If you have large items that cannot be disposed of in the bins please contact Nottingham City Council on 0115 915 5555 to arrange a FREE collection.

Other information

  • Fire Alarm Testing: A fire alarm test is carried out every week on a Friday. The testing should last approx. 30 minutes.
  • Bulky Waste – If you have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents. Nottingham City Council offers a FREE weekly bulk waste collection. Please call them on 0115 915 5555 to arrange or visit the website on www.nottinghamcity.gov.uk for more information
  • Anti-social behavior: If notice any anti-social behavior please report to Nottingham City Council 0115 915 2020. If you are unfortunate to experience noise or anti-social behaviour from a neighbour, please email blockmanagement@waltonandallen.co.uk stating a full description of the complaint along with the apartment number involved. Depending on the severity of the complaint, you may need to report this to the police at the time of the event by phoning their local non-emergency number 101.
  • Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the call out is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the call out.
  • Leaks: If you notice a leak coming into your apartment, please report this to Walton & Allen by phoning 0115 9243304 or emailing blockmanagement@waltonandallen.co.uk. Providing pictures would also help us in this matter as we can forward them to the relevant Landlords. Please only call our out of hour’s number in the event that it poses immediate risk to property and/or life e.g. ceiling falling in due to water ingress.

Window Cleaning

The contracted window cleaners have attended site today and carried out a window clean to the internal communal windows and all external windows

Gardening

The contracted Gardeners are due on-site Monday 17.07.17 to address the gardening as per their contracted visits.

Vehicle Gate

Following our comment below, due to the weather conditions yesterday the greasing of the vehicle gate track could not be completed. A Gate engineer has attended site today and carried this out.

Emergency Light Test

Walton&Allen’s Roaming Caretaker has attended site and completed the monthly emergency light test.

Vehicle Gate

It was previously agreed by the Directors of Thomas Forman Building (Hucknall) Management Company Ltd that the gate would be greased once in between service visits due to the design of the gate. As the last service was in April, a gate engineer is due on-site today or tomorrow to carry this out.

Cigarette Bin

Following our comment on 25.05.17 and approval of the installation quote from the Directors, a cigarette bin has been installed at the entrance of Forman House to prevent Residents from littering their cigarette ends.

Structural Engineer

Following our comment on 06.06.17, the Structural Engineer has revisited site today to inspect some external items mentioned on the recent building survey. We will await their report on these matters.

Structural Engineer

Following a recent Building Survey which was authorised by the Directors in order to allow them to be proactive and put together a 5-10 year plan, a Structural Engineer has attended site today to look at some internal items mentioned on the survey. They will need to return to site another day to carry out the external inspection due to bad weather conditions today.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site this afternoon and carried out a walk-around inspection. They also met the roaming caretaker and two of the Directors of Thomas Forman Building (Hucknall) Management Company Ltd in order for the vehicle gate engineer to train all parties on manually opening the gate in the event of power loss etc.

Gardening Visit

The contracted Gardeners have attended site today as part of their contractual visits.

Cigarette Bin

Discussed at the recent Directors meeting was the issue with Residents smoking outside the main entrance door and littering their cigarette ends. A quote for fitting a cigarette bin has been sent to the Directors for their consideration.

Structural Engineer

Following our comments below, having received approval to proceed with the Structural Engineers cost to attend site and inspect external and internal comments made on the recent Building Survey, the Structural Engineer has been instructed, awaiting an attendance date.

2016 Service Charge Accounts

After receiving the 2016 Accounts from our Accountants, these accounts have been sent to one of the Directors of Thomas Forman Building (Hucknall) Management Company Ltd to sign off. Once we have received the signed copy back, these will be distributed to all Leaseholders.

Structural Engineer

Following our below comments, Walton&Allen have received the Structural Engineer price to attend site to inspect certain comments made on the recent Building Survey which has been sent to our clients, the Directors of Thomas Forman Building (Hucknall) Management Company Ltd for their approval.

1st Floor Corridor

We have been made aware by a resident that there is a beeping sound coming from the first floor corridor. Walton&Allen’s Roaming Caretaker is due on-site tomorrow so will take a look at this on tomorrow’s visit.

Following our comment on 25.04.17, Walton&Allen’s Maintenance Director has chased the Structural engineer on clarification on their price before details are sent over to our clients.

Fire Panel

We are aware that there has been a recent false alarm. An engineer attended site today and rectified the fault to prevent the fire panel from falsely sounding in the meantime whilst further parts are on order which will be replaced on Tuesday 18.04.17.

Vehicle Gate

TSS have attended site today and carried out their contracted bi-annual service visit including a Force Test.

Sterilizing Services will be attending site on 19.04.17 to carry out the 6 monthly servicing.

