floor apartments in Block 4.

    Following our comment below, Cable Guys attended site late afternoon yesterday. They repaired the fault with the majority of the building however there is still a problem with apartments on the 3rd and 4th floors. A part is required to resolve this problem. Our contractors have ordered the required part and will return to site on the evening of Thursday 20th November 2014 to complete the repair.

    Unfortunately during the weekend (Saturday 15.11.14 – Sunday 16.11.14) we experienced an issue with our server which affected our emergency out of hours number.

    This has now been resolved.

    Following our comment below, we have received the report from our lift engineers on what further work is required and we have today instructed them to order the new door drive belt clamp. As soon as this part is received, our engineers will return to site to fit it and resolve the lift issue.

     

    8th September 2014 – Block 3 (Furthest from the gate) Lift

    Following our comment on 4th September, our lift engineer attended site late on Friday to fit the required new belt. Unfortunately further issues were found. Our lift engineer has also been on-site this morning. We are currently awaiting on our lift engineers to report back on what further works are required.

    8th September 2014 Zurich are due on-site this morning to carry out a lift inspection on all lifts for insurance purposes.

     

    5th September 2014 – Courtyard Gate

    Following our comment on 6th August, the work for the new gate will commence on the 8th October 2014.

    The gate takes approx. 4 weeks to manufacturer as a new sliding gate is being fitted which will open a small distant to allow pedestrians to enter/exit and the full distance for vehicles.

    On the 8th October 2014 only, all cars will need to be out of the courtyard car park by 8am and will not be able to return until after 5pm while the track for the sliding gate is dug out and concreted back in.

    Further details on this, including when the gate will be targeted to be completed and fobs, is to follow.

    With regards to the letter from HomeGround sent to all Leaseholders:

    The letter is in relation to changes with the Ground rent and its collection. This does not affect the Hicking Building RTM Company LTD and the payment of service charges to Walton and Allen as its management agent.

    In relation to the payment of the Ground Rent please make sure they follow the instructions in the letter.

    It is the Hickings Management Company Limited (set up by the developer before W&A took over management) that has been dissolved NOT The Hicking Building RTM Company LTD.

    To improve security at the Hicking may we ask that Residents be more vigilant when entering and exiting the building.

    Please do not hold the door open for any residents as they should have their own fob for access. Please do not let anyone tailgate you into the building.

    If you see anyone tampering with the building doors, mail boxes or flat doors who look suspicious, please report this immediately to the police.

    Mobile CCTV is going to be placed in random areas around the building and foyers. Any evidence of criminal activity will be passed onto the Police.

    Following our comment on 7th July 2014, our lift engineers have attended site today to service the lifts and investigate this fault further. They have found a fault with the main board which is causing the lift to intermittently fault and just slight pressure on this board was causing the fault. The lift has been isolated while we await a further instructions and a quote from our lift contractors.

    Following our comment on the 24th June, a lift technician has attended site this morning and found a fault on the drive display due to a component failure. The technician has followed the manufactures manual and resolved this issue. The lift was left in working order.

     

    26th June 2014 – Smoke Vents

    May we remind residents that it is a fine of £100 if found opening the smoke vents. There are already clear notices warning residents of this but on recent inspections we have found some open.

    These windows form part of the fire system so by opening/using these windows you are endangering the lives of others.

    You must not smoke out of these windows as The Hicking Building is a no smoking building.

    In addition; pigeons, insects and rainwater are entering the building. Please have regard for others.

    Following our comment below, a lift technician attended site on Friday 13th June 2014. They fit the repaired control board and the lift was left in working order.

    Following our Lift Technician’s visit yesterday yesterday they removed the control board and taken it to a repair specialist off site as there is an opto-coupler failing intermittently.

    The lift has been isolated for health and safety reasons. We are currently awaiting a report and quote for the repairs from our lift company.

    Residents have kindly informed us of the intermittent problem with the doors not always opening on certain floors. A lift Technician is due on-site today to investigate this problem.

    Following our comment below, our lift engineer has attended site and found the landing door hanger roller on 3rd floor damaged. This was repaired and the through bolt replaced. The lift was ran, tested and left in working order.

    A resident has kindly informed us that this lift has unfortunately gone down. We have reported this to our lift engineers who will attend ASAP.

    Following our comment on 2nd June 2014, our lift engineers have attended site to fit the repaired drive unit. The lift was left in working order.

    Unfortunately this lift went down during the weekend. Our lift engineers attended and found the door belt snapped. They have attended site today to fit the new door belt. The lift was left in working order.

    Our lift engineer attended site and found a problem with the safety gear switch. This breakdown was sadly caused by residents misusing or overloading the lift. The lift was left in working order.

