Emergency Lights

Following our comment below, a member of W&A Maintenance team has returned to site today and finished replacing the required emergency light fittings within the Manors communal areas which consists of 10 round light fittings and an emergency bulkhead. The out of order bulbs within the chandelier were also replaced.

As budgeted for, the required 10 failed emergency lights within the Manor’s internal communal areas will be replaced tomorrow by a WALTON&ALLEN’S  Maintenance Engineer. They will also be replacing the out of order bulbs within the chandelier.

 

Fixed Wire Test

As budgeted for, an electrician is attending site this morning to carry out the Electrical Installation Condition Report (Fixed Wire Test) to the Manor’s Communal (Landlord) Distribution Board. This test is required every 5 years going forward.

The new financial year Service Charge Budget (01.05.17-30.04.17) went out to all Leaseholders and Owners in today’s post along with the tenant demand (invoice) for the year.

The contracted Gardeners for the Manor have attended site today to carry out their contracted maintenance visit to the Manor Grounds. They also carried out their first cut to the Estate Grounds Grass Verges along the external perimeter of the site. On their next visit in approx. 2 weeks time, they will address the small plant areas on the estates car park area.

Car Park Lights

Following our comment on 08.02.17, an electrician attended site yesterday evening and returned the car park light by Park View, along with the Manors pathway light adjacent to the main entrance door to working order. Both bollard lights has LED lamps fitted which provide more lighting yet more energy efficient.

Following our below comments, an Agenda has been sent to all Directors for the meeting commencing on 01.02.17. A further meeting will be commencing on 22.02.17 when another Director returns from holiday.

Car Park Lights

Following our comment on 24.01.17, an engineer has attended site today to investigate the reports that a couple of lights in the car park are not working. The engineer confirmed the light in the car park by Park View was indeed out and they are going to send us over a quote for replacing this lamp with LED. There were also two lights on the Epperstone Manor pathway that were not working. He was unsure what the issues with these will be so will also quote two LED lamps for these which he can return if not needed.

All other bollard lights around the houses and Manor Walk etc. were all working.

Following our below comments, Walton&Allen have collated all Directors further responses and a final email has been sent to all Directors with the proposed dates.

Following reports from a resident that one of the car park lights are not working, an electrician is attending either this evening or first thing tomorrow morning to look at this issue along with checking all other car park, manor walk and front entrance lights are in working order.

Following our comment on 19.01.17, Walton&Allen have received both contractors quotes which will be presented at the Directors Budget Meeting next month.

Following our comment on 11.01.17, Walton&Allen have collated all of the Directors responses and a secondary email has been sent to all Directors regarding arranging a date for the Directors Meeting.

Communal Landlord Fixed Wire Test

Walton&Allen’s Trainee Property Manager has contacted two electrical companies in order to obtain quotes for carrying out the required 5 year landlords fixed wire test to the communal electrical distribution board, as there is no evidence this has been previously carried out.

Handover

Following our below comments, unfortunately Walton&Allen have not received any of the requested documents, handover or transfer of funds. Walton&Allen have chased the Developers on this and asked for an urgent update.

Walton&Allen have contacted the board of Directors for Epperstone Manor Management Company Limited with proposed dates for the next Directors Meeting where the next year’s budget will be discussed and agreed or amended as required.

Following our comment on 14.12.16, although the developer agreed to provide a full handover and transfer of funds by 03.01.17, Walton&Allen have still not received this. Walton&Allen have chased the Developer and asked if they can provide the full handover, all agreed requested information from the last Directors meeting and transfer of funds by 9am 16.01.17.

PLP will be attending site this morning to carry out a service visit.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Fire Service Visit

PLP Fire are attending site on 05.01.17 to carry out their first contracted service visit to the smoke vents, dry risers, emergency lights and fire extinguishers.

External Lighting

Following a resident kindly reporting that all of the external lighting has stopped working, an electrician will be attending site today to investigate.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site this morning and carried out a walk around site inspection visit along with inspecting the standard of cleaning now there are contracted cleaners on-site for the internal communal areas of the Manor. They also met a contractor on-site in order to quote for a replacement intercom unit to a GSM system which connects to peoples mobile phones rather than using a handset within the apartment.

Epperstone Manor Gardening/Grounds

Following our comment on 15.11.16, Horizon have attended site mid-morning today as planned to carry out their first contracted gardening visit to the grounds of Epperstone Manor. Walton&Allen’s Trainee Property Manager met Horizon on-site as planned to discuss the compost area. The developer was also in attendance providing a history and detail to the grounds on-site.

Following our below comments, a Gardening contractor for the Epperstone Manor grounds has been decided. Horizon Landscapes have provisionally booked in their first for Thursday 17.11.16 (Weather dependent). Horizon Landscapes will know more next week and any updates will be posted on this bulletin board.

Landlords Supply Meters

It has become apparent that the two landlord supplies are on our of contract rates which are not cost effective. Walton&Allen has secured these landlord supplies on a one year contract on significantly lower rates and when comparing the rates over a one year term, will save the site approx. £1,500.

Communal Cleaning

Following our comment on 31.10.16, WR Ltd will be attending site today to complete the first clean of the communal areas. Please note; going forward the communal cleaning will be carried out fortnightly on Tuesday’s.

 

Epperstone Manor Gardening/Grounds

Following our comment on 21.10.16, the most cost effective solution for Epperstone Manors Grounds is to set up a compost heap within the Epperstone Grounds. Walton&Allen’s Trainee Property Manager is in correspondence with the Directors of Epperstone Manor Management Company regarding the most cost effective contractor and will await an agreed decision.

Communal Cleaning

Following our comment on 19.10.16, we have now been provided a key for the main entrance to Epperstone Manor so WR Ltd will be completing their first communal cleaning visit on Wednesday 9th November 2016. Going forward this cleaning will be carried out fortnightly on Tuesday’s.

Epperstone Manor Gardening/Grounds

Following our comment on 19.10.16, we have encountered a slight issue with the chosen contractor and what is actually included within their quote. Walton&Allen are looking into this and are in discussions regarding this matter.

Communal Cleaning

Following decisions made at a recent Directors meeting and review of a contract tender, as authorised, WR Ltd have been instructed on the communal cleaning for Epperstone Manor. We are awaiting a date for their first visit.

Following decisions made at a recent Directors meeting and review of a contract tender, the Directors made a decision on the successful tender and Walton&Allen will advise the contractor as required.

Fire System

Following decisions made at the recent Directors meeting, as authorised, PLP have been instructed on their contracted maintenance visits to the Fire Safety Systems in place at the Manor; Emergency Lighting, Smoke Vents, Fire Extinguishers and Dry Risers. We are awaiting a date for their first visit.

As Walton&Allen do not hold keys for this site yet, a copy of the key to the communal entrance door to Epperstone Manor has been requested from the developers. Walton&Allen can then provide this to the relevant parties, cleaning company etc.

Introductory Letter to Leaseholders

An introductory letter has been sent to all Leaseholders advising them of their access to this online bulletin board along with the option to download our Walton&Allen app which provides them direct access onto this page and provides an easy way to report any issues etc. This letter also commented on Walton&Allen’s emergency out of hours number and an emergency contact form was enclosed for Leaseholders to kindly complete and return in the pre-paid envelope enclosed. This letter also informed Leaseholders that the Directors of Epperstone Manor Management Company Limited are having a Directors Meeting on 06.10.16 and asked Leaseholders to email any comments they wish the Directors to include for discussion at this meeting to blockmanagement@waltonandallen.co.uk.
