Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

The bins are collected weekly on Tuesdays.

Large Item Collection

It is the residents responsibility to dispose of bulky items. You can arrange a bulky waste collection with Northampton City Council online via their website.

Gutter Clearance

Following our comment below, Roger Needle have attended site this morning and carried out a gutter clearance to the entire building ensuring the problematic area above the “pit” is looked at. Any blockages were completely cleared and any leaking joints were sealed.

Due to a problem with the gutters overflowing above the “pit” area located to the left hand side of the main entrance door, a gutter clearance has been instructed. We are currently awaiting Roger Needle to provide us with an attendance date

Site Visit

WALTON&ALLEN’S Trainee Property Manager has attended site today and carried out a walk around inspection visit. They also carried out a monthly emergency light test. The cleaners previously carried out the emergency light test on each monthly visit however W&A will carry this out going forward.

Car Park Weeding & Moss

A member of the Walton&Allen Maintenance team will be attending site on Tuesday 27.06.17 to:

  • Fit some additional parts that are required to the waste pipe within the pit area that was fixed on 30.05.17
  • Tighten and Secure a waste pipe fixed to the car park ceiling outside the main entrance door
  • Carry out weeding of the car park area
  • Treat/remove the moss along the perimeter of the car park

In order for our engineer to successfully address the moss along the perimeter of the car park, we require all residents to kindly park their cars slightly further away from the car park wall or fence in order for our engineer to have sufficient access. A letter has been sent to all residents today kindly requesting this. Thank you in advance for your cooperation.

Service Charge Accounts

A copy of the signed 2016 Service Charge Accounts for Sherwood Mews Management Company Ltd have been sent to all Leaseholders via email. Any leaseholders that we do not hold an email address for, have been sent a copy via post.

Maintenance Visit

A member of the Walton&Allen Maintenance team has attended site today to fix a lose pipe within the pit area by the communal windows. Although a fix was carried out, additional parts are required so a re-visit is required.

Refuse Bin – approx. 3pm

Following our comment below, Enterprise have contacted us back and advised that the replacement bin will be delivered today.

Following our comments below, unfortunately the secondary replacement bin has not been delivered to site as advised it would be yesterday. Walton&Allen have contacted the representative at Enterprise who is contacting the Waste Management Team to find out what is going on and will contact us back to update.

Following our comments yesterday, Walton&Allen have received a call from the representative from Enterprise this morning who have advised that the replacement bin should be delivered to site at some point today, but they are not able to guarantee a time it will be delivered.

Window Cleaning

Following our comment on 19.05.17, Spotlight will be attending site today to carry out the window cleaning.

Following our comments below, Walton&Allen have chased Enterprise on this matter and the representative is still awaiting their Manager’s confirmation. They have advised that they will update us by tomorrow afternoon. Walton&Allen reminded them again about how this issue needs to be sorted ASAP due to the current bin starting to overflow.

Refuse Bin – Approx. 10:40am

Following our comment below, a representative from Enterprise has phoned back. Their records indicated that this job was completed on 17/05/2017 however Walton&Allen clarified that there is still only one bin on-site. Walton&Allen have also checked the CCTV recording for that day which confirms this replacement bin was not delivered that day. Walton&Allen have advised this needs sorting ASAP as the current bin is starting to overflow. The representative from Enterprise will speak to their manager and call back.

Following our comment on 16.05.17, we are aware that Enterprise have not yet replaced the stolen secondary bin. Walton&Allen have contacted Enterprise and are awaiting a call back from the relevant department.

Window Cleaning

Following our comment on 17.05.17, the window cleaners will be returning to site on Thursday 25.05.17.

Window Cleaning

Following the external communal window clean on 20.04.17, Walton&Allen’s Trainee Property Manager noticed on the most recent site visit that unfortunately the communal window sills were not included within the window clean as requested. Therefore the company has been contacted regarding this matter.

