Centre House Lift – Out of order. Approx 9:30am

We are aware that this lift is currently out of order. It has been reported to the lift engineers who will attend as soon as possible. We have also contacted their head office in order to find a full time resolution to the lift.

The lift engineers have now returned the lift to full working order.

Bulky Waste

Spotlight Cleaning Services are on due on site today to dispose of the fly-tipper items by the entrance to the car park.

Following our comment on the 3rd May, unfortunately the lift engineer was unable to return the lift to working order. Two Engineers are on site this morning to find a resolution.

Fire Safety

MWE are on site carrying out the routine service visit to the Fire System. They anticipate to be on site for 3 days.

Insurance Inspection

Walton&Allen’s Property Manager has attended site and completed a walk around inspection of the communal areas. On this visit they also met with the buildings insurance company.

Lift Inspection

INL will be attending site on 1st June 2017 to carry out an inspection on the lift for insurance purposes.

Lifts

A member of the Walton&Allen Maintenance team has attended site today and replaced the flooring in the lifts.

Centre House Lift. Approx. 8:00am

On the caretakers arrival this morning, this lift was found out of order. The lift was re-set and returned to working order.

Energy Tenders

A new energy tender has been agreed for the building today.

Vehicle Gate

TSS have been on site carrying out a repair to the vehicle gate. We apologise for the delay in this repair, the gate has now been left in full working order and residents will require their fob to access the car park.

Service Charges

Walton&Allen’s Credit Controller has sent the reminders to the relevant Leaseholders today.

 

Repairs & Maintenance

Following our comment on February 17th, Walton&Allen’s Maintenance Director has attended site to check the works completed the to the lift reveals. To date Two reveals have completed in State House on the basement level and 2nd Floor.

Following our comment below, SREC Ltd have carried out a temporary repair and the lights are now on in the stairwell.

Following our comment on 16.02.17, a member of the Walton&Allen Maintenance Team has attended site but unfortunately has not found the fault with the lights. An external electrician has been instructed and will be attending site Wednesday 22nd February 2017.

Repairs & Maintenance

A member of the Walton&Allen Maintenance team are attending site today to start reinforcement and refurbishment works to lift reveals.

Lighting

A member of the Walton&Allen Maintenance team has been on site today tracing a fault to the lights in Centre House. Light tubes and fittings have also been replaced in the car park.

We are aware that the lights in this stairwell have failed, leaving the Emergency Lights on. A member of the Walton&Allen Maintenance will attend tomorrow to carry out investigation works.

Water Disruption. Approx. 3:00pm

Following our comment below our engineers have contacted the office and advised that they have now completed the repair earlier than expected.

The caretaker will check on the Water Tanks before leaving site for the day to ensure that they are still running smoothly.

Following our comment below, our engineers are still on site and have spoken with the company who service the Water Tanks and Pumps. A repair has been approved for an internal part to be bypassed and our engineers will be completing this, this afternoon. Water will still be disrupted whilst the repair is carried out until approx. 6:00pm.

We would like to thank residents for their patience whilst this is carried out.

Following our comment yesterday we are aware that Residents are still experiencing an issue, we have a plumber on site this morning investigating further and we are also trying to get Severn Trent on site with our engineer to determine where the issue may be.

Vehicle Gate Activation

Walton&Allen’s Property Manager has attended site and met with the gate contractors to carry out a handover following the recent repair to the vehicle gate.

Please note that Parking Control is still enforce across The Atrium following the gates activation.

Water Disruption

We are aware that residents have been experiencing issues with their water supply this weekend, we would like to apologise for any inconvenience caused. Our contractors who service the Tanks and Pumps have attended site today. Our Electricians will also be attending to investigate further.

Fire System Contracts

Walton&Allen’s Property and Estate Director has been in correspondence with a fire contractor today in regards to the fire system contract for the building.

Engineering Insurance

Walton&Allen’s Property Manager has instructed our insurance brokers to go ahead with the renewal of the engineering insurance for the building.

Water Disruption. Approx. 5:00pm

Following our comment below Sterilizing Services have attended site to double check the equipment is running normally. They did not find any faults and advised that there may of been works carried out in the local area by Severn Trent which may of affected the supply. They will be re-attend tomorrow to ensure that everything has been running smoothly over night.

We are aware that Residents have been experiencing disruption to their water. Walton&Allen’s Out of Hours service attended at the weekend. Sterilizing Services will also be attending today to investigate and provide a quote for any works that may be required.

Emergency Light Test

A member of the Walton&Allen Maintenance Team has attended site today and carried out an Emergency Light Test and Light bulb sweep of the communal areas.

