Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

Bins collected by Lincoln City Council refuse collectors. Refuse collection - every Wednesday, Recycling collection - every other Wednesday & Gardening waste collection - every other Tuesday.

Large Item Collection

It is the residents responsibility to dispose of bulky items. You can contact Lincoln City Council to arrange this by visiting their website.

Out of Hours Emergency Line: In the event of an emergency please call the office on 0115 9243304/0115 9241813 the answer phone message will give you the current emergency call out number. Please note if the call out is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the call out.

Site Inspection

WALTON&ALLEN’s Property & Estate Director has attended site today and carried out a walk around inspection of the communal areas. An emergency light test was carried out on this visit and a meeting with the Directors of Crown Mill was also held on this visit.

Lift

The lift engineers have attended site today and carried out a service to the lift.

Weeding

Walton&Allen’s Property and Estate Director is currently looking at tenders for carrying out weeding on site as the residents who previously did the weeding on site out of good will has now left.

WALTON&ALLEN’s Property & Estate Director has attended site and carried out a walk around inspection of the communal areas. An emergency light test was also carried out on this visit.

Leak

Following a report of a overflow leak, a contractor has attended site today and cleared the guttering. We have also contacted the relevant party to request the issue is resolved as soon as possible.

Lift – approx. 9:00am

Following our comment dated 25.04.17, the lift engineers have attended site to investigate the noise issue with the lift. No faults were found, the lift guides have been lubricated and the lift is working as normal.

Lift – approx. 9:50am

Following a report of the lift making a grinding sound when in use, we have contacted the lift company this morning and requested a call out so an engineer can attend to investigate this issue as soon as possible.

Lightning Protection

Following our comment on 21.041.7, PTSG will be attending site today between 8am & 5pm to carry out the required repair to the lightning protection system.

Following our comment on 18.04.17, PTSG will be attending site on Monday 24.04.17 to carry out the required repairs for the lightning protection system.

Lightning Protection

PTSG Electrical Services Ltd have been instructed to complete the required repairs to the lightning protection system following the recent test. We are currently awaiting their attendance date for this to be carried out and we will update this page with this information once this has been received.

Walton&Allen’s Property & Estate Director has attended site and carried out a walk around inspection of the communal areas and completed an emergency light test.

AGM

The Crown Mill AGM was held today.

WALTON&ALLEN’s Property and Estate Director and Administrative Assistant has attended site this afternoon and carried out a walk around inspection of the communal areas. An emergency light test was also carried out.

Service Charges

Walton&Allen’s Credit Controller has reviewed the arrears today and letters have been sent to the relevant Leaseholders.

Item Removal

Following our comment on 06.03.17, a contractor from City & Country will be attending site today to remove the large item from the communal area.

Fixed Wire Test

Walton&Allen’s Property and Estate Director has contacted some electrical companies today to request quotes for the 5 year fixed wire testing to be carried out which is due in October 2017.

Break Glass Repair

Following a report of one of the break glass call points needing repair, Walton&Allen have received a quote for this to be carried out and this has been instructed by Walton&Allen’s Property and Estate Director today.

Item Removal

Following our comment on 03.03.17, Walton&Allen have been informed that hopefully a contractor from City & Country will be attending site tomorrow, Tuesday 07.03.17, to remove the large item from the communal area.

Following our earlier comment today, Walton&Allen have received a quote from City & Country to attend site and remove the large item. This has now been instructed and we are currently awaiting an attendance date that this will be carried out.

We are aware a large item has been left within the communal areas. We are currently arranging for this to be removed.

Lighting

Whilst on site today, the cleaning contractor has replaced 2 light bulbs within the communal areas, 1 in a corridor and 1 in the fire escape staircase.

Insurance Inspection

An insurance inspection of the building was carried out with the insurers Risk Stop on 20.02.17. Following this inspection there were no risk improvements which were highlighted.

Front Door Handle

Following our comment earlier today, an engineer has attended site and adjusted and tightened the door handle.

Following a report of an issue with the door handle on the main front door, it has been arranged for an engineer to attend site today to investigate the issue as soon as possible.

Lift

The lift engineers have attended site today to carry out a service visit to the lift. Walton&Allen have requested that the engineers look into the noise issue with the lift whilst carrying out this visit.

