External Window Clean

The contracted window cleaners have attended site today and carried out an external window clean.

Gardening

The contracted Gardeners are due on-site Monday 17.07.17 to address the gardening as per their contracted visits.

Smoke Detectors

Following our comment below, Walton&Allen’s Roaming Caretaker has attended site today and replaced the battery to all communal smoke detectors within both blocks along with carrying out a smoke detector test. They also resolved the issue with the Block B Ground Floor light, returning it to working order.

Smoke Detectors

The batteries in all communal smoke detectors to both blocks will be replaced tomorrow 22.06.17 by Walton&Allen’s Roaming Caretaker. The smoke detectors will be tested thereafter. Going forward, Walton&Allen’s Trainee Property Manager will carry out the smoke detector test on every monthly visit along-side the emergency light test.

Site Visit

Walton&Allen’s Trainee Property Manager has attended site and carried out a walk around inspection of the communal areas and completed the monthly emergency light test.

Fixed Wire Test

Following our comment on 02.06.17, Amptron are attending site today to commence the Fixed Wire test to the communal distribution boards.

External Window Cleaning

Following a recent tender carried out for these services, a company called Clean Slate have been instructed on cleaning all external windows on a 4 monthly frequency (three cleans per year) as instructed by the Directors of Hucknall Court Management Company Ltd. We are currently awaiting dates for their first clean along with a schedule of cleans going forward.

Fixed Wire Test

Following our comment below, Amptron will be attending site Monday 05.06.17 to start the fixed wire tests to the communal distribution boards.

As budgeted for, the 5 year fixed wire test/Electrical Installation Test to the communal Distribution boards has been instructed, awaiting a job date.

Block B (Apt 1-4) Ground Floor Light

Following our comment on 19.04.17, we are aware from today’s site visit that the internal ground floor light by the entrance door is out again. The electrician that attended on 19.04.17 has been made aware and will be returning to site. Once we have an update on their attendance we will update this page.

Walton&Allen’s Trainee Property Manager has attended site and carried out a walk around inspection of the communal areas and completed the monthly emergency light test.

Electricians Visit

Following our below comment, an electrician has attended site today and replaced the ground floor light sensors by the rear door in Block A that had failed. The ground floor light sensor by the front door did not end up needing to be replaced as a loose wire was fixed that was causing the intermittent issue.

Following our below comment, the replacement light sensors for the ground floor in Block A (Apts 18-23) have been delivered and an electrician is attending site Wednesday 10.05.17 to replace.

Following our comment on 19.04.17, Replacement light sensors for Block A (Apts 18-23) Ground floor have been ordered, awaiting delivery. Once delivered, the electrician will return to site to fit.

Electrician’s Visit

Following our comment below, an electrician has attended site today and carried out the following:

  • Block B Apts 1-4 – Returned the ground floor light by the main entrance door to working order
  • Block B Apts 1-4 – Investigated the buzzing sound coming from the main intercom unit by the entrance door following yesterday’s report and isolated the flat causing the issue to stop the sound causing annoyance to nearby apartments. As they were not aware which flat was causing this issue they knocked on each door but unfortunately there was no answer therefore a notice has been put in the block to ask the affected apartment to contact W&A.
  • Block A Apts 18-23 – Returned the ground floor light by the rear entrance door to working order
  • Block A Apts 18-23 – Investigated the issues with the ground floor light sensors but unfortunately replacement sensors are required.
Block 1-4

Walton&Allen have been made aware of a constant buzzing noise coming from the intercom unit at the main entrance door along with the ground floor light being out of order. We have reported these issues to an electrician who will be attending site as soon as possible.

Directors and Officers Insurance

As per the budgeted item, Walton&Allen have sent quotes over to the Directors of Hucknall Court Management Company Ltd.

Communal Cleaning & Gardening

Following our comment on 28.03.17, Walton&Allen’s Trainee Property Manager has attended site this morning and met the new cleaning and gardening company City & Country. On-site was an office based member of staff, a member of the allocated cleaning team for this site and the allocated member of the gardening team for this site. Walton&Allen’s Trainee Property Manager showed the cleaner and gardener around the site and explained the expected job specification along with answering any questions they may have.

The first cleaning and gardening visit was carried out today after the handover was complete.

2017 Service Charge/Credit Control

Due to it being 21 days from the 2017 budget and invoice being sent out to all Leaseholders, our Credit Controller has reviewed this building and sent out any reminders that are required or contacted leaseholders etc.

WALTON&ALLEN’s Trainee Property Manager has attended site this morning and carried out a walk around inspection of the communal areas. An emergency light test was also carried out on this visit.

Communal Cleaning

Following our comment below, Walton&Allen’s Trainee Property Manager is meeting the cleaning team and supervisor on-site on the morning of Tuesday 04.04.17 to run through the cleaning specification, what is expected and to hand over a set of keys.