Maintenance Repairs

A member of the Walton&Allen Maintenance team has attended site today and carried out the following:

  • Replaced three internal lights with LED. All internal lights are now LED with sensors built within
  • Isolated the previous timer light switches on each floor as all internal lights now work from their built in sensors
  • Replaced three external car park lights as required with LED fittings
  • Replaced the cigarette bin that was unfortunately previously stolen, now that the CCTV is in place. Can all residents please ensure they make use of this facility
  • Fitting additional larger CCTV signs externally on-site
  • Fitting fire exit signs internally as required

 

Refuse Bin

Following our comment below, Northampton Borough Council have contacted us and requested a replacement bin. This request has been sent to Enterprise who should provide us updates on the ETA or Delivery date of this replacement bin.

Refuse Bin

We are aware that one of the refuse bins is missing. After reviewing the CCTV, unfortunately this appears to have been stolen. Walton&Allen have contacted a contact we hold at Enterprise who work on behalf of the Council and they have informed us that in this case, we need to speak to the Borough Council. Enterprise have informed them of the situation and asked them to contact Walton&Allen direct about this. This issue has also been reported to the police and we have been provided a crime reference number which will be passed onto the Council once they make contact with us.

Lighting

Following our comment below, we have received authorisation from the Directors of Franklin Point Management Company to proceed with the quotes for both the internal and external lighting repairs.

CCTV Installation

The CCTV access has been finalised today.

We are aware that the ground floor light sensor button has failed. We have sent a quote to the Directors of Franklin Point Management Company for their consideration. We are also aware that there are three wall lights out in the car park to which a quote has been sent to the Directors for their consideration.

Service Charges

The second half year tenant demands have been sent to all Leaseholders today.

Following our comment on 18.04.17, Onyx attended site today and carried out the CCTV Installation.

WALTON&ALLEN’s Trainee Property Manager has attended site today and carried out a walk around inspection of the communal areas.

Communal Cleaning

The contracted cleaners will be attending site today to carry out the communal window cleaning and pit clean. As the cleaning operatives are already on site today, please be aware that the scheduled cleaning for Thursday 27th April 2017 will be cancelled and the communal cleaning will also be carried out today. W&A’s Trainee Property Manager has also asked that the window sills are included within the communal external window cleans going forward.

CCTV Installation

Following our comment below, Onyx have confirmed an installation date of Thursday 27th April. Walton&Allen’s Trainee Property Manager will be meeting them onsite.

Buildings Insurance

Walton&Allen managed to make a small reduction in the building insurance renewal premium by updating the insurance company on the recent Communal Landlords Fixed Wire Test that was carried out. This will also be reviewed when the CCTV system gets installed to see if any further reductions can be made.

Following our comment on 30.03.17, Walton&Allen are in correspondence with Onyx re an installation date for the CCTV system.

CCTV System Installation

Following delivery of the BT Broadband Hub, Walton&Allen’s Trainee Property Manager set this up as required. Unfortunately they came across an issue and spent 2 hours on-site trying to resolve the issue with BT on the phone carrying out required tests etc. Unfortunately this could not be resolved which indicated a fault on BT’s side therefore an engineer from BT will be attending site Saturday morning 01.04.17 to investigate this fault.

External Car Park Lights

Following our comment below, a member of the Walton&Allen Maintenance team has attended site today and replaced the out of order car park fence lights along with adjusting the motion activated security floodlights to increase the sensitivity and timer. They also repaired a failed light switch to the ground floor.

Following our comment on 28.02.17, a member of Walton&Allen Maintenance team attended site today and installed motion activated floor lights in the car park either side of the “Franklin Point” sign to further improve security.

CCTV System Installation

Following our comment on 27.02.17, BT have attended site today and installed broadband and a phone line in preparation from the remote accessed CCTV system. Walton&Allen have updated the CCTV contractors and chased a date they can attend site for the installation of the new system.

External Car Park Lights

To further improve security, motion activated lights are being fitted to the car park either side of the “Franklin Point” sign. Parts have been ordered and a member of our maintenance team should be on-site the end of this week (dependent on delivery of parts). They will also address the out of order car park lights.

CCTV system Installation

Following our comment on 13.02.17, BT will be attending site 01.03.17 to install the broadband and phone line in preparation for the installation of the CCTV. Once BT have completed this, we will obtain a date from the CCTV contractors for the installation.