    Following our comment on 30th April 2014, unfortunately the drive unit is still being repaired. The drive unit was sent abroad to the Manufacturers due to the extent of the repair.

    23rd May 2014 W&A’s Block Manager met our fire contractors on site to review further fire improvements to the block.

    23rd May 2014 CCTV cameras have been serviced and re-focused to improve the pictures in certain areas of the courtyard and car park.

    22nd May 2014 W&A’s Block Manager met Nottinghamshire Fire & Rescue Service which was both positive and proactive to further improving the safety of the building.

    22nd May 2014 Our Security contractor has been on-site today to carry out initial work to re-position CCTV cameras around the building to increase the coverage that the cameras provide. They will be returning to site tomorrow to complete this job.

    21st May 2014 A member of W&A Maintenance team is due on-site today to begin the job of removing moss and weeds from the communal courtyard and walls.

     Once the external water supply tap has been fixed, they will be returning to site at a later date to jet wash the area.

    Following our comment on 23rd April 2014, a lift technician attended site yesterday 29th April 2014 to carry our further investigations to the intermittent problems we have been experiencing with this lift.

    As the lift drive is a suspected part that may be causing this fault, our lift technician removed the drive and has taken it to a repair specialist to investigate.

    We are currently awaiting a report on their findings.

    The lift has been left isolated and will remain isolated due to its unreliability until further notice.

    Recently we have had an increase in noise complaints. We always recommend that residents call 101 at the time of the incident and recently some of these incidents have even lead to the police being involved due to being able to trace the whereabouts of the noise after the event.

    We are aware that the Courtyard Gate has been vandalised. Part of the gate was ripped off and the motor was interfered with. We believe that this was caused by a resident who was under the influence.

    Following our comment on 14th March 2014, Eon will be upgrading two Landlord Supply Meters to Smart Meters today between 10.30am and 1.00pm.

    This service is free of charge and will provide us with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as we will only be billed for the energy actually used.

    Block 1 (Furthest from the gate) – Our lift engineer has attended and fitted the required x4 contactors & auxiliary blocks. The lift was repeatedly ran & tested and left in working order.

    Block 2 LHS Lift – Our lift engineer has attended and found an issue with the lift doors and detector edges. The lift was stuck on 1st floor with the doors stuck open because someone had placed a letter/envelope in the door to block the safety edges which would cause the doors to stay open. This issue was resolved and the lift was left in working order.

    Following our comment on 18/03/2014, we have been investigating the continuous issue with this lift breaking down. Our lift engineers have provided us with a quote for solving this issue to which we have instructed. The lead time for the parts required is approx. 4-5days. Our engineers will attend site as soon as they have the parts.

     

    19th March 2014 – Block Doors/Exit Buttons

    All blocks doors are now on timers so you do not have to hold the exit button while opening the door, you simply push the button once; exit and the door will automatically lock after.

    This is a direct response to customer’s feedback who complained with having the issue of having to hold the button while pushing the door with shopping in their hands. This was also leading to people breaking the buttons due to them just pressing the button and not realising you have to push the door at the same time.

    13th March 2014 – Bulky Waste Disposal

    May we remind residents to not abandon large/furniture items in the underground car park. Not only is this causing issues with items being placed in peoples parking spaces but these items are a potential fire risk to the building.

    If you have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents.     11th March 2014 – Block 3 Door

    It was today reported to us that the Block 3 Door was not shutting. A member of Walton & Allen maintenance team has attended site and resolved the issue. The issue found was that someone has purposely stuck sticky pads on the maglock and plate so that the door would not fully close.

    May we urge residents NOT to do this and remind you that residents are also responsible for the security of the building.

    We are aware that one of the Block 1 doors/intercom system is broken. The screen is completely blank and is not allowing residents to buzz people in nor access through this door. We have had a member of our maintenance team look at this problem yesterday and today but unfortunately he was unable to resolve this issue. Therefore we have instructed our door system contractor to take a look ASAP.

    In the meantime residents can walk down to the other Block 1 door to access the block.

    Following our comment below, our lift engineer has attended site and found that the door roller has snapped. The lift will have to remain out of order for health and safety reasons until the door roller has been replaced.

    18th November 2013 – Car Park Access

    Please be aware that due to road changes, you now cannot access Summer Leys Lane from Queens Road as this is now a No Entry due to the regeneration plans for Nottingham Trams Network.

    Following our comment below, a lift engineer has been on-site this morning and found an issue with the position
    referencing floor levelling vane which tells the lift when to stop. The equipment was reset and the unit returned to normal service.

    The lift engineer has been on-site today to fit the new motor belt. The lift was left in full working order.