On this visit they also measured around the lift doors in order for a quote to be provided for steel reveals.

State House Lift Working approx. 10:00am

Following our comment below the lift has been returned to working order following a temporary repair to the walls.

Due to the on-going vandalism to the walls outside of the lift, the lift has been isolated for the safety of the residents.

Water Tank Checks and Booster Pump Service

The bi-annual water tank checks and booster pump service is due this month and Sterilizing Services will be attending on 11th January 2017 to complete the works.

The emergency light tests are being carried out today.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Concierge Off-Site

Dave the concierge will be leaving site at 2:00pm today and there will be no caretaker service on the bank holidays. Usual concierge service will resume on 28th December 2016.

Interior Designer Visit

An interior designer will be attending site this morning to provide a quote for redecoration works in the communal areas.

Window Cleaning

Clean Slate have attended site today and  carried out the window cleaning. They will be re-attending w/c 12.12.16 for the second clean.

Power Supply to Kaycee House

Following our comment on November 16 20126, EDF have attended site and successfully replaced the landlord supply meter to Kaycee House.

Wall Damage

A member of the Walton&Allen Maintenance Team has attended site and repaired a damaged wall by the lift.

Power Supply to Kaycee House

On Monday 28th November 2016 EDF Energy will be on site between 8:00am and 12:00pm to change the Landlord Supply meter under Kaycee House. The power to the communal areas will be affected for approx. 30 mins whilst they replace the meter.

Directors Meeting

Walton&Allen’s Property & Estate Director and Property Manager have held a conference call with the directors of The Atrium RTM Company Limited where the budget for 2017 was approved.

Fibre Optic Broadband

A survey provided by MapGroup on behalf of BT OpenReach has been approved for fibre optic broadband to be installed at the building.

Downpipes

Our contractors EMS have attended site and repaired a downpipe and also cleared foliage out of another one on site.

Car Park Doors

TSS has attended site and carried out a repair to one the car park doors into the block. The door was left secure.

Damaged Wall

A member of the Walton&Allen Maintenance Team has attended site and carried out a repair to the wall that was vandalised outside the lift on the first floor of State House.

The repair is not complete and our operative will re-attend soon to complete this.

Following our comments below our lift engineers have attended site and carried out the repair to this lift, whilst on site they also carried out a routine service visit. The lift was left in working order.

Following our comments below the lift engineers have advised that the parts required are estimated to be delivered tomorrow 29/09/2016 and will be fitted on arrival.

Following our comment below the lift engineers have left site and advised that the door hanging rollers are worn and 1 has completely collapsed, which is possibly causing a fault with the doors which may of caused the trap in. A quote has been supplied for replacement rollers and Walton&Allen’s Property Manager has instructed this.

We will update this page once we have an attendance date from them.

We are aware that this lift is currently out of order and the fire brigade have attended site to free a trapped resident. Our lift engineers are aware and will be attending as soon as possible to investigate this fault.

2017 Budget Preparation

The initial 2017 budget preparation work by WALTON&ALLEN’s Property Manager has commenced this week.

During the caretakers walk around this morning the lift in Centre House was found to be out of order. The caretaker has re-set the lift and this is now back in working order.

Following our comment on 16th September 2016 the lift engineers have contacted the office and advised that the parts for the lift are being delivered to them on Tuesday 20th September and an engineer is already booked in for the work on this date.

Following our comment on the 13th September 2016 Walton&Allen’s Block Management Administrator has chased the lift engineers for an update. They have advised that they are expecting the parts for the lift w/c 19.09.16 and when they have been received they will be fitted the same day.

We apologise for any inconvenience caused, unfortunately due to the size of the repair needed the parts take longer than usual to be programmed and delivered.

New Property Manager

Walton&Allen’s Block Management Administrator has attended site with Walton&Allen’s new property manager to familiarise them with the building.

We have asked the engineers to advise on a date for delivery on parts and an attendance date.

Following our comment below, we have been informed that the engineers have finished on site and confirmed that the processor for the lift has failed. The lift has been left isolated and we are currently awaiting a quote for a replacement processor.

Communal Cleaning

The relief cleaner from the communal cleaning company will be on site today at approximately 12.15pm.

Walton&Allen’s Property and Estate Director has been working with the accountants to finalise the accounts for 2015.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Car Park Lights

A member of the Walton&Allen Maintenance Team has attended site and repaired a fault to car park lights. 3 short circuits had tripped out and the issue was resolved on site on the same day. 6 new fittings are required and an operative will return to fit these.

