Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

The bins are collected on Tuesdays which are alternated weekly between recycling and waste.

Cleaning

Cleaning is carried out monthly.

External Window Clean

The contracted window cleaners have attended site today and carried out an external window clean.

 

Caretaker Visit

Walton&Allen’s Roaming Caretaker has attended site today as part of their routine visit. Alongside their usual duties they also erected additional Fire Exit Arrow signs as required in Blocks 25-30 & 31-36.

Fixed Wire Test

As budgeted for, a tender was carried out for the E.I.C/Fixed Wire Test to all of the landlords (communal) distribution boards. The most cost effective contractor has been instructed and asked to provide an attendance date in September 2017, before the current test expires.

WALTON&ALLEN’S Trainee Property Manager has attended site today and carried out a walk around inspection visit.

Internal Cleaners

The contracted Cleaners have attended site today and cleaned the internal communal areas

Caretaker visit

Walton&Allen’s Roaming caretaker has attended site for a routine visit and on this visit also cleaned the low level external window sills.

Walton&Allen’s Credit Controller has sent the Advanced Ground Rent Demands to all Leaseholders of the following buildings today by 1st class post:-

Lighting

Following our comment on 15.05.17, an electrician has attended site today and carried out the following:

  • Block 1-6 – Replace external light by the entrance door as required
  • Block 15-20 – Replace the ground-1st stairwell light with an LED fitting, which is more energy saving, due to the previous fitting failing.

Following our comment on 10.05.17, the replacement parts have arrived and the electrician hopes to attend site on Wednesday 17.0517 to fit.

Glass Bins

Following our comment dated 10.05.17, refuse collectors will be attending site today to empty the 2 glass bins on site.

Glass Bins

Following a report that the 2 glass bins on site had not been emptied, we have been advised by the council that refuse collectors will be attending site tomorrow, Thursday 11.05.17, to empty the glass bins.

 

Site Visit

Walton&Allen’s Trainee Property Manager and Maintenance Director attended site this afternoon to inspect some recent instructed works.

Lighting

An electrician has attended site today for the following:

  • Block 1-6 – Investigate the issue with the external light staying constantly on. Unfortunately the sensor within the light has failed so a replacement light fitting is required. A new matching fitting has been ordered and once delivered they will return to site to fit
  • Block 15-20 – Investigate the issue with the ground-1st stairwell emergency light intermittently working. Unfortunately there is an issue with this light fitting and a new fitting is required. A replacement LED alternative fitting has been ordered which is more energy saving.

The electrician hopes to return to site early next week (Dependent on delivery of parts) to replace these two lights.

Communal Window Cleaning

Following our comment on 01.05.17, Clean Slate have attended site today and cleaned the communal Block 1-6 windows facing Kirtley Close that were unfortunately missed on their first visit. They apologised for this mistake.

Car Park Underpass

Following our comment on 27.04.17, HDB Building Services returned to site today to finish the repair by applying the final coat of paint and fitting the aluminium corner protection to the car park entrance side.

The second half year tenant demands have been sent to all Leaseholders today.

Following our comment on 18.04.17, Clean Slate will be returning site this week to address the Block 1-6 windows facing Kirtley Close.

Car Park Underpass

Following our comment below, HDB Building Services attended site today as planned and made repairs to the areas of damaged boarding and applied one coat of paint to the car park underpass ceiling. Unfortunately the corner protection was not ready at the manufacturers which is being made to measure and is due to be ready early next week. Therefore HDB Building Services intend to attend site next week to fit the corner protection to the entrance ceiling and apply the final coat of paint.

Sky Issue to Blocks 15-20 & 21-26 – approx. 4:20pm

Following our comment on 25.04.17, AV UK have advised us that an engineer attended site this afternoon and rectified the issue.

Sky Issue to Blocks 15-20 & 21-26 – approx. 2pm

We have received reports from these two blocks that they are experiencing issues with their sky signals. AV UK have been contacted who are attending site tomorrow to look at the issue.

Car Park Underpass

Following our comment on 04.04.17, HDB Building Services endeavour to attend site Thursday 27.04.17 to carry out the repair (weather dependent).

Communal Window Cleaning

Following our comment on 5th April, Clean Slate hope to re-attend site next week to address the block 1-6 windows facing Kirtley Close.

