Meter Readings

Refuse Collection

The bins are collected on Thursdays. If you have larger items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 9155555 to arrange a FREE collection.

Cleaning is carried out Fortnightly on Monday's.

Following our comment on 02.06.17, a member of Walton&Allen Maintenance have attended site today and replaced the further two car park lights located on the rear of each block furthest from the main driveway with LED fittings.

Following our comment below, the Directors have approved the further two car park light replacements. These lights will be replaced with LED fittings like the other two were prior. Parts have been ordered and once delivered we will get the job booked in.

External Lights

Following our comment on 03.05.17, the other two car park lights (furthest from the drive on the rear of each block) have also failed and require replacing. A quote has been sent to the Directors of Sherwood Mews Management Company Ltd for their consideration and/or approval.

Block 23 Intercom

Following our comment on 24.05.17, an intercom contractor and member of Walton&Allen’s Maintenance team has attended site this morning to investigate the intercom issue. Some repairs were made but an additional part is required which is on order.

Block 23 Intercom

Following reports from a resident regarding issues with the intercom unit and letting people in the block, an intercom contractor alongside a member of Walton&Allen Maintenance is attending site on Wednesday morning, 31.05.17.

Vehicle Gate

Walton&Allen’s Trainee Property Manager was passing this site approx. 1:45pm today and noticed the vehicle gate in the open position, not responding to the access fobs. A gate contractor was immediately phoned who attended site approx. 3:30pm and returned the gate to working order.

Block 23 Render Repairs

Following our comment on 03.05.17, HDB Building Services have returned to site today to paint the required areas completing the job.

External Lights

Following our comment on 26.04.17, a member of the Walton&Allen Maintenance team has attended site today and replaced the two car park lights either side of the driveway with LED lights along with replacing the emergency bulkhead light by Block 24’s entrance door.

Block 23 Render Repairs

Following our comment yesterday, HDB Building Services have returned to site this afternoon and applied another coat of render to the required areas. They will need to allow that to dry and then re-attend site to paint over. We will update this page once we have been supplied a date for their re-attendance. Walton&Allen’s Trainee Property Manager has also attended site this afternoon to look at their progress along with carrying out a walk around inspection visit.

Block 23 Render Repairs

HDB Building Services have attended site today and made starts to repairing the accessible lower level render repairs to block 23. They have applied one coat of render to the required areas and will return to site tomorrow, once dry, to apply another (Weather dependent).

Following our comment on 14.03.17 and authorisation from the Directors of Sherwood Mews MCL (our clients), the quote for replacing both lights in the car park (on the rear wall to each block) and the emergency bulkhead light at the front of Block 24’s entrance door with LED lights has been instructed. Following the recent communal fixed wire test, it picked up some issues with the external lights to the car park and the emergency light at the Block 24 entrance. A quote has been sent to the Directors of Sherwood Mews MCL to replace these three lights with LED replacements which are more cost effective in the long run. We will await their approval.

Communal Drive/Car Park Paving

Walton&Allen’s Trainee Property Manager has attended site today to inspect the recently repaired paving areas. These repairs have made a vast improvement and before and after photos of some of these areas are provided below.

Communal Drive/Car Park Paving

Walton&Allen’s Trainee Property Manager has attended site this afternoon to review the ongoing paving repairs. C. Tankard had a few smaller jobs to complete which should all be finished today. Again, they confirmed that these smaller jobs will cause no access restrictions.

Communal Drive/Car Park Paving

Following our comment on 15.02.17 and correspondence to residents, C. Tankard and team are on-site today carrying our various paving repairs. There will be no access in or out of the car park between the hours of 9:00am-3:00pm whilst they carry out the main driveway repairs between both blocks. We thank residents for their co-operation.

Gate

Following our comment on 20.02.17, Walton&Allen have received the renewal contract for the gate from TSS for the next 12 months. This has now been authorised and instructed. As the next service visit is due in March 2017, we have also requested an attendance date that an engineer will be able to attend to carry out the service. We will update this page once an attendance date has been confirmed.