Car Park

Following our below comment, the roaming caretaker attended site late afternoon yesterday and swept up the glass on the car park surface by the gate. The glass seemed to have originated from outside of the gate but this area was also addressed as shown on the below photos.

It was noted on the site visit today that there was some broken glass on the car park surface. Although the roaming caretaker isn’t due on-site until Thursday they will be briefly attending later today to address this issue.

Internal Decorating

Following our previous comments, this matter was discussed at the recent Directors Meeting. The recently carried out Building Structural Survey was also reviewed and due to a few comments made, the Directors of Thomas Forman Building (Hucknall) Management Company Ltd decided to put the decoration on hold until they have had a structural engineer inspect the comments made. A Structural Engineer has been contacted for a quote.

Gardening/Grounds

The Gardeners are attending site tomorrow afternoon. They will also begin addressing the moss and weeds on the car park surface which was noticed on Walton&Allen’s most recent site visit.

WALTON&ALLEN’s Roaming caretaker has attended site today as part of their routine visit. The landlord supply meter readings were also taken on this visit and the cleaning of the fence was continued.

Walton&Allen’s Credit Controller has sent the first reminders to the relevant leaseholders today.

Following our comment on 02.03.17, the replacement correct size light tubes have been delivered to our office today and will be replaced by the caretaker when they attend site on Thursday 09.03.17.

Car Park Moss

During Walton&Allen’s Trainee Property Manager’s visit to site yesterday, it was noted that there is an increase in moss in the car park around the perimeter, along with a few weeds. Walton&Allen have contacted the gardening contractors to request that this is addressed on their next visit to site.

Bin Store

It was noted on today’s inspection that the bin store door was not closing correctly. Walton&Allen’s Trainee Property Manager arranged for a contractor to attend site today who resolved the issue and left the bin store door fully closing.

WALTON&ALLEN’s Trainee Property Manager has attended site this morning and carried out a walk around inspection of the communal areas. The recent works to the basement and top floor fire exit fire doors were also inspected on this visit.

Basement Lights

Following receiving the replacement tubes, Walton&Allen’s roaming caretaker attended site today as part of their routine visit with the intention of replacing these however unfortunately the supplier sent incorrect replacements. Our supplier has been contacted and we await the correct replacements.

Fire Door

Following a recent site visit, it was noted that the fire door leading from the top floor apartment corridor to the rear fire exit (opposite to apartment 11) was not closing fully, along with the basement fire door by the meters which was catching on the carpet when opening/closing As these doors are fire doors, they must shut correctly therefore a member of WALTON&ALLEN Maintenance has attended site today and plained down the doors so they fully close correctly.

Basement Lights

Following our comment on 07.02.17, Walton&Allen’s roaming caretaker has attended site today as part of their routine visits and removed the failed tubes in order to return them to the supplier for FOC replacements.

Vehicle Gate

Whilst the contractor was on-site looking at the main entrance door, they also greased the vehicle gate track which had become dry. This has provided the gate a smoother track whilst opening/shutting.

Main Entrance Door

Following our comment on 07.02.17, a contractor has attended site today and adjusted the door closer in place, thus increasing the force to the door. This should hopefully resolve the intermittent issue with the main door not always fully closing. This contractor also replaced a light bulb in the cupboard under the stairs which needs to be in working order for when the water services engineers attend.

External Pathway Lights

Following our comment on 02.02.17, an electrician attended site today with the required parts and resolved the issue with the front pathway light (nearest to Hucknall Road). All pathway lights are now in full working order.

Basement Lights

Following yesterday’s site inspection, it was noted that a few of the basement lights had failed. An electrician has attended site today and found the tubes had failed. As these are still under warranty, these will be removed from site shortly and returned to our supplier for replacements.

Main Entrance Door

A contractor has attended site today and made some adjustments to the main entrance door. The lock was found loose in the frame so they re-fixed this with heavy duty rivets to secure the lock to the door.

External Pathway Lights

Following our comment below, we have received the quote from the electrician for the repairs to the one light that remains isolated (nearest to Hucknall Road) which has been instructed. Parts will be ordered and we await a job date.

Following our comment on 30.01.17, the electrician has re-attended site today and returned 4 out of the 5 lights to working order by changing the lamps. 1 light remains isolated which requires further repairs to both return the light to working order and to prevent it from causing issues to the others. Walton&Allen are awaiting a quote for this light.

Main Entrance Door

Following reports from a resident that the front main entrance door is not always closing fully, an engineer has attended site today, tested the door on several occasions to which the door fully shut each time.

Following our comment on 17.01.17, an electrician has attended site today to fully investigate the front pathway lights. They will be sending a quote over with the resolutions.

Following our comment on 23.01.17, the old style fitting top floor light that had failed by apartment 8 has been replaced with a LED fitting.

Following our comment on 11.01.17, Jordan’s Cleaning has attended site today and cleaned and disinfected the bin store (Walls & floor) and the bins within.

