Meter Readings

To request a meter reading, please fill in the form on your main entrance noticeboard. If your building does not have a noticeboard form, please use the Walton&Allen app or click here to request one via our website.

Refuse Collection

The cardboard and paper Bin is collected fortnightly on Thursdays and the normal waste Bins are emptied weekly on Tuesdays. These are located in the basement car park. If you have larger items that cannot be disposed of in the bins please contact Coventry City Council on 0500 834333 to arrange collection.

Cleaning and Caretaker

The caretaker's working hours are Monday-Friday 7am to 3:30pm.

Anti-social behaviour – If notice any anti-social behaviour please report to Coventry City Council on 024 7683 2063.

Out of Hour Emergency Line: In the event of an emergency please call the office on 0115 924 3304/0115 924 1813 the answer phone message will give you the current emergency call out number. Please note: If the callout is deemed not to be an emergency or to be the fault of the tenant then you may incur a charge for the callout.

Fire panel test: The weekly fire panel test will be carried out Friday mornings.

A quote for the annual lightning protection test that is due in August has been instructed. We are currently awaiting an attendance date from the contractors.

Car Park Doors & Roller Shutter

TSS have attended site today and rectified a fault with the new car park doors to Block A, they have also re-fitted the safety edge on the roller shutter.

Touch up painting

Neil the caretaker has completed touch up painting in Block C today.

Omega have attended site and completed the at height man safe equipment test.

Fallen Tree

We are aware of the fallen tree which is blocking one of the fire exits, this has been reported to the council and we are currently awaiting for them to attend to remove it. The caretaker of the building is placing a notice on site to inform residents to use the other fire exit until this has been resolved.

 

Hyperoptic Broadband

Following our comment on May 23rd, Hyperoptic have not completed the install in B2.

Car Park Lights

Following our comment on the 25th May, a member of the Walton&Allen Maintenance Team is on site today to start replacing the lights in the car park.

Walton&Allen’s Property Manager has approved a quote for the Maintenance Team to replace the lights in the car park to LED’s. Going forward these will be more cost effective for the building.

Structural Survey

Following our comment on the 18th May, a representative will be on site today from Collin’s Hall Green to complete a structural survey.

A member of the Walton&Allen Maintenance team has attended site today and carried out an emergency light test and sweep of the communal areas.

Hyperoptic Broadband have confirmed that they will be on site from the 23rd May to start installing their broadband.

External Render Painting

Following our comment on the 30th March we have been advised that RS Decorators have provisionally booked their start day for the 15th May 2017, the work will be weather dependent and can be reviewed closer to the time.

Bulky Waste

A quote from JLA has been instructed to remove all bulky waste from site. They are looking to attending on Wednesday 3rd May.

Sterilizing Services are on site today carrying out the bi-annual tank check.

Emergency Lights

A member of the Walton&Allen Maintenance team is on-site today to replace the failed emergency lights in the car park.

External Render Painting

Following our comment on the 9th December 2017, after reviewing the quotes received with the Director of the RTM we can confirm that RS Decorators have been awarded the contract for the external painting to the render. We are currently awaiting an attendance date and time scale from them.

Lift Service

Express Lifts have been on site today and completed a routine service visit on all the lifts.

Car Park doors into the block.

Following our comment on January 6th, the steel doors have been delivered to our contractors and they are being fitted today.

Roller Shutter

Total Secuirty Systems have attended site today and fitted a new motor to the roller shutter. They have left the shutter in full working order.

Gutter Clearance

Walton&Allen’s Property Manager has contacted Roger Needle Cleaning Services in order to arrange for an height gutter to be cleaned that if affecting an apartment in Block B1. Roger Needle Cleaning Services will be attending tomorrow 10th February 2017.

Fire System Contracts

Walton&Allen’s Property and Estate Director has been in correspondence with a fire contractor today in regards to the fire system contract for the building.

Broadband Services at Beauchamp House

Beauchamp House has the broadband infrastructure put in place by BT Openreach, so that broadband providers (if they believe the demand is there) can start providing internet. Please note BT Openreach only provide a framework, they do not provide the broadband service.

