Meter Readings

The bins are collected on Mondays and Thursdays (except Bank Holidays). The Bin store is located via the car park.

Canopy Bird Proofing

Following our comment on May 18th, PWC are on site today.

1st Floor redecoration

Walton&Allen’s Property Manager has approved a quote for the Maintenance Team to redecorate the first floor corridor. The works will start on Friday 2nd June and are estimated to take 5 days.

Walton&Allen’s Property Manager has attended site and completed a walk around inspection of the communal areas.

Bird Proofing

Following our comment on May 11th a member of the Walton&Allen Maintenance Team has attended site today to fit spikes under the canopy in the car park and jet wash the area.

The jet wash and tower will be collected by the hire company tomorrow 17th May.

Fire Safety service visit

MWE are on site today and tomorrow 16th May 207 completing a routine service visit to the fire system.

Bird Proofing

Walton&Allen’s Property Manager has approved a quote for spikes to be fitted under the canopy in the car park. We will update this page when we have an attendance date.

Canopy Bird Proofing

A quote for the canopy above the penthouses to be bird proofed with spikes has been instructed. We are currently awaiting an attendance date from PWC.

Lift Inspection

INL will be attending site on 1st June 2017 to carry out an inspection on the lift for insurance purposes.

Emergency Lighting

A member of the Walton&Allen Maintenance team has attended site today and carried out repairs and replacements to the emergency lighting.

 

Flat Roof Repair

Walton&Allen’s Maintenance Director has attended site and met with City & Country to ensure the works are completed in line with Health & Safety.

Flat roof repair

Following our comment on 6th April, City & Country are on site today to erect a scaffolding handrail. They will be back on site tomorrow 12th April to start works.

They are estimated to be on site until the 20th April 2017.

 

Flat Roof Repair

Following our comment in December 2016, further quotes have been obtained for the repair to the flat roof.

We can confirm that after reviewing the quotes received City & Country have been instructed to complete the repair. They will be on site 11th April 2017.

Pressure Washing

The on-site Concierge has pressure washed the bin store floor and the pipework surrounding the building where pigeon’s gather.

Walton&Allen’s Credit Controller has sent the first reminders to the relevant leaseholders today.

2017-2018 Budget

Following our comment on the 1st February, the budget for 2017 – 2018 has been approved and sent to all Leaseholders today.

Fire System Contracts

Walton&Allen’s Property and Estate Director has been in correspondence with a fire contractor today in regards to the fire system contract for the building.

Emergency Light Test

A member of the Walton&Allen Maintenance Team have attended site today and carried out an Emergency Light Test and light bulb sweep of the communal areas.

Following our comment yesterday (19.01.17) the lift engineers have attended site and returned the lift back to working order.

At height safety inspections

Following our comment on 13th December 2016, the reports for the at height Safety equipment has been received and we are currently awaiting a quote for any remedial works.

Water Tank Checks and Booster Pump Service

The bi-annual water tank checks and booster pump service is due this month and Sterilizing Services will be attending on 11th January 2017 to complete the works.

A Walton&Allen Maintenance operative is due on site today to carry out communal light replacements. The bin store light timer will also be adjusted on this visit.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Concierge Off-Site

Dave the concierge will be leaving site at 2:00pm today and there will be no caretaker service on the bank holidays. Usual concierge service will resume on 28th December 2016.

An operative from IKO has attended site and to carry out a survey for the required repairs.

Following our comments dated 26.08.16, Walton&Allen’s Trainee Property Manager has managed to secure an extended 5 year warranty on the drive unit replacement.

Communal Carpet Cleaning

Following our comment below, the cleaning contractors have contacted us today to confirm that the cleaning of the communal carpets will be carried out on Monday 12.09.16 and Tuesday 13.09.16.

Walton&Allen’s Property and Estate Director has instructed the cleaning of the communal carpets today. We are currently awaiting a job date from the cleaners and will updated this page once this information has been received.

Following our comment below, the lift engineers have attended site and installed the new drive unit and returned the lift to normal working service.

Following our comment earlier today, the lift engineers have now arrived on site to install a new drive unit to the lift.

Following our earlier comment today, Walton&Allen’s Trainee Property Manager has been in constant deep conversations with Kone. Usually the parts would take approx. 3-5 days to be delivered, however after putting pressure onto Kone we have managed to work around this by the engineers collecting the part and they are due on site this afternoon to fit the required part.

Following our comment dated 25.08.16, we have received the required quote from Kone for the drive unit, which has been instructed as a matter of urgency. We have requested an ETA for the parts required and will update this page once we receive a response.

Gate

Following reports of the gate making a cracking sound when it is opening, a gate engineer will be attending site today to investigate this.

Site Visit & Inspection

Walton&Allen’s Property and Estate Director has attended site this morning and met with the concierge to carry out a walk around inspection of the communal areas.

Lift – Out of Order – approx. 3:30pm

Following our earlier comment today, the engineers have called from site and explained that a new drive unit is required for the lift. Unfortunately the main drive unit has failed in this lift. The drive unit is basically the motor that drives the whole lift. Without this replacement, the lift cannot run. Unfortunately the current sealed drive unit is obsolete therefore the only option is to fit the new upgraded modification drive unit. Due to the extensive cost of this repair, the lift has been left isolated whilst a quote is received from the contractors.