Caretaker Visit

WALTON&ALLEN’s Roaming caretaker will be attending site today as part of their routine visit. The following duties were carried out on this visit:

  • Emergency Light Test
  • Extended the two recently repaired drain pipes as required. ATTACH PHOTOS
  • Obtained Landlord Supply Meter Readings in order to submit to the Supplier
  • Cleaned the Bin Area
  • Litter pick of the site
  • Purchased and replaced a bulb to Block 1-6’s external light outside the main entrance following a report from a resident on-site.

Communal Window Cleaning

Following our comment on 29.03.17, we are aware that unfortunately the rear communal windows to Block 1-6 (facing Kirtley Close) were missed. Walton&Allen have contacted Clean Slate and are awaiting a response for their return.

2015 Service Charge Accounts

Following our various previous correspondence to Leaseholders in relation to the delayed 2015 Service Charge Accounts. These were agreed with some amendments at the recent meeting with Directors. We await the amended accounts and once signed by all parties, these will be sent out to all Leaseholders.

Sky Q

Following our comment dated 03.04.17, AVUK will be attending site today to carry out a free Sky Q enhancement for the building.

Car Park Underpass

Following our comment on 02.03.17, we are currently awaiting a job date from the contractor that this job can be carried out (weather dependent).

Communal Window Cleaning

Following our comment on 23.03.17, Clean Slate have attended site today and carried out their first 4 monthly external communal window clean.

Communal Window Cleaning

Walton&Allen raised the external communal window cleaning at yesterday’s meeting and the Directors agreed to proceed with cleaning the communal windows every 4 months (3 times a year). Clean Slate have been instructed on this basis and we await a date for their first clean.

Meeting

Walton&Allen’s Property & Estate Director and Trainee Property Manager has had a meeting with the Directors of Chaworth Place Management Company Limited re various ongoing matters and to discuss going forward.

Block 15-20 Top Floor Stairwell Light

Following our comment on 09.03.17, a member of Walton&Allen’s Maintenance team has attended site today and returned this light to working order which required at height ladders. They also adjusted the car park entrance door closer to suit.

Rainwater Downpipes

Following our comment on 09.03.17, a member of the Walton&Allen Maintenance team has attended site today and fitted the required parts in order to fix the damaged rainwater downpipes following the high winds.

Walton&Allen’s Roaming caretaker has attended site today as part of their routine visit. An emergency light test was carried out and the landlord supply meter readings were also taken on this visit.

Block 7-12 Window

Following our comment on 03.03.17, Edwards Metal Windows have attended site today and fitted a new window handle to one of the communal widows following the previous being damaged.

Block 15-20 external light

An electrician has attended site today to replace an external junction box to the external light fitted on Block 15-20.

Block 15-20 Top Floor Stairwell Light

Following our comment on 2nd March, because this light requires at-height ladders, the light will be addressed at the same time as the rainwater downpipes, hopefully early-mid next week (w/c 13th March)

Rainwater Downpipes

Following our comment on 2nd March, a member of Walton&Allen’s Maintenance team has looked at the damage down pipes whilst in attendance for the works at Block 7-12 and noted down what parts are required in order to resolve the issues caused by wind damage. Parts have been ordered along with the at-height ladders required, we are currently awaiting both delivery of the parts and availability of the hire ladders and endeavor to attend w/c 13th March. Please note that our attendance date will depend on the date parts required are delivered.

Block 7 – 12

Following our comment on the 2nd March, a member of Walton&Allen’s maintenance team has attended site to replace the damaged/missing skirting areas by both entrance doors and replace the failed door closer.

They have also looked at the Block 1-6 door after reports of a gap below that would cause drafts. Although there is a gap below the door that would suggest a draft, the door does have a rubber seal fitted therefore restricts any draft when the door is closed.

Block 7-12 Window

Following our comment below, Edwards Metal Windows are attending site 14.03.17 to attend to the window handle and or window mechanism as required.

Following the unfortunate damage to the first floor landing communal window handle, Edwards Metal Windows have been instructed to replace the missing handle. We are currently awaiting a date.

Members of WALTON&ALLEN Maintenance team will be attending site next week to address the unfortunately damage to the skirting by both block entrance doors along with the door closers to the entrance doors.

Block 15-20 Top Floor Stairwell Light

We are aware from recent site visits that the top floor stairwell light is out. Unfortunately the roaming caretaker could not address this on their visit due the height. A member of the Walton&Allen Maintenance team will attend to this light when they attend site next week with the at height ladders required to address the rainwater downpipe damage.

