Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

The bins are collected weekly on Thursdays.

Large Item collection

It is the residents responsibility to dispose of bulky items. You can contact Derby City Council to arrange a collection by phoning 0333 200 6981.

  • Communal Cleaning & Gardening – the contractors carry out the cleaning and gardening of the communal areas on alternate weeks.

  • re-fitted a down pipe on B1
  • Replaced a missing wooden spindle by the window in B1
  • Adjusted a door closer on the top floor of B1

Vehicle Gate Repair

Joe’s UK Ltd is on site to start re-bedding the post for the vehicle gate. They will be re-visiting on Thursday 11th May in order to complete the works.

The second half year tenant demands have been sent to all Leaseholders today.

 

Fire Door Glazing

Following our comment on the 13th, Edwards Metal Windows are on site today to complete the re-glazing to the fire doors.

Section 20 redecoration works

The ‘Notice of Intention’ has been sent to all owners today regarding the decorative works at Keepers Gate.

Following our comment on 13th February, EMS are on site today to complete the repairs to the roof tiles via a Cherry Picker.

Estate Maintenance Services will be on site Wednesday 15th February to carry out a repair to the roof tiles. The works will be carried out via a cherry picker and will cause little disruption.

Amptron Electrical Services are due on site today to carry out the bi-annual service visit to the Emergency Lights.

TSS have attended site and carried out a repair to the vehicle gate. The gate was left in working order.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Bulky Waste Removal & Smoke Alarm Tests

Walton&Allen’s Roaming caretaker has attended site today and removed the bulky waste items from the bin area. The communal smoke alarm was replaced and the remaining smoke alarms were also tested on this visit.

Lighting & Repairs

A member of the Walton&Allen Maintenance team is on-site today to carry out an internal and external emergency light test and sweep. The replacement and refit of drain covers and a repair to the fence will also be carried out on this visit.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Service Charges/Ground Rent

Any Leaseholders that have not made any payments towards Service Charges or Ground Rent, or have not contacted the office, have been sent to Solicitors today in relation to debt collection.

Roof Slate Quotes

Walton&Allen’s Block Management Administrator has contacted a contractor today to obtain a quote for the loose roof slates.

Temporary Cleaning Schedule

Walton&Allen’s Property and Estate Director has attended site this morning and met with a caretaker on site to go through the temporary cleaning schedule for the communal areas.

Advertising Boards

During Walton&Allen’s Property and Estate Director’s site visit today, it was noticed that there were several estate agents advertising boards on site. These advertising boards are not permitted at this building and have been promised by the relevant estate agents to be taken down by Thursday 07.04.16.

The Roaming Caretaker has attended site today to carry out his duties. The staircase was cleaned and hoovered and the carpet within the communal area has been fixed. The bed frame was also removed from the staircase.

Waste Removal. Approx. 1:00pm

Following our comment below, Derby City Council have attended site and removed the household and bulky waste.

Walton&Allen’s Property and Estate Director has been in discussion with Derby City Council and they have organised for the bins on site to be emptied and to clear the bin store of bulky waste. They will also remove all waste in the two parking bays.

The following notice has also been placed around the site:

‘FOR YOUR OWN HEALTH AND SAFETY WE HAVE HAD TO PUT IN PLACE AN IMMEDIATE REMOVAL PROCEDURE FOR ITEMS STORED IN COMMUNAL AREAS AND CUPBOARDS.

ANY ITEMS FOUND IN THE COMMUNAL AREAS AND CUPBOARDS WILL IMMEDIATELY BE REMOVED AND DISPOSED OF AS OFF TUESDAY 3RD FEBRUARY 2016. ANY ITEMS WILL NOT BE STORED.

EVERYTHING WILL BE REMOVED INCLUDING BIKES, PRAMS, CLOTHES, FURNITURE ETC. THE LOCKS TO THE CUPBOARDS WILL BE CHANGED ON TUESDAY 3RD FEBRUARY 2016.’

Following our comment below we are pleased to announce that the Right To Manage has been acquired. The formal handover date for management is 1st January 2016, however we are seeking the freeholders consent to begin as soon as possible.

Claim now made on the freeholder

We have now received the required number of members and have made a ‘claim’ on the freeholder today.

 

We wait for a response by 1st October 2015 and if successful shall take over the management on 1st January 2016. However, we have argued the case for the freeholder to ‘admit’ the right to manage swiftly so that we can take over the management much sooner.