Sky Q Enhancement

AVUK have attended site today to carry out a free Sky Q enhancement to the building.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Entrance Door

Whilst on site today, a member of the Walton&Allen Maintenance team has tightened some bolts on the main entrance door meaning the mag locks fully line up to ensure the door to the building is secure.

Concierge Off-Site

Pest Control

Following our previous comments, after reviewing the site and the current pest control company in place, we have provided notice to the current company and instructed Pro-Active Pest Management Services Ltd who’s service agreement and price was more competitive saving the building money. We have used this company before on another site and are extremely happy with their services. The current pest control company will finish on-site 30.09.2016 and then PPMS will commence thereafter.

Service Charges – Advanced Demands

Walton&Allen’s Credit Controller has sent the Service Charges Advanced Demands to all leaseholders  today.

Walton&Allen’s Maintenance Director is currently arranging to attend site and meet with an architect on site to review improvements to roof areas.

Re-Painting of Stone Cladding

Walton&Allen’s Construction Director and a surveyor are working with contractors to provide quotes for the Directors of the Metropolitan Apartments RTM Company Limited to review the re-painting of the external stone cladding.

A member of the Walton&Allen Maintenance Team has attended site today to replace the missing ceiling tiles on the 7th and 5th floors.

Hyperoptic Survey

Hyperoptic will be attending site today to carry out a survey to establish whether the building meets the requirements for Hyperoptic broadband to be installed.

Cleaning of Water Tanks

Following our comment on 12.02.16, Sterilizing Services will be on-site today to carry out the cleaning and disinfecting of the cold water storage tank. They will be arriving on site at approx. 9:00am. There will be some disruptions to the water service for approx. 1-1½ hours. The water tank will need draining before the works can be carried out, therefore the water will not go off until approx. 10:00am until 11:30am.

Walton&Allen’s Trainee Property Manager & Property Manager have met the Fire Brigade on-site this afternoon in order to carry out a dry riser inspection, which was satisfactory.

A member of the Walton&Allen Maintenance Team has attended site and carried out a light bulb sweep of the communal areas. They have also re-aligned a fire exit door from Metropolitan Building on to the main road.

Water Meters

Following our comment below on the 13th November, Severn Trent are on-site today and possibly the majority of this week replacing faulting water meters.

Following our comment on the 11th November we have received a letter from Severn Trent Water stating the report has been passed on to the relevant department who will be in contact with the office or David regarding this.

The concierge David has contacted Severn Trent Water today as all of the water meters on site was showing a fault light. We would like to remind everyone that each individual water meter is the responsibility of the apartment and this was only reported as it showed on all the meters.

4th Floor redecoration

Following our comment on the 30th JR Decorating have been on site all week and have completed the redecoration to the 4th floor.

Roof Shed

A quote from PWC has been agreed for them to clear the shed on the roof from bird guano and bird proof it.

JR Painting will be on site from Monday 2nd November 2015 redecorating the 4th floor.

Light Test

A member of the Walton&Allen maintenance team has attended site today and carried out an emergency light test and light bulb sweep of the communal areas.

Carpet Clean

We have liaised with Carpet Masters who will be supplying a quote to carry out a carpet clean to areas in need.

Redecoration

Walton&Allen’s Property and Estate Director has spoken to JR painting who will be supplying a quote for the cyclical painting in the corridor.

Walton&Allen’s Property and Estate Director has attended site today and carried out the following:

  • Full walk around inspection
  • Spot check of emergency lights
  • Inspected the leak repair on the flat roof above the NHS building carried out on the  8.10.15
  • Liaised with our security contractor to look at potential new security systems.

 

Window Cleaning

We are currently in the process of finalising a contract with a potential contractor  for the following:

  • 2 window cleans a year via abseiling equipment
  • Testing of the eye bolts to carry out the abseil
  • Top ceiling gutter clean
  • Testing of the safety ladders
  • Testing the man safe system
Temporary Wall

The temporary wall between the new development and Metropolitan apartments has been put up today.

Reception – Floor Tiles

W J Tiling are due on site today to replace the broken tiles in the reception foyer.

Over Hanging Tree’s

A member of the Walton&Allen maintenance team has attended site and cut back the over hanging tree’s around the perimeters.

Following our comment on July 28th, WJStubley Tiling are due on site on the 19th October 2015 to replace the broken tiles in the reception area. There has been a small delay whilst trying to find the best match tiles.

The constant tone coming from the 7th floor lift shaft has been reported to our lift engineers.

We would like to remind residents not to over load the lift when moving in and out of the building, this can cause breakdowns.

Bird Guano Removal

Following our comment below on the 21st September PWC UK Ltd need to order extra materials which are estimated to be delivered on the 30th September 2015. They will return to site the week commencing the 5th October 2015.

Walton&Allen’s Property and Estate manager has attended site today and met with PWC UK Ltd who are on site to remove Bird Guano from the Penthouse apartments terrace areas.