Rainwater Downpipes

It appears the recent high winds have caused some of the rainwater downpipes to come loose. A member of Walton&Allen’s maintenance team will be attending site next week once they have the required at height ladders hired.

Car Park Underpass

Following carrying out a tender and reviewing all contractors costs, a contractor has been instructed to repair the damaged front area of the car park underpass which is suspected to have been damaged by a high vehicle.

Internal Door Stops

Following our below comment, Walton&Allen’s roaming caretaker has attended site today for their fortnightly visit. Along-side of their general duties they have started the installation of door stops to prevent damage to walls, woodwork and paintwork. The Roaming caretaker fitted door stops to the main entrance door of Block 1-6, both the rear and front entrance doors to Block 7-12 and to the two communal internal doors within Block 7-12. The remaining blocks will be fitted on the roaming caretakers next fortnightly visit.

Internal Decoration Block 7-12

Walton&Allen’s Trainee Property Manager and Construction and Maintenance Director have attended site this morning to inspect the completed re-decoration works to Block 7-12. Walton&Allen found the works satisfactory as per their quotation and were happy to sign the job off as complete. Walton&Allen did notice that door stops would help prevent damage to the walls and are in the process of arranging these to be fitted.

Internal Decoration Block 7-12

Walton&Allen’s Trainee Property Manager has attended site this morning to check on the progress of the redecoration to Block 7-12. The Decorators expect to be finished by the end of today and Walton&Allen have arranged to attend site first thing tomorrow morning to check the completed work and if satisfactory sign the job off.

Following our previous comments, half of the contractors Walton&Allen requested quotes from have submitted their quote. Walton&Allen have chased the other contractors.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site this afternoon to carry out a site visit along with checking on the progress with the re-decoration to Block 7-12.

Internal Decoration Block 7-12

Following our comment on 20.12.16, R&R Decorators will be on-site from today, Monday 09.01.17 to Thursday 12.01.17 (inclusive) to carry out the internal redecoration of block 7-12. A member of WALTON&ALLEN Maintenance team will be in attendance on their first and last job days.

PLP Service Visit

PLP will be attending site this morning to carry out a service visit.

Roof Repair

Following the recent gutter clearance carried out by Roger Needle, their camera vacuum system highlighted a blockage caused by broken off roof tiles. These were successfully removed however there was a exposed section of roof due to a missing section of tiling. EMS attended site today and replaced the missing roof tile to mitigate any water accessing internally. In order to do this, at height equipment was required and used.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Gutter Clearance

Following out comment on 20.12.16 and the gutter clearance on 19.12.16, a resident within Block 1-6 reported that it was suspected a clip on the gutters had been loosened causing an intermittent drip onto their window. Walton&Allen’s Trainee Property Manager reported this to Roger Needle, who completed the gutter clearance, of their comment and they returned to site this morning to secure the gutter.

Fire Service Visit

PLP Fire are attending site on 05.01.17 to carry out a contracted service visit.

Internal Decoration Block 7-12

Following our comment on 14.12.16, R&R Decorators have contacted Walton&Allen’s Trainee Property Manager to inform of a job date. R&R Decorators will be on-site Monday 9th January 2017 to Thursday 12th January 2017 (inclusive). A member of Walton&Allen Maintenance team will be in attendance on their first and last job days. A notice will be sent to Residents within this block in due course.

A contractor has attended site today to quote for repaired the damaged area of the underpass.

Gutter Clearance

Following our comment below, Roger Needle successfully carried out the gutter clearance yesterday as planned. There were several blockages caused by debris which has been removed. In particular to the area to the side of apartment 14 which was overflowing beforehand.

Bin Store Light

Following our comment below, an electrician has attended site today and replaced the light fitting within the bin store.

Bin Store

Due to a kind resident raising concerns that the rear bin store doors, leading onto Kirtley Close that the bin men use, are being left open and possible non-residents using the bins to dispose of their waste, a coded bolt lock has been fitted by the roaming caretaker to restrict access from non-residents. This code has been provided to the refuse collection team.

Internal Decoration Block 7-12

Following our comment on 07.12.16, Walton&Allen’s Trainee Property Manager has chased R&R Decorators and spoken to them on the phone today. They have advised that the job will most likely be completed towards the end of January 2017 but will know certain dates at the start of January. R&R Decorators have advised they will contact Walton&Allen’s Trainee Property Manager in the New Year to advise.