    Following our comment below, the lift engineer has attended site and found that the motor belt had snapped. A new motor belt has been ordered and should be delivered tomorrow. Dependant on deliver our engineer is hoping to return to site tomorrow. Unfortunately this lift will be out of order until the new motor belt is fitted.

    26th September 2013 – Treasury Solicitors Department Letter Re: Hicking Management Co Ltd

    With regards to the letter from Treasury Solicitors Department sent to All Leaseholder, this letter is nothing for you to be worried or concerned about, it’s simply for information purposes.

    When the building was renovated and each individual property sold off, the building renovators created the Hickings Management Company Limited was in order to manage and maintain the up keep of the site. After Walton and Allen took over management of the site, the parent company of The Hicking Management Company Limited decided it had no use for this particular company and dissolved it (closed it down).

    The letter you received was merely making you aware of this as an owner of a property in the block.

    29th August 2013 Block 1 Lift – Following our comment below, the lift engineer and technician have been on-site today. The problem was with the safety gear to which they have resolved this issue and the lift was left in working order.

    28th August 2013 Block 1 Lift – Our lift engineers have attended site today but the lift is unfortunately still not in full working order. The lift engineer will be returning to site tomorrow with a lift technician.

    27th August 2013 We are aware that the furthest lift in Block 1 is unfortunately out of order.

    21st August 2013 Our lift engineer has been on-site today to attend to the Block 2 lift which is out of order. The lift was left in working order.

    9th August 2013 Following our comment on the 11th July 2013. Our window cleaners returned to site shortly after to complete Block 4. Unfortunately their reach and wash brush pole snapped part way through so they could not complete 4th floor. Now that they have received their new brush they are due to return to site w/c 19th August 2013 to clean 4th floor.

    25th July 2013 The courtyard was weeded and treated yesterday.

    18th July 2013 – UPDATE

    Electricity – We are soon to get a proposal to replace all lights with LED lights, guaranteed for 5 years. The upfront cost will be ‘free’ but the re-payments can be over 3 or 5 years. The payments would not be more than the current costs of electricity. It would only be after year 3 or 5 that the full benefit would be felt. After that the saving should be at least 40% on electricity used for lighting.

    Clearly there is small print to this agreement which we all need to agree if we feel it is a goer.

    The Gates – It appears that the main gate and the Queens Road gate are doing a good job. There have been no mechanical or vandalism problems on them. The (replacement) roller shutter gate is not so safe. People seem to be bending the sensor so that the laser beam doesn’t connect to the receiver. This means that the gate stays open. This has happened this morning and a load of rubbish dumped inside again.

    We are now getting a quote for a bespoke steel cover with a hole in it, to see if that works.

    Rubbish – This was cleared from outside of the store room recently, being rubbish dumped by residents, landlords, workmen and probably from outsiders. The cost for the skip and labour shouldn’t be necessary.

    To reduce costs we have a charity that will take furniture (even in poorish condition) and others to take scrap metal, washing machines etc – all for free.

    Lifts – These are requiring quite a lot of attention at the moment and hopefully it is just a spate. Various parts have been replaced and we do generally the lifts back up and running the same day.

    Caretaking Role – From 1st August a part time caretaker will walk the building each weekday morning to report any issues e.g. kebabs smeared on walls, smoking in the smoke vents, rubbish bags in corridors, litter etc. He will put right what he can, there and then, and report anything else to us to action. The cost is budgeted for already.

     

    15th July 2013 Our Fire Contractors PLP are due on-site today to carry out their contracted service visit to the Fire Alarm, Emergency Lighting, Smoke Vent, Dry Risers.

    11th July 2013 Window Cleaning – Following our comment below, the communal windows to Block 1, 2 & 3 were cleaned yesterday. Unfortunately Block 4 could not be cleaned as the window cleaners could not get access due to groups of people outside Hooters enjoying the weather and Cricket. Block 4 will be cleaned once this has calmed down.

    10th July 2013 Window Cleaning – The communal windows to all blocks will be cleaned today.

    10th July 2013 A skip is being delivered today and placed on summerleys lane. Walton and Allen’s maintenance team will be on-site moving all of the abandoned furniture in the bin store into this skip.

    8th July 2013 Window Cleaning – The communal windows to all blocks will be cleaned this week on either Tuesday 09.07.13 or Wednesday 10.07.13.

    23rd May 2013 – IMPORTANT NOTICE

    There have been a number of incidences of vandalism to the main vehicle gate sensor.

    These incidences have been persistent and are resulting in the gate being left unable to close – this is clearly causing a security issue.

    Despite continued visits and rectification work by Walton & Allen, the perpetrator/s are still causing damage to the sensor.