Key Safe

Following our comment on 11.01.17, a contractor has attended site today and fitted a new key safe.

2017-2018 Budget

The draft 2017-2018 budget has been sent to all Directors of the Crown Mill (1993) Management Company Ltd by Walton&Allen’s Property and Estate Director today.

WALTON&ALLEN’s Property and Estate Director has attended site this morning and carried out a walk around inspection of the communal areas. An emergency light test was also carried out. They also met with Risk Stop on site and carried out a 2 hour insurance inspection on site.

AGM

Following our comment dated 16.02.17 and the booking confirmation of the venue, the invites for the AGM, which is being held on 08.03.17, have been sent to all Leaseholders today.

Walton&Allen’s Property and Estate Director has booked a venue for the AGM which is being held in March.

Lift

Following a report of the lift making a noise when in use, Walton&Allen have contacted the lift company today to arrange for an engineer to attend as soon as possible. We would recommend the lift not being used in the meantime if possible.

Main Entrance Door

Following our earlier comments, Lincoln Security have attended site today and replaced the lock to the main entrance door. The access code has remained the same.

Lightning Protection Test

Following the comment dated 13.01.17, the lightning protection test was due to be carried out 30.01.17, however this was unable to be carried out on this day.

PTSG will be attending site today to carry out the lightning protection test.

Following our earlier comment, an engineer has attended site and resolved the issue with the main entrance door.

Following reports of an issue with the main entrance front door, we have requested an engineer attends site to investigate the issue.

Site Inspection

Walton&Allen’s Property and Estate Director and Block Management Administrative Assistant have attended site this morning and carried out a walk around inspection of the communal areas and an emergency light test. A meeting was also held on this visit with the cleaning contractor to discuss the cleaning and maintenance of the building.

Lightning Protection System

The annual Lighting Protection Test for Crown Mill has been instructed today. The lightning Proptection Test and Inspection is due to be carried out in January 2017 and we are currently awaiting a date that the engineer will be attending. We will update this page once this information has been received.

Key Safe

Walton&Allen’s Property and Estate Director has contacted City & Country today to request if we can be provided with a quote for a key safe to be supplied and fitted on site.

Door Lock

Following a report of an issue with the lock on the entrance door, an engineer has attended site to investigate and has found no issue with the lock. We have been informed by the engineer for future reference that the current lock is now obsolete, therefore we have requested a quote for a new lock for future reference.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Service Charges

Walton&Allen’s Credit Controller has been reviewing arrears within the takeover of the building & sending letters to the relevant Leaseholders.

Meeting with Cleaners

Walton&Allen’s Property and Estate Director has attended site today and met with the Cleaning Company to discuss the cleaning on site.

Emergency Light Tests

Walton&Allen’s Property and Estate Director has carried out an emergency light test whilst on site today.

Lift – Working

Following our comment on 23.11.16, the lift engineers have attended site and returned the lift to normal working service.

Lift – Out of Order

We are aware the lift is currently out of order, this has been reported to our lift engineers who will be attending today.

New Management

We are pleased to announce that as of today, Friday 4th November 2016, WALTON&ALLEN have been appointed as block managing agents for Crown Mill.

Out of Hours Services

Information regarding Walton&Allen’s out of hours services has been sent to all leaseholders and residents today.

Site Inspection

Walton & Allen’s Property & Estates Director is due to attend site on Friday 04.11.16 to carry out an inspection with one of the Directors. This inspection will be to gather further information, put up notices and collect handover material.

New Management

‘This notice is to inform you that Walton & Allen will be taking over the management of the common parts of Crown Mill. This will take effect on Friday 4th November 2016.

 The Directors of Crown Mill (1993) Management Ltd made the decision to change the managing agent in order to further improve the building and related matters.

 Hodgson Elkington/Lambert Smith Hampton have willingly agreed to stand down and is in the process of transferring information over to us.

 Service Charges

From 4th November 2016, service charge payments should be paid to the new client account, details of which are in a letter send to owners, dated 2nd November 2016, under separate cover.;

 Please cancel any previous payment arrangements you have with Hodgson Elkington/Lambert Smith Hampton as soon as possible.