Tesco Internal Works & Parking Notice

The following notice is being hand delivered to all residents tomorrow:

‘Tesco Overnight Internal Works & Parking

We would like to inform all residents of Forman House that we have been advised by Tesco that they will be having some internal overnight works on Monday 30th January 2017. Although Tesco do not anticipate any noise disruption, they thought it would be best to forewarn residents out of courtesy.

We would also like to take this opportunity to politely remind residents that the parking spaces in front of Tesco are to be used by Tesco customers only. May we also remind all residents that the visitor spaces are for short stay visitors only. Each apartment at Forman House has 1 parking space in the rear car park, therefore please park in the space which belongs to your apartment.

Internal Lighting

Following our comment on 17.01.17, Walton&Allen has received a delivery of the LED light in order to replace the failed one located on the top floor by apartment 8. A member of the Walton&Allen Maintenance team is due to attend site on THursday 26.01.17 to replace.

Following authorisation from the Directors of Thomas Forman Building (Hucknall) Management Company Ltd, a Walton&Allen Maintenance engineer has attended site today and replaced two old style internal corridor lights that have failed; one by apartment 1 and one on the 1st-2nd floor stairwell landing. A replacement light for the top floor light by apartment 8 has also been ordered and will be fitted once we have received delivery.

External Pathway Lights

Following our comment on 09.01.17, Walton&Allen have chased the electrician to find out when they intend to fully investigate the failure with the front pathway lights. They intend to attend site one day next week, w/c 23.01.17.

Walton&Allen’s Maintenance and Contracts Director has atteded site this morning and met with a Director of the Thomas Forman (Hucknall) Building Management Company Ltd to discuss the redecoration of the communal areas.

 

Leak affecting an Apartment – approx. 11am

Following our comment below, EMS have made contact with Walton&Allen’s Trainee Property Manager whilst on-site. They have found a pointing issue and have confirmed they can resolve this on-site. Walton&Allen’s Trainee Property Manager gave the necessary instruction to resolve this matter.

Leak affecting an Apartment

Following our below comments, EMS have been on-site since approx. 8:30am this morning to investigate a leak that is affecting an apartment and suspected to be caused by an issue on the front of the building at high level. EMS will be using at height equipment to successfully investigate this issue and will be using the three spaces located to the left hand side of Tesco’s main entrance door in order to carry this out. Barriers and all necessary health & safety equipment will be used.

Leak affecting an Apartment

Following our comment yesterday, Walton&Allen’s Trainee Property Manager has been liaising with Tesco and all parties are aware and agreed to the required access required for EMS to successfully investigate the leak on the front of the building at high level.

Bin Store

Walton&Allen have instructed the bin store (floor and walls) and bins to be cleaned and disinfected as per the agreement by the Directors of Thomas Forman Building (Hucknall) Management Company Ltd to carry this out yearly (last clean 13.01.16). Jordan’s will be attending site Wednesday 25.01.17 around 11:30am to carry this out.

Following our comment yesterday, EMS have proposed a job date of Monday 16.01.17. Walton&Allen are currently liaising with Tesco with regards to the use of three car park spaces for the at height equipment.

Following our comment on 12.12.16, the Directors are reviewing and deciding on the colour scheme for the instructed redecoration of the internal communal areas.

Following our comment on 21.12.16, Walton&Allen have instructed EMS following approval by the Directors of Thomas Forman Building (Hucknall) Management Company Ltd. Walton&Allen are currently awaiting a date that EMS can attend so we can liaise with Tesco in regards to the use of the parking spaces.

Monthly Updates

Walton&Allen Trainee Property Manager has spent the afternoon preparing and sending the monthly arrears and income and expenditure updates as requested by the Directors.

External Pathway Lights

Following our comment on 15.12.16, the gardeners have now trimmed back the vegetation surrounding the base of the front pathway bollard lights in order for the electrician to have access to remove each light individually to inspect the terminal connections in order to find the faulty light causing all lights to trip out. Walton&Allen’s Trainee Property Manager met the engineer on-site this morning to check they are happy with the access to each base; they are and they will need to return to site to fully investigate each light.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Leak affecting an Apartment

Following our previous comments, Walton&Allen have received the quote for EMS to attend site and investigate a leak suspected to be coming from an issue high up on the front of the building. EMS will need the use of at height equipment to access this suspected area and the use of three car park spaces in Tesco’s front car park. Walton&Allen’s Property Manager has forewarned Tesco of this who are willing to cooperate and the quote has been sent to the Directors for approval, due to total cost.

Internal Corridor Lighting

Walton&Allen’s Trainee Property Manager and Maintenance Director have attended site today to check the three remaining old corridor lights to order the correct LED replacements. Replacements have been ordered.