Communal Drive/Car Park Paving

Following our earlier comments, C Tankard will be attending site on Tuesday 28th February 2017 from 9:00am until 3:00pm to carry out repairs to the paving on the main drive and areas in the car park. A letter has been sent to all residents of Sherwood Mews informing them of the paving repairs and that there will be no access in and out of the car park from 9:00am until 3:00pm on this day. There are also some works being carried out in one of the parking spaces, therefore this space and the space located next to it will need to be vacant during these times. All residents have also been provided with a plan of Sherwood Mews highlighting where the repair works will be carried out on site.

 

Cupboard Storage

Following our comment on 26.01.17 and the notices that have recently been hand delivered, any items that are being stored in the meter cupboards in both blocks will be removed today and disposed of.

We would like to remind all residents that following the recent Fire Risk Assessment, a zero-tolerance policy for items being stored in these cupboards will be put in place after the item removal on 10th February 2017 and any items found within these cupboards after this date will be removed and disposed of.

Caretaker Visit

WALTON&ALLEN’s Roaming caretaker will be attending site today as part of their routine visit. The landlord supply meter readings were also taken on this visit and marks on to the paint work on the internal communal walls were also removed.

Touch up Painting

Following our comment on 26.01.17, John Day Decorators are attending site today to carry out the touch up painting around both main entrance doors following the recent adjustments and door closer replacements. Although the contractors will place wet paint signs around these areas, may we please ask that all residents are more vigilant during this time.

May we take this opportunity to inform all residents that following a recent Fire Risk Assessment, it was noted that the meter cupboards in both blocks must be kept clear of any items for health and safety reasons and to limit the risk of electrocution or damage to the installation, which could cause fire. Therefore, we would like to inform all residents that the meter cupboards in both blocks 23 & 24 will be emptied of all items on Friday 10th February 2017. Any items within these cupboards will be removed and disposed of. If you are storing items within these cupboards, you must email Walton & Allen with a full description and details of the items being stored and send this to blockmanagement@waltonandallen.co.uk so a collection of the items can be arranged. Please note; following the recent Fire Risk Assessment, a zero-tolerance policy for items being stored in these cupboards will be put in place after the item removal on 10th February 2017 and any items found within these cupboards after this date will be removed and disposed of.

Touch up Painting

The following notice is being hand delivered to all residents tomorrow:

Block 24 Door Closers

A member of Walton&Allen maintenance team has attended site today and replaced the door closers to Block 24’s entrance door, which are fitted internally within the door, so that the door speed can be maintained.

Blocked Drain – approx. 1pm

Following our earlier comment, an engineer from Drain Doctor has attended site and found a blockage in a drain located in front of the doors to Block 24, which was unblocked by the engineer at the time.

Following a report from a resident and of a blocked drain affecting an apartment in Block 24, Walton&Allen’s Block Management Administrative Assistant has contacted Drain Doctor to request for an engineer to attend site and investigate the issue.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Amptron will be attending site on Wednesday 04.01.17 to carry out a Landlords Fixed Wire Test to the communal distribution boards in both blocks.

Following Walton&Allen carrying out a tender for paving repairs, The Directors of Sherwood Mews Management Company Ltd reviewed this tender at the recent Directors meeting and opted for the most cost effective yet knowledgeable contractor. Littleover Paving will be carrying out these various repairs w/c Monday 27th February 2017 (weather dependent).

Following our comment on 16.12.16, Clean Slate are due on-site w/c 09.01.17 to clean all external windows. Clean Slate will advise us nearer the time of the actual attendance date within this week.

BT OpenReach Fibre Broadband

Following our comment on 31.10.16, Walton&Allen’s Trainee Property Manager has chased BT OpenReach on an estimated time that this work will be carried out. BT OpenReach have advised that the job is with their planning team and is estimated to be carried out in Spring 2017.

2017 Budget

Following our comment on 09.11.16 the 2017 budget has been finalised, approved and sent out to all leaseholders today.

Following our comment on 25.10.16, A member of Walton&Allen Maintenance team has attended site today and replaced Block 23’s door chain closers (which are enclosed within the door) to reduce the effect of slamming which is cracking the newly decorated paintwork.