Potential Window Cleaning Contractor

Following our comment on 03.08.16, Clean Slate will be attending site today to quote for window cleaning services.

Potential Window Cleaning Contractor

Following our comment on 19/07/2016, Walton&Allen’s Trainee Property Manager has been in correspondence with this contractor to try and arrange a suitable date for them to attend site in order to quote. A company called Clean Slate will be attending site tomorrow in order to quote.

Re-Carpeting & Painting of Roof

The Directors of The Atrium RTM Company Limited have given authorisation for the re-carpeting and the painting of the roof in entrance foyer. The required materials and finishing’s are currently being put together.

Roof Repairs

Walton&Allen’s Maintenance Team and Property Management Team have been reviewing the current roof repairs and at height works that are required with a contractor to see if a Council Street road permit is required.

Structural Survey

An independent surveyor has attended site tday to put together a quote for a structural survey.

Water Tank Check & Service

Sterilizing Services will be attending site today to carry out the contracted bi-annual water tank checks and service.

Potential Window Cleaning Contractor

Walton&Allen’s Trainee Property Manager has contacted a potential window cleaning company to obtain quotes for this site.

Car Park Line Painting

Following our comment below, Dovegreen Building services attended site on Sunday 03.07.16 to carry out the painting of car park bay lines and double yellow lines. Dovegreen will need to attend site again in the near future to complete the remaining lines that need painting. Pictured below are some of the areas that were completed on Sunday.

Car Park Line Painting

Please note that on Sunday 3rd July 2016 Dovegreen Building services will be on site to paint car parking bay lines and double yellow lines in the car park between the hours of 8:00am and 5:00pm.

Notices will be put up in the areas that are being painted and in any parking spaces that will be affected. The relevant residents have been written to.

Car Park Ceiling Repair

A member of the Walton&Allen Maintenance team has attended site today and repaired a section of the car park ceiling as required.

A member of the Walton&Allen Maintenance team has attended site today and adjusted the double doors into Kaycee House from the car park to ensure that they shut correctly.

Bulky Waste Removal

Biffa will be attending site today to carry out the removal of the bulky waste.

Removal of Graffiti

Following our comment below, a member of the substation maintenance team from Western Power has attended site this morning and removed the graffiti from the substation.

A member of the Walton&Allen Block Management team has contacted Western Power to report the graffiti on the substation. Western Power have confirmed that a member of their substation maintenance team will attend as soon as possible to remove the graffiti.

B&S Roofing have attended site today and carried out the temporary repairs to the roof above apartment 4 as advised by the surveyor.

Back Block Lift approx. 2:30pm

Following our comment below, dependent on the delivery of the required parts, our lift engineer hopes to attend site tomorrow to carry out the repair to the lift.

Following our comment below, the quote for the further works to the lift has been instructed. We are currently awaiting an ETA for the parts required and a job date.

Following our comment on 07.03.16, our lift engineer attended site today to fit the required door rollers to the lift. After the lift had been returned to full working order, further works required to the lift were found to be needed. We are currently awaiting a quote for this.

Water Tank Cleaning

Sterilizing Services will be on site on Thursday 3rd March 2016 to carry out the cleaning and disinfecting of the cold water storage tanks. They have informed us that there should be no disruption to the water services.

Power Cut – Leicester Area

We have been informed that there is a power cut in the Leicester City Center area which is affecting the Atrium Building. This is not an individual issue to the apartment building. For any more information please contact Western Power Distribution.

Pedestrian Entrance – Wimbledon Street

Our security contractor has attended site today and replaced a faulty keypad on the pedestrian entrance off Wimbledon Street. The door was left locking securely.

Our fire contractors PLP are on site today to carry out a Fire Risk Assessment.

Light Test

A member of the Walton&Allen maintenance team has attended site today and carried out an emergency light test and light bulb sweep of the communal areas.

Touch up painting

A member of the Walton&Allen maintenance team is on site today carrying out touch up painting in the lobby area.

Walton&Allen’s Property and Estate Director has attended site today and carried out a full walk around inspection. They also met with the parking control company on site and instructed for tickets to be issued to a number of cars without permits.

Following our comments below, CableGuys have re-attended site and replaced the faulty amp. If you are still experiencing problems with your TV signal it is likely this may be a fault within your apartment which is the responsibility of the leaseholder/letting agent.

Aerial

Following our comment below on the 12th October, our contractors have attended and found a fault with an AMP in the communal system. We have instructed their quote and they will re-attend on Tuesday 20th October to replace the faulty AMP.

A member of the Walton&Allen maintenance team has attended site and replaced a fire door closer on the 1st floor.