External Pathway Lights

Following our comment on 12.12.16, an electrician has attended site today and investigated the external bollard pathway lights. They have narrowed down the culprit lights to the front pathway leading from Forman’s front main entrance onto Hucknall Road. They have tested the side pathway lights leading from the rear car park which now seem to be working fine. They will have to return to site to fully investigate the front lights as each light will need removing individually and the terminal connections inspected.

External Pathway Lights

Following our comment on 01.12.16, Walton&Allen are aware that these lights have recently tripped again. An electrician is due on-site this week to fully investigate this issue which involves isolating each light one by one to find the problematic light causing the issue.

Internal Decorating

Following our comment on 24.11.16, Walton&Allen are in correspondence with both the Decorators and the Directors regarding the colour scheme.

Top Floor Corridor Middle Door Closer

Following our comment on 05.12.16, a member of the Walton&Allen maintenance team has been working hard to find a replacement option due to the current closer being obsolete. A nearest match has been found and a member of the Walton&Allen maintenance team will be on-site tomorrow to fit.

Bin Store Lock

Following the unfortunate vandalism to the bin store lock a couple of months ago, Walton & Allen have been working hard with the Directors of Thomas Forman Building (Hucknall) Management Company Ltd for a replacement. Due to the previous lock being extremely costly and the fact it was stolen, the Directors agreed on the recommended replacement option of a shotbolt locking system. A keypad remains on this system with a motion activated door exit sensor as the door locks when shut. A new external door handle and internal push plate was fitted to cover where the previous lock was. This system was installed last week and went live as of 9am today. The new bin store code was provided to residents on the notice dated 08.12.16. Walton&Allen’s Trainee Property Manager met the security contractor on-site this morning to watch the new locking system in working order and test and sign off as required.

They also checked the operation of the recently installed motion activated sensor to exit the main entrance door which worked satisfactory along with being an aesthetic improvement.

Forman House Rear Car Park Visitor Spaces

Please note; the visitor spaces are for short stay visitors only. These spaces are not for Residents to use instead of their allocated parking space or as an additional/secondary space. May we kindly remind Residents that each apartment has ONE allocated parking space. Therefore, may we kindly ask Residents to ensure they park in their allocated parking space only

Electricity Meter Labelling

Following our comment on 06.12.16, all electricity meters were labelled using the serial numbers kindly provided by residents. Although each electricity meter is the responsibility of each apartment, we hope this action helps assist residents ensure they read their correct meter. If residents are ever in doubt, they can compare their meters electricity serial number from their invoice.

Resident Reminder Letter

A resident reminder/update notice has been hand delivered to all residents today which included the following:

  • The new bin store code which will go live as of 9am Monday 12.12.16
  • Advising residents of the new motion activated sensor to exit the building and how they only simply have to hover their hand over the sensor, rather than pressing it, for the door to release
  • An update to residents on the internal decoration
  • Advising residents all electricity meters are being labelled on Thursday 08.12.16 using the information provided by residents
  • Advising residents that unfortunately the building is still experiencing issues with bulky waste being abandoned in the bin store and reminding residents that they can arrange for this to be disposed of for FREE if they contact Nottingham City Council to arrange via their website nottinghamcity.gov.uk/bulkywaste or by phoning 0115 915 2000 / 0115 915 5555.
  • Advising residents that visitor spaces in the rear car park are for short stay visitors only and that residents have one allocated parking space only.
External Door Exit Switch

Following our comment on 01.12.16, our security contractor has attended site today and replaced the foyer entrance door exit switch that was intermittently faulting with a new motion activated contact-less infrared exit sensor where you simply have to hover your hand over/past the sensor for the door to open.

Electricity Meter Labelling

Following our update and letter to residents on 08.09.16, we have now received and collated residents electricity meters serial numbers. May we thank residents for assisting us in this matter. As instructed by the Directors of the building, to help residents ensure they read their correct meter, all electricity meters will be re-labelled per apartment number using the information provided by each individual resident. The Electricity meters will be labelled on Thursday 08.12.16.

 

Top Floor Door Closer

We are aware that the top floor middle fire door closes rather quickly resulting in the door slamming. A contractor has attended site today in the hope of adjusting this however this attempt was unsuccessful suggesting that the door closer requires replacing. We are currently awaiting a quote from the contractor for a like for like replacement.

 

Changes to Christmas and New Year Bin Collections

External Door Exit Switch

Following our comment on 16.11.16, our security contractor/electrician has now received the parts and will be on-site on 07.12.16 to fit the new motion activated contact-less infrared exit sensor where you simply have to hover your hand over/past the sensor for the door to open.

We have been kindly informed by a resident that the external side pathway bollard lights have unfortunately faulted again. An electrician will be attending site this evening to investigate and hopefully return the lighting to working order. They may need to re-attend site early next week to fully investigate the cause of these lights tripping. They will also be adjusting the middle fire door on the top floor corridor following comments that the door slams shut which may disturb residents in apartments nearby.