A few people have been asking when they will be able to receive broadband and BT Openreach have provided the following statement in response to one of them:

The reason for the building not being supported by Broadband services is not demand driven.  The building has had the internal works done so I am chasing up if there are any delays on the external works (i.e. extra capacity required in the exchange). Once both internal work and external work is completed and a simple test done to ensure there are no breaks in the fibre then we sign it off and the ISP’s will be able to order ultrafast against his apartment.

As you can see the work being held up is BT not W&A.

W&A have no say in the works so please be patient at this time.

Engineering Insurance

Walton&Allen’s Property Manager has instructed our insurance brokers to go ahead with the renewal of the engineering insurance for the building.

Roller Shutter repair

Total Security Systems have attended site and carried out a repair to the roller shutter. The shutter was left in full working order.

Roller Shutter

Walton&Allen’s Property Manager has instructed HCS Automation to carry out bi-annual service visits to the roller shutter. Their first visit will be tomorrow 11th January 2017.

Car Park doors into the block.

Walton&Allen’s Property Manager has instructed a quote to replace all of the car park doors with Steel doors. This improvement will help with the security to the building. We do not have an ETA as of yet for these doors as they all have to be made to order.

Salt/Grit within the Communal Areas

We would like to politely remind all residents that the responsibility for salting/gritting the communal areas is the responsibility of the residents. Please note; even if salt/grit has been provided by the management company, Walton&Allen or the management company take no responsibility for salting/gritting the communal areas.

Caretaker Off-Site

Neil the caretaker will be leaving site at 2:30pm today. There will be no caretaker service due to annual leave on the bank holidays and also on the 28th December 2016. Usual caretaker service will resume on 29th December 2016.

External Render Painting

Walton&Allen’s Maintenance & Contractor Director has approached companies in order for quotes to be obtained for the external render of Beauchamp House to be cleaned and repainted.

The Broadband installation has now been completed in Block C, the engineers will next be working in Block A.

Following our comment 28th September 2016, MapGroup who work on behalf of BT Openreach have confirmed that they will be on site from the 24th November 2016 to install Fibre Optic Broadband to the building. They have estimated that they will be on site for 5 working days.

Broadband Survey

Map Ground on behalf of BT Open Reach have attended site today to carry out a survey to see if fibre optic broadband can be installed at the building.

Following our comment on the 8th September, the carpet cleaning will now be completed on the 27th, 28th and 29th of September 2016.

New Property Manager

Walton&Allen’s Block Management Administrator has attended site with Walton&Allen’s new property manager to familiarise them with the building.

Following our comment on 19.04.16, the cleaning of the communal carpets has been instructed today. ChemDry will be attending site on Monday 19.09.16 to complete the cleaning of the carpets within the communal areas of all of the blocks. Please note, the carpets will take approx. 2 hours to dry once they have been cleaned.

BT Survey

BT are going to be attending site and carrying out free surveys to determine whether it is eligible for free super fast BT broadband upgrades. We are currently awaiting a date that BT will be attending and will updated this page once this information has been received.

Service Charges – Advanced Demands

Walton&Allen’s Credit Controller has sent the Service Charges Advanced Demands to all leaseholders  today.

Security Fencing

Extra security fencing for the site is currently in fabrication and painting. The fencing should be being fitted within the next few months.

Bin Collection – approx. 12:30pm

Following our comment below, the bins have now been emptied by Coventry City Council’s refuse collectors.

Following our comment on 19.07.16, Walton&Allen’s Block Management team have emailed and phoned Coventry City Council again in relation to the bins that had not been emptied. We have been informed that they will look into this for us and arrange for the bins to be emptied as soon as possible.

Following our earlier comments, a member of the Walton&Allen Maintenance team has attended site and traced the leak whch has been affecting the basement in Block D back to an apartment. The water supply to this apartment has been isolated and will be repaired today.

Decorating Block D Stairwell

PLP will be on site today to carry out the fire alarm testing, please do not be concerned if you hear the fire alarm sounding.

Whilst on site today, an operative from PLP has investigated to determine if the leak could be coming from a dry riser. The operative confirmed that this is not the source of the leak. The Walton&Allen Maintenance team and the caretaker will continue to investigate other properties and communal areas.