Bin Store Light

We are aware that this light is unfortunately out. The roaming caretaker has tried changing the bulb but to no avail which suggests the fitting has failed. A replacement fitting is on order.

Car Park Underpass

Following reports that the car park underpass appears to be damaged, Walton&Allen are in the process of obtaining quotes from various contractors.

Gutter Clearance

Roger Needle have been instructed to carry out a clearance of the buildings gutters and will be attending on Monday 19.12.16. Roger Needle use a vacuum clean system where their equipment can move up to half a brick out of a gutter. This system saves on costs for hiring at height access equipment. We hope this will eradicate a recent issue with water running down the front of the building (Deeley Close) near Apartment 14.

Internal Decoration Block 7-12 – Approx. 10:15am

Following our comment on 23.11.16, Walton&Allen’s Trainee Property Manager has chased R&R Decorators for an update on if they can advise on a new job date in January 2017. Unfortunately there was no answer so Walton&Allen have requested a call back.

 

Internal At-Height Cleaning

The Cleaners Maintenance engineer is attending site today to carry out at internal at height cleaning to the blocks.

Walton&Allen’s Roaming caretaker has attended site today and carried out their routine duties including the emergency light test and smoke alarm test. The grit bin was moved to the other side as it was blocking an external bollard light sensor and the cobwebs were also removed in the at height areas in Block 15-20.

Following our comment on 25.10.16, R&R Decorators are returning to work in one weeks time and are currently re-booking jobs in that they had to unfortunately postpone due to personal circumstances. R&R decorators will contact Walton&Allen in a weeks time to provide dates that the job has been re-booked in for but realistically this will be carried out at the start of the new year (January 2017).

2017 Budget

Following our comment on 08.11.16 the 2017 budget has been finalised, approved and sent out to all leaseholders today.

Gardening

The contracted gardeners will be attending site on Tuesday 22.11.16 or Wednesday 23.11.16 (depending on the weather) to carry out the gardening duties.

Communal Smoke Alarms

Walton&Allen’s Roaming Caretaker has attended site and tested the communal smoke alarms.

Light Issues

Following our comment dated 15.11.16, an engineer will be attending site this afternoon to investigate the light issues in the bin store and in Block 21-26.

Light Issues

Following a report from a resident that the light in the bin store has failed and that the stairwell lighting in Block 21-26 is flickering, this has been reported to an engineer this afternoon who will be attending site tomorrow to investigate.

Communal Lights Block 21-26

Following our comment below, we have been informed that the out of hours team have attended site and resolved the issue with the communal lighting in Block 21-26 and all lights are now working as normal.

Communal Lights Block 21-26 – approx. 5:45pm

Following a report of the lights not working in the communal areas of Block 21-26, this has been reported to the out of hours services for them to attend.

2017 Budget Preparation

Following our comment on 02.11.16, The board of Directors have replied with a couple of further comments/amendments and a final draft budget has been sent to the Directors for their approval.

Following our comment on 26.10.16, The board of Directors have looked at the draft budget in great detail and have instructed Walton&Allen on their amendments/decisions as required. A revised drafted budget has been sent to the Directors for their instruction or further comments as required.

BT Survey

Following our comment on 05.08.16, BT have been instructed to carry out a FREE survey of the site to see if they can propose a way of getting BT’s ultra-fast broadband to individual apartments up to speeds of 300MB. Map Group UK (who work on behalf of BT) will be attending site today to carry out their survey.

2017 Budget Preparation

Following our comment on 24.10.16, the 2017 Draft Budget has been sent to the Directors for their approval or any amendments.

Plug Socket

Following our comment on 04.08.16, following reports from the cleaners of issues with the plug socket in Block 15-20, an electrician will be attending site today to meet the cleaners and investigate the issue.

Block 7-12 Staircase Bannister

A member of the Walton&Allen Maintenance team has attended site today and replaced the missing newel post capping’s to the ground and first floor staircase bannister. The new ground floor one will get re-decorated once we have been provided a new date that R&R Decorators can attend site.

Internal Decoration

The following letter has been sent to all residents of Block 7-12 today:

‘Following the notice dated Monday 17th October 2016, we are writing to all residents of Block 7-12 to inform you that unfortunately the contractor has had to cancel the scheduled decorating due to personal circumstances.

We will update all residents with a new date that the internal decorating will be carried out once this has been received from the contractor.’