Following our comment below, Drain Doctor are on-site and have phoned the office with the cost for rectifying the issue. Drain Doctor have been instructed to clear the problematic pathway drain along with reviewing all other drains.

Leak affecting an Apartment

Following reports from an owner resident on the top floor that they are experiencing a leak affecting their apartment, EMS are attending site today to access the roof and investigate this leak.

2017 Budget

Following our comment on 11.11.16, the 2017 budget has been finalised, approved and sent out to all leaseholders today.

Vehicle Gate

Following the gate repair on 21.10.16, unfortunately the gate faulted again on 14.11.16. Joe’s UK Ltd attended (Due to carrying out the repair on 21.10.16) and confirmed that the newly replaced anti-run back arrestor (brake) had failed. As this part was within its warranty, a replacement part was ordered. Upon receiving the part (slight delay caused by the part coming from abroad), Joe’s UK Ltd attended site today and replaced the faulty part returning the gate to full working order.

Gutter Clearance

Roger Needle will be attending site on Tuesday 29th November 2016 to carry out a clearance/clean  to the buildings gutters. Roger Needle use a vacuum clean system where their new equipment can move up to half a brick out of a gutter. This system saves on costs for hiring at height access equipment.

Following our comment on 07.11.16, Walton&Allen are in discussions with the Directors regarding the colour scheme.

Entrance Door Exit Switch

Following our comment on 07.11.16, Walton&Allen have received quotes for the various replacement options available. Due to the intermittent issues with this door exit switch Walton&Allen have instructed their security contractor on the most cost effective solution. The door exit switch will be replaced with a motion activated contact-less infrared exit sensor where you simply have to hover your hand over/past the sensor for the door to open. Parts are on order and we will update this page when we have a job date for this replacement.

Building Structural Survey

Following our comment on 26.10.16, RCA are due on-site today to carry out the building structural survey.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site this morning and carried out a walk around inspection of the communal areas. They also checked recent instructed repairs had been carried out like the 1st-2nd floor stairwell window handle operation, the fire exit closer and the new isolator fitted to the gate.

External Pathway Lighting

Following our comment on 07.11.16, due to the pathway left in darkness a contractor managed to attend site yesterday evening to address the issue with the external bollard lighting. The lighting was returned to working order. One bollard light remains off which the contractor will re-attend to attend to this one light.

Entrance Door Exit Switch

A resident has kindly reported that the exit switch to exit the building through the main entrance door is sometimes sticking. Walton&Allen are currently in correspondence with a contractor about this and possible replacement options, if required.

External Pathway Lighting

A resident has kindly reported that all of the external pathway lighting is not working. Walton&Allen have reported this to a contractor who will attend at their earliest convenience.

Abandoned Bulky Items

The sofa and chair that was unfortunately dumped within the bin store was collected today by Nottingham City Council for FREE thanks to a kind resident reporting this.

We would like to kindly remind all residents at Forman House that it is the responsibility of residents to remove large/bulky items. Therefore please do not dump unwanted items within the communal areas (including the bin store and the car park etc.).  A fine system was implemented from 16/07/2015 for any resident found to be dumping items within the communal areas will be fined £100 on each occasion. This fine system still applies. If any resident witnesses anyone doing so, please email blockmanagement@waltonandallen.co.uk to report, providing the apartment number of the offender. You will of course be kept anonymous in this report.

May we remind residents that Nottingham City Council offer a FREE bulky waste collection service to residents of the building only (Nottingham City Council will not offer this free service to Walton & Allen). Communal Window Cleaning

Clean Slate will be attending site today to carry out the external communal window cleaning. If your apartment has a rear Juliet balcony, please note that these windows will only be cleaned down to the point where the glass panel obstructs access. Therefore it is your responsibility to clean the bottom half of the balcony door.

TSS have attended site today and carried out a contracted service maintenance visit to the vehicle gate.

Following our comment on 12.10.16, RCA have advised us that they will carry out the building structural survey on 15.11.16.

Teleflex Window Handle

Following our comment on 24.10.16, Edwards Metal Windows will be attending site on 10.11.16 to replace the missing window handle to the manual window located on the 1st-2nd stairwell.

BT Survey

BT have been instructed to carry out a FREE survey of the site to see if they can propose a way of getting BT’s ultra-fast broadband to individual apartments up to speeds of 300MB. Map Group UK (who work on behalf of BT) will be attending site today to carry out their survey.

Teleflex Window Handle

Following our comment on 05.10.16, Walton&Allen’s Trainee Property Manager has been in discussions with the window company and has approved the replacement window handle to the manual window located on the 1st-2nd stairwell. We are currently awaiting a date they will be attending to complete the repair.