Car Safety

Letters in regards to keeping your car and valuables safe have been sent to all residents of Franklin Point today.

Following our comment on 13.02.17 and authorisation from the Directors, BT have been instructed to proceed with their proposal which will involve them attending site to carry out an initial survey.

Following our comment on 24.01.17, Walton&Allen’s Trainee Property Manager has met Virgin Media on-site today to carry out a site survey and if possible, the installation of the broadband. Although Virgin Media expressed no issue or concern when tendering for this site, unfortunately Virgin Media confirmed that this was not possible due to no infrastructure being in place therefore works would be required to proceed with Virgin that would be quite costly. Virgin will be sending Walton&Allen there report with what is required but in the meantime, Walton&Allen will look at other options.

Walton&Allen’s Trainee Property Manager has attended site this morning and carried out a walk around inspection of the communal areas. They also met with Virgin Media on site who were attending to survey for the possible internet installation for the CCTV system.

Following our comment below, Virgin Media have confirmed the installation date for the internet/broadband of Tuesday 31.01.17. Walton&Allen have updated the CCTV engineers.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Following our comment on 23.12.16, the Directors have authorised the most cost effective supplier and Virgin Media have been instructed. Walton&Allen await their confirmation and contact from them to book the installation date in.

Following our comment 18.11.16, a member of Walton&Allen Maintenance team has attended site today and replaced the flexible conduit with rigid plastic.

SREC have attended site today and installed a double socket in the required location for the internet and CCTV system.

Landlords Fixed Wiring Test

An electrician from SREC has attended site today and carried out a landlords fixed wire test. This test will be due again in 5 years time.

Following our comment on 01.12.16, Walton&Allen have instructed SREC, who were the most cost effective contractor, to fit a double socket in the relevant location in preparation for the internet and CCTV system.

Following our comment on 16.11.16, Walton&Allen have managed to get hold of the relevant engineer at Onyx to confirm the requirements for the internet speed and preparation for the installation.

Replacement Fence Lighting and Space Numbering

Following our comment on 03.11.16, Walton&Allen Maintenance attended site as planned on 03.11.16 to fit the replacement lights and numbering to the fence. Unfortunately the lights could not be fitted onto the fence as planned, even with support from timber patras behind, the fence just simply could not bear the weight. Walton&Allen Maintenance managed to accommodate this issue with narrower lights to fit to the actual fence posts. The space numbering however was fitted to the spaces so some are indeed fitted to the fence panels, depending on where the spaces fall. Walton&Allen Maintenance will be re-attending site next week to replace the flexible conduit with rigid plastic. Flexible was originally needed to be used to work around the post from the lights fixed to the fence.

Following our comment on 20.10.16, Walton&Allen Maintenance department have been instructed to carry out the replacement lighting and space numbering. Walton&Allen’s suitable engineer is currently on a job in Coventry for the entire week but Walton&Allen are currently trying to see if they can arrange them to complete this job this week.

Replacement Fence Lighting and Space Numbering

Following our comment on 10.10.16, The Directors have agreed with Walton&Allen to fit the replacement lights onto the fence in line with the middle of each car park space. Unfortunately these lights cannot be fitted to the fence posts as they are too narrow to hold the lights. The lights will be fixed to the fence panel with a timber pattress being required to be fitted to the rear of the fence as the fence is too thin for both the lights and numbering to be fitted directly onto the fence. New cabling will also be required with flexible conduit to work around the concrete fence posts. A quote for this work has been sent to the Directors to ensure they are happy with the agreed and that all details are correct (space numbers etc).

Replacement Fence Lighting and Space Numbering

Following our previous comments, due to the external contractors lack of reply Walton&Allen’s Maintenance will now be completing this work. A full job specification has been sent to the Directors of the Building along with the options on where to fit the replacement lights which Walton&Allen would like the Directors input on.

2016/2017 Budget

Walton&Allen’s Trainee Property Manager has sent all Leaseholders the 2016/2017 Budget along with their advanced service charge demand for the period 1st December 2016 – 31st May 2017.

Cleaning

The contracted cleaners were due on-site today but unfortunately the cleaner cannot attend due to being involved in a road traffic accident. Our cleaning company are checking their cleaning schedules and will provide us with a new cleaning attendance date in due course. Once advised, we will update this page.