Block D Leak

It has been reported that there is a leak coming into the basement in Block D. We are currently working with the caretaker of the building to investigate communal areas of the building and contacting letting agents in order to gain access into apartments to investigate the source of the leak.

Following our comment on 05.04.16, the lift engineers have attended to the lift today and unfortunately parts are required in order to carry out the repair. The contractors have informed Walton&Allen that they will be re-attending to the lift tomorrow.

We are aware that the Block C lift is out of order (the doors will not open). This has been reported to our lift engineers who will attend as soon as possible.

Rubbish/Waste

Due to the unfortunate amount of rubbish that has been dumped in the car park and bin store floor by residents, Walton&Allen’s maintenance engineer, who is covering Neil the caretakers absence today, has unfortunately spent the majority of today putting all rubbish/waste into the actual waste bins provided on-site, therefore has not managed to cover the usual daily duties like cleaning the blocks etc. Although the refuse collectors attended site today as per usual, due to the excess amount of rubbish, the majority of bins are now full again; therefore we are currently trying to arrange an extra collection with the council. If we are successful with this, we will update this bulletin board.

May we take this opportunity to ask all residents to dispose of their rubbish/waste correctly. This means putting your rubbish/waste in the actual bins provided on-site. Refuse collectors will refuse to dispose of rubbish that is not placed in the actual bins. Please respect both the building and other residents living within the complex.

Refuse Collectors on Strike

We have just been informed by Neil the caretaker that Coventry City Council Refuse Collectors are on strike today, meaning the bins are not being collected today. As a result of this, the bins are now full. Therefore in the meantime, it would be appreciated if residents could ensure that they condense any rubbish they have and place it neatly in the bins.

Site Visit

Two members of the Walton&Allen Block Management Team has attended site and hand delivered new roller shutter fobs to local letting agents as requested and to tenants whose landlord agreed for them to be delivered.

MetalMan are due on site for the next two days to fit a new anti-vandal closer to the courtyard gate and to reinforce the maglock mount.

Following the comment below, our lift engineers have attended site today. No fault was found to be causing the reported noise. The engineers lubricated the rollers and rubbing blocks and adjusted where necessary.

Repairs to Smoke Vents

Further fire repairs to smoke vents have been approved to increase the health and safety of the block.

Bin Store Area

MetalMan have attended site today to fit a gate across the bin store door. The caretaker will move 3 bins out of the bin area each day, this is to prevent ‘bin divers’ coming to the site.

    9th March 2015 Neil the Caretaker is on annual leave today, Tuesday 10th, Wednesday 11th and Thursday 12th March 2015. He returns to work on Friday 13th March 2015.

    18th February 2015 Approx. 1:30pm – Bins EMPTIED

    Following our comment below, the refuse team have attended site and emptied the bins. They did not collect these yesterday as they assumed they would not have access due to the shutter repair.

    We are aware that the bins were not emptied yesterday (Tuesday 18.02.15) as scheduled. Neil the Caretaker has phoned Coventry City Council to report this and was provided the ref: 240 501 for his report. W&A Block Management team have also emailed a supervisor at the council to also report and ask that the bins are emptied ASAP.

     

    17th February 2015 Approx. 3:30pm – Roller Shutter WORKING

    Our gate contractors have been on-site today and repaired the roller shutter and boxed off the controls.

    This is following the unfortunate vandalism on 23.01.15 caused by someone tampering with the shutter and its controls to gain entry. Unfortunately on Monday 26.01.15 we found that further damage was caused to this shutter over the weekend from a vehicle that is taller than the restriction trying to enter the car park.

    To stop the constant faults with the shutter being tampered with, we have had to wait for a steel boxing unit to be manufactured to order to cover the controls to stop people being able to tamper with them. We have had to wait for this to be fitted before returning the shutter to working order. Our gate contractors have today fitted the manufactured steel boxing unit over the controls and carried out the full required repair to the shutter returning it to working order.

    NOTE TO RESIDENTS – Please note that you will have to get a little closer to the shutter when using your fob due to the steel boxing being fitted.

