  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 & the answer phone message will give you the current emergency call out number. Please note if the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout
  • Fire Alarm – The fire alarm is tested on Thursdays
  • Gardening – The gardening contractors attend site twice from April – October and once from March to November

Fire Risk Assessment

Following our comment on 17th March, FSE have attended site and carried out a Fire Risk Assessment.

Eagle Security will be attending site on Wednesday 19.04.17 to programme some new door fobs for the building. If you need to purchase a fob then please contact the office.

Building Survey

Cloud Surveyors have been instructed to complete a building survey and will be on site 25th April 2017.

This survey will highlight the condition of all the elements that make up the building such as the roof etc.

A member of the Walton&Allen Maintenance team has attended site today and applied 2 coats of paint to the stairwell ceilings.

Item removal

Following our comment on the 9th March, a quote from the cleaning contractors has been obtained for the item removal. Walton&Allen’s Property & Estate Director has approved the quote and the item will be removed on Tuesday 14th March.

May we remind residents to not abandon large/furniture items in the communal areas.  These items are a potential fire risk to the building.

If you have large items to dispose of such as mattresses or electrical items, Nottingham City Council offers a FREE weekly bulk waste collection. Please call them on0115 915 5555 to arrange or visit the website on www.nottinghamcity.gov.uk for more information.

Item Removal

We are aware that large items have been left within a communal area. Walton&Allen have contacted the cleaning contractors to request a quote for these items to be removed and are currently awaiting a response.

Light Replacements

Following a recent walk around inspection of the communal areas, Walton&Allen’s Property and Estate Director has requested a quote for the replacement of various lights.

Site Inspection

Walton&Allen’s Property and Estate Director and Maintenance and Contracts Director has attended site today and met with the RTM Director to carry out a walk around inspection of the communal areas and the monthly emergency light test.

 

Health & Safety Improvements

WHP Telecoms will be attending site on Tuesday 07.03.17 to carry out health and safety improvements which are required on the roof for the telemast. We have been informed there is no cost to the RTM for this to be carried out, noise will be kept to a minimum and the works should be completed in one day.

Repairs

A repair has been carried out to the car park gate and the historic developer signs.

Site Inspection

WALTON&ALLEN’s Property and Estate Director has attended site today and carried out a walk around inspection of the communal areas. An emergency light test was also carried out on this visit.

Gardening

Walton&Allen have received the following information today from the gardening contractors Ramscapes Landscaping Service Ltd in regards to their services on site, which are as follows:

  1. Weed control by hand, chemical or mechanical means (our operators are PA1/6 qualified)
  2. Mow small lawns around bin store.
  3. Prune & trim shrubs when required throughout the year(mainly March – Sept)
  4. Litter pick ALL outside areas
  5. Brush hard standing areas where moss is prevalent & remove.
  6. Prune branches from perimeter trees from ground level to maximum height of 2.4 metres.
  7. Remove waste from site

The gardening frequencies are as follows:

  • April to September – 2 full (i.e. all tasks a to g above) plus 1 x “Lawn cut only” visit in the middle of the month, so 3 visits per month = 18 visits
  • October – 2 full visits
  • November to March – 1 full visit (lawn cut in March only)
Handover Documents

The handover documents for the building have been collected from the previous managing agent today.

Door to Car Park

Following a report of an issue with the door to the car park, an engineer has attended site this morning and greased the door and readjusted the internal springs which appeared to have been forced.

Site Visit

Walton&Allen’s Property and Estate Director has attended site this morning and met with a security contractor on site to discuss security improvements for the building.

Light Repairs

Following our comment on 10.01.17, Arnold Electricals have attended site and confirmed the light fittings on the Southside staircase are faulty. There are also 2 further lights in the building that require replacement. Arnold Electricals have ordered the required parts and as soon as they have been delivered they will attend to fit them.

Light Repairs

Following a report of 2 lights being out on the Southside staircase, this has been reported to Arnold Electricals who hope to attend site today to investigate the issues and if the light fittings have failed, they will be replaced for LED’s.

 

Storage of Bicycles

The following notice has been hand delivered to all residents today:

‘STORAGE OF BICYCLES

THE STORAGE OF BICYCLES IN THE COMMUNAL STAIRWELLS IS NOT PERMITTED.

BYCYCLES BEING STORED IN THESE AREAS CAUSES A HAZARD TO RESIDENTS BY BLOCKING THE ESCAPE ROUTES.

A BICYCLE STORAGE ROOM IS PROVIDED WITHIN THE BUILDING AND THIS MUST BE UTILISED. IF YOU ARE A TENANT, YOUR LETTING AGENT OR LANDLORD WILL PROVIDE YOU WITH A KEY FOR THE STORE ROOM.

CYCLE OWNERS CONTINUE TO BE RESPONSIBLE FOR THE SECURITY OF THEIR PROPERTY.

PLEASE NOTE; ANY ITEMS FOUND IN THE COMMUNAL AREAS AND CUPBOARDS WILL IMMEDIATELY BE REMOVED. ALL ITEMS THAT ARE REMOVED WILL NOT BE STORED & WILL BE DISPOSED OF IMMEDIATELY.

Items in Communal Areas

The following notice has been hand delivered to all residents today:

Please do not store personal items within the communal areas.

 The communal areas need to remain clear of items at all times. Personal items being stored in the communal areas/corridors are a health and safety risk to the building and can put lives of residents at risk by not having clear escape routes.

Please note; any items found in the communal areas and cupboards will immediately be removed. All items that are removed will not be stored and will be disposed of immediately.

Site Inspection

Walton&Allen’s Property and Estate Director and Block Management Administrative Assistant have attended site today and carried out a walk around inspection of the communal areas. Notices informing residents of the responsibilities of Walton&Allen and how to contact us were delivered to all residents and placed on the notice boards.

New Management

We are pleased to announce that as of today, WALTON&ALLEN have been appointed as block managing agents for Tavistock Court.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Open Meeting

Following our comment on 31.10.16, the open meeting for the owners and residents of Tavistock Court is being held today.

Open Meeting

Following our comment on 14.10.16 and further to our letter of 14th October 2016, the Tavistock Court Steering Group and Tavistock Court RTM Company Ltd is holding an open meeting for owners and residents. The purpose of the meeting is to make introductions and to hear your suggestions as to how you wish the building to be taken forward.

Site Inspection

An inspection of the internal and external elements of the building/grounds has been arranged between Walton & Allen and a member of the Steering Committee next week. This is identify various issues, understand the building and to begin to formulate a wish list of issues that require attending to.

Request for Information Notice

A formal ‘request for information’ notice has been served on the current agent and we await the results.

New Management!

We are pleased to confirm that the Right to Manage ‘claim’ has been successful and Tavistock Court RTM Company Ltd will become responsible for the management of the building from 2nd January 2017. The company has instructed Walton & Allen to manage the building on its behalf on a day to day basis.