Following our below comment, the gardeners finished back cutting back of the overgrown front area to Block 23 which now no longer restricts lighting to the apartments along with allowing sufficient access for the windows cleaners.

Walton&Allen’s Trainee Property Manager has attended site this morning and carried out a walk around inspection of the communal areas.  They also placed parking allocation signs on the notice boards to enable residents to ensure they park in the correct space. A copy of this plan will also be sent to all residents.

Stair Tread Repair

Walton&Allen’s Roaming caretaker has attended site today to carry out the weekly duties. The stair tread was also re-fitted on this visit.

2017 Budget Preparation

Following the recent Directors Meeting, Walton&Allen have sent the amended drafted budget to the Directors for their approval or comments as required.

The contracted Gardeners will be attending site on Friday 11.11.16. They will also be concentrating on the overgrown area fronting block 23. A second visit may be required.

Fire Risk Assessment (FRA)

Following our comment on 12.10.16, an assessor is attending site today (instead of tomorrow as originally advised) to carry out a FRA for the communal areas of Sherwood Mews.

BT Openreach Fibre Broadband

Following our previous comments, the Directors of Sherwood Mews Management Company Ltd approved BT’s/Map Groups proposals and BT have been instructed on their FREE proposed works in order for the site to get BT’s Ultra-fast broadband to individual apartments up to speeds of 300MB. Some extra ceiling voids/hatches will have to be installed in the communal areas but BT will ensure their work is of good standard any made good thereafter with any colour matching and touch ups required. We are currently awaiting BT/Map Group to provide us of a date they wish to attend site to complete this work.

Block Entrance Doors

A member of the Walton&Allen Maintenance team has attended site today and secured the Block 24 door frame which was loose. They also sealed above the main entrance door to Block 23 and will be returning to site another date to replace the Block 23 door chain closers.

Directors Meeting

Walton&Allen’s Property and Estate Director and Trainee Property Manager have attended a meeting with the Directors of the Sherwood Mews Management Company Ltd to discuss various subjects, including the 2017 budget.

Fire Risk Assessment (FRA)

A FRA has been booked in and will be carried out by a Fire Risk Assessor on behalf of PLP Fire on 03/11/2016.

Window Handle

To improve health and safety, following our comment on 30.06.16 Edwards Metal Windows are due on site on 21.10.16 to fit a suitable restrictor to the communal window.

A quote has been approved for the block entrance doors to have new chain door closers fitted to Block 23 and sealing the door frame to Block 24.

Following our comment on 23.09.16, BT and MAP Group UK (who are carrying out this work on behalf of BT) have answered all questions and confirmed all work involved in regards to their proposals. These proposals will be presented to the Directors of Sherwood Mews Management Company Ltd at the Directors meeting being held on 21.10.16.

Walton&Allen’s Roaming Caretaker has attended site today as part of his routine visit. The landlord supply meter reading was taken on this visit and leaves and weeds were removed from the external areas.

 

2017 Budget Preparation

The initial budget preparation work by the Managing agents has started for 2017.

Render Repairs

A Contractor has attended site this morning and quoted for the various render repairs to Block 23, following correspondence and photographs from Walton&Allen’s Trainee Property Manager.

BT Openreach Fibre Broadband

Following our comment on 12.09.16, BT have presented their proposals in order to get BT’s “superfast” broadband at the site. Walton&Allen’s Trainee Property Manager is currently in discussions with them in regards to their proposals and the work involved.

Block 23 External Render

Following our comment on 25.07.16, Walton&Allen’s Trainee Property Manager has met a potential contractor on-site in order to quote for the painting of the render.

Render Repairs

Walton&Allen’s Trainee Property Manager has attended site this afternoon to meet a Decorating company on-site to quote for the repairs to the render and for redecoration.

Internal Decoration

Following our update and completion pictures on 09.08.16, our roaming caretaker has been provided with sufficient wipes in order to keep on top of maintaining the newly painted internal walls in the hope to remove any simple scuffs etc. that occur. To prevent damage to the corners of each apartment door frame, we have also asked our roaming caretaker to take the relevant measurements in order to quote for fitting corner protectors to put to the Directors of Sherwood Mews Management Company Ltd to review.