    11th February 2015 Neil the Caretaker will be off-site from approx. 12:45pm to 2pm today personal circumstances.

    27th January 2015 Following our comment below, Neil has filled in the holes and damage to the wall following the vandalism to the Block C 2nd floor stairs handrail. He will leave this to dry overnight and then continue this repair tomorrow by refixing the handrail to the wall.

    23rd January 2015 Neil is aware and in the process of re-fixing/repairing the Block C 2nd floor stairs handrail which has unfortunately been vandalised and ripped off the wall.

    17th November 2014 Our security contractors have attended site and repaired the Block B1 Courtyard door maglock. This door is now in working order however requires residents to fully close the door behind them when entering and exiting the building.

    Following our comment on 06.11.14, although the roller shutter has remained in working order since its repair on 29.10.14 there were further parts that were required in order for this fault not to happen again. Our engineers received all of the required parts and were on-site today to fit them.

    6th November 2014 – Roller Shutter

    Following our comment below, there is a delay with the delivery for the required parts. The new ETA for the remaining parts is w/c 10.11.14. The roller shutter remains in working order.

    Following our comment below, we have today received and instructed the roller shutter repair. The required parts have been ordered and the ETA of these parts is early next week. Our gate contractors intend to carry out this repair mid next week, dependant on delivery.

    15th October 2014 – Roller Shutter

    Following the excessive amount of phone calls we received yesterday morning (Tuesday 14th October) reporting that the roller shutter was unfortunately stuck in the down position, we immediately arranged for a member of our maintenance team to manually get the roller shutter in the open position to allow residents in and out of the car park. We then urgently arranged for our gate contractors to attend yesterday to fix the fault. Our gate contractors attended late yesterday and resolved the fault.

     

    13th October 2014 Neil the Caretaker is on Annual Leave for 2 weeks, returning on work on Monday 27th October 2014. A member of W&A Maintenance team is on-site every day during his holiday covering the caretaker duties.

    3rd July 2014 – Bulky Items

    Following our comment below, unfortunately Coventry City Council did not remove the items on 30th June as promised. We have chased them and they are due on-site today to remove them.

    May we remind residents that it their responsibility to remove of these bulky items and If you cannot arrange for these items to be collected yourself then please contact Coventry City Council by phoning 0500 834 333.

    We have arranged for Coventry City Council to remove the bulky waste items (furniture items etc.) in the bin store. They are due to remove these items today between the hours of 7am-4pm.

    10th June 2014 – Block C Lift

    Following our comment on 27th May, our lift engineers were on-site all day yesterday, 9th June 2014.

    They fit the repaired drive unit however were unfortunately experiencing speed issues therefore they have isolated the lifts while they await information from the technical department.

     

    30th May 2014 – Terrestrial TV Signals

    Cable Guys have been on-site today and repaired the part. They have moved the position of the aerial so that if anything goes wrong in the future we do not have to hire a cherry picker to access it.

    If residents experience any further problems, please retune your TV.

    Any further problems will be an issue with your personal system and not the communal system.

     

    27th May 2014 – Block C Lift

    Following our comment on 16th May 2014, we have today instructed the repair to the drive unit. The repair will be carried out off site at the repair shop and the lead time for this repair is approx. 5 days. Once the repair has been made our lift engineers will return to site to fit the drive unit.

    23rd May 2014 – Terrestrial TV Signals

    Cable Guys thoroughly investigated the sporadic terrestrial TV issue at the building. After investigating all of the system the issue has been diagnosed as a master head amplifier. There is a signal back but only at 70%. This may mean that some channels are affected. We have approved for the master head amplifier to be repaired but this requires a cherry picker. The earliest we can get the part and the cherry picker is Friday 30/5/2014. We apologise for the delay.

    21st May 2014 Terrestrial TV Signals

    Following our comment on 19th May 2014, some residents are still experiencing problems with their terrestrial signal. Cable guys will be returning to site on Friday 23rd May 2014 at 11:30am to investigate this problem further and require access into a property that is experiencing problems.

    Please Note – If you are experiencing problems with your terrestrial signal and can provide our contractor with access on Friday 23rd May 2014 at 11:30am, please contact Walton & Allen urgently on 0115 9243304 so that we can resolve this issue.