Ivy

Following our comment on 26.09.16, a member of the Walton&Allen Maintenance team has attended site today and cut back the overgrown ivy. The car park was also swept and cleared on this visit.

CCTV System Installation

Following our comment on 15.09.16, Onyx Security have been instructed on their quote. As internet will have to be set up for the remote system, Onyx have been asked to provide as much detail as possible so we can arrange all parties.

Smoke Vent Unit

Due to the smoke vent unit casing being damaged, new casing has been ordered and will be replaced in due course. Please note – this damaged casing has not effect on the smoke vent system, all is working as it should. As per new regulations, the new casing will be orange. Parts are expected to arrive this week (dependent on delivery) and our fire contractors PLP will advise us of a job date once parts have arrived.

2015 Service Charge Accounts

Walton&Allen’s Trainee Property Manager has emailed the Service Charge accounts for the year end 30th November 2015 to all Leaseholders. Any Lessees that we do not hold email addresses for have been sent a copy via post.

Car Park Perimeter Wall Collapsed – Fence Completed

Following our comment on 05.08.16, a contractor has attended site today and built the replacement fence. Due to the amount of time this job took, the contractors will need to return on another visit to fit the replacement lights and space numbering.

CCTV System Installation

Following Direction from the Directors of Franklin Point Management Company Ltd on installing a full CCTV system to the site; a tender has been submitted to the Directors for remote access systems.

Walton&Allen’s Property and Estate Director has been working with the accountants to finalise the accounts for 2015.

Car Park Perimeter Wall Collapsed

Following our comment on 28.07.16, The Directors have approved the quote for the replacement fence and the relevant contractor will be instructed. We will await a job date and update this page with further information. We are currently looking into the possibility that the lights and space numbers that were fixed to the boundary wall, can be fixed to the replacement fence.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Car Park Perimeter Wall Collapsed

Following our comment on 25.07.16, we have received a quote for replacing the fallen wall with fencing and this quote has been sent to the Company Directors for approval.

Following our comment on 03.03.16, the insurance loss adjuster agreed a settlement pay out for the wall that fell down. The wall will be replaced with a fence due to the original wall not meeting current health and safety standards and we are currently obtaining quotes.

Following our comment on 23.05.16, a member of the Walton&Allen Maintenance team has attended site today and carried out the painting and decorating of the main entrance door.

They also cleaned the pit area that can be seen from the stairwell and removed all litter etc. They have been instructed to carry out the pit clean quarterly going forward at the same time as the window clean visit.

Car Park Perimeter Wall Collapsed

Unfortunately the car park perimeter wall has collapsed.

As it appears it must have had severe impact to do so; if anyone has any information about this incident, please contact Walton & Allen urgently by emailing info@waltonandallen.co.uk.

A member of Walton & Allen maintenance team is attending site today to clear and make safe of the area and we are currently in discussions with our insurers regarding this matter.

This matter has also been reported to the Police.

Light Sweep

A member of the Walton&Allen Maintenance Team has attended site and carried out a light bulb sweep of the communal areas.

Following our comment on January 5th Roger Needle have attended site and cleaned the buildings gutters. They reported back that 3 down pipes need replacing. Their quote has been instructed and we will be advised of an attendance date in due course.

Gutter Clearance/Clean

The buildings gutters will be cleaned/cleared on Thursday 14th January 2016. The company carrying this out is Roger Needle who use a vacuum clean system which can move up to half a brick out of a gutter and allows them to reach the gutters from ground level resulting in minimal disturbance to the residents as the need for access equipment (e.g scaffolding etc.) is not required.

Spotlight Cleaning Services are on-site today instead of next Thursday 31st December due to the Christmas Period.

Service Charge Reminders

Following our comment on the 10th November,  service charge reminders have been sent out to leaseholders who have not contacted the office or paid their Service Charge which was due the 1st December 2015.

Scaffolding

The scaffolding company have returned to site today, to refit the fence panel that they removed for access around the side of the building.