2017 Budget Preparation

Plug Socket

Following our comment on 04.08.16, the cleaners have reported that there is an issue with the plug socket again, therefore it is beneficial for an electrician to attend when the cleaners are on site so they can demonstrate the issue to the electrician to investigate. This has been arranged for Wednesday 26.10.16.

Walton&Allen’s Trainee Property Manager and Block Management Administrative Assistant have attended site today and carried out a walk around inspection of the communal areas. The landlord supply meter readings were also carried out on this visit.

Internal Decoration Block 7-12

Block 7-12 has been agreed by the Directors to be internally re-decorated by a company put forward by a resident. R&R Decorators will be on-site Friday 28th, Saturday 29th and Monday 31st October 2016. The following notice has been sent to Residents within Block 7-12:

 RE: RIDDLES COURT BLOCK 7-12 INTERNAL DECORATING

 We are happy to inform you that to improve the aesthetics to the building, block 7-12 has been agreed by the Directors of the Building to be internally re-decorated.

 Please be aware that R&R Decorators will be on-site Friday 28th, Saturday 29th and Monday 31st October 2016 to internally re-decorate Block 7-12.

 Please ensure you are extra vigilant around the wet paint during this time.

 We hope you look forward to this improvement to the building you live in and may we kindly ask that you respect the re-decorating going forward and try to avoid as much as possible scuff marks etc.

 If you have any objection to the decorators being on-site during the weekend (Saturday 29th October 2016), please email us to inform, by emailing blockmanagement@waltonandallen.co.uk by end of play Friday 21st October 2016.

Roof Leak

A company called EMS has attended site today following reports of a leak into an individual apartment suspected to be coming from the roof. They gained access into the loft and found evidence of a small leak from a section of the roof. Using at height equipment they gained accessed onto the roof and found the silicone around the lead works had become perished along with a few small cracks in the mortar. These issues were made good and they also cleared some debris that was blocking the gutter.

Walton&Allen’s Roaming caretaker has attended site today and tested all of the communal smoke alarms.

Valuation Survey

A representative from Barrett Corp & Harrington will be on site today to carry out insurance re-instatement valuation survey

Painting of Woodwork

Walton&Allen’s Trainee Property Manager has attended site this morning and met a potential contractor in order to quote for painting of the woodwork in Blocks 7-12, 15-20, 21-26.

Window Cleaning

Walton&Allen’s Trainee Property Manager has attended site this morning and met with 3 contractors on site to quote for the communal window cleaning. A walk around inspection was also carried out on this visit.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Plug Socket

Following our comment on 03.08.16, an electrician has attended site today to investigate the plug socket in more detail and there were no evidence of an issue with the socket.

Service Charges/Ground Rent

Any Leaseholders that have not made any payments towards Service Charges or Ground Rent, or have not contacted the office, have been sent to Solicitors today in relation to debt collection.

Following our comment on 01.08.16 and a representative from the cleaning company attending site this morning, we have collated information provided by them and their tests and an external electrician will be attending site tomorrow to investigate this issue in detail.

Plug Socket

Following our comment on 27.07.16 and our stern email in relation to this issue, we have received a response from the cleaners’ supervisor who has confirmed they will attend site to look into this issue.

Plug Socket

Following reports from a resident yesterday that the cleaners were trailing an extension cable across car park in order to clean block 15 20, Walton&Allen’s Roaming Caretaker was already on their way to site, so we asked them to test this plug socket again with both the hoover and the extension cable and our equipment worked fine. The roaming caretaker then checked the  trip switches but nothing had tripped. Walton&Allen’s Trainee Property Manager has emailed the companies director to explain that trailing extension cables is not acceptable due to health and safety reasons. We have also expressed again that there is not an issue with the plug socket and the issue must be with their equipment, possibly their extension cable. We have informed them that this issue needs to be resolved on their side as soon as possible and requested an urgent update from them as to when this will be resolved.

Service Charges – Final Reminders

Plug Socket

Following our comment on 01.07.16, due to the cleaners stating there’s an issue with the plug socket, Walton&Allen’s Roaming caretaker has attended site today and cleaned block 15-20. The whole block was hoovered and all the window sills and bannisters have been wiped down. Our equipment worked fine so we have contacted the cleaning company again to report that the issue is with their equipment and possibly with the extension cables.

Following our comment on 02.06.16, a member of the Walton&Allen Maintenance team has attended site today to investigate the issue with the plug socket in Block 15-20 as the cleaners are still not able to complete the clean.  They have tested the RCD for this block and all the results came back ‘okay’. The cleaners have been advised to check their equipment.