Vehicle Gate WORKING

A gate contractor has attended site today and returned the vehicle gate to working order.

The vehicle gate has been out of order since 25.08.16 due to a fault with the gate juddering whilst opening. Walton&Allen’s Trainee Property Manager attended site with a gate engineer on 25.08.16 to investigate this fault. The issue was found to be being caused by a faulty anti-run back arrestor which basically controls the speed that the gate opens and acts as a break due to the gate being on a slight hill. This part acts the same as if you compare it to having to tap your car breaks every so often whilst driving down a hill in order to control your speed. The gate contractor tried adjusting this part to adjust the speed in the hope it improves the gates performance but unfortunately this was not successful resulting in this part being faulty and requiring replacement.

The vehicle gate was left in the open position for health and safety reasons and to prevent any further damage being caused to the parts recently replaced or to the motor, preventing further costs. Walton&Allen’s Trainee Property Manager also requested a quote from another gate contractor so the Directors can compare costs.

On the 08.09.16, Walton&Allen’s Trainee Property Manager had received both quotes and presented them to the Directors Thomas Forman Building (Hucknall) Management Company Ltd for their decision. After deep discussions with the Directors they confirmed on 19.09.16 that they would like to discuss this issue in full at the meeting on 04.10.16 and asked that a letter is sent out to Leaseholders to update. A letter was sent to Residents on 08.09.16 and to Leaseholders on 27.09.16.

Following approval at the meeting, Joe UK Ltd was instructed to proceed with replacing the anti-run back arrestor/radial damper and ordered the part immediately, awaiting delivery.

Joe UK Ltd attended site today 21.10.16, replaced the faulty part and returned the gate to working order. They will be returning to site next week to fit a local isolator

Fire Exit Door

Following our previous comments, the closer to the fire exit door (at the bottom of the spiral staircase leading to the car park) has been fitted due to Residents unfortunately not closing this door fully behind them.

Site Inspection

Walton&Allen’s Trainee Property Manager and Block Management Administrative Assistant have attended site this morning and carried out a walk around inspection of the communal areas.

Internal Decorating

Following our comment on 11.10.16, after reviewing finances etc, The Directors of Thomas Forman Building (Hucknall) Management Company Ltd have approved RS Decorating’s quote to proceed with the following areas using Dulux Trade Diamond Matt paint which is designed to be more hard wearing and easier to wipe down if scuff marks are made:

  • Entire Stairwell (including Ground Floor mail box area)
  • Basement Apartment Corridor
  • First Floor Apartment Corridor
  • Second Floor Apartment Corridor

Walton&Allen’s Trainee Property Manager has instructed RS Decorating on the above as advised and is currently in discussions with regards to colour schemes as requested by the Directors.

Fire Exit Door

Following our comment on 13.09.16, our contractor has received all of the required parts and will be attending site on Friday 21.10.16 to fit the closer.

Building Structural Survey

Following our meeting with the Directors of Thomas Forman Building (Hucknall) Management Company Ltd on 04.10.16, we received approval to instruct a surveyor to carry out a Building Structural Survey. The findings of this survey will allow the Directors to put together a 5-10 year future plan on any findings along with highlighting any urgent issues. The Surveyor has been instructed today and we await an attendance date.

Aerial System – approx. 1:25pm

Following our earlier comment today, an engineer has attended site this afternoon to investigate the aerial issues and unfortunately there was a fault with one of the parts. This part has been replaced and tested by the engineer and the system is now working as normal.

Directors Meeting

WALTON&ALLEN’s Trainee Property Manager and Property & Estate Director have attended a meeting this afternoon with the Directors of the Thomas Forman Building (Hucknall) Management Company Ltd to discuss various subjects including the 2017 budget.

Gardening

The contracted gardeners have attended site and this visit and going forward now includes the deemed “Tesco” gardening areas located within their car park and outside their entrance etc. These areas are completed on the same frequency as Forman House deemed areas, 6 annual visits. The gardeners are next due on-site in November. The gardeners also cleared/cut back the area of vegetation that was starting to obstruct easy access to the pedestrian gate exit button.

Main Entrance Exit Button

Unfortunately we had to arrange an engineer to attend yesterday evening due to a resident pressing the emergency door release break glass (green call point). May we remind residents that this is only to be pressed in the event of an emergency. To exit the main entrance door, simply press the “press to” exit switch which will release the door. The engineer has returned to site today to replace this emergency green call point with one that you can reset with a key (rather than replacing the glass each time) along with fitting a protection cover so that it cannot be pressed so easily.

To improve security at the complex, Walton&Allen’s Trainee property Manager has instructed a quote for a closer to be fitted to the fire exit door, at the bottom of the spiral staircase leading out into the car park, due to residents unfortunately not closing this door behind them. Parts are on order and we will update this page once we have further information.