Following our comment below, Spotlight Cleaning Services have attended site and completed the moss removal to the car park successfully expect two spaces where cars remained parked, therefore our cleaners had no other choice than to work around these cars.

Franklin Point Sign – Scaffolding

The following notice have been delivered to all the Residents.

On Thursday 19th November 2015 a scaffolding company will be on site to erect scaffolding at the building on the corner of A428 & Weedon Road.

This scaffolding is being put up in order for our contractors Scope Signs to install a new ‘Franklin Point’ sign on the building on Friday 20th November 2015.

The scaffolding will be removed the week commencing 23rd November 2015.

We apologise for any inconvenience caused and appreciate your co-operation whilst this improvement is made to the building.

Moss Removal – Car Park Surface

Our cleaning contractors, Spotlight Cleaning Services, are due on site Tuesday 17th November 2015 from 11:00am to remove any moss on the car park surface. The work will take approx. 4 – 5 hours. Can we please ask that residents who own a vehicle do not park in the car park for this day. If you are also expecting guests on this day please ask them to find alternative parking off site. A notice has been delivered to the residents.

Advance Service Charge Demands

The advance service charge demands have been sent in the post to leaseholders today. This is for the service charge due 1st January 2015.

Fire Risk Assessment

Our fire contractors PLP are on site today to carry out a Fire Risk Assessment.

‘Franklin Point’ Sign

The Directors have authorised a quote to erect the second “Franklin Point” sign on the side of the building (the corner of A428 & Weedon Road). We have instructed Scope Signs, as requested, and once we are informed of a job date we will be writing to all residents to make them aware of the works, as scaffolding will have to be fitted to the side of the building.

Gutter Clean

The Directors have approved a clearance of the buildings gutters which will be carried out by a vacuum process. We have instructed the contractors, Roger Needle, and once we have been informed of a job date we will write to residents to inform as they may need certain access arrangements.

Communal cleaning & Window Cleaning

Our cleaning contractors are on-site today carrying out their monthly scheduled clean. They will also be carrying out the following extra instructed work:

  • Clearing the pit area of all litter (located externally to the LHS when looking at the main entrance door)
  • Cleaning the external communal windows

 

Drain Clean approx. 1:30pm

Drain Doctor are on-site today cleaning the external drains to the building.

Gutter Clearance

We are currently in the process of obtaining quotes for the gutters to be cleared around the building.

Smoking Station

A member of the Walton&Allen maintenance team has attended site and fitted a new a Smoking Station. They have also oiled the lock to the main door and carried out a light bulb sweep.

     6th May 2015 – Items stored within the communal areas.

    A W&A Operative has attended site today and removed any items left within the communal areas following the letter dated 28th April 2015 that was sent to all residents and leaseholders.

    28th April 2015 – Items stored within the communal areas

    W&A’s property and estate manager has attended site today to carry out a walk around inspection. It has been noted that there was a large amount of various items being stored within the communal areas.

    This is not only a health and safety risk but the itemsare a potential fire risk to the building. This behaviour is putting lives of resident’s at risk by not have escape routes clear of items and by placing potential flammable objects near electrics. All personal items should be stored within the apartment.

    Please remove any items you have stored within the communal areas including the cupboards by Tuesday 5th May 2015. We will be attending Wednesday 6th May 2015 and will remove any items after this date and they will not be stored. The only items that will not be removed are door mats and any plants on the window sills.

    From Wednesday 6th may 2015 we will be putting in place a zero tolerance policy to items stored in the communal areas or electric cupboards, this means we have the right to remove any items when our cleaners, contractors or a W&A operative attends site.

    Our cleaners have attended site today rather than tomorrow due to weather forecast and potential snow.

    Our contracted cleaners are due on-site today to carry out the following:

    • Deep cleaning the communal corridor carpet areas
    • If possible, clearing the rubbish out of the outside pit area. If clearing the rubbish out of the pit area is an easy job for them to carry out then they will do this today otherwise they will quote us for the work.

    12th November 2014 – Car Park Ceiling & Communal Areas

    A letter has been sent out to ALL residents today with the following information:

    Car Park Ceiling

    On Thursday 27th November 2014, Walton & Allen’s painting and decorating operative will be on-site painting the car park ceiling. They will arrive on-site between 10:00am – 11:00am (depending on traffic).