Bird Guano Removal

PWC UK ltd are due on site this week to remove bird guano from under the terrace areas to the penthouse apartments. The work needed is scheduled to take 7 days.

We would like to ask residents in the Penthouse apartments to make sure that any ornaments, plant pots or heavy items are removed off the decking before the 21st September 2015 as the bird pest technicians will require access to the underside of the decking to remove eggs and pigeons. They will also clean and de-sanitize the area.

David the Concierge is on compassionate leave today. A member of the Walton&Allen maintenance team is on site providing basic cover, and carrying out ‘touch up’ paint works.

Front Door

Our security contractor has attended site today and fitted a new hydraulic closer to the front door increasing security to the building.

    Today we have instructed a quote to replace the intercom panel. We are awaiting a delivery date from our contractor.

    31st March 2015 Approx. 11:20am – Lift OUT OF ORDER

    We are aware that the lift is unfortunately out of order and stuck on the 3rd floor. We have reported this to our lift engineers who shall attend ASAP.

    16th March 2015 – Smart Meter

    Siemens on behalf of Opus have upgraded the current Landlord Supply Meter to a Smart Meter
    this morning.

    This service is free of charge and will provide us with benefits such as providing real time information on energy use, managing the energy used and it will bring an end to estimated billing as we will only be billed for the energy actually used.

    8th January 2015 – Gate

    The car park gate is back in full working order following it failing yesterday, 07.01.15, due to weather conditions.

    We initially found out the gate had failed at 9am on 07.01.15. We immediately instructed our gate contractors who attended site that morning. Unfortunately the issue could not be resolved on-site due to parts being required. We authorised our gate contractors to order the parts that day being next day delivery/collection. Security was arranged for the evening of 07.01.15 while the gate was out of order. Our gate contractors then returned to site on 08.01.15, fitted the required parts and returned the gate to working order.

     

    7th January 2015 Omega are due on-site today to carry out their required annual Lightning Protection test/service visit.

    5th January 2015 W&A’s Block Manager is on-site today carrying out a walk around inspection of the building and an Insurance Inspection.

    22nd October 2014 – Car Park Gate WORKING

    Our gate contractors have attended site this afternoon and repaired the gate following it being damaged yesterday by high winds. Security was on-site last night while this gate was out of order.

    Sterilizing services are on-site today to carry out their contracted 6 monthly water tank inspection. They will also be cleaning and disinfecting the water tank.

    Please Note – There may be water disruption around approx. 10am – 2pm while they clean and disinfect the water tank.

    25th July 2014 Following our comment on 30th June, due to the tenant that accidentally smashed the glass in the front door not arranging this glass to be replaced, W&A had no other choice than to arrange this. The front door has now been re-glazed.

    Following our comment on 14th July, ASG Windows are on-site for the entire week cleaning the windows to the building. If you could ensure that your windows are closed during this period.

    ASG Windows will be using a reach and wash system and will be accessing higher apartments via their balconies as they cannot abseil down the building due to the height equipment being damaged.

    FAO Penthouses:

    ASG Windows have promised to keep disturbance and inconvenience to a minimum and will therefore be cleaning penthouse apartments within the first two days so that they do not need to access your balcony again at the end of the week.

    ASG Windows will not need access through your apartment; this notice is purely to inform you that they will be on your balcony during this time.

    18th July 2014 – IMPORTANT – Rubbish/Waste Disposal

    We have written to ALL residents today about the unacceptable behaviour below:

    Information required on despicable behaviour in the apartments

    Unfortunately we are writing to you all to ask for information and to bring to your attention some despicable behaviour by a small number of residents in the Metropolitan Apartments.

    Some residents in this building believe it is acceptable behaviour to throw rubbish including food items and human waste out of their windows. There is absolutely no excuse for this behaviour and MUST be stopped immediately by the responsible parties involved.

    This is not only a criminal offence which causes environmental issues but it also costs the building valuable money which could be used for improving the building instead of clearing up this rubbish.

    We would ask you to provide any information on this to ourselves and the police by calling 101. We are sure you will want this behaviour to be stopped immediately and we will do everything in our powers to make sure this behaviour does not go un-punished.

    17th May 2013 We can confirm that the lift engineers attended site yesterday afternoon 2.05pm-2.50pm to attend to the lift problem. They checked the lift, carried out a new set up drive, tested it and the lift was left working with no problems.

    Right to Manage: Metropolitan Apartments, 20 Lee Circle, Leicester LE1 3RF

    We are pleased to confirm that we have now been successful in obtaining the ‘Right to Manage’ at Metropolitan Apartments and the handover date is set for 15th September. May we thank all of the members for their support.

    This is the thirteenth development in which we have taken over from the existing block managing agent under the ‘Right to Manage’ legislation, continuing our 100% success rate. If you know of any other blocks of apartments where a change is required, please let us know.

    9th March 2012 We are pleased to announce that more than 50% of apartment owners have now become members of the Right to Manage company and a claim has been served on the freeholder. The freeholder has a month to respond. We’ll keep you posted here.