TV Aerial

Following recent reports from Residents about their TV signal our preferred contractors are due on-site Thursday 15th October 2015 to investigate this issue.

A member of the Walton&Allen maintenance team has attended site today and repaired the flashing on the roof.

Intercom

Following our comments below our contractor is due on site tomorrow 4th June 2015 to fit the new intercom unit.

Thank you to everyone who has returned their information form, as from tomorrow the intercom will call the contact number provided. If you have not returned your form with a contact number it will be not be programmed. It can still be programmed once the unit has been fitted so please return these in the provided stamped address envelope.

If you are still experiencing problems with the intercom inside your apartment following the installation this will be the responsibility of your landlord/letting agent to repair.

Car Park doors

We are happy to announce that our Security contractors were on-site Tuesday 26/05/2015 to Friday 29/05/2015 fitting the new steel car park doors.

These car park doors are fully operational and the code to access these doors remains the same as before.

    Following our comment below, our lift engineers have attended site and returned the lift to working order.

    The fault was caused because the lift had over travelled past the top floor which tripped the circuit breaker. Our lift engineers manually reset it and the lift was left in working order.

    28th October 2014 – Fire Alarm

    Yesterday at approx. 4:20pm we were informed by residents that the fire alarm was sounding. All residents that phoned claimed there were no signs of an actual fire however W&A still advised residents to follow the correct fire procedure outlined around the building. Within 45 minutes of this being reported to W&A, we had an operative on-site. It was found that the alarm was sounding due to a resident vandalising one of the sensors. This issue was resolved on-site.

    Please remember in future to follow the correct fire procedure outlined around the building.

    Following our comment on the 11th October 2013, the main door was due to be upgraded today. Unfortunately when our contractor picked the door up from the manufacturers they had smashed the glass. Once the door is ready, we will arrange a new date for it to be installed and update you.

    17th October 2013 – Main Lift Lights

    Following our comment below, a member of Walton & Allen maintenance team was on-site yesterday to replace the lift lights however the bulbs he had (3ft tubes) did not fit. The lift lights are a specialist size as they are bigger than 3ft but smaller than 4ft so we cannot get hold of them. Therefore this has been reported to our lift engineers as they should be able to get hold of these specialist lift bulbs. We have stressed the urgency.

    16th October 2013 A member of Walton & Allen is on-site today to make a repair to the roof (depending on the weather), replace the lift lights and investigate leaks that are affecting the car park area.

    Following our comment below, we have today received and instructed the quote for our lift engineers to provide and fit the new drive belt. This new part will be ordered today and once received, our lift engineers will return to site to fit the required part. Our lift engineers have had to turn the lift off due to health & safety reasons.

    12th July 2013 Centre House Lift Out of Order – Following the lift engineers investigation on the lift, they now require to carry out a reset it however due to the specialist equipment they need a specialist part in order to carry out this reset. The engineers on-site do not have this part to hand so a lift engineer will return to site on Monday 15th July 2013.

    19th June 2013 Following our comment below, engineers attended site yesterday evening resolving any issues and arranged for the water to be turned back on. Please note that there are areas of the car park which are still a little damp so please take extra care when you are in these areas.

    18th June 2013 Following a water leak from an apartment this afternoon, water has found its way onto the water pump controls. Due to this and to ensure safety, the water pump has had to be turned off temporarily until an electrician and water pump engineer can attend site to confirm safe operation. Once this has been done the system will be turned on again. This will of course affect your ability to use water services like the toilet flush, taps etc.

    Apologises for the inconvenience that this unforeseen event has caused and we expect the system to up and running shortly. Any further updates will follow.

    18th June 2013 A member of Walton and Allen maintenance team is on-site today to carry out a light sweep and to fix the wimbledon street door which has been reported as faulty.

    11th June 2013 Morledge Street Lift that serves Kaycee & State House – Following our comment below, the lift engineers attended site yesterday 10th June 2013 to fit the required parts. The Lift is now in full working order.

    4th June 2013  Morledge Street Lift that serves Kaycee & State House – Following the lift engineers recent inspection, they have quoted us to resolve the lift issue. A replacement missing up contactor, overload & auxiliary contacts are required. We have today instructed this quote and asked that they inform us of the estimated delivery time for these parts and attendance date.

    30th May 2013 Centre House Lift – Following our below comments, the lift engineers were on-site yesterday to investigate to the lift doors problem. They found that the door belt that keeps the doors open had broken. They fitted a new door belt and the lift was left in full working order.