    Please be observant and report any sightings of vandalism or suspicious behaviour to us either via email at: info@waltonandallen.co.uk or telephone on 0115 924 1813.

    7th May 2013 Our cleaning contractors are due on-site today around lunchtime to clean the communal areas due to the untidy state the building has been left in due to the bank holiday.

    2nd May 2013 The communal Glass Block 4 door has been re-glazed today and is in full working order. Our maintenance manager has been on-site to test the door and it is opening and closing correctly.

    29th April 2013 Following our comment below, the communal glass block 4 door was smashed in the early hours on Saturday morning, 27.04.13. The door was immediately boarded up on Saturday and it will be re-glazed shortly. The Police have caught the culprits.

    27th April 2013 The communal glass door for Block 4 by Hooters has been smashed. A contractor will be down this morning to board the door up.

    24th April 2013 A member of Walton and Allen maintenance team is on-site today to carry out a full light sweep and replace any bulbs on-site that can be replaced.

    15th April 2013 A member of Walton and Allen maintenance team is on-site today painting over deliberate marks and water stains on the walls throughout the building.

    8th April 2013  We are aware that the roller shutter to the underground car park is stuck open. We have reported this to our roller shutter/gates engineers who will attend as soon as possible.

    8th April 2013 Sterilizing Services are due on-site today to carry out their routine checks on the water booster pumps.

    2nd April 2013 Following our comment below, we are still waiting on our lift engineers to inform us when they will be attending to the out of order Block 3 lift (nearest the gate).

    26th March 2013 Block 3 lift nearest the gate – Our lift engineers have quoted us for the works for the damaged doors. We have instructed them to go ahead with these works.

    We have also reported the Block 2 LHS lift to our lift engineers as we are aware that it is making loud screeching noises during movement.

    25th March 2013 The access to the pedestrian gate within the main gate to the courtyard has been changed. There is no longer a manual combination key pad as it has been replaced by a fob system.

    To open the gate from the courtyard offer up your grey circular fob to the receptor on a stark in the shrub bed. To enter the courtyard offer up the same fob to the receptor on the left hand wall.

     

    19th March 2013 The lift in Block 3, closest to the rear gate, is out of order due to a problem with the doors which have been damaged. The lift cannot run until this problem is fixed. We are awaiting a quote from our lift engineers. In the meantime, please use the second lift. Apologies for any inconvenience caused.

    18th March 2013 The lift engineer was unable to access on Sunday and will be on site tomorrow to investigate the lift in block 3.

    16th March 2013 The lift in Block 3, closest to the rear gate, has been reported out of order. A lift engineer will be coming out tomorrow, Sunday the 17th of March to fix the lift. In the mean time, please use the second lift.

    14th March 2013 We are aware that the lift in Block 3 nearest the courtyard entrance is down. We have reported this to our lift engineers who will attend as soon as possible. We have also asked them to look at the RHS lift in Block 2 as the 5th floor and close door lifts buttons inside the lift seem to be temperamental.

    13th March 2013 A representative of Walton and Allen is due on-site today to carry out a fire panel test and walk around inspection.

    26th February 2013 New Courtyard Fobs now available for collection

    The main gate will be in operation on Monday 4th March 2013 in the Morning.

    You will only be able to operate the main gate if you have a parking space within the Courtyard area. The new fobs can be collected from:

    Please ensure that you bring with you photo ID and proof of Residency (Utility Bill or Tenancy Agreement) For security reasons we cannot issue new fobs if you do not provide the proof as requested.

    All other residents are to now use the smaller pedestrian gate which is built within the main gate.

    The code for this gate can be provided by your letting agent or landlord.

    If you are a letting agent or contractor and require fob access through the main gate, fobs can be borrowed from Walton and Allen with a £50 deposit.

     

    25th February 2013 The closing of the main gate into the Courtyard will be delayed till further notice due to engineer illness. We will update the bulletin board and boards around the building with the new date as soon as possible. We thank you for your patience and apologise for any inconvenience which may be caused.

    20th February 2013 Following our comment below, Schindler Lifts have confirmed that the lift in Block 2 is now running. The lift brake was catching on the switches and required adjusting. The lift is back in full working order.

    20th February 2013 Schindler lifts are on-site today to investigate the Block 2 lift issue.

    18th February 2013 Schindlers have identified that the emergency break has jammed in the lift in block two. This will be rectified tomorrow (19.02.13)

    18th February 2013 Schindlers are on site to look at the lift in block two on the left hand side.

    15th February 2013 It has been reported into us that the road on Elliott Street leading to the upper car park has collapsed by about 2ft. Nottingham City Council are aware and currently dealing with this Issue.

    14th February 2013 Lift engineers have been on site to service the lifts and the lift in block 4 has now been fixed.