Internal Decorating

Walton&Allen’s Maintenance & Contracts Director will be attending site this morning to meet with 2 painting and decorating contractors on site to provide quotes for the internal remaining blocks that have not yet been painted.

2015 Service Charge Accounts

There is a slight delay in sending out the Service Charge accounts for the year ending 31st December 2015 to all Leaseholders as they are currently being thoroughly reviewed by the Directors of Chaworth Place Management Company Limited. These will be sent out once approved.

Communal Cleaning

The Directors of the Management Company have made a decision to reduce the communal cleaning from fortnightly to one visit per month as of 1st July 2016. The Directors will then review this decision after six months.

Block 7 – 12 and Block 15 – 20 Lock Change

On the Thursday 5th November 2015 the lock to the car park door on the block will be changed. After this date you will not be able to access the block via this door with your current key.

Therefore, can you please arrange for yourself, letting agent or tenant to collect keys from our office before Thursday 5th November 2015. Two keys will be provided.

For security reasons, yourself or your tenant MUST provide proof of residency i.e. Lease Agreement or Tenancy Agreement along with photographic ID i.e. Passport or Driving License when collecting your keys.

    23rd April 2015 A member of the W&A maintenance team has attended site today and carried out an emergency light test.

    22nd April 2015 – A member of W&A Block Management team has attended site this morning to carry out a walk around and meet a representative from the cleaning company we use on site. The cleaning expectation/duties were discussed with both parties for the benefit of the new cleaner that will now be on this site.

    It was noted that the previous cleaner had unfortunately not completed the cleaning rota since February 2015. Rest assured our cleaning company have attended since then. Our cleaning company will ensure the new cleaner is aware to always complete the cleaning rota on their fortnightly attendance.

    14th April 2015 – A W&A operative has attended site today and carried out the following:

    • Removed any flyers/leaflets from the mail box area.

    Following a report from a resident stating that all of communal lights in block 15-20 are out, a member of W&A Maintenance team has attended site today to look at this issue. When they arrived on site, all lights were in working order. They checked the trip switches but everything was okay.

    • Replaced the back-up battery pack in one of the communal smoke alarms in Block 2 to stop the constant bleeping noise.
    • Adjusted the Block 2 car park door to ensure it fully closes. Although the door now closes, further works are required.

    Our contracted gardening contractors have attended site today and stated that the site is in good order. The majority of the poison ivy has been removed and the bush it was growing on has been cut back. The ivy is voracious and will grow back. Any regrowth will be pulled off on the next visit.

    We have today instructed our Landscaping Company to clear the gutters on-site as they reported on their last visit that water was not able to pass through easily. We are currently awaiting a date that this job can be completed.

    4th April 2014 – Disposing of waste correctly

    We have been informed that the bin area has a lot of rubbish on the floor rather than in the actual bins. A member of Walton & Allen maintenance team is due on-site today to tidy this area.

    Please can all residents use the bins for disposing of waste items, this means placing the waste in the bins and not just dumping the waste items in the bin area as refuse collectors often refuse to dispose of any waste that is not in the actual bins.

    Please take pride in the place you live and place rubbish correctly in the bins.

    With regards to the Fence panel that was blown down when we suffered from high winds, we can’t simply buy the fence panel as a whole. We have had to get the parts on special order which will be delivered next week. A member of our maintenance team will then have to make the fence panel up on-site and fit it.

    • look at to one of the interior communal light bulbs that is flickering on the ground floor
    • Fit a door pull to the door leading to Deeley Close.

    23rd May 2013 Following our comment on the 1st May 2013, we have now been informed that our cleaning contractors have already started their weekly clean at Riddles Court. They first cleaned the site on Wednesday 15th May 2013 and will continue as a weekly clean every Wednesday.

    1st May 2013 Following a quote for Riddles Court from our cleaning contractors, we have today instructed this quote for them to clean site weekly. We are currently waiting for them to provide us with a start date.

    25th April 2013 An action plan is being considered to bring Riddles Court to an acceptable level. However, there are significant financial constraints, which is also being addressed. We appreciate your patience but please hold tight for a little while longer. We have arranged for a cleaning contractor to commence a one of clean and regular ‘normal’ cleaning thereafter and they have kindly agreed to extend their payment terms for up to 9 months.