    Please note – Unfortunately for Walton & Allen to complete this job, all vehicles must be clear of the undercover area as we do not want to cause any unintentional damage to your vehicle. Please park in an alternative space while this job is carried out.

    If any cars are parked in the undercover area when our operative arrives on-site, they will place a dust cover on the car and still attempt to carry out this job.

    Unfortunately if there is too much obstruction on the day then we will not be able to complete the job.

    Communal Areas

    Walton & Allen hold a zero tolerance policy to items being left or stored in the communal areas. All personal items (bicycles, prams/pushchairs etc.) should be stored within the flat and should not be stored in communal areas where they would pose as a potential fire or trip hazard.

    Please note –If any personal items are found in the communal areas when we visit site on Thursday 27th November 2014, our operative will remove these items. These items will not be stored and will be disposed of.

    28th November 2013 – Update

    Following our maintenance visit yesterday all internal lights were fixed. The majority of the car park lights were also replaced apart from a few of the lights in the car park spaces as these are a different lamp which we do not have in stock. These lamps have been ordered and we will replace these on our next visit.

    Car Park Steel Pillars – Two pillars were remaining to be fully painted, one of these pillars was completed yesterday but unfortunately one is still outstanding as a car was parked in the way. This remaining pillar will have to be completed on our next visit.

     

    28th November 2013 – Communal Aerial

    Following our comment below, Aerial Services were on-site yesterday. They checked all communal connections from the communal aerial and found all to be okay.

    21st May 2013 PLP our Fire System contractors are in Northampton today. Therefore they have informed us that they might as well carry out the smoke vent service which is due this month. As they are near site they are going to try and gain access by the intercom and residents. They have ID on them and are aware that you may want to check with the office if you are unsure.

    IMPORTANT NOTICE – FRANKLIN POINT

    Dear resident,

    It is apparent that some individuals are smoking in the corridors and discarding butts on the floor both inside and out. May we remind you that the no smoking policy must be adhered to as the risk of fire is significantly increased. Secondly, the aroma left is unpleasant and litter unsightly.

    On another matter please do not place your rubbish bags in the corridors as it is both unhygienic and causes a real trip hazard, particularly in the event of a fire to those using the corridors as an escape route.

    We have contacted the Local Authority to request a larger bin as the current one quickly becomes full. In the meantime please be encouraged to try and place your bin bags in the metal bin as opposed to leaving them on the floor in the car park. We understand that commercial waste is also being placed in the bin but it is for household refuse only. Please discard any commercial waste in the proper manner.

    30th January 2013 We are aware that the communal bin is constantly full or overflowing. We have requested the possibility of looking into having a larger bin or another bin on-site. We are currently waiting on a response from the refuse collectors. In the meantime can you please try and put your rubbish bags in or on top of the bin otherwise these bags will not be collected.

    22nd January 2013 A member of Walton and Allen maintenance team is on-site today to fix the light in the main entrance as we now have the required ballast part. They will also be carrying out cosmetic work to the fence/gate. Due to the weather conditions, unfortunately rendering the car park wall and re-painting the car park lines cannot be carried out today. We will update you once we have a new date that these jobs can be carried out.

    15th January 2013 Following our comment on the 4th January 2013, we are aware that the light in the main entrance is still out. This is because we are waiting on the ballast part from our suppliers. As soon as we receive this part, it will be fitted by our maintenance department immediately.

    15th January 2013 Following recent complaints of residents smoking in the communal areas, new no smoking signs will be put around the building as a reminder that this building is a no smoking building. We are just waiting on an order of no smoking signs.

    6th July 2012 Due to adverse weather conditions please be aware that there will be excess water in certain areas of the building especially in the car parks. Please take extra care when walking through the car park areas, main entrances and where excess water is forming large puddles.

    • A gas technician is due on-site to carry out a safety inspection on the gas supplies.
    • A full risk assessment is booked for early next week.
    • A smoke vent maintenances team are due on-site over the next few weeks to carry out repairs.
    • Electric & Gas supply contracts are being looked into for a more competitive price.