    12th February 2013 The lift engineer has attended to the block 3 lift. The drive belt was loose which has been tightened and the lift is back in working order. They also attended to the loose handrail in the Block 1 lift and the Block 4 clunky door which required the roller to be adjusted.

    12th February 2013 Following our comment below, a lift engineer is on-site now to look at the Block 3 lift that is stuck on level 1.

    12th February 2013 We are aware that the lift in Block 3 nearest the gate is stuck on level 1. We have reported this to our lift engineers who will be on-site as soon as possible to attend to this problem.

    8th February 2013Roller Shutter Gate – Summerleys Lane

    Our gate contractors TSS have confirmed that they can start making the new roller shutter as they have now recieved all the required parts. TSS will be on-site on Monday 11th February 2013 to fit the new roller shutter gate.

    Our gate contractors are still waiting on the replacement gate system. Magpie Security is still on-site 24 hours a day to which they are monitoring the CCTV and patrolling the Car Park. Please do not leave any valuable items in view of your car, ensure all block doors a securely closed behind you when entering and exiting the building.

    6th February 2013 A representative of Walton and Allen is due on-site today to carry out a walk around inspection and fire panel test.

    4th February 2013 A roller shutter engineer from Armourpost Limited is due on-site this week on Wednesday 6th February 2013 or Thursday 7th February 2013 to carry out a survey.

    1st February 2013 Roller Shutter Gate – Summerleys Lane

    The contractor has been on site today to look at the roller shutter gate on Summerleys Lane after reports of the gate jamming in the open position. The contractor has reported into us that the entire Shutter gate system is completely broken and non-functional. A gate system replacement is now required and this will take up to 10 working days to have the new system in place.

    We have Organised for Magpie security to be on-site 24 hours over the next 10 days and more signage will be placed around the area showing that security are on-site. We ask all residents and visitors to please remain vigilant during the next 10 days. Please do not leave any valuable items in view of your car, ensure all block doors a securely closed behind you when entering and exiting the building.

    We need you to help us during this time to keep you, your building and possessions safe.

     

    30th January 2013 A representative of Walton and Allen is due on-site today to carry out a walk around inspection and fire panel test.

    24th January 2013 Following our comment below, the main gate is nearly complete. As you may have noticed the gate is back on-site however it is not fully finished. Our gate contractors TSS are waiting on final parts and the gate/equipment requires painting. Once TSS have these parts and the gate has been painted the job will be fully complete and the gate will be in working order.

    18th January 2013 The main gate has been removed today. We will keep this page updated with further details.

    16th January 2013 Nottingham City Council is due on-site today to collect the discarded items and furniture stored under block 2.

    15th January 2013 Following our comment below, Unfortunately TSS did not remove the main gate as planned due to the weather conditions. They have provided us with a new date of Monday 21st January 2013.

    14th January 2013 TSS are due on-site today to make Improvements to the entire gate system. TSS will be taking the main gate away to work on, so please be aware that there will be no gate on-site for 3-4 working days while they carry out the long awaited changes to the gate system.

    We apologise for any inconvenience and endeavour to have the improvements completed as soon as possible.

    11th January 2013 We have been informed that the Fire Alarm in Block 1 is sounding and that the Fire Brigade are on the way but no fire has been reported. One of our maintenance engineers will be attended to meet the fire brigade and stop the false alarm sounding.

    10th January 2013 The discarded items and furniture stored under block 2 will be collected by Nottingham City Council on the 16th January 2013.

    3rd December 2012 Following our comment below, our lift engineers confirmed that they attended to the lift the same day, 1st December 2012, and a stone was jammed in the ground floor door operator which they removed so the lift was left in full working order.

    1st December 2012 We are aware that the lift in Block 1 nearest the courtyard is stuck on ground floor with the doors open. We have reported this to our lift engineers who will attend to this problem as soon as possible.

    30th November 2012 Our fire contractors PLP will be on-site on 11th December 2012 to carry out maintenance on the dry risers, fire alarm, emergency lighting and smoke vents.

    26th November 2012 Our lift engineers have informed us that they attended to the Block 2 lift on Friday 23rd November 2012, carried out the repair on the faulty push, got the lift running and completed an inspection visit.
    21st November 2012 Following our comment on 16th November 2012, TSS our gate contractors will be on-site today to complete these works on the Queens Road Side Gate.

    20th November 2012 It appears that someone was sick on the stairs between first and second floor in Block 3. Our cleaning team will be on-site shortly to clean this up and get rid of the smell but we would like to ask the culprit to take more care as extra cleaning cost the building and landlords money.

    16th November 2012 We have instructed the go ahead of a quote to improve the locking and closing mechanisms to the Queens Road Side Gate. This work will be completed by our gate engineers as soon as they have the relevant parts.