Residents Update Letter

An update and reminder letter has been sent to all residents today regarding various items in relation to Forman House including:

  • The Communal electricity meters replacement to smart meters on Thursday 15th September 2016 between the hours of 8.00am and 4.00pm.
  • Requesting that residents kindly provide their electricity meter serial number so Walton & Allen can re-label all of the electricity meters that were original labelled per plot number to reduce the risk of resdients reading the wrong meter, as per instruction from the Directors of Thomas Forman Building (Hucknall) Management Company Ltd.
  • An update on current ongoing repairs and recently installed items.
  • A reminder that it is a residents responsibility to dispose of bulky waste items and how Nottingham City Council will dispose of these items for FREE if residents contact them to arrange – www.nottinghamcity.gov.uk/bulkywaste or by phoning 0115 915 2000 / 0115 915 5555.
  • Information on Hyperoptic who install  fibre optic directly into an apartment and If at least 50% if the residents of the building register for Hyperoptic, then this can be progressed quickly meaning residents can achieve 1GB speed broadband. The council tax payer for the apartment can register their interest for Hyperoptic at www.hyperoptic.com.
  • Information on the leak procedure for Residents if they notice a leak coming from their apartment and if they notice a leak affecting their apartment.
  •  Information on what to do if Residents experience noise or anti-social behaviour from a neighbour.
Lighting

A electrician attended site late afternoon yesterday to fit light sensors to both the basement storage room and the foyer leading to this room. Residents no longer need to press a light switch, the lights will automatically switch on when a resident enters the area. Both timers have been set to an appropriate time for that room. They also replaced all of the basement storage room lights with LED replacements. This is another way that the Directors have agreed to make energy savings and also prevent lights being left on accidentally.

Bin Store Lights

Following a report of the bin store  lights not coming on, a member of the Walton&Allen Maintenance team has attended site to investigate and discovered that the button appeared to have been pushed hard which has caused it to stick in. This was adjusted and the tension tested.

Perimeter Fence

Walton&Allen’s Roaming caretaker has attended site today and carried out a walk around inspection of the communal areas. Some more of the perimeter fence has also been cleaned on this visit.

Bin Store Light

Following our comment below, a Walton&Allen Maintenance engineer has attended site and resolved the timer lag switch issue. Unfortunately the switch had jammed and due to the switch not releasing, the bin store light remained on. This switch was tested several times and it works fine which makes us believe this fault was caused by impact. May we take this opportunity to advise residents that they simply only need to press the switch once so the light turns on. You do not need to press this switch again to turn the light off. This switch is on a timer so will turn off after a certain amount of time.

Bin Store Light

Following the timer lag light switch being fitted to the bin store on 13.07.16 to prevent the issue with the light sometimes being left on, an Owner Resident has kindly reported that there is an issue with this switch causing the light to have remained on. Following our comment on 08.06.16,  Walton&Allen’s suppliers have investigated this issue and confirmed that the new batch of lights were unfortunately a  slightly different model so have ordered us 7 new lights and requested we send the others back due to the design fault.

Walton&Allen’s Property and Estate Director and Block Management Administrator have attended site today to carry out a site visit and 1 to 1 with the roaming caretaker of the building. An emergency light test was also carried out on this visit.

Car Park Lights

Walton&Allen’s Maintenance Director & Trainee Property Manager have attended site to investigate reports of an intermittent fault with the second batch of 7 car park lights fitted on 15/04/2016 remaining on in daylight. Unfortunately the majority of times Walton & Allen attend, the lights are working correctly. It was noticed that the design of the new lights slightly differ from the previous batch fitted 11.09.15 as the sensor is placed in a different location. Walton & Allen believe these new batch have a design fault so will contact our suppliers regarding this issue.

BT Boxes

After reports that BT left their equipment in a unsatisfactory condition following their recent visit, Walton&Allen’s Trainee Property Manager has been constantly trying to get through to the relevant department to get an engineer to resolve this. After spending the majority of this afternoon back and forth with departments at BT, we have successfully arranged an engineer to attend who resolved this issue at approx. 4pm today.

Cleaning of Pathway Railings

Walton&Allen’s Roaming caretaker has carried out their weekly visit today and alongside their regular duties they have started to clean the pathway railings starting at the car park gate side. Walton&Allen’s Trainee Property Manager has instructed them to do a section at a time on each weekly visit (weather dependent) due to the length of the pathway railings and so it does not affect the required weekly health & safety tests etc. As you can see by the below before and after pictures, this job will make a vast improvement.

A member of the Walton&Allen Block Management Team and the Roaming Caretaker has met with our fire contractors PLP on-site today to be trained how to carry out the weekly smoke vent panel test.