Communal Cleaning and Gardening

After reviewing the finances, there are now sufficient funds coming in to instruct the cleaners and gardening contractors. As budgeted for, the cleaners have been instructed to attend site Fortnightly and the Gardeners will be attending Fortnightly during March-November (inclusive) and Monthly December-February (inclusive). We await correspondence from the company regarding their first attendance visit.

Following our comment on 03.03.17 and approval of the 2017 by the Directors of Hucknall Court Management Company Limited, Walton&Allen have spent the majority of the afternoon preparing the 2017 budget and cover letter to be sent out to all leaseholders this week.

Communal Cleaning

Walton&Allen’s Roaming Caretaker has attended site today to clean the internal communal areas including the wiping down of the bannisters to both blocks. They also managed to wipe off some of the major scuff marks on the walls throughout the blocks. They carried our an external litter pick of the complex, cleaned the door frames to the block entrance doors, cleaned the letterboxes and intercom units and wiped down the archway above the front entrance to Block A. They were also instructed to change the light bulb to the light by the Block A car park entrance door, returning the light to working order.

2017 Budget

Following our comment below, Walton&Allen’s Trainee Property Manager has been in correspondence with the Directors of Hucknall Court Management Company Limited (our clients) regarding the proposed budget, answered any questions and sent a revised budget following a couple of comments.

Communal Cleaning

Following our comment on 03.02.17, WALTON&ALLEN’s Caretaker has attended site today to clean the internal communal areas and tidy the external, litter pick etc.

An emergency light test was carried out and the recent works carried out to the Block B loose handrail and Block A front door closer were also checked on this visit.

External Street Light

Walton&Allen has been informed of an external street light that has failed. As Walton&Allen are still dealing with the handover from the previous managing agent, we are awaiting confirmation on who’s responsibility that is to maintain as it is on the estate.

Walton&Allen’s Trainee Property Manager and Managing Director have spent the majority of the afternoon going through the first set of handover documents that the previous management company have provided.

Communal Cleaning

Whilst we await the handover from the previous managing and are more clear on the financial situation, Walton&Allen have arranged for their caretaker to attend site on Thursday 09.02.17 and 23.02.17 to clean the internal communal areas of each block and carry out an external litter pick etc. Please note – our caretaker is not a professional cleaner however we have arranged this service in the meantime and once we have more of an insight into the handover, we can look at professional cleaning companies.

Handover Documents

Following receiving a list of leaseholder details from the previous Managing Agent, Walton&Allen have sent an introductory letter to all leaseholders which includes Walton&Allen’s bank account details in order for leaseholders to immediately cancel any standing orders or direct debits set up with the previous agent and set a new standing order up with Walton&Allen.

Site Visit

A potential gardening contractor has attended site today in order to quote for maintaining the landscaped areas.

Handover Documents

Walton&Allen have chased the previous managing agent Blue on the first few handover documents that were promised to be sent over by the end of last week.

Urgent Maintenance Repairs

Following our comment on 20.01.17, Although Walton&Allen are still awaiting the full handover from the previous managing agents. The Directors of the Management agreed for Walton&Allen to address the urgent maintenance issues that could pose a security or health and safety issue. A member of the Walton&Allen Maintenance team has attended site today and carried out the following:

  • Block B – Re-secured a section of the top floor stairwell handrail that had loosened from the wall
  • Block A – Secured the front door stay that had become loose so that the door shuts and locks easier. Replaced the door closer to prevent the door slamming
  • External Lights – Investigate faults with all external lights. The lights above each entrance door were returning to working order as they required a new lamp however the two higher level lights located on the rear of the building require further investigation.
Urgent Maintenance Repairs

Although Walton&Allen are still awaiting the full handover from the previous managing agents, there are a few maintenance issue’s that Walton&Allen’s Trainee Property Manager noticed on their recent site visit that could due with urgent attention. Walton&Allen’s Trainee Property Manager has contacted the Directors of the Management Company to seek authorisation to attend to these.

Site Visit

Walton&Allen’s Trainee Property Manager and Administrative Assistant met a contractor on-site this morning to quote for cleaning the internal areas and the garden maintenance. They also tested and organised all keys passed on from the previous managing agent and erected some required signage internally in each block.

Walton&Allen’s Trainee Property Manager met Blue Property Managements caretaker on-site for a secondary handover visit in relation to the electricity meters and any outstanding maintenance.

Walton&Allen’s Trainee Property Manager has attended site this morning to meet a representative from the previous managing agent, Blue Property Management, for the handover of access keys. Walton&Allen’s Trainee Property Manager also carried out their first site walk around to familiarise themselves with the newly appointed site.

New Management

We are pleased to announce that as of today, 01.01.17, Walton&Allen have been appointed as block managing agents for Dukes Court.