    6th November 2012 Anti -Social Behaviour

    Walton and Allen have been receiving a number of complaints about anti -social behaviour in certain apartments within the building.  Any complaint made to our offices will be investigated thoroughly and if a problem is identified and persists, under the terms of the building lease, which over –rules the terms of your tenancy agreement we will have no option but to end the tenancy with immediate effect and without warning to the offenders.

    18th October 2012 – Hicking building  Roller shutter, summer lees lane

    We write to advise you that the existing roller shutter mechanism has reached the end of its natural life. To this end we have replaced the electronic reader system.

    As a result one new fob will be distributed to each Car park space user by the 1st November 2012.

    In order for a successful change over please respond to us as soon as practicable.

    The existing fobs will still be functional up until that date but will cease to work thereafter; we cannot continue to run the two systems for any sustained length of time.

    What happens next

    Car park users are advised to exchange their existing fobs for a new one at the reception of Walton and Allen. There will be no charge for this and either the leaseholder, their tenant or nominee will have to collect their new fob.

    30th October 2012 Halls Locksmiths have been on-site today to identify the required parts for the Block 1 door and the Summerleys door. They are planning to return on Thursday 01.11.12 to complete the work.

    17th October 2012 A Walton and Allen Maintenance engineer is on-site today making repairs to an apartment balcony which was allowing water to get in to the building structure.

    15th October 2012  Can you please ensure that you fully close the Block 1 entrance door when entering and leaving the block. A specialist part is required to fully mend the door, which is on order and will be fitted once received.

    5th October 2012 We are aware that the lift in Core 2 which is awaiting the new ground floor push buttons is now out of service. We have reported this to the lift engineers who will be on-site as soon as possible. We will update you as soon as we have further information.

    2nd October 2012 Following our comment below, the lift engineer has informed us that there is a further fault with the lift and another button may be required. We apologise for the inconvenience and will update you as soon as we have further information.

    25th September 2012 The lift engineers have informed us that they have received the new ground floor push buttons for the lift in Block 2, which they will fit as soon as possible. We will update you as soon as we have further information and we thank you for your patience.

    24th September 2012 The lift engineers confirmed that they were on-site Friday 21.09.12. They attended to both lifts in Block 2 and they were both left on and running. We are currently trying to find out an update on the new button for the ground floor.

    21 September 2012  We have received a report from an occupier of The Hicking Building that their pram was stolen from the stairwell of Block 2. It is utterly shocking and appalling that a tenant within the building would steal a child’s pram.

    We urge any follow occupier of the building to please report any suspicious activity to us or directly to the police (local telephone number: 101). If anyone sees an abandoned pram within the vicinity; please contact us immediately so we can get it back to its rightful owner.

     

    21st September 2012 The lift engineers are due on-site today.

    21st September 2012 We have been informed that both lifts in Block 2 are not working again. We informed the lift engineers immediately, who will be on-site as soon as possible. We apologise for the inconvenience caused and will update you as soon as we have further information.

    19th September 2012 The lift engineers have confirmed that they attended the lift in Block 2 which has the ground floor damaged button. The lift is otherwise working but a new push button has been ordered and will be fitted once the lift engineers receive it.

    With regards to the other lift in Block 2 which is out of service, the drive unit was sent off for repair, the repair has been completed and the part should be ready to collect and fit tomorrow. We will update you as soon as we have further information and thank you for your patience.

     

    18th September 2012 The engineers have informed us that one of the lifts in Block 2 has been fixed but the other one has been shut off as the electrical component has worn out, the drive unit has been removed and sent off for repair. We will update you as soon as we have further information. Sorry for the inconvenience caused and we thank you for your patience.

    19th July 2012 A Walton and Allen maintenance engineer is on-site today carrying out works to a leak coming from the downpipe in block 1.

    16th July 2012 From 8am this morning the building experienced a power cut which affected the water supply. The issue was a wide spread problem that affected other buildings around the same area. The water pumps were affected in the power cut and water could not be supplied to the apartments. All systems are back up and running and water supply is back to normal. We ask that you check that no taps were left on from when you tested the water this morning.

    8th May 2012 Dear Hicking Building Residents, On Saturday 6th May, our out of hours contractor was called to find a smashed front door to Block 3. It appears the perpetrator is someone who either lives in the building or a family member of someone living at the Hicking. We would like to emphasise how wholly unacceptable this criminal damage is. We are currently in contact with the Police and will do everything we can to prosecute the perpetrator to ensure the costs of criminal damage are paid for.