Vehicle Gate WORKING

Following the vehicle gate being out of order due to various required repairs, Walton&Allen obtained quotes from different contractors and have been working closely with the Directors of Thomas Forman Building (Hucknall) Management Company Ltd to decide on the most cost effective and best option for the building. Following authorisation on the 12/03/16, the agreed gate contractor (Joes Uk Ltd) attended site on 18/03/16 to remove the gate from site in order to take to the workshop for repair. This way no disruption will be caused to either the repair or residents wanting to enter in/out of the car park. The repaired gate was returned to site on 04/04/2016 but due to the weather conditions, the gate contractor could not complete the electrical side or return the gate to working order. They returned to site today and returned the gate to full working order.

Fallen Pathway Bollard Repaired

The pathway bollard light that had fallen has now been repaired. When the bollard light fell, it unfortunately snapped the base fixings. New fixings were required to repair the light, therefore the base had to be dug out, the fixings had to be replaced and then the base had to be replanted in.

Following reports from residents of an issue with the door entry system, our door entry contractor has attended site this morning and resolved the issue with the door mechanism. They have riveted the screws to hopefully prevent them from easily coming loose during the everyday use of the door and therefore stopping the door from jamming.

The Directors of Thomas Forman Building (Hucknall) Management Company Ltd (our clients) have instructed a quote to replace various emergency and non emergency lights throughout the block as per a recent report from our fire contractors. They have opted to replace the required lights with LED fittings and by replacing the existing  55w fittings with 14w LED fittings will lead to a dramatic saving in the energy used by the lighting. YESSS Electrical were the successful supplier and have advised us of approx. 3-4 days for delivery of parts. Once parts have arrived, W&A’s electrical will attend site to fit them.

Skylight Windows – Please be aware that on Friday 23/10/2015 contractors will be on the roof cleaning apartment skylight windows (external only) and communal corridor skylight windows (internal & external).

Juliet Balconies – If your apartment has a rear Juliet balcony, please note that these windows will only be cleaned down to the point where the glass panel obstructs access. Therefore it is your responsibility to clean the bottom half of the balcony door.

Terrace Areas – If your apartment has a rear gated terrace area, please ensure that your gate is unlocked so that our window cleaners have access to your terrace area.

Bin store area

Due to the amount of abandoned bulky waste items (furniture, large cardboard boxes etc.) in the bin store, the building had no other choice than to remove these items as they were a fire hazard. The bin store was cleared of all items yesterday, Wednesday 15/07/2015.

As of today, Thursday 16/07/2015, a fine system has been implemented for any resident that dumps items in the bin store or car park area.

Residents will be fined £100 on each occasion. We will also act on evidence we receive from residents who witness other residents dumping items.

It is the responsibility of residents to dispose of their unwanted bulky waste items. May we remind you of the FREE bulky waste collection service that Nottingham City Council offer to residents only, they will not offer this free service to Walton & Allen.

If your apartment has a rear Juliet balcony, please note that these windows will only be cleaned down to the point where the glass panel obstructs access. Therefore it is your responsibility to clean the bottom half of the balcony door.

If your apartment has a rear gated terrace area, please ensure that your gate is unlocked during the approx. hours of 10:00am to 1:00pm on Thursday 16/07/2015 so that our window cleaners have access to your terrace area.

  • A member of the Walton&Allen maintenance team is on site today to carry out an emergency light test.
  • Our maintenance manager is also attending site to familiarize himself with the building.
  • A member of Walton&Allen’s Block Management team is on-site this afternoon meeting potential cleaning and gardening companies.
Bulky Waste

If you have large items to dispose of such as mattresses or electrical items, it is your responsibility to dispose of them and not the management agents. Nottingham City Council offers a FREE weekly bulk waste collection. Please call them on 0115 915 5555 to arrange or visit the website on www.nottinghamcity.gov.uk for more information.

Personal basement lockers

The following notice has been hand delivered to all residents.

Flammable and combustible items must NOT be stored in resident’s personal lockers as doing so puts yourself and other residents at risk. May we please ask residents to immediately remove any dangerous or flammable items from their locker.

 

May we remind residents that all items stored in their locker are stored there at residents own risk. Walton & Allen cannot be held responsible for resident’s items.

 

It is also the responsibility of residents to maintain their own locker and always lock it after use.

Cleaning

A Walton&Allen operative is due on site today. He will be carrying out a temporary clean of the communal areas until we have instructed a full time cleaner for the site.

New management

We have taken over the management of Forman House today. A site inspection is planned for this afternoon with Walton&Allen’s Property and Estate Director together with our Administrator.

    We are pleased to announce that we have been instructed by the Board of Thomas Forman (Hucknall) Management Company Ltd to manage this block of 17 no. apartments and Tesco Express.

    The block is a former printing works having produced stationery, brochures, calendars, labels and newspapers for many prestigious companies in the past.