Possible Abandoned Car

Following our comment on 24.03.16; due to this issue getting no further with ourselves and Nottingham City Council, we have contacted the leaseholder who owns the affected space and asked that they contact Nottingham City Council about this issue as they own the land. The leaseholder of the affected space has reported this and is dealing with this issue.

Landlord Supply Upgrades

The landlord supply meters are being upgraded today and the communal power shall be down for approx. 10 minutes per block.

RE: SHERWOOD MEWS INTERNAL DECORATING

 Following our notice dated 13/07/2016, John Day Decorator’s will still be on-site both Monday 25/07/2016 and Tuesday 26/07/2016 to finish the internal decoration to both blocks.

So far, the walls and ceilings to block 23 have been painted and the same is currently being carried out in block 24.

All woodwork (door frames, skirting boards etc.) will be painted on Monday 25th and Tuesday 26th July 2016.

 Before John Day Decorators paint your apartment door frame, they will knock on your door to forewarn you. If you are not in, they will continue to paint your door frame but will stick a wet paint sign on your apartment door.

IMPORTANT PLEASE NOTE: The paint being used on the woodwork (door frames and skirting boards etc.) takes approx. 8 hours to dry so may still be wet when you arrive back on-site in the evening. Therefore, please be extra careful around these areas and please refrain from touching the paint.

Unfortunately the Decorators have informed us that they have already had to re-touch some of the areas they have painted due to touch marks etc. We understand these may be accidental but if we could kindly ask you to be vigilant and extra careful around the wet paint during this time as this improvement is not only for the building but also for yourselves as residents.

Following our comment on 19.07.16, all walls and ceilings have been painted in Block 23 and the Decorators have now started doing the same in Block 24. All woodwork (door frames, skirting’s etc) will be carried out last on Monday 25th and Tuesday 26th July 2016.

Walton&Allen’s Trainee Property Manager has attended site this morning and met with a potential contractor in order to quote for the paving and for the repair of the render for block 23. They also met with the decorating contractors who are on site to start the decorating works.

Walton&Allen’s Trainee Property Manager has today hand delivered the following notice to Residents along with taking photos of the current standard of decoration in order to have sufficient before and after pictures following the instructed re-decoration.

We are happy to inform you that to improve the aesthetics to the building, both blocks have been agreed by the Directors of the Building to be internally re-decorated.

Please be aware that John Day Decorators will be on-site week commencing Monday 18/07/2016 to internally re-decorate blocks 23 and 24.

The last day John Day Decorators intend to be on-site to finish the job is Monday 25/07/2016.

Gate Service

Following a recent gate service tender with the Directors of the Management Company, Total Security Systems (TSS) have successfully won the servicing contract for this site. TSS will be attending site on Wednesday 9th March 2016 to carry out their first service contract visit which includes a force test.

New Gate Fobs

Walton&Allen’s Trainee Property Manager and Block Management Administrator have attended site this afternoon and programmed a new stock of gate fobs following the repair. Site Visit

Following a site visit by Walton&Allen’s Trainee Property Manager and a complaint from a resident, Nottingham City Council have been contacted regarding the suspected abandoned car within the car park. Nottingham City Council have replied today to say they will look into this issue but pre-warned us that this department is extremely busy at this moment in time.

Site Visit

The Walton&Allen Maintenance and Contracts Director and Trainee Property Manager have attended site today in order to prepare various quotes on points mentioned by the Directors including internal redecoration and rendering repair.

Vehicle Gate Out of Order

Unfortunately the vehicle gate has been out of order due to one of the gates motor’s being damaged. After obtaining quotes from two different contractors, the Directors of Sherwood Mews Management Company Ltd decided and authorised the chosen contractors quote. Joes UK Ltd were instructed on the repair on 26.01.16. Thankfully, the gates motor could be repaired however the parts to do this had to be ordered from Italy, so we had to await the delivery of the required parts. Once the parts were delivered, our gate contractor attended site on Sunday 14.02.16 and removed the gate motor arm in order to take to the manufacturers for repair. The repair was successful and our gate contractor returned to site today to fit the repaired motor. The gate was tested and left in full working order.