    21st May 2014 A member of W&A maintenance team is on-site today covering caretaker duties which will include clearing rubbish from the communal corridors which residents have sadly dumped/littered and tidying the bin store area due to residents not disposing of their waste correctly.

    May we remind residents to not dump their rubbish in the communal corridors and to put their waste in the actual bins, located in the bin store in the car park, rather than on the floor of the bin area as this is not only causing an unsightly mess but refuse collectors will often refuse to dispose of any rubbish/waste that is not located in the actual bins.

    Following our comment on 9th May 2014, our lift engineers have attended site today however unfortunately they found an issue with the drive unit. Our lift engineers have removed the drive unit and taken it off site to a repair specialist. We are currently awaiting a report and quotation for the repair. This lift will have to remain isolated for health & safety reasons until further notice.

    6th May 2014 – Interim Caretaker on site

    Please make sure all rubbish is correctly disposed of in the bins located in the bin store. There was an excessive amount of rubbish disposed of around the site which was not disposed of correctly.

    1st May 2014 – Caretaker not on site

    Due to unforeseen circumstances there will be no caretaker on site until Tuesday 6th May 2014. Please make sure you dispose of your rubbish in the bins provided in the bin store and do not leave them in the corridors. These cause a health and safety hazard.

    1st May 2014 – Block C Lift OUT OF ORDER

    We are aware that the Block C lift is unfortunately out of order. We have reported this to our lift engineers who will be attending on site on Tuesday 6th May 2014 to investigate the issue.

    30th April 2014 – New Fire Panel Works Complete

    We can confirm that our fire contractors PLP have completed the installation of the new fire system.

    Following our comment on 28th April 2014, our Fire System Contractors PLP have been on-site since this morning fitting the new fire panel after the previous one was sadly vandalised.

    28th April 2014 – Fire Panel

    Following our comment on 23rd April 2014 and the vandalism on the fire panel, we have had no other choice than to order a new fire panel. This is being installed by our Fire System Contractors PLP on Wednesday 30th April 2014.

    25th April 2014 Bins

    The bins were emptied on Tuesday as per usual however the bin area was extremely messy this morning so members of Walton & Allen maintenance team have tidied the area and placed any rubbish that was on the floor in the bins.

    Can we remind residents to please place their rubbish bags in the bins rather than leaving them in the bin area as refuse collectors will often refuse to take any bags that are not in the actual bins.

     

    25th April 2014 – Security

    Following our comment on 1st April 2014, Sunray Doors are on-site today installing the 3 fire exit car park steel doors and frames. These new doors will help to improve security at the Building.

     

    23rd April 2014 Our Fire System Contractors PLP arrived on-site this morning to carry out instructed improvements to the fire system to find that the fire panel had been vandalised.

    The following notice is being hand delivered to all residents tomorrow:

    IMPORTANT NOTICE

    Please note that the current fire panel system was vandalised. A new system has been ordered and will be installed by Friday 2/5/2014.

    During this period, there will be minimal fire cover in the communal areas. So you must be extra vigilante and report any fires directly to the fire brigade on 999. Please read the document we sent you on Tuesday 21/4/2014 for important information.

    Please note that the communal fire system is NOT connected to your individual fire alarm in your property. The fire detector in your flat is your responsibility to maintain. So make sure this equipment is checked and working. If you rent your apartment please speak to your landlord about any repairs to your internal fire alarms.

    Following our comment below, Alan the caretaker has advised us that the bins were emptied at 7:30am this morning.

    We are aware that the bins were not emptied on Tuesday 4th March 2014. Alan the caretaker reported this issue to Coventry City Council yesterday and chased them again today.

    As the bins have still not been emtpied Walton & Allen have phoned Coventry Council today and also sent them an email.

    The reference provided by Coventry Council for this issue is 126931.

    Sunray Doors are due on-site today to carry out a survey & measure up the 3 fire exit car park doors which will be upgraded to steel doors to improve security.

    26th February 2014 As our previous fire systems contract came to an end we have changed to a more reliable and efficient contractor, PLP Fire & Security.