    1st May 2012 We have been down to site and have found the right hand side gate was in the open position, we have run some test and have found that the gearing within the motor has been sheared off preventing the gate from reclosing, after talking to the motor manufacturer we have come to the conclusion that this could only be caused by being forced, we would think this has been forced when open to prevent the gate from closing thus giving access to park cars or to gain access to the building.

    4th April 2012 A Fire alarm test will be carried out today

    4th April 2012 Working with the RTM Directors we have increased the security of the building. The security firm who work on-site have been instructed to attend site more regularly as well as responding to call out’s. We are looking into various options for better CCTV coverage. All gates, roller shutters and main entrance doors are serviced on a regular basis; any repairs or issues are reported and dealt with immediately by our contractors.

    We are implementing as many measures as we can and within the confines of the building budget, however we cannot be held responsible or control the actions of resident’s living within the building. Please read the following points to help keep your building secure.

    • Please stay vigilant when using the entrances and ensure the doors and gates close properly behind you.
    • Please take all valuables out of view or out of the car. Leaving valuables in your vehicle will be at your own risk
    • If you notice any suspicious activity around the building then please report into the office and if necessary report to the police.
    • Do not allow anyone who does not have an access fob into the building. All residents and any contracted persons to that building will have entry fobs.
    • Please think about the person you may be holding the door open for and allowing them in to the building, they may not be a resident.

    The buildings security is of a high importance to us but we need your help to continue keeping your building safe.

     

    3rd April 2012 The lift in Block 2 has been repaired and is in service.

    3rd April 2012 It has been reported into us that the gate leading to the car park has an intermittent fault. We have instructed engineers to carry out further investigation in order to find a solution to the fault and hopefully a permanent repair.

    The gate into the carpark has been broken twice in 1 week. After it was reported on Thursday a contractor was on site Friday and fixed the problem.

    It seems it was forced again over the weekend. Our contractor has now reported that a new motor is needed at a cost in the region of £700.

    On the same issue, a number of carpark doors to blocks were repaired on the 14th and 16th March 2012. A number of these have already been broken again.

    14th February 2012 The lift engineers have instructed that the lift requires a new drive unit. The new unit drive has been collected today and is booked in to be installed tomorrow. A repair was done on the old unit but this did not work, so replacement is our next option. The lift will be out of service till further notice. We apologies for any inconvenience caused and we endeavor to get the lift repaired as soon as possible.

    1st February 2012 Contracted lift engineers have been on-site this morning and found that the brake is not lifting to allow the lift to operate correctly. This is controlled by a small relay in the drive which is a simple fix. In order to get this fixed the drive has to repaired off site at a specialist workshop. The lift will be out of service for at least a week whilst repairs are carried out. We apologies for any inconvenience caused and thank you for your patience. We will endeavor to get the issue resolved as quickly as possible.

    30th January 2012 The police have warned that there have been a number of break-ins in the area over the weekend. They have advised the following.

    Be vigilant of who you let in the building with you.

    Do not allow others to tailgate you through the carpark entrance.

    Keep all internal apartment doors locked at all times even if you are in the property.

    Ensure all doors are latched shut. Do not just expect them to close under their own steam –CLOSE THEM PROPERLY.

    The Hicking Building is your home and you as a tenant are partly responsible for the security.

    24th October 2011 The glazing engineer will be on site tomorrow afternoon at 1pm, he is there to replace the broken glass in the lift. The lift will be out of action for a short period of time from 1pm. We thank you for you patience and cooperation.

    21st October 2011 The glass engineer will be onsite for the 25th October 2011 to replace the broken mirror in the lift. Whilst the replacement glass is being fitted the lift will be out of action. We thank you for your patience and cooperation.

    20th October 2011 The glass engineer has been out to survey the broken mirror in the lift. The engineer is waiting for the new mirror to be manufactured to size and specification. Once the engineer has the new mirror delivered to them, we will be informed of the engineer’s onsite date to replace the existing mirror.

    18th October 2011 A Walton and Allen maintenance engineer is on site today doing minor repairs.

    18th October 2011 An engineer has been onsite today to look at the broken mirror by the lift. The damage has been surveyed and we hope to get the mirror replaced as soon as possible. We will keep you updated on any further progress regarding this.

    17th October 2011 We are aware of the broken glass in the lift, of block 2. An engineer has been called and will on site tomorrow morning. We will keep the board updated on any further developments regarding this.

    11th Ocotober 2011 The lift in block 3 is now up and running.

    10th October 2011 The lift in block 3 is down. An engineer has been called and will be out first thing in the morning.

    5th October 2011 An engineer is currently on site repairing the front gates so they will up and running shortly. If you see anyone trying to force the gates please do call the office straight away as they have been damaged due to them being forced.