    12th March 2013 Following our comment below, our lift engineers attended to the lift on 5th March 2013. They found that the lift occasionally goes above the top floor which has been the on-going problem. They are currently arranging a lift technician to attend site as soon as possible to investigate this problem further.

    5th March 2013 We are aware that the Morledge Street Lift is down again. We have reported this to our lift engineers and asked that they attend today. We have also asked that they investigate this fault further due to this lift continuously going down lately.

    26th February 2013 Following our comment below, the lift engineers attended site yesterday afternoon, 25.02.13, to look at the Morledge Street Lift issue. The lift was found on the top floor to which the engineers reset the ultimate limit, checked operation and the lift was left working. Please inform us immediately if this lift stops working again.

    25th February 2013 Following our comment on 21st February 2013, we have been informed that the Morledge street entrance Lift is down again. We have immediately reported this to our lift engineers who will attend to this problem as soon as possible.

    21st February 2013 Our gate contractors have informed us that the gate needs to be re-hung and the Pivet box needs replacing. We have received a quote for these works today which we have authorised for the work to be carried out as quickly as possible.

    23rd January 2013 PLP are on-site today and tomorrow to carry out the Fire Safety Investigation to nullify the ‘Fire Enforcement Notice’. PLP require access to ALL apartments for the removal of the fire sounder and capping it off. The works will take around 30 minutes per apartment. You are required by law to take every measure in assisting us in completing the entire job over the two days.

    Please cooperate with PLP to ensure that these works can be completed. We would like to thank the people that have arranged access times with us.

    A member of Walton and Allen maintenance team is also on-site today to assist with this job along with repairing emergency lighting.

    16th January 2013 A Walton and Allen Maintenance engineer is on-site all day to replace required emergency lighting.

    16th January 2013 As per our comment below, Sterilizing Services along with Finch electrical attended site yesterday to connect the filter to the system. They made a temporary connection to flush and clean the filter but will be returning to site today to make the final electrical connection. The ball valve hammer (which is creating the noise problem) was still happening once this connection had been made so Sterilizing Services changed the ball valve to an Equilibrium Ball Valve which is a more expensive ball valve and reduces ball hammer. This new ball valve seems to have stopped the noise problem as when Sterilizing Services left site yesterday there was no noise.

    15th January 2013 Following our comment below, Finch Electrical and Sterilizing Services will be on-site today to attend to the filter/ball valve noise problem.

    11th January 2013 Following our below comment, the engineers attended yesterday and the issue is not with the water pumps but the water system. The water pressure is causing waves on the water which is causing the ball valve to hit the tank resulting in the noise. An electrician is required to see if he can hook the water filter up to the system to reduce this. He should be able to attend early next week to which our water engineer will meet him on-site. We are currently waiting on a confirmation date for when this problem can be looked at. We apologise for the disruption.

    10th January 2013 We have received a number of complaints that the water pumps have been making a loud noise since they were attending to by the engineers. The engineer will be returning to site today to resolve this problem.

    7th January 2013 Sterilizing Services will be on-site this morning to service the cold water booster pumps and inspect, clean and disinfect the cold water storage tank.

A Walton and Allen maintenance engineer is currently on-site trying to put a temporary fix to the main doors so residents can exit and enter the building.     1st May 2012On Friday 27th the carpets in the foyer have now been cleaned. I hope you will agree that they look better and we ask all residents to try maintain as best they can.

    According to our security firm on Monday the 30th April there were no issues over the weekend. If you saw any “vagrants” in the building over the weekend please let us know.

    Our contractor has assured us that the building is still secure but we do have a few parts on order for some locks in the car park

    Over the last week and for the next few weeks security staff will be on site overnight every hour.

    23rd April 2012 Walton and Allen are pleased to announce that we are taking over the management of the building from today. A Walton and Allen maintenance engineer is on-site tomorrow carrying out an on-site inspection and maintenance duties.     26th January 2012  We are pleased to confirm that the freeholders have withdrawn their objection to the right to manage, due to submissions which we made to the Leasehold Valuation Tribunal, on your behalf.

    The right to manage will take effect from 23rd April 2012.

    15th November 2011  The LVT have acknowledged the appeal and due process is underway. In the meantime, in view of the significant problems facing the building, lawyers for Walton & Allen are in ongoing dialogue with the freeholder and their representatives.

    31st October 2011 The application to appeal has been sent to the Leasehold Valuation Tribunal (LVT) today. We are continuing to negotiate with the freeholder.

    18th October 2011 The Right to Manage Claim has been served and we are currently in dialogue with the freeholder. We hope to resolve the situation by negotiation and advise a handover date as soon as possible.