    PLP are on-site today to carry out their 1st maintenance visit on the Fire Alarm, Emergency Lighting, Smoke Vents & Dry Risers.

    They will also be completing a Fire Risk Assessment (FRA).

    23rd January 2014 – Block B1 Lift

    Following our lift technician investigating the continuous lift problem yesterday, we have been advised that 4 off reed switches are required. These parts tell the lift its location and when these parts are faulty the lift shuts down for health & safety reasons.

    We are currently waiting for our lift company to obtain costs for these parts and send us an official quote for this work.

    10th October 2013 – Security Update

    We have instructed a quote to replace all the fire exit doors with steel doors and frames. These doors have to be manufactured specially so should hopefully be ready and fitted in the next 3-4 weeks. At this moment in time we are just replacing the fire exit doors but we do intend to replace the inner core doors one by one thereafter.

    23rd September 2013 – IMPORTANT NOTICE – Building Works at Beauchamp House

    David Wilson Homes require the assistance of the residents to complete the next stage of the remedial works. This is the continuation of the work required to rectify the coping stones on the top of the walls (at eaves level). This was due to an inferior fitting by the old contractor which allowed rainwater to run down the cavity walls.

    We need you to inform us of any rainwater leaks that are occurring in the flat you reside. Please ONLYcontact us in relation to this letter and works if the leak into the flat is occurring during periods of rain. This is so the rectification works at the block can continue.

    Please contact Walton and Allen office on 0115 924 3304 in the next 14 days so we can arrange a suitable time and place when the contractors can attend.

     

    20th September 2013 – Block B2 Lift

    A Lift Technician has attended site today and the lift is now working.

    Following our comment below, a car park fob has now been sent in the post recorded delivery to Coventry City Council so that we do not experience this problem again.

     

    19th September 2013 approx 3pm – Refuse Collection

    Following our comments below, we have received a telephone call back from the Domestic Waste supervisor Paul. He has explained that they have never had a car park fob to gain access to empty the bins. Previously they have been relying on if they catch the caretaker or by residents entering or exiting the building. We have sent them a fob in the post recorded delivery so that they do not have this problem in the future. We have also asked that these bins are emptied in the meantime. Unfortunately we were advised that this cannot be done until next week but we have stressed our concerns about this and asked that they are emptied urgently.

     

    19th September 2013 – Block B2 Lift

    Following our below comment, we have received a call from the Lift Engineers to say that a lift Engineer has attended today however unfortunately could not resolve the issue. We have been advised that a Lift Technician is required and will attend site tomorrow, Friday 20th September 2013.

    We are aware that the Block B2 Lift has gone down. We have reported this to our lift engineers who will attend as soon as possible.

    19th September 2013 11:55am – Refuse Collection

    We are aware that the bins have still not been emptied. We have contacted Coventry City Council again with the reference number 1234 9883. We spoke to a gentleman called Vas who tried to contact the department to find out if a removal has been arranged however was advised they were in a meeting. He has sent an email to the supervisor, Paul, and advised us that he will email us once he has an update.

     

    18th September 2013 approx 12pm – Refuse Collection

    We are aware that there is a problem with the bins and that they have not been emptied so they are now overflowing. We have contacted Coventry City Council to report this. We were advised that this would be reported and provided the reference number 1234 9883.

     

    17th September 2013 Alan the caretaker is on annual leave from today and returns on Monday 30th September 2013. A member of Walton and Allen maintenance team will be on-site covering Alan while he is off and also painting the second floor of each block.

    16th September 2013 Following our comment below, the block A car park door has been damaged again! A member of Walton & Allen maintenance team is on-site today to see if this can be fixed. They are also carrying out emergency lighting repairs.

    11th September 2013 A member of Walton and Allen maintenance team is on-site today to carry out a light sweep of the building. They will also be fixing the Block A car park door where the mag lock has fallen off and carrying out general required repairs.

    2nd September 2013 – Communal Satellite Dish

    Following our comment below, Cable Guys attended site Saturday 31st August 2013 and relocated the dish so that the scaffolding does not interfere with the signal.