    The main gates will be down untill further notice this is due to vandalism which has damaged the mechanism. Our engineers will be out tomorrow to fit the part and ensure the gates are up and running again.

    29th September 2011 We are aware of the roller shutter problem. It is an intermittent fault. An engineer is on the way to rectify the problem.

    9th September 2011 The main gates have been reported as down. The contractor will be there before 5:30pm to take a look.

    15th August 2011 The lift in block 2 is down. An engineer will be out today.

    11th August 2011 The emergency lighting in all of block 2 are being tested all this morning.

    10th August 2011 In the light of recent events in the area occupiers keep a close eye ensuring gates and doors are always closed behind you. If you see anything suspicious please contact the police straight away.

    2nd August 2011 The court yard gates are faulty. An engineer will be on site first thing tomorrow morning to fix them.

    2nd August 2011 Emergency light testing will be taking place every day this week. Today block 1 is being done.

     

    23rd July 2011 We are aware that the lift in block 2 on the left side will not work. An engineer has been called out. If you could use the other lift in block two until further notice.

    20th July 2011 The lift in block 3 is down. An engineer has been called and will be on site within the next few hours.

    14th July We are aware that the underground car park gates are not working. We will be dealing with this.

    6th July 2011     We are aware that the gates at the Hicking are not opening. Somebody will be there before 17:45pm to solve the problem.

    28th June 2011 On a number of occasions this week the lifts in block 3 have been vandalized. Please be aware of this and report any mis-use of this immediately.

    27th June 2011 The lift in block 4 has been reported as not working this morning. Technician will be on site this afternoon.

    17th June 2011 The emergency lights are being tested in block 1. So they will be out of action for the next 50 minutes.

    13th June 2011 We have been made aware that the lifts are down in block 3. Our contractor will be on site within the next 3 hours to take a look at this and also check all other lifts.

    13th June 2011 The emergency lights are being tested in block 4 so they will be out of action for the next 45 minutes until around 11:15am.

    10th June 2011 The lifts in block 1 are down. They will not be up and running till Tuesday or Wednesday.

    We know that there have been a spate of issues with the lift in block one. The engineer is working to rectify this on-going issue. We apologize for the inconvenience this may cause.

    2nd June 2011 We are aware that the lifts in block 1 are down. We have made the lift company aware of this.

    27th May 2011 An engineer will be on site at 12 o clock today to take a look at the main gates. If the gates are not able to be fixed today we will ensure that extra patrols at the gate over the weekend period are done for security reasons

    23rd May 2011 The lift in block 1 will be up and running after 2pm today.

    18th May 2011 The door entry fobs change over held last night and this morning has been very successful. Out of 330 properties only 48 appear to have not attended.

    18th May 2011 A set of car keys were found last night in the underground car park. If you think these keys may be yours please call the office.

    16th May 2011 The lift in block 1 closest to the main gates are faulty and require a part. As of today for up to one week it will be out of order. Sorry for inconvenience this may cause.

    11th May 2011 The fob changing will commence a week today. So if you know that will not be around on the allocated dates or times. Please do call the office to make other arrangements for gaining access.

    5th May 2011 An engineer will be on site at 5:15pm to come and take a look at the garage doors which have been reported as broken.

    4th May 2011 There is an issue with the main lift in block one. We are waiting on a part to be delivered so the lift will be out of action till the end of the week. Sorry for the inconvenience caused.

    14th April 2011 We had reports that T.Vs in block 4 could not receive any channels. A contractor will be on site this evening and tomorrow morning carrying out essential works to rectify the problem. If you could try and re-tune your T.V later on this evening. If you are having troubles re-tuning your T.V refer to the internet which will provide clear instructions on how to do this.

    12th April 2011 We have had a few reports that tenants are having problems with their signal. The contractors have been on site today to do some works on the signal to ensure that more channels can be received. This could be a result of this. They will be on site later tonight or around 8am tomorrow morning.

    12th April 2011 The digital switchover will be taking place over the course of the year. If you find that you are having problems with your signal or missing channels then please ensure you attempt to retune and take the necessary steps before contacting us.

    29th March 2011 Fob and code access in due course will be changed enabling Walton And Allen to take full control of the system. This may cause some disruption but it is a worthwhile exercise. There will be no cost to tenants/owners and a representative will be on site to replace and re program as they wait. If the tenant/owner does not have a fob they will need to purchase one. Please wait for further dates and information.

    24th March 2011 – This morning the care takers will be testing the lights in block 3. If any lights are off it during the hours between 9-12am it will be due to testing. During the course of the next few days the care takers will be doing block by block.

    17th March 2011 Fire detectors –Updated last week. All are working and running.

    17th March 2011 Our contractors are on around Monday-Friday doing general maintenance work in flats and on site.