    Unfortunately the scaffolding that has been erected on Block A has interfered with the Communal Dish. We have contacted Cable Guys who will relocate the satellite dish so that the scaffolding doesnt interfere They will hopefully attend this afternoon if possible, if not they will attend first thing tomorrow morning.

    IMPORTANT NOTICE – Building Works at Beauchamp House

    David Wilson Homes will commence remedial works on 27th August 2013 to include the erection of scaffolding all around the building – until around Christmas.

    This work is to rectify the way in which coping stones on the top of the walls (at eaves level) were fixed. Inferior fitting by their old contractor allows rainwater to run down the cavity walls.

    Sky dishes will need to be removed either by owners, tenants or definitely by the scaffolders! The scaffolders have said that they will throw them away – so you have been warned!!!

    Once this work is completed, work will start on the courtyard. The design is defective and doesn’t allow rainwater to drain away – it just sits in there like a lake and when at a certain height, discharges into the building – hence the damage to the stair wall in block A.

    Can you therefore ensure that your Sky dishes are removed and if not, then we shall not be held responsible for any loss or damage.

    29th July 2013 Following our comment below, we have cancelled our call out to our lift engineers as Alan the concierge has managed to get the lift working. A resident had pushed one of the doors in to which Alan just re aligned the door.

    29th July 2013 We are aware that the Block A lift is unfortunately down. This has been immediately reported to our lift engineers who will attend as soon as possible.

    18th July 2013 – UPDATE

    Electricity – All meters are on a one year contract at the lowest market rates.

    Steel Doors – Following a site survey, a specialist door fitter is finalising a quote. The delay is with developing a solution to integrate the core doors into the current entry system with two inbuilt mag-locks.

    The intention is to replace the core doors with steel doors and frames plus the fire escapes with steel doors and frames. Obviously you will see quote this prior.

    David Wilson Homes – A site meeting took place yesterday and work will commence on 27th August where scaffolding will be erected and moved around the building  until around Christmas.     18th June 2013 –  Intercom System to Apartments 47 – 67

    A letter has been sent out to residents & leaseholders of apartments 47 – 67 stating the below:

    A new keypad for the intercom system has been fitted, however only partial testing could be undertaken due to only a few residents actually being in their property whilst the testing was being carried out.

    May we please ask that all residents check their intercom and test that all functions available to their handset are fully operational.

    Please report any problems to the concierge Alan as soon as possible so that we can finalise the repair.

     

    17th June 2013 Block D Lift – The door has been displaced from the door track. This lift is currently out of operation and engineers are travelling to site in order to repair. We hope to have it back up and running quickly.

    31st May 2013 A member of Walton and Allen is on-site finishing off the decoration to the first floor of each block.

    30th May 2013 Hunningtons have been on-site and attended to the roller shutter gate. The problem was with the limit switch which was causing the door to come down to far which was bending the top of the shutter. The limit switch has been adjusted, the shutter tested and this problem has been solved.

    30th May 2013 We are aware that there is a fault with the roller shutter. We have instructed our contractors Hunningtons to attend to this problem. Having explained the problem to them over thephonethey have said thatit appears that a section of the shutter has dropped causing a problem with the limit switches allowing the shutter to overrun. Hunningtons are due on-site today to attend to this problem.

    17th May 2013 Following our below comment, the lift engineers attended site yesterday evening 6:12pm-8:00pm but the lift was left down as they needed further access to the control panels. The lift engineers will be returning to site today and have Alan the caretakers contact details.

    16th May 2013 3.30pm We are aware that following a short failure power, the lift is Block A is not working. We have had our maintenance guy who is already on-site see if this can be re-set but unfortunately he could not get the lift running. We have contacted our lift engineers who will be attending today.

    16th May 2013 Sterilizing Services are due on-site today to carry out a water tank clean which they noted was required on their last service report.

    13th May 2013 Alan the caretaker has now returned from annual leave.

    4th February 2013 Following our below comment, the new closer for the gate was fitted over the weekend so the gate is in full working order. While our contractor was on-site he also attended to the B2 door which was left in working order.

    30th January 2013 The works required for the new gate closer has been authorised today. Once our contractor receives the new gate closer he will fit this part as soon as possible. We are aware that the mag-lock to the B2 door is broken so our contractor will also look at that while on-site.

    18th January 2013 The locks of the two faulty doors have now been repaired. However, the gate requires a new closer. This will be sorted as soon as possible.

    2nd October 2012 We are aware that there is a problem with the roller shutter. It looks like the motor has been vandalised and a cable has been removed. We have informed the engineers who will be on-site to look at this problem as soon as possible. We will update you as soon as we have further information.

    20th September 2012 We have received a number of complaints regarding residents leaving their waste/rubbish bags around Block D on a Friday. The rubbish bags are left there over the weekend until the caretaker can remove them on Monday. This is causing an unpleasant smell and atmosphere within the Block.

    We want you to enjoy living at Beauchamp House and we are not trying to tell you how to live, but we are politely asking you to show respect and consideration for your neighbours.

    14th September 2012 Walton and Allen will be updating and redecorating the ground floor lobbies of Beauchamp House. This work will start from 17th September 2012 and will take up to three weeks to complete. May we ask that you please be aware of drying paint and be considerate to avoid contact with the wet paint at all times. We appreciate your cooperation in this matter and hope that you see the benefits of this required work.

    9th February 2012 As of 4.30pm this evening all the entrances from the car park into the blocks are secure, as are the entrances into the courtyard and from the main road into the blocks. The roller shutter entrance into the car park will be replaced tomorrow due to delivery time of parts.

    23rd November 2011 A Walton and Allen maintenance engineer is on-site today carrying out an emergency light test throughout the whole building. There will be no disturbances to individual apartments but all communal areas will be without lighting for a short period of time. He will also be carrying out minor repairs to communal areas and checking the security issues.

    21st October 2011 The vital repairs to the pump and water system have now been completed. The vital repairs will stop the system from freezing in the winter months. A Walton and Allen maintenance engineer has carried out a monthly emergency light test today.

    19th October 2011 A Walton and Allen maintenance engineer is on site today he is continuing with vital maintenance works to the Pump and water system. This is to insure that the system does not freeze in the coming months.

    18th October 2011 A Walton and Allen engineer is on site today and tomorrow, he is carrying out vital maintenance works which is required to the pump and water system. This is to insure that the system freezing last year does not happen again.

    8th October 2011 Our contractor will be on site next week to insulate the water pump area to prevent this from freezing over the winter.

    6th October 2011 Mandatory monthly emergency light testing will be taking place today.

    26th September 2011 We are aware that dry riser parts have been stolen. This incident has been reported to the police. If anybody has any information regarding this matter,  please call the office.  We have made arrangements for the dry risers to be replaced.

    You may have noticed that water pressure has been an on-going issue over the last couple of weeks.

    The water pumps in the underground car park have had vital repairs carried out on them to ensure a good continual flow. If you are still experiencing low pressure please contact the office.

    17th September 2011 The lift has been reported as down an engineer will be out to this early next week to repair this. We are sorry for any inconvenience that this may cause over the weekend.

    9th September 2011 An issue with the water pressure and the water pumps has been highlighted. Our contractor has been to take a look at this and we will be arranging for this to be quoted for.

    9th September 2011 Our contractor will be on site for the next days to sort out minor maintenance issues around the building.  Please note that all works being carried out are at the agents, Walton & Allen’s expense, as no money has been passed on by Peverel/OMPM. Your building is being funded by us until such time that monies are collected from 1st October. Your patience is much appreciated.

     

    9th September 2011 We are aware the lifts are down. An engineer has been called and will be on site in due course.

    3rd September 2011 We took over the management of Beauchamp House on 31st August 2011. There are a few issues to go through and will be dealt with on a priority basis. We have had contractors on site for the next few days that are starting to go through these various problems with the building.     26th April 2011 Revised “claim” notices have been sent out today to Solitaire. They have one month to respond.

    14th April 2011 New invitations to become a member have been sent out to all owners, as legalisation has changed slightly.  A new claim will be made at the end of next week.

    A claim notice has been issued to Solitaire with a response date of Wednesday 6th April 2011.
